From recommending the best loan officer to the best soccer camp, realtors can make you feel welcome and covered. Starter Homes The rule of thumb here is to plan ahead and know your boundaries. Westchester offers a measurable price-per-square-foot discount in comparison to popular urban areas in New York City. As such, the dollar stretches farther here than in Manhattan. But with prices in Westchester at all time highs, odds are you may need to select a starter home, or fixer-upper, as a first destination. As such, know your boundaries. You may outgrow a starter home quickly, so look for bonus spaces such as basements that add footage. Keep in mind that fixers can get pricey when making it move-in ready. Bring contractors and architects to your property early on, and only bite off what you can chew. Be Prepared for New Expenses Even if you were active participants in local community activities, teams and more in the city, Westchester presents some new realities to factor into the budget. These include added commuting cost via train or car, more annual funds allocated for housing upkeep and landscaping (especially with older homes in older communities), higher property taxes within 45 minutes of Manhattan and more. Weighing these factors in your budget eliminates potential sticker shock. Understand Your New Commute Basing your commute expectations solely on the trip length from Grand Central to your new town during rush hour leaves out some important considerations. There are other things to include in your calculations. How far is your new home from the closest Metro North station? Will you be driving yourself to the station, walking, biking or hitching a ride? How easy is it to

park a car at the station? Some towns have fair and free-market solutions to obtaining parking permits right when you move, while others make the process much harder and longer. Due diligence on this is key. Think More About Connectivity, Power and Preparation In New York City, everything is at your fingertips and a quick walk or delivery away. And further, the urbanite is more comfortable keeping their apartment lean without consideration to potential disruptions in life. In Westchester, things quiet down on nights and weekends. Also, power and water issues can be more frequent. Newly landed suburbanites always do well to evaluate their emergency power needs at their new home, and to consider installing a generator. Stocking up on food and materials in advance of extreme weather can help keep things ordinary for your family at home if there are some downed power lines in a winter storm. And finally, strong cell service is not always a given. The more land acreage and quiet you find, the more likely you’ll need a cell signal boost. Time Your Move Based on the School Year It’s important to plan to close on your home prior to the beginning of the school year. Doing so will ensure your children can enter their new school at the beginning of the year, and will minimize the financial and emotional impact of doing so. T
he beginning of a new school year can be a harrowing experience for some elementary school students. The anxiety of academic expectations from a new teacher, new classmates and making sure one’s wardrobe are in season are just a few of the factors that play into that first day of school for any child. However, for a child beginning a brand-new school in a new town? That takes everything to a new level. New School Jitters “The first day of school is full of excitement and anxiety for all students. For a child at a brandnew school it’s a whole new level,” says Rebecca Hammerman, principal of Carmel Academy in Greenwich. “My goal is to ensure they are supported by their teachers and peers from the moment they get off the bus to dismissal. I will usually match the student up with another child to help ‘show them the ropes.’” Once a child has learned the lay of the land (especially the location of the bathroom and cafeteria), the next step is to understand the strengths and weaknesses of the child. This is an important detail that parents are encouraged to provide to the school. The more information a parent can provide to a school the better experience the child will receive. For example, if your child has a love of music, let the school know so they can introduce them to the music program. Or, if a child displays anxiety in certain environments, that’s vital to a school in creating a comfortable and nurturing setting. Every piece of information about your child that may

Make Friends Bob S., a 5th grade teacher in White Plains recommends parents encourage their children to get involved. “I often suggest kids join a sport or after school club. It really is a great way for them to make friends.” Children often find comfort with activities they enjoy and it’s a bonus to find other peers with the same interests. Many schools offer after school programs that involve more than the usual sports and interests. STEM (science, technology, engineering, and mathematics) programs are becoming more popular with elementary school children, so it would behoove parents to inquire at the school. A Parent’s Role While schools can help to some degree, it’s up to the parents to help their child’s transition go as smoothly as possible. Paul and Alyssa recently moved to Rye Brook, and their two children are heading to a new elementary school in the fall. “We speak openly and honestly with them about the new experience in September,” explains Alyssa. “We have planned tours of the school for the kids so they have an opportunity to see and familiarize themselves with the new setting. In addition, we’ll visit the playground quite often this summer and we’re enrolled in soccer and camp to help meet new people in the area.” These ideas will not just help kids become more comfortable with their new school, it will help parents create relationships as well. Chappaqua parents Tim and Robyn got involved with their daughter’s elementary school PTA when they moved there in September. “We felt it would be a great way to find out all about the school’s extracurricular activities and even contribute some ideas of our own,” says Tim. Overall, parents play a key role in their children starting a new school on the right foot. Here are a few tips to help parents ease the anxiety their children may be feeling about attending a new school. • Contact the school’s administrators

