CHATEAU ROYAL CONDOMINIUM ASSOCIATION, INC. RULES AND REGULATIONS FOR LIVING (Revised OCTOBER, 2000)

General Rules: 1.

The public halls, sidewalks, stairways, parking areas, any other public areas shall not be obstructed or used for any purpose other than for ingress to and egress from the individual units.

2.

Common areas shall not be used for storage, nor for placement of furniture or any other articles, including, but not limited to, plants, boxes, shopping carts, etc.

3.

Owners or occupants shall not make or permit any disturbing noises to be made in the building or on the premises by himself, his family, tenants, servants or other invitees; nor do or permit anything to be done by such persons that would interfere with the rights, comforts, or convenience of other owners or occupants.

4.

Owners or occupants shall not play or allow to be played any musical instrument, radio, TV, stereo, tape recorder, or the like in the demised premises between the hours of 10:00 p.m. and 8:00 a.m., if the same shall disturb or annoy other owners or occupants of the building.

5.

Owners and occupants shall not put their names in any entry, passageway, vestibule, hall or stairway of the building, except in the proper place or in the mailbox provided for use of the units occupied by them, respectively.

6.

Rugs shall not be beaten on patios or outdoor living areas, stairways, or in the halls or corridors, and no dust, rubbish, or litter swept from any unit into the halls or entryways of the building.

7.

Bundles or refuse shall not be permitted to be left in corridors, foyer entrances, walkways, courtyards, parking lots or on lawns. Exposed balconies and patios are not to be used for unsightly storage.

8.

Garbage and trash are to be handled a.s directed by the Board of Chateau Royal Association, Inc. Garbage pickup is scheduled to begin at 8:30 a.m. on days -1-

f selected by the Board (each unit will be notified in writing as to the days that garbage will be picked up). Please place the sacked and sealed garbage in or near your entrance before 8:30 a.m. on the days that pickup is scheduled.

9.

Children shall not be permitted to loiter or play on the stairways, or in the halls, lobbies, or any other interior common area.

10.

Valuables left with any employee of this Chateau Royal are left at the risk of the owner. By leaving same with any employee, the owner holds Chateau Royal, its Board of Directors, its officers, and its managing agents harmless, and shall defend them against any and all claims resulting therefrom.

11.

Visiting children must be supervised by an adult owner or occupant being visited.

12.

The water closets and other water apparatus shall not be used for any purpose other than that for which they were constructed, and no rubbish, rags, papers, ashes, or other substances shall be thrown therein. Any damage to the property of others, including the common elements, resulting from misuse of such facilities, of any nature or character Whatever, shall be paid for by the owner of the unit causing such damage.

13.

All damage to the project caused by the moving or carrying of articles therein, shall be paid for by the owner or person in charge of such articles.

14.

Nothing shall not be thrown or emptied by the owners or their tenants or servants out of the windows or doors, or down the stairways, or in the common areas, nor shall anything be hung from outside of the windows or placed on the outside window sills, balcony banisters or patio fences.

15.

Dogs, cats and other domestic pets are allowed in the units, provided that the same shall not disturb or annoy other occupants of the community. Any inconvenience, damage or unpleasantness caused by the same shall be the responsibility of the respective owners thereof. All pets must be on a leash at all times when outside of the unit. The vacant lot to the South of the complex is the proper place for walking, exercising, and "relieving" your pets. Do not allow your animal to "relieve" its self on the grounds or common areas'other than the vacant lot. Should an "accident" occur, please pooper scoop and properly dispose.

16.

The water shall not be left running for any unreasonable or unnecessary length of -2-

time in any unit, due to the plumbing noise created, disturbing other units in the same building.

17.

Shades, awnings, or window guards shall not be used except those either installed by or previously approved by the Board of the Association. No signs of any kinds shall be placed in windows, on doors, on exterior surfaces, in or on any common elements without prior written approval of the Board of the Association.

18.

Running any electrical wiring not in compliance with applicable electrical codes is prohibited.

19.

Radio and television aerials/antennas shall not be installed outside units.

20.

Owners or occupants shall neither install nor operate in their respective living unit any machinery, refrigerating, or heating device, washing machine, close dryer, washer/dryer combination, air-conditioning apparatus, or like equipment and/or appliance, other than the equipment and appliances initially installed therein or replacements of a similar kind, type, size and capacity. Further, no illumination other. than electric lights shall be used, and no inflammable oils, fluids, or other explosives substances deemed hazardous to the life, limb, and the property, shall be allowed at Chateau Royal without the prior written approval of the Board of the Association.

21.

Owners who have their unit rented or leased thereby convey their usage of all common areas to the tenant.

Swimming Pool: 1.

Radios and musical instruments shall be allowed in the pool area, but the volume must be maintained at a discreet level.

2.

Glass objects are not allowed in the pool area! Beverage cans, and other trash/debris must be properly disposed of before leaving the pool area.

3.

