WELCOME!

Clinton Square serves as a bridge between Downtown, the emerging Warehouse District, the Arbor Hill and Sheridan Hollow neighborhoods, and the Hudson Riverfront, and is the location for many of the DRI projects. These projects include the design and construction of streetscape improvements and pedestrian safety enhancements from Broadway to North Hawk Street. The design will feature a neighborhood gateway element, sidewalk and bicycle improvements, pedestrian lighting enhancements, several safety and quality of life amenities, and other infrastructure enhancements including the transformation of an underused ramp from Quay Street to Clinton Avenue into a distinctive linear park connecting downtown to the Hudson Riverfront – the Albany Skyway.

Downtown Albany has experienced significant revitalization successes in the recent past, and this momentum continues with the City’s $10 million award as part of Governor Cuomo’s third-round Downtown Revitalization Initiative.

The Skyway promises to be a dynamic venue that can be used for pop-up events, rotating vendors, and active public use. Once complete, the Albany Skyway will also expand recreational opportunities providing a new, safe way for pedestrians and cyclists to reach the Corning Riverfront Park on the Hudson River waterfront.

Dear Stakeholder, What a summer we had! Over 155,000 people attended world class events like the first of its kind Aurora Games featuring top of their sport female athletes from all over the world, the national Arena Bowl Championship game, and the BID’s numerous outdoor movies and events for dogs and their owners. Several announcements were also made that will continue to change the face of Downtown. The list of projects that received funding through the $10 million Downtown Revitalization Initiative award were revealed. They range from new businesses to artist lofts and studio space, from the Skyway project to a three-season market, from major streetscape infrastructure investments to four new murals. Funding in the amount of $15 million to Capitalize Albany for the redevelopment of Liberty Park, the acreage down on lower Broadway near the bus

My administration’s goal has been and continues to be creating a more vibrant City, neighborhood by neighborhood and we are making that happen by investing in our City’s parks, enhancing neighborhood and waterfront connections, and improving the visual appeal, function, and safety of downtown Albany. Other new businesses that are contributing to a livable, workable downtown Albany include The Bishop, Far Shot Recreation, Semblance Medspa, the Steuben Market’s new location, and the almost complete renovation of The Kenmore Building. These new businesses and the impending Clinton Avenue streetscape leading to Clinton Square will serve as a catalyst for further revitalization and contribute to Albany’s exceptional attractions, entertaining events and vibrant night life. It’s an exciting time to be in downtown Albany.

Leola Edelin is the General Manager of the Renaissance Albany Hotel. Ms. Edelin started in the hospitality industry as a student at the University of Pittsburgh and has worked at hotels in both Pittsburgh and Atlanta before coming to downtown Albany. Under Leola’s leadership, the Renaissance Albany has received numerous awards, as has Leola herself, including; the Albany Business Review’s 40 Under 40 in 2017, BBL Hospitality’s Hotel of the Year Award in 2018 and NYSHTA’s Outstanding General Manager of the Year for 150+ Rooms Award in 2018, among others. Ms. Edelin is an active volunteer in her community and sits on 4 other Boards, in addition to being a wife and a mother to two teenagers.

Mohamed Hemmid is the General Manager and Regional Director of Operations at the Hampton Inn & Suites Downtown Albany. Over the past 7 years, Mohamed has held several hotel managerial positions in the Albany area. Previously, Mo spent 7 years moving up the ranks of hospitality while living and working in Dubai after moving there from his home country of Morocco. Mr. Hemmid has been involved with multiple organizations in the area and he currently serves on the Boards for both Discover Albany and the International Center of the Capital Region. He has been the recipient of the 2017 It got BIG award, from the Banyan Investment Group, and the 2018 General Manager of the Year award, from Banyan Tree Management.

