It was just after midnight on Tuesday morning when residents at 13700 Eaglesnest Bay Drive heard something outside. An 11 year-old girl who lived in the house went outside and saw two men who had no business being there. She told her mother, 44, who went outside and saw one of the man walking away with one of her fishing rods headed for a car where his partner in crime awaited. A warning shot was fired in the air as the woman gave chase as the two men fled down the street but they didn’t get far.

Brandon Sanchez (08/06/91) and John Anthony Davis (01/11/89) were positively identified and arrested. Both were charged with Burglary of a Vehicle. The victim’s two fishing rods valued at $2,400 were recovered along with four other fishing rods and reels. This is the latest in a string of burglaries of late on The Island but, these two desperados won’t be stealing anything but biscuits off the plates of other inmates at the Nueces County Jail for a while.

Have lab…will travel A 23-year-old man was arrested Sunday night at the 9600 block of South Padre Island Drive (near Oso Bay) just after 8 p.m. on Sunday for driving a vehicle with a load of chemicals for the purpose to make illegal drugs. A Corpus Christi Police Officer conducted a traffic stop on the 9600 block of South Padre Island Drive at 11:17pm. The 23-year-old driver, Dale Johnson was stopped in a white 1998 Toyota Tacoma for failing to signal a turn. The Officer conducted an investigation and discovered Johnson had a group of chemicals in the truck. The Officer recognized the chemicals as those collected to make methamphetamines and Johnson was arrested. The Corpus Christi Police Bomb Squad collected the chemicals for proper and safe disposal. The truck was impounded and Johnson was delivered to the city detention center. Johnson is charged with possession or transport of chemicals with intent to manufacture a controlled substance; a second degree felony punishable by up to 20 years in prison and up to a $10,000 fine.

Three changes have occurred recently that will impact future real estate transactions. Two will apply to Buyers and the third is a negotiable item in the Contract that is usually paid by the Seller. Many will think that really does not have any meaning for them. Yet, the “average” time that Americans spend in one home, before changing to another was 6 years before 2006, but is now 9 years. That also means that Sellers generally become Buyers after closing.

Title Insurance Rates in Texas On the first of May 2013, Title insurance rates were increased. The amount charged on a sales transaction is based on the Sales Price of the home. The Title Insurance fee can be paid by the Buyer or Seller, but typically is paid by the Seller. These policies are issued by the Title Company and serve as an insurance policy that protects the Buyer from any discrepancies in the chain of ownership for that particular property. If the Buyer is purchasing the property with a loan, then the Buyer will have to pay for the Lender’s Title Policy.

If your down payment on a home is less than 20% of the appraised value or sales price, your lender will require mortgage insurance. This policy protects the lender in case you default on the payments. As the borrower, you pay the premiums and the lender is the beneficiary. There are two types of mortgage insurers. The federal government and private companies. The primary government insurer is the Federal Housing Administration (FHA). Several corporations underwrite insurance policies on conventional loans. PMI fees vary depending on down payment amount and qualifications of the borrower. The most recent changes have just occurred on FHA loans. In 2006, less than 4% of all purchase money mortgages were insured by FHA. By 2010, those numbers had changed dramatically. As more and more loans went into foreclosure, the FHA reserve funds began to dwindle quickly. By 2012, FHA reserve funds had dropped below government mandated levels and increases were needed to rebuild those funds. On the first of April, the rates for FHA mortgage insurance were increased. Then, on the first of June, all new loans will carry the monthly insurance premium payment for the “life” of the loan, regardless of the Loan To Value Ratio. In the past, when the loan value was less the 80% of the appraised value of the home, the monthly insurance premiums could be removed. That is no longer the case.

still options with rates less than 4%. Being an “older” agent, has both positive and negative aspects. Of course, “experience” definitely comes into play. Anyone who was in real estate in 1980, will never forget the speed with which rates topped out at 18+%. I never want to go down that road again….. However, when you caution customers about waiting too long to make a decision…..they put you in the “pushy” agent category. All I will say is that the “boat” has left the dock and how quickly it will pick up speed is impossible to say…..in my opinion, you need to take heed.