Pool hours are from 9:00 a.m. until 10:00 p.m. Monday through Thursday and from 9:00 a.m. until 11 :00 p.m. Fridays, Saturdays, Sundays and holidays.

4.

Persons with open sores or contagious diseases must not enter the pool area.

5.

Residents are expected to use good judgement in the number of guests invited to use the pool. A GUEST IS NOT TO USE THE POOL IN THE ABSENCE OF THE RESIDENT HOST UNLESS PRIOR ARRANGEMENTS ARE MADE WITH MANAGEMENT.

6.

The pool is used at the risk of the user. No life guard is on duty. The Association, the Board, the officers and directors, nor the management agent are either liable, or responsible for injury to persons, or for loss or damage to personal property.

7.

Children under 12 are not to use the pool unless accompanied by a responsible adult.

8.

Running, rough or boisterous conduct will not be permitted in the pool area.

9.

Pets are not allowed in the pool area at any time.

10.

Management reserves the right to deny swimming or lounging privileges to anyone at any time without prior notice.

11.

ONLY proper swimming attire is permitted.

Parking Area: 1.

A vehicle belonging to an owner, to a member of his family, to a guest, to a tenant, or to an employee of an occupant shall not be parked in a manner so as to impede or prevent ready access to other parking spaces. The occupant, their family members, their employees, servants, agents, visitors, and licensees shall obey any parking regulations posted in the parking areas.

2.

The occupant shall not cause or permit the sounding of any horn from any vehicle in which his guests, family, tenants, invitees, or employees shall be occupants, approaching or upon any of the driveways or parking areas serving the project, except as may be necessary for the safe operation thereof.

3.

Vehicles shall not be left in a parking lot in a non-operative condition, nor shall there be any repairs other than emergency repairs made to vehicles in a parking lot.,

Management reserves the right to remove any vehicles parked in an unauthorized place or manner at the expense of the vehicle owner.

5.

Other than reserved handicapped spaces, all parking at Chateau Royal is on a "first come first serve basis" with no reserved areas or spaces. The Board may develop a recommended parking area for various buildings, and request cooperation of all relating thereto.

Clubhouse: 1.

The Clubhouse is for the exclusive use of residents of Chateau Royal and their invited guests, and used in accordance with the rules and regulations relating thereto as may from time to time be adopted by the Board of the Association.

2.

Any persons using the Clubhouse shall be responsible for keeping it clean and presentable.

3.

Each owner shall be responsible for any damage caused to the Clubhouse or its contents by the said owner or any of the owner's family, tenants, and/or guests.

4.

To reserve the Clubhouse, contact the management company, Ridgway Lane & Associates, Inc. at 354-1111.

General Information: 1.

Board of Director's meeting are scheduled for the third Monday of each month at 6:00 p.m. in the Clubhouse. Board meetings are open to all homeowners, as observers; should an owner wish to speak, either the president or management -5-

should be contacted in advance in order for said owner and his/her particular issue to be placed on the agenda for the meeting.

2.

The Chateau Royal Condominium Association, Inc. annual meeting is normally scheduled for the second Tuesday in February. At this meeting elections are held at to fill any vacancies on the Board of Directors, review the past year's operations, and review. future plans.

3.

For keys to the Laundry Room and the gates, contact the management agent.

4.

Please contact the management company and provide telephone numbers and other information for use, in case of an emergency, while you are away from your home.

5.

Pest Control service is scheduled to be done every three (3) months by Strutts Pest.

Control Service, or another vendor as may by selected by the Board of Directors.

For access to your unit you may provide at your own risk, a key to the vendor, a key to the Chateau Royal employee, or, otherwise, be present when the vender arrives for treatment of your respective unit.

6.

If you would like to have a copy of the Declarations of Restrictions (Covenants) or By-Laws, you can purchase both, or either, from the management agent for the cost of printing.

7.

Monthly installments of the annual assessment fee come due on the first day of each and every month. Payments should be made payable to Chateau Royal Association, and mailed to Ridgway Lane & Associates, Inc., P. O. Box 22891, Jackson, MS 39225. After the 15th day of each the month, that month's payment is considered delinquent, and late charges as established by the Board of the Association may apply.

EACH OWNER WITHIN CHATEAU ROYAL IS EXPECTED TO OBSERVE AND COMPLY WITH THESE RULES AND REGULATIONS AS ESTABLISHED BY THE BOARD OF DIRECTORS OF THE CHATEAU ROYAL CONDOMINIUM ASSOCIATION, INC. FOR THE COMMON GOOD. -6-

The rules and regulations are for the owners/residents convenience as well as protection, We ask that the following rules be given special attention as they have been abused in the recent past. We want to thank all homeowners and residents who respect and help maintain this property and ask for the cooperation of all so that convenience does not lead to lack of consideration for your neighbors, POOL PASSES

Pool passes will be issued in the near future, It is unfortunate that good judgement does not prevail in the number of guests invited to the pool area, Please note again that this is for your protection and safety, Each owner will be issued two pool passes per unit.