Property Owner Representative Lisa Reddy Farrell is the Vice President of Administration, Human Resources & Systems for Omni Group of Companies. Ms. Farrell is involved in all aspects of the business and has been active in creating, organizing, and executing administration, HR, risk management and technology related policies. She also supervises and maintains the telecommunications, computer networking and information technology systems. Ms. Farrell has served on a variety of Boards, including Chair of Girls Incorporated of the Greater Capital Region and Albany Center Gallery.

Property Owner Representative Elizabeth Young Jojo is Vice President of Redburn Development Partners, which recently purchased 10 properties within the district and is rehabbing them into 331 apartments and 11 street front retail spaces. Ms. Jojo oversees property management, leasing, marketing and project design. Prior to working in the real estate field, Elizabeth owned and ran a retail and interior design business and was the Executive Director and Founder of the Downtown Troy Business Improvement District.

Investments New Out on a limb Staff Member Kate Medhus Kate joined the Downtown Albany Business Improvement District team in March 2019. As Executive Assistant, she assists the Executive Director while supporting other BID staff members on the development and planning of strategic initiatives that align with the Organization’s mission. She is a licensed Notary Public and provides notary services to Stakeholders during regular business hours. Previously, Kate worked as a receptionist and legal secretary at a local law firm and has held a variety of administrative roles at Aker Solutions, a large, international oil and gas company based in Oslo, Norway. A former dancer, Kate has worked as a Certified Personal Trainer and group fitness instructor and currently teaches ballet at several different dance studios in the Capital Region.

Due to the success of the BID’s street tree pilot program in 2018, 10 more trees were added to Downtown’s landscape in recognition of Arbor Day. With assistance from the City forester and a local nursery, five American Elm and five Thornless Hawthorn trees were planted in locations identified by BID operations manager Don Wilson. Street trees are a vital component of urban infrastructure that improve air quality, absorb traffic noise and help reduce stormwater runoff, all while building neighborhood and civic pride.

Illuminate Downtown The BID unveiled on December 6 a brand-new custom-designed winter-themed LED crossstreet light display this holiday season. Spanning nearly 80 feet, this piece will hang prominently across the width of State Street at Pearl Street, showcasing the heart of downtown Albany’s Central Business District.

Flower power In addition to over 200 hanging flower baskets and over 100 ground planters, the BID’s contracted seasonal plant and flower grower prepared eight large ground planters with vibrant colored mums, kale and decorative grasses. These festive fall containers were strategically placed in pairs at key intersections along State Street.

DEVELOPING DOWNTOWN

In ‘The Knick’ of time Less than a year after the building was purchased, Redburn Development’s first Downtown residential project has opened; the 132-unit property is named “The Knick”, a nod to the former home of Knickerbocker News and Times Union newspapers. The $12-plus million development included renovation of the vacant five-story building, that most recently housed state government offices, and a sixth-floor addition that includes penthouse apartments with private rooftop decks. Rental demand is so strong that the developers anticipate the building being fully leased six months ahead of schedule. In total, Redburn will invest over $80 million in a group of historic properties

called “The Kenmore Porfolio” comprised of 10 buildings including the Kenmore Hotel and Steuben Club buildings; Capital Repertory Theatre; and 39, 43, and 55 Columbia Street. Once complete, the company will have transformed 50,000 SF of Downtown, bringing 331 mixed-income apartments and 11 retail spaces to the Central Business District. Leasing far ahead of schedule, the building was 60% rented as of early November. Tenants include those from, and new to, the area, with the building attracting everyone from millennials to boomers who see the benefit of living in Downtown. What do residents love about Downtown? As a young professional in downtown Albany, living here has given me the chance to grow alongside my neighborhood. From new, exciting events and businesses to the thriving shops, bars, and restaurants that continue to provide great service, I can’t imagine living anywhere else (especially with a dog who loves to come along on outings)! ~Riley A.