Higher Income versus Higher Costs The upside seems to be that we have a strong job market in Corpus Christi. That translates into better pay and the ability to compensate for higher costs. Our colleges and universities are claiming higher enrollment, the need for more student housing and adding more degree programs with potential for higher wages, in the future. Being informed is a good thing……..

Governor Decides Final Outcome Of Legislative Bills (Part III)

The 83rd Texas Legislature succeeded in sending a little over fourteen hundred bills to the Governor. Here are some of the bills that were passed in to law: • House Bill (HB) 2036 which is related the creation of a commission to identify future higher education and workforce needs of this state and make related recommendations to address those needs by the state’s bicentennial. • HB 2080 pertains to guardianships, including the assessment and payment of attorney’s fees and other court costs in guardianships, and to court-created management trusts for persons who have physical disabilities or who are incapacitated; changing the amount of a fee and requiring the collection of a fee. • HB 2135 which addresses waivers and grants of credit for the requirements to obtain certain private security licenses to individuals who hold security credentials from the United States armed forces. • HB 2197 relating to the continuation and functions of the Texas Lottery Commission; providing penalties; imposing and changing fees. • HB 2204 addresses the establishment of a variable speed limit pilot program by the Texas Transportation Commission. • HB 2268 pertaining to search warrants issued in this state and other states for certain customer data, communications, and other related information held in electronic storage in this state and other states by providers of electronic communications services and remote computing services. • HB 2302 is related to signing electronic or digital court documents, to the electronic filing system established by the Texas Supreme Court,

to the statewide electronic filing system fund, to certain court fees and court costs, and to recovery of electronic filing fees by taxing units; imposing and authorizing certain fees. • Senate Bill (SB) 904 pertained to the adoption of certain voting procedures and the modification of certain election deadlines, including those necessary to implement the federal Military and Overseas Voter Empowerment Act.

On June 14th, the office of the Governor unveiled the final outcome of the bills which had managed to pass out of both the Texas House of Representatives and the Texas Senate during the Regular Session of the 83rd Texas Legislature. During the twenty days following the end of a regular session, the Governor of Texas has the ability to sign bills in to law, pass them in to law without a signature or to veto them. It is during these twenty days that members of the Texas House and Texas Senate find out if the bills they worked on during the session will become law or not.

Island Presbyterian Church invites all children to step right up to Everywhere Fun Fair: Where God’s World Comes Together, this year’s Vacation Bible School. Explore and experience God’s welcoming love at VBS while learning how to be good neighbors to God’s people locally and around the world! The fun begins on Monday, July 15 and ends Friday, July 19, from 9:00a.m. to 12:00 noon, at Island Presbyterian Church, 14030 Fortuna Bay Drive.

• SB 920 which is related to the requirement that an unemployed individual be actively seeking work to be eligible for unemployment compensation benefits. • SB 987 is relating to allowing the attorney general to obtain an injunction against a municipality or county that adopts prohibited regulations regarding firearms, ammunition, or firearm supplies. • SB 1004 addresses the regulation of residential mortgage loan originators, residential mortgage loan companies, mortgage bankers, and residential mortgage loan servicers under the jurisdiction of the Department of Savings and Mortgage Lending; changing a fee.

