LOUISE (337-040) LIVING SPACE: 2,722 SF

Louise

The delightful Louise is very pleasing to the eye. Built with exterior materials of brick and wood, this Contemporary/Country style charmer will appeal to a wide range of prospective owners. The Louise boasts of 2,722 square feet of living space, with an additional 2,088 square feet available in the basement, attic and garage. A wrap-around porch, with waist-high railing, adds to the hospitable atmosphere. The open interior design is a true match for the lovely exterior. On the first floor, to the right of the entryway, is a multi-windowed living room. Entered through regal arches, this room provides an excellent view and a cozy spot for entertaining guests. The dining room, large family room, nook, and kitchen are completely open to each other and a big fireplace warms the entire area. A built-in hutch has been placed under the central stairway. Near the fireplace, this built-in shows off its contents to two rooms. The family room opens to the back deck. There is plenty of space here for the whole gang to enjoy a summer cookout. The huge walk-through kitchen, just a few short steps from the dining room, will surely please the cook in the family. In addition to all the built-ins, there is an island cooktop, sunny breakfast nook, appliance center, pantry and linen storage. The isolated master suite has a generous sleeping area, walk-in closet, access to the back deck and a private bathroom that includes shower, spa, skylight and twin basins. A good-sized den/office situated next to the master suite is equipped with a built-in bookcase, and offers room for a PC, chairs, and filing cabinets. Completing the first floor is a fully equipped utility room with a full bath that leads into the garage. The garage houses a big shop area and extra storage. The stairs to the basement are located here also. The second level of the Louise has the 536 square foot attic and the secondary sleeping quarters. Trends in home remodeling and decor tend to come and go. Something that is popular for a little while can fall out of favor when the next new idea comes along. New trends are always on the horizon, and 2016 may encourage homeowners to try something new.

■ Metallics and metals are back. Although stainless steel accents in the kitchen have long been popular, the glistening look of metal and metallic shades are back in a big way. Inspired by the 1950s and 1970s, brass, gold and metallic finishes are popular right now.

■ Texture:

Home Trends to expect in the year ahead

Texture is a big component of interior design. Furniture and accessories featuring faux fur and natural fibers are becoming popular. Pieces adorned with cozy materials can seem more inviting. Organic shapes, such as tables looking like the tree trunk they were cut from, also are expected to become more popular.

Don’t be surprised ■ Artisanal touches to notice a in accessories: resurgence of It’s all about getting metallic shades back to basics, with homeowners desiring and metals pieces that are one-ofincorporated a-kind and handmade into home rather than massdesigns in the produced. Expect to see more accessories that year ahead.

Fabric on the walls Walls also will be covered in texture and pattern.

■ Fabric on the walls: Walls also will be covered in texture and pattern. Textiles will increasingly turn up on walls and in places they haven’t traditionally been seen. Patterns may lean toward floral, tropical and indigenous artisan weaving designs.

■ Pinks and blues: Expect to see pale pink and blue in various design applications. The Pantone Color Institute® released a blending of two colors, Rose Quartz and Serenity, as their 2016 Color of the Year. This has impacted color trends through all areas of design — including home touches. These colors pair well with mid-tones, like browns and greens, as well as the increasingly popular metallics.

■ Smart homes: Technology is changing the way people look at their homes. Water-resistant music systems for the bathroom, wirelessly operated Bluetooth devices that turn on lights or appliances from a smartphone and even fixtures that use technology to self-clean are turning up more and more. Home decor trends are always changing, adding new life to homes and keeping armchair interior decorators on their toes. SH162892

are made by hand or in small batches, like pottery or handwoven textiles, as homeowners are increasingly turning to independent artists and artisans when decorating their homes. Homeowners can even support independent artists when choosing art for their homes. For example, YourArtGallery.com provides an online marketplace for artists to showcase and sell their work, and buyers looking to support independent artists can rest easy knowing that 90 percent of all image royalties go directly to the artist, a stark contrast to the roughly 50 percent offered by more traditional galleries.

specifications set by the Environmental Protection Agency (EPA) to ensure lower operating costs for heating and cooling systems that can relate to energy savings of 20-40% over normal construction. 2. Comprehensive air sealing, properly installed insulation and high-performance windows that work together to enhance overall indoor comfort. 3. Reduced home maintenance costs through superior moisture management techniques built into the home so you can concentrate more on the things you want to do and less on taking care of your home. 4. High-efficiency heating and cooling systems to ensure lower operating costs and improved indoor air quality. 5. Independent third party EnergyStar compliance audits and on-site inspections guarantee that every VEI home meets the rigorous EnergyStar 3.0 standards. So keep your resolutions and be in the center of everything that York County has to offer. Sterling Springs has four models that are Move-In Ready right now and two more are under construction that will be available soon.