DEVELOPING DOWNTOWN

Liberty Park redevelopment A large swath of Downtown will be redeveloped, following a $15 million Empire State Development grant awarded to Capitalize Albany Corporation this year. Known as Liberty Park, the former Convention Center site will be developed into an eight-acre mixed-use neighborhood, located roughly at Broadway to Green Street and Hudson Avenue to Pruyn Street, attracting new investment to generate economic growth and encourage sustainable economic development.

The funding will support the acquisition, demolition, stabilization, and renovation of property; infrastructure and public space improvements; design, planning and engineering costs; and early redevelopment expenses, enabling Capitalize Albany to obtain site control and facilitate the planning process for public infrastructure improvements and further private redevelopment. The proposed redevelopment plan will strengthen existing links to the Hudson River and the Pastures Neighborhood, while promoting a live, work and play environment anchored by walkable streets and greenspace.

Albany’s Clinton Square corridor last year received a significant financial boost after Governor Cuomo announced the area was awarded $10 million through the third round of the Downtown Revitalization Initiative. Following the development of a strategic plan, Local Planning Committee meetings, and public workshops, 12 transformational projects to be funded were announced.

Enhanced connectivity

Lieutenant Governor Kathy Hochul took the stage at Capital Repertory Theatre in July, describing the strategic investments that will enhance the neighborhood’s role as a thriving gateway to Downtown. Projects include:

Create an attractive, landscaped pedestrian corridor with improved sidewalks and crosswalks from the Quackenbush Garage to the Palace Theatre.

Redesigned corridors Design and install streetscape improvements along key pedestrian and vehicular corridors on Steuben Street, Columbia Street, and Livingston Avenue. Design will feature sidewalk improvements, pedestrian lighting enhancements, landscaping, and trash receptacles.

Renovation of Federal Park (Clinton Avenue and N Pearl Street) for the creation of a new market concept to include diverse pop-up retail, installments by local artists, and signature events while anchoring Clinton Square’s roll as an engaging destination.

Large-scale murals Four large-scale murals will be completed on highly visible walls within Clinton Square, adding character and visual interest to an important gateway to Downtown.

PUBLIC ART PROJECTS

When a door is something more The Downtown Albany BID collaborated with Albany Center Gallery to present the new outdoor public Placemaking exhibit Open Gallery. Opened in September, the public art project activates downtown Albany’s side streets and alleyways into a vibrant, colorful, outdoor gallery featuring the work of a diverse range of talented regional artists. The exhibition invites community members and visitors to explore new paths and find beauty in unexpected places. Existing artwork in various mediums was photographed in high resolution and printed on durable vinyl wraps by local printer One Day Signs. The wraps were then installed on 14 doors throughout Downtown, focused in and around the “Convention Center District” roughly defined as the area between the Albany Capital Center and the Times Union Center. Open Gallery creatively reframes underutilized and overlooked spaces through the use of artwork. The artwork is expected to last for years, and the project is expected to expand to other areas of Downtown in the near future. The artists participating in the project are Pilar Arthur-Snead, Wayne Duffy, Arzu Fallahi, Jenny Hutchinson, Richard Lovrich, Jamel Mosely, Adriano Rodrigues, Tom Roland, Jae Schalekamp, Mike Schinnerer, Terry Slade, Leo Valenchis, and Takeyce Walter. The Open Gallery program is made possible in part by the Amplify Albany Grant Program, a program supported by the City of Albany Capital Resource Corporation and Capitalize Albany Corporation, as well as by the Fairgame for the Theater Arts Grants. Murals in unexpected places More murals have gone up in Downtown, bringing the number of Capital Walls pieces to 16 and totaling 1,400 hours of work to increase vibrancy in unexpected places. A collaboration between Albany Center Gallery, Albany Barn, and the Albany Parking Authority, the most recent additions can be seen on the pillars under the Clinton Avenue highway ramp behind the Albany Pump Station. Featuring the works of local artists – including Arzu Fallahi’s first mural – and those who are internationally-known, the project seeks to inspire the community with uplifting, educational, or thought-provoking public art. In a boost to Capital Walls, this year the project received over $71,000 from the Downtown Revitalization Initiative (more on the full award on page 4). The popularity of the murals has led to multiple tours, including one for kids, and a pop-up party this fall. A new “litter” More Downtown is Pawsome sculptures arrived over the summer, continuing the popular public art project inspired by Albany’s famous canine landmark Nipper. Ten new pieces were colorfully customized by local artists and installed at locations throughout downtown Albany. Sculptures will be on display at publicly accessible indoor locations for the winter months and will return to the streets of Downtown in April 2020. The artists regional artists contributing work to this round of the Downtown is Pawsome exhibit are Mitchell Biernacki, Tamara DeMartino, Cara Hanley, Stacey Healey, Stephanie Levay, Hazal Ozturk, Denise & Reily Poutré, Kimberly Schaller, Scotty Somerville, and Elizabeth Zunon. The majority of the 2019 Downtown is Pawsome sculptures have been sponsored and purchased by local businesses and organizations, ensuring that they will remain part of the neighborhood for many years to come. Let the games begin A first-of-its-kind, multi-venue, multi-day, all-female international sports competition, our District was host to the inaugural Aurora Games, which drew over 20,000 people to Downtown in August – not to mention the 109 athletes from 25 countries who competed. Highlighting world-class female athletes in tennis, gymnastics, basketball, figure skating, ice hockey, table tennis, and beach volleyball, the games will be returning to the Times Union Center for 2021 and 2023.