Day of Legends

By Andy Purvis Special to the Island Moon June 23, 2013, was the date of the 67th OldTimers Day for the New York Yankees franchise. This incredible franchise has been the best at winning of any sport in history. They have participated in a record 40 World Series’, while winning a record 27 World Championships. The Yankees are the only team that holds an annual Old-Timers Day. Fans look forward to this event and show up three hours early to enjoy seeing their heroes from the past. The record books will reveal that the first Yankees’ OldTimers Day game was officially played on September 28, 1947, but unofficially you could point to July 4, 1939, as the very first OldTimers Day game. On that day the entire 1927 Yankees’ World Championship team returned to Yankee Stadium to be with a dying Lou Gehrig as he said his farewell speech to the Yankee fans. The recorded voice of the late Bob Sheppard started the festivities with his, “Good Morning Ladies and Gentlemen and welcome to Old-Timers Day.” John Sterling and Michael Kay handled the MC duties. Nearly 50 former Yankees players returned this year. The New York Yankees embrace all former Yankees regardless of how long they played in the pinstripes. The record for players returning for this event is 72, which happened in 2008. Historically, there are 48 Hall-of-Fame players connected to the Yankees in one way or another. Five of them attended this year. Those legendary names are as follows: “Mr. October” Reggie Jackson, Ricky Henderson, Rich “Goose” Gossage, “Whitey” Ford, and “Yogi” Berra. Jerry Coleman is also in the Hall of Fame, but as an announcer not a player. Because of their age and status among the greats, Ford, Berra, Coleman, and Don Larsen were treated to a limo ride, golfcart style. The ovation rained down on these stars like a hurricane. There are several boys of summer from decades ago that also need to be recognized. Dr. Bobby Brown, Don Larsen (who pitched the first perfect World Series game on October 8, 1956), Stump Merrill, Gene “Stick” Michaels, Mel Stottlemyre, Bobby Richardson (the 1960 World Series MVP), Luis Arroyo, Joe Pepitone, and Ron “Louisiana Lightening” Guidry were also present. The second tier of players on hand may be more familiar to you. “Sweet Lou” Piniella, “Burn Baby Burn” Bernie Williams, David Cone, Roy White, Al Downing, Lee Mazzilli, Mick “The Quick” Rivers, Steve “Bye Bye” Balboni, Ron Blomberg (the very first designated hitter), Orlando “El Duque” Hernandez, Homer Bush, “Bucky” Dent, Charlie Hayes, Willie Randolph, David “Boomer” Wells, and “The Warrior” Paul O’Neal all took their turn at-bat or in the field. Interesting, Derek Jeter is old enough to have played with 15 of these former players. Current Yankee skipper, Joe Girardi, was also on hand to enjoy the fun. Bernie Williams and David Wells were kidded by the others as they have never formally retired from the game. Former Yankee, Todd Greene, was also present. Greene had the honor of catching the first pitch by President George W. Bush during the first game at Yankee Stadium after the tragic event of 911. Bush wore caviler from his neck to his ankles. He also warmed up by throwing in the hallway near the dressing room. The story goes that Derek Jeter walked by and saw Bush throwing and said to the President, “Don’t bounce it, they’ll boo you.” Many of the players were asked questions about this event and the stories of yesteryear

Yankees who were missing were many. Don Mattingly, Aaron Boone, Scott Brosius, Joe Torre, Dooley Womack, and Wade Boggs are a few of those players. Several wives of passed Yankee greats were also invited. Some of those introduced were Diana “Thurman” Munson, Kay “Bobby” Murcer, and Helen “Catfish” Hunter. The scoreboard honored the fallen Yankees from the past year. The names of Lee McPhail, Virgil trucks and Bob Turley were shown The teams were divided into the Bombers and the Clippers. Paul O’Neil, David Cone, and John Flannery were miked-up for the game. They had to remind many of the old timers that they could be heard as their language is still very salty. The National Anthem was a recorded version by Robert Merrill. As the game started, there were lots verbal shots from one player to the other. No one ran very fast and catches in the outfield were few and far between. Several good plays were made in the infield. Paul O’Neil almost hit one out off David Cone as his ball hit the right field wall about halfway up, driving in a run for the Clippers. John Flannery drove in Steve Balboni and then Ricky Henderson did what he does best. He hit the first pitch he saw on a line to centerfield, scoring Flannery and giving the Bombers a 2-1 lead and the win. I watched the old become young again as smiles and chatter were traded like candy between players and fans. David Wells told Lou Piniella he was getting a fastball, but threw him a curve. Lou still hit it for a single. In fact, at one time there were two left fielders and no one knew why. It was all such great fun. I can’t wait until next year.

Fourth of July, but a number of notable events in the world of sports have also occurred on Independence Day.

This is the 4th of July sports event that stands out in my memory

1983: New York Yankees pitcher Dave Righetti’s 4-0 win, was special for two major reasons. First, it came against the Boston Red Sox, and second, it was a no-hitter. Close to 62,000 fans packed Yankee Stadium on July 4, 1939 for an event called “Lou Gehrig Appreciation Day.” With the ailing player retiring, the Yankees retired his No. 4 uniform as players, coaches and dignitaries feted the captain. In a speech that has now become famous, Gehrig told the fans in attendance “I consider myself the luckiest man on the face of the earth.”

