TALEGA MARKET UPDATE
PRESENTED BY THE ECHELBERGER GROUP
As you have may have noticed, newly listed homes are starting to sell at a rapid rate in Talega. The combination of low inventory and low interest rates is causing the activity in our market to increase dramatically over the last 30 days. The trend appears to be across the board, at all price points, from condos to higher-end homes in Talega. In reviewing the Talega stats for 2015, we have had 67 homes listed for sale thus far. Of those properties, a total of 19 homes are now In Escrow with an average of 32 DOM

(Days on Market.) In addition, home pricing is also climbing upwards and is expected to continue through the second quarter. If the rates stay low, I would expect Talega to have a healthy second quarter as we move into the summer months.

It seems that every time you turn on the television, listen to the radio, read the San Clemente Patch email or even look at your Facebook page these places are full of negative information. This overload of gloomy reports seems to be taking its toll. So many people are talking about a heightened sense of anxiety, disrupted sleep, increased feelings of fear and a general sense of disquiet. What can we do? How about doing a “spring cleaning” of your sensory input? Stop watching the news right before bed and read an uplifting book instead. Listen to music instead of talk radio. Don’t watch a violent show or movie in the evening and choose something that makes you laugh instead. Disable the incessant news alerts that take over your cell phone some days. Take a really bold plunge and make your Facebook page a happy place – it might even mean you need to “un-friend” people that can’t stop posting about sad or toxic topics. Even well meaning pictures of abused animals or children can be very disturbing. Comment and share the posts that make you smile or give you a morale boost so they keep appearing in your news feed. One of our objectives with Talega Life is to be a source of entertainment, positive messages and informative material for the whole family. As we approach our one-year anniversary, we’d love to hear from you about other ideas to add with that in mind!

Pool Use Reminders As you gather family and friends for a funfilled day at the pool, remember that each residence is permitted a maximum of five (5) guests per day at the Talega pool facilities. All pools are open for recreation use, although the lap pools are designed for lap swimmers. Please do not hang on the lane lines or swim across in front of lap swimmers. Flotation devices will continue to be limited to U.S. Coast Guard approved life preservers (PFDII). A life preserver is defined as a flotation device, which is marked “Coast Guard Approved.” This is normally a vest style, available in a variety of sizes from infant to adult and may be purchased at many local sporting goods stores for about $30. For safety reasons, only the following water toys are permitted at the pool facilities: soft balls, blow-up beach balls, diving rings and similar diving toys, plastic masks and goggles. (Note: foam noodles are not permitted as pieces of the Styrofoam may break apart and become lodged in the circulation system. This is costly to repair and could result in pool closures while equipment is repaired and/or replaced.)
Successful Contamination Prevention Policies
As in past years, Talega will enforce our Fecal Contamination Prevention Policies. This means we will have hourly safety breaks during which time parents are encouraged to take their children to the restroom. (Reminder: all incontinent persons must wear rubber pants over their swim diaper. Rubber pants are provided free to residents. Stop by the TSAC office or talk to a pool monitor to get yours.
Red Flag: Look for the red flag outside of each facility to indicate any pool closures due to unexpected reasons. You may also call the pool closure line at (949) 3618466, extension 105, for detailed information about the pools.

