Residents have access to a 24/7 fitness center and a roof-top patio where they may enjoy outdoor seating, grilling and gardening. Each floor features ample storage space. At Icon, dogs and cats are also welcome residents. In fact, all tenants with furry friends may use a pet washing station. As an additional convenience, there are four furnished guest suites available for tenants’ family members and friends to rent nightly or weekly. While the residential units are on floors three through ten, the building’s second floor is home to Icon Companies’ Office (also the management office), as well as SpinCar and Dellas Graphics. uilt in 1895, 311 Montgomery Street was originally designed for the Central New York Telephone and Telegraph Building. Designed by architect Henry W. Wilkinson – the same architect who designed the building that now houses the Onondaga Historical Association located next door – 311 Montgomery Street was one of the first commercial buildings constructed between the blocks of Fayette and Jefferson Streets. The property’s connection to an early local communications company, plus the high quality of Wilkinson’s architectural composition (which features decorative brick work and terra cotta ornamentation) has earned it a listing on the National Register of Historic Places. The elaborate first floor arched entry includes intricate details such as an engraved bell on the silver-plated door handle. 311 Montgomery Street was given to the Onondaga Historical Association in 1906, which used it as a research and collections storage facility until 2005. In the present day, the building remains a mixed-use property. The first floor is the home of the law offices of Lourdes R. Rosario, Esq. and Elise Voutsinas, Esq. The second floor features an open floor plan ideal for residential or office accommodations, featuring a gas fireplace and one bathroom. 235 E. Water Street

Lofts at 235

S

et in historic Hanover Square, the building that now houses the Lofts at 235 East Water Street was established in the early 1830s. Its prime location between Water Street and the Erie Canal gave it a starring role as a double-ender building during the Canal era. Positioned along the canal, the building’s upper floor freight doors and projecting hauling beams offered convenient access to lift freight from canal boats docked for unloading. Meanwhile, with an ornate storefront along Water Street, the building also served as a wholesale grocery business, convenient for purchasing newly unloaded goods from the canal.

By 1904, a new chapter started “brewing” at the address. The Burbank Bottling Company took up residence at the site, serving as Central New York’s distribution center for the Milwaukee, Wisconsin-based Pabst Brewing Company. The Burbank Bottling Company took bulk keg shipments from Milwaukee, filling bottles locally and adding the signature blue ribbon label. When prohibition took a toll on the beer brewing industry, the building played host to the Roberts H.C. Electric Company (written evidence of which can still be found on bricks within one of the loft units), a national waterproofing paint manufacturer, Bernard’s Furniture, Conti Optical, a restaurant supplier, and finally, a law firm throughout the 20th century. In the present day, R. F. Esposito, Inc. is crafting its magic to add two luxurious, “Smart” loft units to the building’s story. Both units will be furnished with a Google Home, allowing tenants to control their entire apartment including all lighting fixtures, built-in speakers, thermostat and sun shades from the smart device. The building’s bones still harbor charming brick walls and original gears – nods to the building’s storied past. State Tower Building

A

Rich Past, a Bright Future: Built in 1927, the State Tower Building still holds the distinction of being the tallest building in Central New York. Its Art Deco design by architects Thompson and Churchill set a precedent for buildings that followed, including the Empire State Building and the Chrysler Building in New York City. Restoring a Landmark: Local developer Pioneer Companies purchased the building in March, 2016 with a vision of restoring the iconic structure. With deep roots in the city, Pioneer felt a responsibility to Syracuse, neighbors and the community to preserve and restore the landmark to its original glory. In addition to repairing the masonry façade, upgrading the lower seven floors into Class-A office space, and making significant structural and system upgrades, Pioneer will transform the upper 14 floors to include 63 high-end residential units that feature stunning vistas, modern layouts and deluxe amenities. All units are equipped with new, operable, historically accurate windows and original entry doors. The 2,000 square foot penthouse unit on the 20th floor is a duplex culminating on the 21st floor with 14’ ceilings, two private outdoor terraces, two bedrooms, and two and a half baths. Established in 1928, the building was originally built to print The Syracuse Herald Newspaper, which merged with the Syracuse Journal to form the Syracuse Herald-Journal in 1939. The Syracuse HeraldJournal was printed there for more than 40 years – and if you look carefully, you’ll notice signs of the building’s storied past on your tour. The first clue is an industrial scale - once used to weigh newsprint displayed in the lobby. Look closer, and you’ll see the office directory still reads “The Herald Company.” Horn Companies purchased the building in 2015, and has since transformed what was most recently office space into spacious, mostly two-bedroom units. All units blend a historic design with the updated conveniences of modern living. Residents will enjoy stainless steel appliances, a gas stove and pantries in their kitchen. The DIETZ

T

he DIETZ is a historic mixed-use building featuring 92 modern luxury lofts and commercial space. The lofts are a pet-friendly community located across the street from Leavenworth Park. Located steps from Downtown, in the Park Avenue neighborhood, the building’s name came from the lantern company it hosted for more than 100 years.

In the 1840s, innovator Robert Dietz was researching different fuels to produce light and purchased a factory in New York City. By the 1860s, Dietz bought the rights to a method of creating a brighter, portable, inexpensive lantern. The patented lantern-maker generated a buzz, and thousands of units were shipped all over the world. But when fire destroyed Dietz’s original factory, he was forced to move his operations to meet demand. He purchased his only competition - the Steam Gauge and Lantern Company, located at 225 Wilkinson Street - and started churning out lanterns in Syracuse. The family-owned R.E. Dietz Lantern Company became a national and international leader in the design and manufacture of portable lighting equipment. At one point, the company was the go-to lighting source for the Boy Scouts of America and Emergency personnel. The company’s talented crew was commissioned to provide lighting for the Panama Canal construction and the Railroad industry. In 1969, Dietz employed about 550 people. The factory saw several renovations in its 130+ year history. The factory is comprised of two buildings and the building known today as the Sunset Building was built when the Dietz Lantern Factory expanded in 1904, and the Sunrise Building was established in 1913. Today, loft residents will enjoy a unique blend of history and high-style luxury through the warming bricks-and-beams and tin clad fire doors that maintain the factory’s charm. Both buildings feature original wrought iron stair towers and huge daylight factory windows. There is also up to 50,000 square feet of commercial space available, with on-site parking included. Chimes Building

T

he Chimes Building – which many Syracuse natives remember earned its name for the musical chimes that sat on top of it – was designed by Shreve, Lamb & Harmon, the same architectural firm that designed the Empire State Building in New York City. The Chimes Building opened in 1929, two years before the Empire State Building. Perched on the corner of South Salina and West Onondaga Streets, the building stands 12-stories high with modest Art Deco features. It was once one of the most prominent office buildings in Syracuse. When renovations are complete, the Chimes Building will boast as many as 150 upscale apartments, featuring a variety of layouts.
