The Views


Systems and roof Heating/cooling  Central heat and air conditioning system (Hydro-air). Six hot water zones – four support the living areas, one for the garage and one for domestic hot water. Three of the four heating/cooling air handlers are fitted with duct dampers to provide further zoning to optimize heating/cooling capacity to the respective areas. This zoning allows individual thermostatic control of seven living areas.  Steam humidifiers on the primary first and second floor air handlers including outside temperature sensors for automatic humidity adjustment year round.  The oil burner is fitted with a Beckett AquaSmart control with heat Manager module and an outside temperature sensor. The Heat Manager is designed to operate the boiler at is lowest possible temperature (adjusted automatically based on outside temperature) while still meeting the heating demand. By dynamically changing the boiler temperature, less energy (oil) is used by the heating system without sacrificing comfort. Water  Whole house water filtration and conditioning. The well pump is controlled by a Goulds Balanced Flow Control system which regulates the pump speed to provide constant water pressure, regardless of demand.  Domestic hot water is provided by an off-boiler 80 gallon tank and includes a hot water recirculation system with programmable timer. The system provides hot water at every faucet or shower when needed, eliminating wasted water. Roof  Due to storm damage during the winter of 2014/2015, multiple roofing shingles on the front of the house needed to be removed and inspected, causing damage to multiple shingles. Patching the affected areas was not practical (did not blend, lack of integrity, etc.) so the entire roof on the front of the house was stripped. Ice & water shield was replaced and installed to the peak of each roof area, completely covering all exposed roof surfaces (traditional installation covers only a portion of the roof surface). Cedar siding was also removed around the front window dormers, ice & water shield installed to the top of each dormer, new flashing installed and cedar siding replaced. Work was completed in November 2015.