Slow Father Time to a Crawl BY JACOB O. BOECKMAN, M.D
FACIAL AGING IS a continuous, evolving process that we all com-
bat throughout our lives. Over the last 20 years, our increased understanding of the aging process has been dramatic. As early as our 20’s, the skin begins to lose its ability to produce collagen, which is important in our ability to retain elasticity and moisture. With the decline of collagen, we start to notice changes in the smoothness, texture and resilience of our skin. Lines and wrinkles begin to form; the skin feels thinner and may have a crepey texture. As we reach our 30’s and 40’s, we begin to notice more prominent signs of aging with changes in our facial contours and sagging of skin due to fat breakdown and bone deterioration. Much of what we associate with aging aesthetically is the accumulation of changes involving the skin, facial fat and bone. We lose the support structure for the face from the combined loss of skeletal support and fat. These changes, combined with loss of collagen and elastin from the skin, produce deep lines and wrinkles, as well as sagging of the cheeks, jaw and neckline. Although the sequence of these events is somewhat predictable, the pace of aging among individuals is variable and influenced by a number of factors including: age, gender,
Protect your skin from environmental threats like UV exposure – a major cause of lines, wrinkles, discoloration and even cancer - by wearing sunscreen with an SPF of 15 or higher every day. “Cutting-edge treatments such as photofacials, customformulated peeling solutions and fractional C02 can produce amazing results for sun-stricken skin,” says Dr. Boeckmann. Botox®, fillers and Pelleve™ provide excellent protection against the permanent imprinting of lines and wrinkles. They work to avoid the creation of wrinkles, fill areas where wrinkles exist, and stimulate collagen to tighten skin with long lasting effects. Replace
As you lose facial volume it is beneficial to replace the volume with fillers (like Juvederm®, Radiesse® or Juvederm® Voluma™) or to utilize fat transfer in which your own fat replaces lost facial volume to restore natural, youthful contours.

At some point, the best means of restoring youthful contours is through surgical enhancement. The new trend in facial rejuvenation procedures uses less invasive surgery to produce rested, natural results. Remember, it’s impossible to stop the progression of aging. But with the right tools, we can make it a graceful process for a natural and refreshed look.