1985: By the time the 19-inning, six hour and 10 minute game between the Mets and Braves was finished, the calendar had rolled over from July 4, to July 5. Despite the late hour of 4 a.m. and despite the Braves’ 16-13 loss, fireworks were set off at Atlanta Fulton Country Stadium. While the 1000 fans left at the game considered it a treat, the ballpark’s neighbors did not. According to reports, 911 operators received many calls fearful the city was under attack. 1993: It was an “All-American” championship at Wimbledon, as Pete Sampras faced off against Jim Courier. Winning the first of his seven titles at the All England Club, Sampras prevailed in four sets, 7-6, 7-6, 3-6, 6-3.

1910: Former undefeated heavyweight champion Jim Jeffries came out of retirement in with the sole purpose of defeating AfricanAmerican boxer Jack Johnson. The anticipated fight took place on July 4th that year in front of 22,000 people. When the bout was stopped in the 15th round after Jeffries had been knocked down twice, Johnson was declared the winner. The result sparked race riots across the country.

1919: Jack Dempsey knocked out defending champion Jess Willard in four rounds to become the heavyweight champion of the world. 1964: Although the game between the Kansas City Royals and Baltimore Orioles was tied 6-6, officials stopped play because of a Baltimore curfew to permit a fireworks show to take place. The game was also notable because Kansas City’s Manny Jimenez, who hadn’t hit a single home run in 1963, went deep three times in the tie.

1999: As a member of the Tampa Bay Devil Rays, Jose Canseco became the first player in Major League history to hit 30 home runs with four different teams (the A’s, Rangers and Blue Jays are the others). 2001: Team USA soccer captain Cindy Parlow became the youngest player in U.S. history with 100 international appearances in a 1-0 victory over Canada. She was just 23 years old at the time.

2001: Fifty people were stranded on the Ferris wheel ride at Comerica Park during a game between the Royals and Tigers. After two hours they were rescued by firefighters and given tickets to another game, free dinner and team autographs from the Tigers. 2004: The All-Star Game selections were announced on July 4th that year. For the first time in MLB All-Star history, three players with 500 career home runs started in the game. Those players were Barry Bonds, Ken Griffey Jr. and Sammy Sosa (all from the NL). 2006: Mets closer Billy Wagner induced Juan Castillo to hit into a fielder’s choice for the final out, becoming the 20th pitcher in Major League Baseball history to record 300 career saves.

1976: Philadelphia Phillies catcher Tim McCarver hit what should have been a Grand Slam homerun. Instead, it became known as a “Grand Slam Single,” as McCarver passed his teammate Garry Maddox on the bases. The Phillies still beat the Pirates, 10-5.

44th Annual Rockport Art Festival

Rockport, Texas – The Rockport Art Festival is now in its forty-fourth year. The 2013 festival will be held July 6-7, right on Aransas Bay on the festival grounds next to Rockport Beach Park.-

The 12 Annual Night at the Races presented by the Padre Island Rotary Club will be held July 19 at the Padre Isles Country Club.

The Rockport Art Festival began in 1969. It is one of the largest outdoor art festivals in the country. In 2012, more than 10,000 people attended the event. The festival begins with a July 5 Art Auction & Party, which includes: a Live Auction, Big Board Auction; Silent Auctions; full dinner; valet parking; open bar and live music from The Rebuilt Carburetors.

Night at the Races July 19

The annual event lets bettors place wagers with play money on pre-recorded horse races. At the end of the night the money can be used to buy over $5000 in prizes.

On Saturday, July 6 and Sunday, July 7, over 120 artists will be displaying and selling their work. There will be an array of artwork from Paintings, Ceramics, Photography, Sculpture, Woodwork, Mixed Media, Jewelry and other. Only high-quality fine art and master crafts are showcased. No commercial vendors. There will be live music and food under a large air conditioned tent and a kid’s activity tent with The Singing Zoologist on Saturday and Mr. Habitat on Sunday as live entertainment. The festival will open Saturday, July 6 10am-6pm; admission for Adults on Saturday is $7. Sunday Adult admission is $6, kids age 12 and under are admitted for $1. Hours of operation are 10am -5pm. An All Festival $10/pp two day pass, with no waiting line, is available online and at both gates on Saturday morning while supplies last.

