General notes: Do not scale drawings, use written dimensions only. The owner/builder, subcontractor shall verify all dimensions, levels, setbacks and specifications prior to commencing any works or ordering materials and shall be responsible for ensuring that all building works conform to the building code of australia, A.S. Codes (current editions), building regulations, local by-laws and town planning requirements. These plans shall be read in conjunction with any structural or civil engineering computations and drawings. Soil classification. These plans shall be read in conjunction with the soil report 03613A by Soil Test Melbourne Pty. Ltd. Footings to be founded at the minimum depths indicated as per engineering. The builder shall take all steps necessary to ensure the stability of new and existing structures during all works.The builder shall ensure for the general water tightness of all new and existing works.

Requirements of authorities relating to the work under this contract have been ascertained A permit to demolish has been obtained from the appropriate authority. A scaffold permit, if required, has been obtained from the appropriate authority. All precautions necessary for protection of persons and property have been taken and suitable approval of the relevant authority 5 All fees and other costs have been paid 7. Inspection: Give notice to the relevant authorities so that inspections may be made during the demolition stage.

These plans have been prepared for the exclusive use of the customer and for the purpose expressly notified to the author. Any other person who uses or relies on these plans without the authors writtern consent does so at own risk and no responsibility is accepted by the author for such use and/ or reliance.

8. Health protection: Take the precautions necessary to protect the health of persons on or within the vicinity of the site from conditions which are or may be dangerous to health including the noxious effects of dust, liquids, infection, fire, explosion, radiation or other hazards.

These notes are neither exhaustive nor a substitute for regulations, statutory requirements, building practice or contractual obligations and unless expressly stated otherwise, are provided only as guidelines.

9. Hazardous materials: Notify the relevant authorities immediately if any hazardous materials are found.

10. Temporary screens: Fill the whole of temporary openings or other spaces where shown on the drawings with temporary screens including the exposed roof.

Demolition 1. Generally: Perform the demolitions necessary to carry out the work to A.S. 2601 2. Protection: Protect any property adjacent to the site from interference or damage. Use appropriate means including shoring, protective screens, sheeting & the like. 3. Reinstatement: Make good any such damage to existing buildings and plants, as required. 4. Existing services: Ensure existing services are disconnected prior to demolition.

11. Imposed loads: Prevent excessive loading of the structure while demolition is in progress. Comply with A.S. 2601, clause 2.5.4 12. Encroachment: Prevent the encroachment of demolished materials on to adjoining property, including public places. 13. Damage: Reinstated make good to an approved standard, to match existing, damage and defacement caused by the demolition work. 14. Engineer’s documentation: These drawings are to be read strictly in accordance with the structural engineer's drawings, details and specifications. All propping of the structure during demolition to be in accordance with the engineer's details.

Construction of proposed: All works shall comply with but not be limited to the following australian standards: A.S. 1288-2006 and A.S. 2047-1999 glazing. A.S. 1428 design for access and mobility A.S. 1562 design and installation of sheet roof & wall cladding. Part 1 metal A.S. 1684 national timber framing code A.S. 1860 installation of particleboard flooring A.S. 2049 roof tiles A.S. 2050 installation of roof tiles A.S. 2870 residential slabs and footings. -construction A.S. 2904 damp-proof courses and flashings A.S. 3600 concrete structures A.S. 3660.1 termite management-part 1 new buildings A.S. 3700 masonry structures A.S. 3740 waterproofing of wet areas in residential buildings A.S. 3786 smoke alarms A.S. 4055 wind loadings for housing A.S. 4100 steel structures Carpentry: Timber Framing shall comply with AS 1684 and as set out below Wall framing, Bracing and Lintels - as per struct. eng. design. Studs. 90 x 45 F5 (to ground floor) @ 450 crs. with double studs to all openings and corners. 90 x 45 F5 top and bottom plates with noggins @ 1350 crs. to take plasterboard. Roof frame shall be as per struct. eng design. All exposed timber to be treated or a durable species. Masonry: Full height articulation joints to be as recommended per engineering or 6.0m centres or where openings more than 900mm x 900mm occur at no more than 5 metres, if not specified. Provide weep holes at maximum 960mm centres with continuous flashing where brickwork extends over openings. Provide wall ties to brick work at maximum 600mm centres in each direction and within 300mm of articulation joints. Sarking to be provided to all external wall cladding. The builder shall ensure the water tightness of all external cladding to the manufacturer’s specifications. Glazing: All glazing shall be in accordance with A.S. 1288 in particular all glazing below 500mm from the floor and within 1500mm from a shower or bath are to be grade ‘A’ safety glass. Window sizes are nominal only. Actual size will vary according to manufacturer. Windows are to be flashed all around and ensured for weathertightness. ‘F’ Denotes fixed glaxing panel. ‘O’ Denotes openable sash. Flywire to all openable windows, fixed from the inside.