Start the New Year right at

Sterling Springs in York County. This is the time of year when many people agonize over what they’d like to accomplish or change over the next 12 months to help make their lives happier, healthier and more fulfilling. Sterling Springs, a neighborhood in York County built by VEI Homes—a locally owned, family operated business— has come up with some potential resolutions that they can easily help you achieve.

I want to be happier. York County is a terrific place for families to live. York County has one of the lowest tax rates in Hampton Roads when it comes to property tax, service charges, sales tax, fees on special services and other taxes. In fact, Yorktown is rated as second in the area (behind Williamsburg) for livability by

areavibes.com, based on low crime rates, high graduation rates, employment, sunny weather and a stable housing market. Additionally, York County is ranked 5th in the state by countyhealthrankings.org, based on factors such as quality of life, health behaviors, clinical care, social and economic factors, and physical environment. And, according to a recent national survey released by SmartAsset, a financial technology company that tracks national real estate and financial trends, York County is rated as the fifth-happiest county in the entire nation. Yes, in the whole United States.

I want to be more calm and productive. In addition to being in a very quiet

setting—all the lots at Sterling Springs back up to common areas and some lots have the Newport News watershed behind them—the neighborhood is also centrally located on the Peninsula so it’s convenient to Peninsula locations, Williamsburg and the Southside.

I want to get out more. Sterling Springs is such an incredibly popular place to live because of its proximity not only to Historic Yorktown but also its closeness to excellent hospitals and military facilities as well as an incredible selection of shopping, dining, entertainment and educational opportunities, in addition to easy access to Newport News Park. Historic Williamsburg, Busch Gardens, Patrick Henry Mall and Newport News Airport,

which are all just minutes away.

I want to save more money. Thanks to EnergyStar 3.0 construction, all of the homes in Sterling Springs are not only a best value in new construction when it comes to pricing, quality, flexibility and providing premium features as standards, they’re also developed to save you money. The EnergyStar 3.0 construction used in Sterling Springs means your home is tightly sealed to ensure good air quality. Plus, you don’t have to worry about high energy costs when it comes to heating and cooling. With EnergyStar 3.0 construction, you’ll enjoy a number of benefits year round, based on: 1. The fact that it is a set of

With six models to choose from, you’ll be sure to find a home to accommodate your family’s needs. In addition, VEI Homes will pay up to $5,000 in buyer’s closing costs for contracts written in January when using the builder’s approved preferred lenders— Johnson Mortgage and USAA. Plus, even with the recent federal interest rate hike, mortgage rates are still low, so now is the time to make that move you’ve always wanted to make. Come for a visit from 1:00 to 5:00 p.m., Friday through Monday. Or call Pat Ford of Mid-Atlantic Residential at 757.268.7229 to make an appointment to see all that Sterling Springs has to offer you and your family.

So keep your resolutions and be in the center of everything that York County has to offer. —By Barrett Baker, a Hampton-based freelance writer

In its 2015 “Cost vs. Value Report,” Remodeling magazine found that a midrange kitchen remodeling project, which cost an average of nearly $57,000 during the period examined, recouped roughly 68 percent of that cost at resale. That return was slightly less than that provided by midrange bathroom remodeling projects, which provided a 70 percent return at resale. More upscale remodeling projects provided even smaller returns, despite costing substantially more money. For example, the cost of major upscale kitchen remodeling projects averaged $113,000 during the time studied for

the report. But only 59 percent of that sizable investment provided was recouped at resale. Upscale bathroom remodeling projects also underperformed compared to midrange projects, recouping slightly less than 60 percent at resale. No upscale project referenced in the report provided a greater return than replacing existing siding with new fiber-cement siding, a project that recouped homeowners a greater than 84 percent return at resale. More information about the 2015 report is available at www.remodeling.hw.net. SH162865

With some parts of the country already experiencing dipping temperatures and light flurries, it makes sense for homeowners to think about how to keep their home comfortable and performing optimally throughout the colder months. Putting off winterization efforts can lead to higher utility bills and fluctuating indoor temperatures over the cold winter months. Drafts and gaps in insulation coverage can be a major contributing factor to higher utility bills and can hinder the performance of your furnace. Warm air continually escapes the

home due to these gaps, forcing the furnace to work overtime to compensate. In addition to this, the U.S. Department of Energy suggests air leakage contributes to potential moisture problems that can affect occupant health and the home’s durability. So how can you ensure that your home stays warm and your family remains comfortable throughout winter? Caulking and weather-stripping are two of the most popular and common techniques that can help address air leaks. Additionally, having your furnace equipment professionally maintained is