and set up a meeting to discuss your child’s strengths and weaknesses. The more the school knows, the more they can help. • Arrange a physical tour of the school. It will be less stressful for your child if they become familiar with their new surroundings. • Branch out as soon as you move in and meet other families in the neighborhood. •Talk to your child and ask them what are they excited or nervous about. Their answers may surprise you. In the end, parents can only do so much to help integrate their kids into a new academic life. Pick a Color Painting Your New Home By Stacey Pfeffer
P
ainting is the least expensive way to change the entire look of a room, but with so many options available homeowners are often confused about what colors to choose. Many homeowners often stick to neutrals such as beige or gray but stepping out of your comfort zone can give a room that extra pizzazz and showcase your home’s architectural details. Going Beyond Gray Bonnie Feifer a designer with Chappaquabased Alison Friedricks Interiors, Inc. notes that many clients are still requesting gray but the “pendulum is starting to swing and everything is starting to warm up. People are slowly starting to experiment with darker colors.” In fact, Benjamin Moore’s color of the year is Shadow, a dark purple with black in it and Pantone chose Greenery, a greenishyellow hue. Feifer favors using darker colors in smaller rooms because this makes the room appear cozier, sophisticated and elegant. She also suggests that if clients are afraid to leap into bolder colors, they might be more inclined to do so in a dining room with wainscoting or a chair rail. She’s seen clients embrace bolder colors by popping out the trims around the windows, doors or molding as a way to get confident with color. While white is ever popular on ceilings, she sometimes advises clients to paint the ceiling a different color to draw attention to a great chandelier or a tray ceiling. “Years ago, people used to say this is my red dining room and my blue living room. Now we try to give the rooms a more cohesive look with different tones of the same color,” says Feifer. “When you walk into a room you want people to notice the interior and the furnishings and not say I love that wall color.” Feifer, who offers clients throughout Westchester paint color consultations, says that it is important to consider the type of

house that you own. In mid-century modern and contemporary homes lacquer and glossier finishes are all the rage while a matte finish tends to work best in classic colonials. The room that you are painting plays a key factor as well. Bathrooms need paints that can withstand moisture to prevent mold and mildew, so a semi-gloss or eggshell finish is best. Environmentally-Friendly Paint Options If you are thinking of painting a child’s bedroom or creating a nursery, choose colors that offer longevity and avoid colors such as bubblegum pink or baby blue. The colors for children’s rooms today are more muted and less primary. Today’s paints also offer more “green” options for concerned homeowners. Parents often request paint that is free of volatile organic compounds (VOCs) because those chemicals in paints have been linked to respiratory illnesses. Benjamin Moore’s Natura line, Ecos Paint, Milk Paint and Mythic Paint all offer VOC-free paint options that come in kid-friendly colors. If your home was built prior to 1978 when lead paint was banned, it is crucial to conduct lead testing. Preparation is Key No matter what color you choose, prepping

the walls with primer is essential in every room, according to Vanessa Dasilva, owner and painter at Femmy by Design Corporation. Glossier finishes and darker colors show every imperfection and primer helps prevent this. Professionals have more experience with caulking, sanding baseboards and filling in imperfections so that your walls, once painted, have a smooth finish and even texture. Dasilva notes that a contract with a painter should specify the brand of paint that will be used, the number of coats (at least two), the preparation that will be done to the walls and how existing furniture in the room will be covered. In addition, the homeowner should verify that the painter is licensed and insured and request a timeline for the project’s completion. Overall Quality and Testing Color Paints vary in cost but before you think of choosing the most economical, buyer beware,
advises Kimberly Scappaticci, the design director at Wallauer’s in North White Plains. While big box stores offer bargain paints, a higher-quality premium paint offers better coverage and durability. Once you’ve finalized your options, Scappaticci suggests buying several samples and paint them on a white board. Then move the board around the room and place it on different walls to see how sunlight or shadows affect the overall color. “If you are painting a sample over an existing color, then you aren’t going to get a true representation of that color,” explains Scappaticci. “At the end of the day you are moving into your new house. hen she first moved to her “forever” home in Larchmont more than 20 years ago, Catherine Wachs, then an advertising creative director, admits she knew nothing about gardening. “I only knew that it was spring because Bloomingdale’s was showing pastels in the window,” she says laughing. If you’re in a similar spot, both thrilled and awed by your greenery, take heart. Wachs became a competent gardener and then some, with her new passion eventually fueling a career change. After studying landscape design, Wachs worked as a naturalist educator and founded a cable TV show, then established her own landscape design firm, The Lazy Gardener in 2007. Wondering what to tackle first, and how to budget and plan? Here is our list of the top to dos.
property. “Look at light and water needs,” says Wachs. “Where is the sunniest spot?” Identify plants, shrubs and trees, how much lawn do you have and what is its condition. Also note the location of utilities like gas lines, the status of any retaining walls, your water features and water sources (hoses and sprinklers), and check drainage. If you have a wet basement for example, says Wachs, look around outside. “Look for clues like mossy paths, little mini rivulets, where erosion is happening.” Then ask questions. Previous homeowners are a great source of information as are local experts like utility companies, and landscape designers. “I do an hour consult,” says Wachs. “Those are helpful when people want to do their own work but they’re not sure where to start and don’t know the names of the plants.” (See the sidebar for local resources.)