The event kicks off at 6 p.m. and includes a full seafood buffet along with two beer and/or wine tickets. Pre-race tickets are available at the Country Club or from any Island Rotarian and are $35 and limited to 120.

Mike Milligan and the Altar Boys played the Back Porch last Thursday. Last week was another scorcher! The weather was on the hot side, too. I caught a boat load of great shows. On Thursday, the always jumping Mike Milligan and the Altar Boys (Austin, TX) blew into the Back Porch and set the tone for the weekend. On Friday, Miss Neesie and the Tin Can Trio, a scaled down version of the big rocking roots and zydeco orchestra from San Antonio, Earfood, played Giggity’s. That was a treat. I’ve known Jim and Neesie Beal for 30 years. Jim is the veteran music writer for the San Antonio Express-News and I have a world of respect for him. I don’t know anyone as well versed in the music world as him. He’s interviewed them all.

Jul and Brandon Jolley aka Jul and the Chrome Wheel will play Shorty’s on July 4-5. in the aisles. And of course, he climbed up on some tables and played his Telecaster behind his head. They have recently released a new CD, Tlaquepaque, and the legend continues. Joe used to own Austin in his heyday. I will never forget going to a JKC concert at Auditorium Shores in the 80’s where there were thousands of people and watching Joe take a stage dive and body surf above the massive crowd’s outstretched arms all the way to Riverside Drive and back… all the time never missing a lick on his guitar (with a wireless set-up). I bet it took half an hour. He must have had bruises from head to toe after that. Joe King Carrasco really is Hall of Fame material.

Stewart Mann of Statesboro Revue sits in with Six Market Blvd at the Back Porch last Friday night. Also on Friday, I was able to slip away and catch some of the Americana band, Six Market Boulevard (Stephenville, TX) at the Back Porch. Those guys are good and maintain a high energy pace. The show really took off when Stewart Mann (front man for Statesboro Revue) showed up and sat in on harmonica and vocals. Take my word for it, these are two killer young bands to keep an eye out for.

Joe King Carrasco… On Saturday, the show to catch was Joe King Carrasco and El Molino at the Back Porch. El Molino consists of the veteran rhythm section of Ernie Durawa on drums and Speedy Sparks on bass (Texas Tornados, etc). This was Joe King’s Joe King band before the Crowns Carrasco played and produced the hits, the Back Porch Jalapeno and Big Red F I N E Aand RT last Saturday. It’s that time again to wish everyone a very HAPPY FOURTH OF JULY! I just ate an entire half of a watermelon by myself… seriously. I may put on some John Phillips Sousa and eat the other half. I love the Fourth of July. I love fireworks! I love watermelon! When the rockets red glare starts popping in Port A, you’ll find me at my predictable Fourth of July vantage spot… on the top deck of the Island Queen. It’s the best place ever to watch the fireworks show in Port A. There’s usually a bunch of kids up there singing patriotic songs and something about it just makes me proud to be an American. I think it’s very cool, too, that Padre Island is having their very own fireworks show this year for the first time ever. I heard something about them putting Statesboro Revue on a big barge and taking them all around the canals. I hope that happens. Tonight, Thursday, the Fourth of July, after the fireworks show in Port A, the big horn party band Cruise Control will play the Back Porch, Uel Jackson will be at Fin’s, the high energy duo, Jul and the Chrome Wheels (Austin, TX) will play Shorty’s (they’ll also be back at Shorty’s on Friday and at the Gaff on Saturday) and Cord Carpenter (Austin, TX) will play Giggity’s. I first saw Cord at this year’s SandFest and was blown away. This young man plays country and Southern Rock and he plays it with confidence and drive. I was so impressed that I booked him on the spot. He has over 10 years of professional experience including seven CD’s, countless performances, and over 200 songs written and recorded. Cord has shared the stage with Tom Petty, Jakob Dylan, Rami Jaffe, and Rusty Weir, among others. I should also mention that if you plan to be in Corpus, Kevin Fowler,