EATING RIGHT
To Paleo or Not to Paleo? BY MELISSA SCHOLLAERT
A
ccording to an online study by Professor Hamilton M. Stapell, “Based on the limited data available, we estimate the current size of the ancestral health movement within the United States to be between one and three million people.” That represents quite a few people jumping on the ancestral diet trend, and for good reason. The Paleo diet has some excellent pros, including: • A focus on fresh, unprocessed whole foods (like fruits, veggies, nuts, seeds and meats). • Promotes organic, pasture raised, grass-fed, antibioticfree and wild caught meats. • High quality saturated fats are usually at the center instead of inflammation promoting unsaturated fats. • The Paleo diet has been shown to help cure chronic sinus infections and is a wonderful diet for autoimmune disorders, as well as irritable bowel syndrome and other digestive disorders. Although we’re all bio-individual and some may thrive on a Paleo diet, there are also some cons to the Paleo diet: • Paleo can be restrictive and may not be sustainable in the long run. It's tough to be consistent over the longterm on a strict diet regime like Paleo. Strictly following a list of "good" and "bad" or "allowed" and "not allowed" foods is problematic for most people. • My biggest concern is this – a one-size-fits-all "best diet" approach doesn't work. • The Paleo diet tends to favor fat metabolism for energy instead of using carbohydrates (meaning more of your calories come from fat that is burned for energy versus carbohydrates). Excessive fat burning for energy
activates the stress response and decreases carbon dioxide in the body (decreased carbon dioxide accelerates the aging process). • Folks with thyroid and adrenal issues typically need more carbohydrates. Restricting carbs can slow metabolism and the conversion of the inactive thyroid hormone (T4) to the active thyroid hormone (T3). This can lead to constipation, increased dependence on the body’s stress hormones and impaired detoxification. • The diet focuses on muscle meats, which can be a bit inflammatory. We need a balance of anti-inflammatory proteins like shellfish, whole fish, bone broth, gelatin, eggs and raw grass-fed dairy. In general, many people initially thrive on a Paleo diet for the first year or two. Past that point we often start seeing food cravings, lowered thyroid, decreased metabolism, lower body temperatures, blood sugar issues and even some food sensitivities. I often see intense cravings in my own clients on the Paleo diet. Paleo demonizes sugar. But all carbohydrates (starches, fruits, grains) eventually break down into single sugars in the body (glucose and fructose). Paleo often restricts dairy. Yes, folks with food allergies or poor digestion should not eat dairy. But the right kind of high-quality dairy can be very healing and nutritious. The healthiest diets tend to include the widest variety of foods. Our bodies are wise and I believe cravings can lead us to appropriately filling nutritional gaps. Cravings for sugar likely mean more carbohydrates are needed. Cravings for coffee can mean the body has an increased dependence on the body’s stress hormones and need to be addressed. There are a number of signs indicating that your Paleo diet needs correction: • Craving sweets and coffee like they’re going out of style • Bloating • Weight gain • Low waking temperature and pulse • Fatigue/low energy
• Poor digestion • Strong salt and/or chocolate cravings If properly executed, I believe that a Paleo diet done shortterm can be very healing. Ideally, the first step to Paleo would be going gluten-free, the second step would be balancing blood sugar and insulin and the third step would be healing your digestive system to heal your whole body. Next, poorly tolerated foods can be reintroduced and a well-balanced diet would be most ideal. Sugar (glucose) from nutrient dense carbohydrates (like grains, fruit, starches) can safeguard us – increasing our resistance to stress and providing anti-aging benefits when used appropriately in a nutrient dense diet. When adding grains back into the diet I recommend starting by adding soaked or sprouted grains (like brown rice) and seed grains, such as quinoa or buckwheat. Look for sprouted grains when purchasing or soak them on your own to ensure the highest nutrition content and digestibility. As an honorable mention, Whole 30 is a month long elimination plan developed by Melissa and Dallas Hartwig to help people target potentially problematic foods and develop a plan for which foods to avoid long term and which to reintroduce. It’s meant to be strict and short-term, helping you decide whether Paleo may be right for you. Use caution with the Whole 30. One fundamental issue I have with the plan is the inclusion of eggs. Eggs are one of the top five food sensitivities seen today. Like Paleo, it’s not bio-individual, meaning it wasn’t tailored just for you and may not be what’s best for your body. Every body is different. If you think you may have food allergies or sensitivities, I highly recommend working with a trained nutrition counselor. However, if you
have strong digestion, I believe Whole 30 may be a great way to explore a Paleo diet. Melissa Schollaert is a Holistic Health & Nutrition Counselor and founder of Real Nutritious Living. FAMILY FOCUS
The Effects of Meaningless Praise on Children
Safe Neighborhood Walks
BY DR. DUSTINE REY
A