have neglected pruning. “The bushes in front, they can start to eat the house,” she says. Here she warns homeowners about quick fixes. “Some shrubs don’t take kindly to pruning and it takes years if you try to cut them back.” Instead, Wachs says a landscape designer or other resource can help you determine whether a shrub needs renovating or replacement, and about suitable plant choices. With your trees, consider hiring a certified arborist to inspect and identify disease and potential dangers to people and property. Tending your Lawn Lawn care seems simple. But as Westchester County’s lawn care resource indicates, best practices – from aerating to early morning watering – are your secret weapon and very important. With larger properties, Wachs also suggests swapping out some of that green for native plantings – “which is beautiful, costs less and involves less maintenance, less water, less chemicals.” Don’t be Hasty with New Plantings Many experts advise observing your garden for a full year to track perennials and bulbs. Feel free to deadhead blooms and mulch beds to battle weeds, but before committing to expensive new plantings, do your research and create a plan. “Otherwise, people might buy a cute little blue spruce … and that cute little spruce becomes this 30- to 40-foot monster hanging over your house,” says Wachs. Develop a Plan Think about how you use the property. Do you like to entertain? Wachs says homeowners also need to look at the size of the garden, develop a budget, look at priorities and then build a timeline. “You have to get a good idea of what you want and maybe break it down into chunks ‘This year we’ll do the front garden. Next year we’ll do the back garden.’” Feel like you need help? “You can talk to a landscape designer or many nurseries have

hen Jessica and Anthony Miceli of Valhalla were looking for a new home, they wanted to ensure their children had their own play area in the house. “It was really important to us that we give the kids a fun and bright space to play in and have a designated room for their toys,” says Jessica. With three young children, it was essential to the Miceli’s to find the space for a playroom on the first floor of the house so they could

move to another level of the house such as an extra bedroom, basement, or attic space,” says Lener. “We try to let clients know that these first-floor spaces may not always be needed for a play space, so to think of them as temporary.” A Sought After Space Whether drawing up plans for a new home or renovating an existing one, the Leners say the playroom is one of the most sought after living spaces that they are asked to include in their designs. Why? Simply, it keeps the rest of the house clear of toys and keeps kids and parents out of each other’s hair, at least momentarily. A playroom can be the key to a mom or dad’s sanity. Former teacher Karri Bowen-Poole, founder and co-owner of Smart Playrooms, realized there was a growing niche market in playroom design so she opened her shop in Rye five years ago. Along with Christine Simpson, co-owner and designer, and Sarah Hartigan, designer, Smart Playrooms helps to customize and create the perfect playroom environment for their clients’ children. So, what should moms and dads think about when considering creating a playroom? We turned to Bowen-Poole for some ideas.

A Space the Kids Can Grow With. “The most important years for brain growth and development are 0-5 years of age,” says Bowen-Poole. A small nook in the kitchen or corner of a family room can do for this age group. Once children are old enough to be relocated to a permanent play space in the house, Bowen-Poole recommends growing and changing the space with your children’s interests. “We do this by creating open-ended play and learning centers in different areas of the room such as art, Lego and building centers, to name a few,” says Bowen-Poole. Typically, a room is designed with five years in mind to accommodate a child’s growth and interest changes. Let’s Talk Walls and Floors. Think outside the box and incorporate walls and floors into the entertainment value of the room. Popular trends in playroom walls include blackboard paint, magnetic walls to hang art work, Lego walls for building, rock walls for climbing, and dry erase walls for drawing. Swings, climbing trees and trapeze rings have also been requested. Floors can be just as much competition for fun as the walls. “Wood and laminate floors are perfect for ride on toys, art areas and floor hockey,” says Bowen-Poole.

From custom builtins to retail products (the folks at Smart Playrooms love Ikea) the variety of storage ideas is endless. “Storage solutions really depend on the overall layout and size of the room, the materials and toys that will be stored in the area, and a client’s budget,” says Bowen-Poole. She reveals that her clients tend to love the Cubic Wide Bookcase by Land of Nod and the Ikea Kallax for toy and book storage. What is the biggest mistake when it comes to playroom organization and storage? Too many toys! “We can help families declutter the toys and make the room inviting, functional and inspiring,” says Bowen-Poole. A Seat for Everyone. “What is the seating going to be used for, and is the size of the seating appropriate for my children, are two important questions to think about,” says Bowen-Poole. “Children are more likely
to paint, complete puzzles and play board games when they can sit in a chair with their feet planted solidly on the floor.” A table and chair set is ideal for this type of activity. Fun, colorful alternatives to straightforward seating include poufs and floor cushions. Hurray or Nay for Technology. When it comes to cool teen lounges and gaming rooms, technology has a place in the playroom. However, Bowen-Poole says many parents wish to exclude the iPads and iPods from the play space. “There are many ways children can learn and play with their friends by socializing, swinging, climbing and building forts. Parents want their children to have sensoryrich experiences and creative play moments that technology just can’t seem to provide on a screen,” says Bowen-Poole.