Under honorary captains three-time Olympic gold medalist Jackie JoynerKersee and five-time Olympic gold medalist Nadia Comaneci, athletes competed in Team Americas and Team World for the Didrikson Zaharias Trophy (with Team Americas ultimately winning). At the event, spectators witnessed firsthand the skills of 10-time All-American Gymnast Katelyn Ohashi, three-time U.S. National Champion figure skater Ashley Wagner, two-time NCAA Champion basketball player Barbara Turner, and many more. Designed to celebrate the best in women’s sports, entertainment, and culture, the games – named in honor of the Roman goddess of the dawn – also included a daily Fan Zone, clinics with top athletes, and Conversations with Champions series, which drew speakers including Judge Rosemarie Aquilina, who sentenced Larry Nassar, and Olympic medalist Nancy Kerrigan.

Center stage Downtown’s largest event venue has experienced some incredible upgrades recently, with an international ranking to match. The Times Union Center, which in January 2018 completed a nearly $20 million atrium renovation, continued work in 2019 with improvements made outside the arena. On S Pearl Street between Beaver and Hudson Streets, easily installed bollards, pavement treatment, and planters were added, creating a new public space and sense of community for people to come together outside the arena. Offering a piazza-like feel and safe environment, the improvements mean the ability to host events including outdoor movies and live music. The additional enhancements came in advance of the Times Union Center hosting the inaugural Aurora Games and ArenaBowl 32 which attracted over 30,000 people to Downtown. Those recent investments help to draw world-class events and lead to the Center rising in the ranks of the world’s top entertainment destinations, most recently hitting the 52nd spot in Pollstar’s Top 200 Arena Venues in the world based on ticket sales for the first half of 2019.

And the award goes to… The 2019 recipient of the James M. DiNapoli Award is a man with a vision for an ongoing renaissance in Downtown. Dan Nolan, Hugh Johnson Advisors LLC President and CEO and co-owner of ArenaBowl 32 champions the Albany Empire, was presented with the award at the Downtown Albany BID’s Annual Meeting in May. Generous to sports outside of Downtown as well, Nolan recently donated $1 million to the athletics departments of his alma mater, the University at Albany, a gift which benefits the school’s 18 varsity teams; he also Chairs the Advisory Board for the university’s Great Dane Athletic Club. In addition, he sits on the Center for Disability Services Endowment Board, and is a trustee at Albany Law School and The College of Saint Rose. Nolan is excited by the increase in Downtown residential and what he believes is a true sign of neighborhood growth – people walking dogs. It’s a trend he sees continuing through the recently announced redevelopment funding of the former Convention Center site (referred to as Liberty Park), additional apartments coming online, merchants opening their doors, and events continuing to draw people to the heart of the Capital City.