ccording to a survey conducted by Columbia University, eighty-five percent of American parents believe that it is important to tell their kids that they are smart and praise them for grades, performance and intelligence. Many well-intended parents and teachers praise children for everything from reading a book, playing jump rope and drawing pictures. To what extent does praise limit or harm a child’s performance? The last twenty years of research on motivation and academic success has indicated that common and frequent praise is a trap that undermines intrinsic motivation and a child’s willingness to try new things. Praise has immediate short-term results but deleterious long-term consequences. Giving kids the label of “smart” does not prevent them from underperforming. It might actually be causing it. Stanford Professor Carol Dweck studied the effect of praise on elementary school students and her team found that a simple statement such as “you must be smart at this” or “you must have worked really hard” predicted the level of challenging puzzles students would choose to do. Ninety percent of those recognized for “effort” chose harder tasks, while the “smarter” labeled children stuck with the easier tasks. When we praise children for their intelligence, we tell them to look smart and to not risk making mistakes. However, recognizing effort gives a child a variable that they can control. Children see themselves in control of their success. Duplicated experiments have found the effect of praise on performance held true for children of every gender and socioeconomic class. The brightest girls especially collapsed following failure or not appearing “smart.” Even preschoolers are subject to the inverse power of praise. For example, preschoolers who were praised for trying a new beverage were less likely to try another new beverage than kids who weren't. More surprising, preschoolers praised for painting with blue, stopped painting with blue when teachers did not praise them for their painting. Children marinated in rewards, including verbal rewards, become less interested in the things for which they are rewarded. The consequence of too much praise is a lack of internal drive and reflection. One hundred and fifty research articles on overpraised kids strongly suggests that image maintenance becomes their primary concern, taking
walking or driving and there is a child being dragged down the street by a dog, I am dismayed. What I see is a dog out of control and a child in a vulnerable position. It makes me wonder what preparations were made for that child to safely walk his dog. Obviously, parents allow or even encourage their child to walk the family dog. What type of training has been given to that child and to the dog? Is the route safe? If coyotes or snakes were to cross their path, are there safety precautions? If a dog was to charge at them, what are they suppose to do? Are other dogs allowed to interact with the family dog? It is wonderful that all family members participate in the life of their dog. But, WHEN I AM
less academic risks, resorting to cheating and collapsing under stress or failure. Fortunately, not all praise is equal; the effects of the type of praise can vary significantly. Be sure to read next month’s article dedicated to meaningful praise. Dr. Rey is an adjunct professor at The Graduate School of Education and Psychology at Pepperdine University and the Founder/Executive Director of The Gratitude Garden Preschool in San Clemente. exercise and training are key components in having a happy healthy dog. What are the necessary preparations for your child to take responsibility in walking the family dog? Walking with a loose leash is just one prerequisite and a very important one. The dog should have no leash reactivity. The child should carry a deterrent to fend off any unwanted critters or dogs, and needs to have practiced using it correctly. In case of emergency, I recommend and carry both a small marine air horn as well as "Spray Shield". A phone with both the parents and police numbers should be close at hand. A defined route is a must. Walking the route as a whole family several times until you feel comfortable is a responsible move. I hope these ideas have given you
something to think about that will keep your whole family safe whether it is your child or someone else's child you encounter walking their dog. Licorice is a 1-year old neutered male Dachshund/ Staffordshire Terrier mix. He is a happy dog with lots of energy and is doing great learning his leash walking manners! Michelle were dating. Her friends never thought it would last, assuming she was just a rebound girl. Well, they were certainly wrong about that! After dating for about 3 years, the couple started thinking about getting married. They went so far as to go shopping for rings. The jeweler wrote down the one that Michelle said she’d like on a business card that Don kept on his desk. Then, before Christmas, Don and Michelle were planning to go back to the jeweler and pick up the gift that Don’s dad has ordered for his mom. Don said to Michelle, “When we go, let’s look at the ring you liked again. I’ll get the card so we know right one.” He went into his office to get the card, but called out to her that he just couldn’t find it anywhere. She insisted that it was right there in front of him as it had been for almost a year. He insisted otherwise. Finally, in exasperation, she went into the room. There was the perfect ring in a box placed on top of the card! They married in 2002 at Don’s aunt’s home and vineyard on a hill at the far south end of San Clemente. Don explains, “It was a family tradition. I’m one of seven cousins to get married there. The tri-level balcony and beautiful view made it a perfect spot.” Michelle adds, “There was so much space that every wedding was a totally different configuration from the others. We had a steel drum band on one level, the food on another and dancing on the third.” Sadly, the property was very expensive to maintain and it was recently sold.

