COBURG HILLS (409-13) LIVING SPACE: 3,019 SF

Traditional homes of the past provided separated rooms and privacy. The Coburg Hills (409-13) with its separateness, many extras, and pleasant amenities gives that feeling. The exterior is a ranch-style home. Numerous windows line the front and back, providing excellent natural lighting for the interior. The garage entry faces the side making this an ideal home for a corner lot.

Coburg Hills

The pillared porch offers room to sit and watch life. As you enter this lovely home, the decorative stairs adorn the entry on the left and the living room is to the right. There is a half bath as well as an entry closet in the entry. From the living room one slides open a beautiful set of pockets to enter the dining room. One wall is devoted to a full height set of cabinets for displaying china or stemware. The rear entry hall between the dining room and the utility provides access to the garage, as well access to the unfinished attic. A generous utility area with a half bath in the rear, space for an extra refrigerator, a freezer, and as well as a counter to fold clothes is necessary for any family. The nook, large and open with numerous windows and a patio door to the deck, could also be a family room. he huge kitchen, with its center island and entire wall of pantry, gives ample storage for canned food and staples to survive those long winters. The family room with its gas fireplace and a patio door to the deck was designed to be converted to an extra bedroom in the future. The master suite, large and open, has a deep walk-in closet, a private bath with double sinks, shower, and an oversized tub. Upstairs, two beautiful bedrooms, an enormous studio area, with large windows for extra light and entire wall of storage cabinets, as well as a second utility and bath with two in mind, compliments this home. This studio could be an office, a library, or a computer area. It is isolated for privacy, away from the noise. The large upstairs bath is divided into three parts. The center is the primping area with double sinks and overhead solar tube lighting. One side has an oversized tub, a linen closet, and a toilet accented by solar tube lighting. The other side contains a large shower, linen closet, and a toilet, complimented by solar tube lighting. A huge unfinished attic could be used for storage or as a play area.

Landscaping needs vary by season Judging a home by its appearance is often par for the home-buying course. In fact, according to the National Association of Realtors®, 49 percent of buying decisions are made from the street.

landscaping can make a home stand out. While maintaining a lawn is something many homeowners may think is exclusive to spring and summer, lawn maintenance is really a year-round endeavor. The following steps can help anyone maintain curb appeal no matter the season.

Spring

Spring is a season of renewal when plants and trees will begin to look fresh and green once more. Spring maintenance includes applying fertilizer to lawns, replenishing mulch in planting beds, An appealing home exterior suggests the homeowner takes pride in his or her home creating more pronounced edges around and wants to make every effort to maintain the lawn and garden beds, and testing soil. Some homeowners like to apply a weedthat home. Curb appeal involves various components a home’s exterior, but beautiful prevention product in the spring as well.

Spring is a good time to plant annuals that will add a pop of color to the landscape. For those concerned about permanent planting, container gardening allows homeowners to move around planters in a configuration that works best for them.

Summer Summer landscaping is all about maintaining what was established in the spring. Regular mowing, weeding and trimming can keep a landscape manicured. Other than drought, weeds are perhaps the biggest lawn and garden nuisance to a landscape in the summertime. Black medic, carpetweed, knotweed, mallow and prostate spurge are some of the weeds that will crop up during the summer. Seeds begin to

Autumn Autumn is often a forgotten season when it comes to maintaining a landscape. However, fall is a key time to keep landscapes in order. According to the landscaping resource LoveYourLandscape. com, fall is the ideal time to tend to a lawn that just endured summer heat. Seeding and fertilizing can ensure a stronger lawn come next spring. Perennials should be pruned and cut back. Raking leaves will help keep the property looking presentable.

Winter One of the ways to maintain an attractive landscape throughout winter is to install plants that can survive the colder temperatures. Winterberry is a cousin of holly, but loses its leaves in the fall. The bright red berries can be a stark contrast to the white of winter snowfall. Camellia is an evergreen that blooms from fall to early spring and looks like pink roses. Heather is a popular plant in the United Kingdom, but is growing in popularity on this side of the Atlantic as well. The Home Depot says this plant blooms all year and offers beautiful flowers in summer and fall. In winter, the thick foliage makes for an appealing contrast to the more delicate blooms of other winter plants. Maintaining a landscape through the seasons makes a home attractive all year long. Wood ceilings It used to be that hardwood planks primarily went on floors or walls, but today they’re appearing on residential ceilings too. “Simple poplar beadboard, painted white or with a light natural stain, looks crisp and airy overhead, adding visual interest while remaining quiet and unassuming,” says Rebecca Ascher, Ascher Davis Architects in New York and Newport, Rhode Island. “For a more assertive affect, I might

specify tongue-andgroove walnut or hickory, characterful woods that provide a degree of drama. For that reason, they’re best reserved for large, high-ceilinged rooms that are not easily overwhelmed. In smaller, lower spaces, a ceiling with too much personality can feel oppressive.”

Mix and match Architects and designers, who once avoided using different varieties of hardwood in a single residential space, now mix and match them with newfound enthusiasm. Clearly contrasting wood tones — blond maple and black walnut, for example — create a striking effect that can work well in both traditional and contemporary settings. This is particularly true in kitchens, where a favorite configuration features upper cabinetry in a light-color wood such as birch, and lower cabinetry in a dark-color wood like cherry. The result is a space that has strong visual interest, and is light and airy, yet solidly grounded.

hardwood flooring. Traditional plank widths, ranging from 2 1/4 to 3 1/2 inches, are still popular. But today’s homeowners often ask for widths between 5 and 7 inches, and there is even demand for up to 10 or 12 inches. “Wider floorboards can make a space look larger and more modern,” says Melissa Morgan of M Interiors in San Antonio, Texas, who has used the generously proportioned planks in traditional and contemporary homes. “With fewer seams, these floors can be treated like a canvas: ebonized oak or walnut for a sleek, dark look; light woods like ash or maple for a chic, urban vibe; weatheredgray tones for a slightly rustic affect — the possibilities are endless.”

colors, ranging from pale smoke to deep charcoal, showing up in hardwood flooring, paneling and cabinetry. “Whether light or dark, gray stains bring out any wood’s natural grain and texture,” says New York interior designer Laura Bohn. “Grays are versatile and timeless — quiet and soothing colors that recede into the background without losing personality or becoming faceless. That’s why they work in any style décor, yet always look modern.”

Distressed hardwoods Homeowners drawn to the popular look of weather-beaten rustic and elegantly timeworn are turning to distressed hardwoods — new product to which scrapes, nail holes, notches, saw marks and other signs of wear and tear have been carefully applied, often by hand. Manufacturers are able to reproduce convincing facsimiles of anything from the burnished walnut floorboards of an 18th century salon to the rugged oak-plank siding of a 19th century Pennsylvania barn. It’s a distinctive look that offers a wide range of aesthetics.

Visit www.hardwoodinfo.com for more about residential design trends and other applications and products using American hardwoods.

Wide-plank walnut flooring by Carlisle makes a lustrous statement in a traditional entry hall.