High performance insulation One of the most effective methods to eliminate air leakage and live comfortably during the colder months is ensuring your home is insulated with a high performance insulation solution. Traditional insulation is prone to leaving gaps and absorbing moisture, which in turn can have a significant impact on occupants while allowing for significant energy loss. Replacing your home’s insulation with a highperformance material such as spray foam insulation, will both insulate and air seal the home and lead to immediate cost savings. Insulation experts from Icynene suggest that quality spray foam insulation can noticeably reduce heating and cooling bills, which continue over the long-term.

insulation, like that available from Icynene, works well in all climates to completely seal the building, filling gaps to stop air leakage and help reduce the strain on your furnace (or air conditioner during warmer months). As a long-term solution, spray foam insulation helps maintain a comfortable temperature year round while helping to control monthly heating and cooling expenses. Thanks to spray foam insulation’s air-sealing qualities, homeowners can reduce the size of their heating and cooling equipment since less effort is required to heat or cool the home, according to InsulationSmart.com. While air leakage can cause energy bills to sky-rocket, a well-insulated home and economical winterizing can help you get through the cold winter months. Homeowners can learn the five easy steps of selecting the right insulation for their home on icynene.com.

Flavorful vegetarian fare for spice-loving foodies

Vegetable Dum Biryani (Rice Cooked With Garden Vegetables, Spices and Nuts)

Ingredients Bouquet garni of 10 green cardamom pods, 12 black peppercorns, small stick of cinnamon, 10 cloves, a few shavings of nutmeg, 1 teaspoon fennel seeds, 3 bay leaves 1/4 cup milk Large pinch of saffron 1/4 cup rose water 3 tablespoons ghee 3 medium onions, sliced 1 tablespoon ginger-garlic paste (see below)

1/2 teaspoon turmeric 1/2 teaspoon garam masala Salt, to taste 10 ounces mixed vegetables - carrots, peas, potatoes (about 21/4 to 23/4 cups), peeled, cubed and boiled 11/2 cups basmati rice Handful of mint leaves, chopped Handful of cilantro leaves, chopped 3 tablespoons slivered almonds

2 tablespoons tomato paste

Directions 1. Preheat the oven to 425 F. 2. Put the spices (except 5 of the green cardamom pods) for the bouquet garni into a pan along with 3 cups of hot water and bring to a boil. Turn off the heat, cover the pan, and let it infuse into a savory aromatic liquid. 3. Crush the reserved green cardamoms finely in a mortar and mix with the milk, saffron and rose water. Set aside. This is the sweet aromatic liquid. 4. Heat 1 tablespoon of the ghee in a pan and fry the onions over a medium heat until brown. Remove half of them and reserve for the garnish. Add the ginger-garlic paste to the rest of the onions and stir for a couple of minutes. Whizz the mixture in a blender until smooth.

When the urge to indulge in international cuisine strikes, many foodies take to their nearest restaurant districts to satisfy their cravings. But those willing to try their own hands at international cuisine can do so right in their kitchens. For the foodie anxious to try his or her hand at Northern Indian cuisine, consider the following recipe for “Vegetable Dum Biryani (Rice Cooked With Garden Vegetables, Spices and Nuts)” courtesy of Monisha Bharadwaj’s “India’s Vegetarian Cooking” (Kyle Books).

5. Heat another tablespoon of the ghee in a heavy pan and fry the onion mixture over high heat. Add the tomato paste and ground spices. Season with salt. 6. Drain the vegetables and add to the pan. Mix well and simmer for a few minutes until the ghee begins to separate. Remove from the heat and set aside.

7. Heat the remaining tablespoon of ghee in a separate pan and fry the rice over high heat. (Don’t wash the rice beforehand.) In a few minutes, when it is shiny, strain half the savory liquid into the pan. Bring to a boil, reduce the heat, cover, and cook for about 6 minutes until the liquid has evaporated. 8. It’s time to assemble the dish. The bottom and top layers are always rice. Put a layer of rice at the bottom of an ovenproof dish. Sprinkle some the remaining savory liquid over it and some of the sweet liquid. Top with a layer of the vegetable curry. Sprinkle some of the fried onions, mint leaves and cilantro leaves over it. Repeat with another layer of rice. Dot the almonds on top. Keep going until everything is used up and the top layer is rice. Seal the dish with aluminum foil. 9. Cook the biryani for 40 minutes in the oven, reducing the heat to 375 F after 20 minutes. Open the dish just before serving to release a burst of fragrance. To make the garlic-ginger paste: Take equal quantities of garlic and ginger and whiz in a blender until smooth. PC15B663