lthough Michelle and Donald Belanger knew each other for many years through his family, it wasn’t until the circumstances evolved that their relationship changed from friendship to courtship. They now have their own family and enjoy life in the Portamarin community with a son (11-year-old Arden), a daughter (9- year-old Delaney) and a pair of rambunctious pups. Don’s mom grew up in Lynwood and his dad from Long Beach; they met at a local college party. On the other hand, Michelle’s parents met on Spring Break in Daytona Beach. Two weeks later, after a whirlwind romance, they married and stayed in Florida. Michelle’s dad was originally from Fullerton, so the family moved to California about 5 years after Michelle was born. Don graduated with a Bachelor of Arts degree in Law and Society from the University of California in Santa Barbara. Following graduation from high school, Michelle moved to Newport Beach with a girlfriend and they rented a room from Don’s cousin (Tom). Michelle got a job working for

hands-on and involved with the kids, it’s been an adjustment for the family”, Michelle shares. Michelle graduated from Troy High School in Fullerton. In fact, one of her best friends from high school and her husband now live a quarter of a mile from the Belanger’s house in Talega. (The couple decided to move to San Clemente from Toronto after a visit to the Belangers.) In 1998, Michelle went to work for Don’s mother at the California Reading Association (a non-profit professional organization of educators). While there, her responsibilities included organizing skills training workshops with over 300 speakers for as many as 10,000 teachers from across the state in all subjects and from all grade levels. After six years and two kids, Michelle and Don’s mom decided to start their own business so Michelle could work from home in 2004. This new enterprise is called Encompass Event Planners. While they specialize in educational consulting events, they are branching out into other areas – including weddings, engagement parties, community fundraisers, high school reunions, golf events and other celebrations. Michelle explains, “I really love the party part!” Both Don and Michelle are actively involved with the Mako Foundation at Vista Del Mar Elementary School. Don is the President for the 2014-2015 school year. With her extensive event planning experience, Michelle was perfect to serve as the Gala Chairperson in 2013 and 2014. In fact, Vista Del Mar is the reason that the Belangers moved from Forrester Highlands to Talega. “I fell in love with Vista Del Mar Elementary in 2008 after my son attended a YMCA camp and told my husband that we needed to move to Talega so that our kids could go to Vista Del Mar,” says Michelle. They started looking and finally found their house, closing escrow at the end of September 2009 after Arden had already started kindergarten at VDM. “We would like to thank the Mako Foundation Board for all their hard work and dedication to make the school a better place. The Foundation really represents the voice of the parents, providing things that the kids need but that
the school can’t afford.” Don mentions. For example, the Foundation recently purchased enough Chromebook computers for every student in the 6th grade. A number of years ago, an additional play structure was purchased to relieve the bottleneck created by 1,200 elementary school children waiting in line to get a few moments time on only one structure. (Be sure to check out our School Spotlight on page 6 for two ways to support VDM even if you don’t have kids.) He adds a message to parents, “Whether you have time to volunteer or not, or whether you can afford to be a member or not, it’s most important to attend the events. They are so much fun. You’ll meet parents you might not otherwise meet and you’ll get to know the teachers and principal outside their normal element on a more personal level.” Don recently received his black belt from San Clemente Self Defense, rediscovering his interest in the martial arts from college days. He is a frequent guest teacher for the children’s and women’s self-defense seminars, offering a fun learning experience for one and all. When they were neighbors in Forrester Highlands, Don started training with the Master Kirt Coury in his garage. In fact, Don encouraged him to open his own school. Don describes, “It’s more than a work out, it’s a great place to hang out with good friends.” Arden and Delaney have both received the prestigious Orange Country Sherriff Department and The City of San Clemente Character Counts Award. The teachers at the school choose a male and female student from each class at the end of the year. As stated in the certificate, this award is provided “In recognition of making the six Pillars [of trustworthiness, respect, responsibility, fairness, caring and citizenship] part of your life.” Arden was honored in 4th grade and Delaney was chosen in 3rd grade. Delaney also enjoys playing with the San Clemente Surf soccer team at the neighborhood Tierra Grande Park (a.k.a. the “barn park”) and is becoming quite the violinist. Although just getting started with the instrument, she is trying out for the advanced Honor Strings group. Since 2nd grade, Arden has been playing chess after school once a week. The school principal, Dr. Hunt, approached him to start a lunchtime chess club – a great opportunity for Arden to able to teach new players and an alternative option for kids that aren’t interested in participating in the lunchtime sports activities. Assisted by a helper, the club now averages 10 kids a day. Arden also plays water polo for the SC Tritons. Both kids are ardent readers. Arden’s favorite book of the moment is Jungle of Bones. Lucy, a 6-year-old French bulldog, was the first canine in the family. The kids were begging for another dog. Michelle’s sister sent her the name of a respected English bulldog breeder in Atlanta. Via Facebook, Michelle saw the picture of one of the puppies and fell in love. “The kids didn’t know we bought the dog. We told them they had to prove their worth by taking really good care of Lucy. Then, we surprised them last Christmas. We told them that our trip to LAX was