Bus Rapid Transit line gets funding In April it was announced that the Capital District Transportation Authority (CDTA) received $26.2 million in federal funding to build and launch a Bus Rapid Transit (BRT) Blue Line, expected to open by late 2020, that will operate along the Hudson River, connecting Troy and Waterford to downtown Albany. A BRT Purple Line, which will provide direct connections to Downtown from the University at Albany, SUNY Polytechnic Institute, and Crossgates Mall, is also being built. BRT provides limited stop service along the busiest traveled corridors of the capital region, with CDTA’s BusPlus Red Line – which services downtown Albany to Scotia – operating since 2011. In related news, CDTA CEO Carm Basile was awarded Strategist of the Year in the Albany Business Review’s 2019 Achievers, thanks to the implementation of things like the BRT, bike share, trolleys, and more.

Making the list While Redburn Development continues to make headlines in the area, Jeff Buell – one of the company’s principals – is making news across the country. He was one of 100 commercial real estate executives from across the country named to The Business Journals’ Influencers: CRE list. Meanwhile, Redburn was also recently named Newsmaker in the Albany Business Review’s 2019 Achievers, following a continual growth in their regional portfolio that totaled 525,000-square-feet as of August. Redburn is currently developing ten buildings across Downtown, a project estimated to have a total investment of more than $78 million that will bring in hundreds of new apartments and retail spots. PearlPalooza Downtown’s signature free festival celebrated 10 years of music this fall with a stellar lineup of alternative rock favorites curated by WEQX, restaurant and bar specials, high-quality local vendors, and the PearlPalooza cornhole tournament. The free community wellness gathering YogaPalooza kicked off the festivities by reaching its highest-ever attendance numbers. In total, the day drew over 5,000 attendees!

A community celebration commemorating the abolition of slavery in the United States, this free event brought together cultural organizations, entrepreneurs, local artists and musicians for a street festival on South Pearl. Approximately 1,100 attendees enjoyed live music, vendors, kids’ activities, educational programs, celebrating new businesses in the Coliseum Mall, and more at this vibrant event presented in collaboration with the African American Cultural Center of the Capital Region.

Hounds of Halloween Ghostly greyhounds, creepy collies, and other devilish doggos roamed the streets once again as the annual puppy trick-or-treating event returned for its third year. With 200+ costumed canines visiting 24 local businesses and raising more than $1,200 for the Mohawk Hudson Humane Society, this was the biggest year yet for Hounds of Halloween.

Residential Open House Nine Downtown residential properties opened their doors as approximately 100 attendees toured available apartment units in Albany newest neighborhood. The event showcased new properties The Knick Apartments and 420 Broadway for the first time. Downtown continues to experience a 97% residential occupancy rate, with buildings redeveloped into residential units experiencing, on average, a 238% property value increase.

Bites Camera Action This year we took you to Chicago, Asia, the far reaches of the universe, and behind the scenes of one of America’s most iconic bands for Downtown’s annual movie series. Presented in collaboration with the Times Union Center, the free film screenings drew 400 for the series that showcased the arena’s giant LED display screens and new streetscape improvements to dramatic effect (more on the Times Union Center upgrades can be found on page 6).

Pup Crawl More than 50 dogs and their humans visited Downtown for a full day of fun, featuring paw-painting with the Mohawk Hudson Humane Society, a “May the 4th Be With You” Star Wars-themed puppy costume contest, pet-friendly vendors, and special deals at more than a dozen “pawticipating” Downtown businesses.