to pick up dad’s boss. Even when we pulled up to the building and it was covered in dog pictures, they still didn’t get it,” Michelle shares. After being delayed in Chicago due to bad weather, Layla (named by the kids) finally arrived and joined the family. Now a 1-year-old dog, Don calls her “a true Georgia bulldog.” For rest and relaxation, the Belangers enjoy spending time with family and friends, particularly boating in Lake Arrowhead. It’s such a favorite spot that they bought a cozy little cabin there last year. There were numerous house-hunting trips. They kept coming back to one over and over again and realized it was perfect. Michelle explains, “We try and go at least 2 times a month. It works great for us. Since the kids are so busy with sports and Don travels during the week, we can be up there within an hour and a half. It’s a place we can enjoy in both the summer and winter.” The family also takes an annual trip to El Capitan in Santa Barbara (described by Michelle as “glamping” because of the nicely-appointed cabins with daily maid service). Every year, they also take the kids somewhere new and special. There were several trips in 2013 - a Caribbean Cruise, a trip to Canada (to visit Michelle’s family) and an Alaskan cruise (everyone’s favorite) to celebrate Michelle’s 40th birthday. In June of 2014, they took the kids to Washington DC and explored all the museums and history of the city. This summer, they have planned a trip to watch Women’s World Cup
soccer in Vancouver, Canada and visit the city of Seattle in between the games. But, there’s also no place like home in Talega. Michelle says, “I love the amount of kids we have in our neighborhood. At any given time, my kids can go out front and play. The neighborhood kids are all very active and great peers for each other.” Don affirms, “We love the sense of community in Talega and how involved everyone is. Everyone is so generous with their time and money and helping to support the schools and the community.” Perhaps you’ll see them at a school event, around town or maybe even in Lake Arrowhead. If they have Lucy and Layla along, you’re sure to get an exuberant greeting from these furry cuties!

South OC Cars and Coffee – A New Place For Car Enthusiasts To Meet In San Clemente On Saturday Mornings BY SIMON WEHR
Cars and Coffee In Irvine was shut down in December of 2014, it left a massive void for car lovers across Orange County. The event had become a regular Saturday morning pilgrimage for car owners and enthusiasts alike. Without it, they were left pining for a place to simply get together, hang out and share their passion for automobiles. Enter a group of San Clemente car-crazy friends, who decided to do something about it. “It all started with a text amongst a group of friends,” said Simon Wehr, event organizer and spokesperson for South OC Cars and Coffee. “One of the guys, Tony, suggested that the parking lot at Target San Clemente was an ideal location. It was out of the way of other businesses and homes, easy to find and with plenty of room. It made sense. I happened to be driving past at the

time and I thought, why not go in to ask them? I met with the store manager, who was extremely welcoming about the idea. So I went home that night, built a Facebook page, created a logo and flyer and then shared it with my group of car friends – Tony Tonokaboni, Pete Lopresti, Scott Mahl, William Monroe, Simon Trumper, Darren Kolotyluk and Sean Trimborn – who in turn shared it with their friends … and so on.” “That’s when things went viral”, added Wehr. “Within 24 hours the South OC Cars and Coffee Facebook page had over 100 likes. By the end of the week, it had hit over 300. We were nervous about the first show, but figured even if it was only a half a dozen of us, it would still be fun.” However, that was not the case. Over 50 cars showed up that first week. Four weeks in, over 70 cars showed up and the Facebook page

hit over 500 likes. “We are getting some amazing vehicles turning up each week,” said Wehr, “including two McLaren P1’s (valued at over $2 million each), an iconic Ferrari F40 Supercar and an eclectic mix of performance, luxury, exotic, vintage and collectable cars. The best part is seeing the level of appreciation for the event, not just from the car owners but also from the families who are showing up to enjoy the spectacle. This is a wonderful example of how a group of friends can rally together to create something wonderful for the entire community.” South OC Cars and Coffee is held each Saturday from 7am–9am in the Target parking lot @ 990 Avenida Vista Hermosa, San Clemente.

increase of 22.2 percent in single-family home starts this year and the company anticipated single-family home sales to increase 18.7 percent year over year.5 These jumps are predicted due to a potential rising demand for housing brought about by aging Millennials.

Lower Oil Prices May Impact Housing Market
Housing Market Predictions for 2015 BY TOM JESSOP
few different trends that may impact the housing market in 2015. Job improvement, preferences of the new generation of homebuyers, changing mortgage rates, home values, housing starts and population growth may ultimately dictate the expansion of the market in 2015 according to Fortune.1
THERE ARE A
The New Generation Of Homebuyers
The Millennials are predicted to dictate the growth or decline of the housing market. The U.S. Census Bureau accounted for 73 million young adults aged 18 to 34 in the nation.2 This is the largest generation in three decades and Fortune believes many of the individuals making up this demographic will upgrade to new homes this year as a result of marriage and family planning. According to Realtor.com's chief economist, Jonathan Smoke, 2015 will be the year that the presence of Millennials will notably impact the housing market.3 Smoke predicts that in the next five years Millennials will make up two-thirds of all new households. An improving economy and job market also may provide benefits for this generation more than any other demographic in the U.S. According to Smoke,
job growth for Millennials proves to be 60 percent better than the rest of the country. An expanding job market may be the necessary ingredient to nudge this generation in the direction of homebuying. Mortgage Rates Predicted To Increase
This prediction certainly sounds familiar. Once again, economists predict mortgage rates to increase in the upcoming year. While they may not have been quite so spot-on with their predictions for 2014, many insist on the inevitability of higher rates. Fortune's poll of economists indicated an anticipated average 5 percent interest rate for a 30-year fixed rate mortgage and Freddie Mac forecast a more conservative rate of 4.6 percent by the end of 2015.4 Increased Number Of Home Starts And Sales Anticipated
Freddie Mac expects to see a jump in both home starts and sales in the upcoming year. A 20 percent leap in housing starts and a 5 percent increase in home sales are anticipated by the company. Singlefamily and rental apartment space will be the primary real estate options started and sold in 2015. Fannie Mae projected a year-over-year

Oil prices have dipped to an impressively low level toward the end of 2014. In fact, USA Today Money reported December 31 as the lowest annual price drop since 2008.6 U.S. crude oil fell 46 percent on December 21 and Brent Crude (a trading classification) decreased 48 percent for the year. DS News reported the dropping price of crude oil may lead to potential homebuyers feeling more comfortable purchasing a home due to lower energy costs.7 In addition, paying less at the pump provides a little extra cushion in everyone's budgets. That overall savings could encourage first-time buyers to move into the market and existing homeowners to potentially upgrade. Consumers with a little extra spending money from these savings are more likely to invest in housing. This possible increased demand could bolster the housing market in 2015.

Home Values Forecast To Increase
In Fortune's poll, nearly all economists agreed that home values will continue to rise but believed this would occur at a far slower pace. The rebound after the housing market crisis in 2008 propelled the rapid acceleration seen prior to 2015 and economists predict that the rebound may be losing steam. The anticipated increase in home values, along with predicted rising mortgage rates, may ultimately contribute to lower affordability in 2015.