Each pass allows one adult and one child under the age of 12, Any children over 12 will need a pass, If you do not carry your pool pass, you may be asked to retrieve it or leave the pool area, POOL MAINTENANCE

The pool is being maintained by a professional pool service, Correct water levels are critical to the proper levels of chemicals as well as function of the pool pump, PLEASE DO NOT USE HOSES IN THE POOL. BARBEQUE GRILL

The barbeque grill has been left on over night in the recent past.

The grill top has been left open after use exposing it to the weather.

PLEASE CARE FOR THE GRILL AS IF IT WERE YOUR OWN, TURN OFF AFTER USE, CLOSE THE COVER AFTER USE, Excess use of utilities and misuse of property amenities hurt all homeowners in the cost of repair or replacement.

DUMPSTER

Bagged garbage only is allowed in the dumpster, Dumping of household appliances, furniture, construction debris is not allowed, GATE CODES Please do not issue gate codes indiscriminately, The community has been gated for your security and protection, Additional gate codes are available upon request for guests, special events and outside maintenance personnel.

If you abuse your gate code you will be asked to change it.

Clubhouse 1,

The Clubhouse is for the use of residents and their invited guests,

The Clubhouse shall be used in accordance with the rules and regulations of the Clubhouse,

Any persons using the Clubhouse shall be responsible for keeping it clean and presentable,

4.

Each owner shall be responsible for any damage caused to the Clubhouse or its contents by the said owner or any of the owner's family, tenants, or guests.

5,

To reserve the Clubhouse please leave a message in the office mail slot.

General Information

The Board of Director's meeting is scheduled for the third Monday of each IT p.m. in the Clubhouse. The meeting is open to all homeowners.

The Annual Chateau Royal Homeowner's meeting is scheduled for the second Tuesday in February.

Elections are held at this time to fill any vacancies on the Board of Directors.

Keys to the Laundry Room and Work Out Room are available upon request. Please leave a message at the office.

Upon move in, owners and residents are requested to provide telephone numbers and other information for use, in case of an emergency, while you are away from your home.

Chateau Royal has been gated for our owners and residents privacy and security. A gate code will be provided to all new owners/residents. Gate openers are available for purchase through the association.

Gate codes are for your protection and SHOULD NOT BE GIVEN OUT TO THE PUBLIC. Additional gate codes for one time use for a specific time period and date for special events, guests, or maintenance etc. are available upon request from the association.

Pest control spraying is scheduled by management every three (3) months by Terminix Pest Control Service.

Owners will be notified in advance of a time and date, The owner is responsible for making their homes available for spraying. If an owner is not available at that time please make arrangements for entry by notifying the office.

POOL PASSES Pool passes for guests will be issued as follows: Each pass allows one adult and one child under the age of 12. Any children over the age of 12 are required to have a pass.

Owners are not required to have a pass.

Replacement of a lost pass will cost ~Ch. If guests do not carry a pool pass, they may be asked to retrieve it or leave the pool area.

Owners in default of any assessment fees will not have use of the pool.

The pool is maintained by a professional pool service. It is essential that the water level of the pool remain constant in order for it to run efficiently.

Owners/residents are not allowed to use hoses in the pool.

You are to use the pool at you own risk. No life guard is on duty. Management will not be responsible for injury, loss or damage to personal property.

Children under 12 are not to use the pool unless accompanied by an adult.

9.

Running, rough or boisterous conduct will not be permitted in the pool area.

10.

Pets are not allowed in the pool area at any time.

11.

The management reserves the right to deny swimming or lounging privileges to anyone at any time without prior notice.

12.

ONLY proper swimming attire is permitted.

13.

The barbeque grill is for the use of the owners. Please be sure to turn the grill off, clean after use and close the cover.

Parking Area 1.

A vehicle belonging to an owner or to a member of his family or guest, tenant or employee of an occupant shall not be parked in such a manner as to impede or prevent ready access to other parking spaces. The occupant, their employees, servants, agents, visitors, licensees and the occupant's family shall obey any parking regulations posted necessary for the safe operation thereof.

The occupant shall not cause or permit the sounding of any horn from any vehicle in which his guests, family, tenants, invitees, or employees shall be occupants, approaching or upon any of the driveways or parking areas serving the project, except as may be necessary for the safe operation thereof.

Vehicles shall not be left in a parking lot in a non~operative condition, nor shall there be any repairs made to vehiCles done in a parking lot according to Page 17, Paragraph of the covenents and bylaws.

Management reserves the right to remove any vehicles parked in an unauthorized place or manner at the expense of the respective owners.

Clubhouse 1.

The Clubhouse is for the use of residents and their invited guests.

2.

The Clubhouse shall be used in accordance with the rules and regulations of the Clubhouse.

3.

Any persons using the Clubhouse shall be responsible for keeping it clean and presentable.

Each owner shall be responsible for any damage caused to the Clubhouse or its contents by the said owner or any of the owner's family, tenants, or guests.

5.

The clubhouse is not to be used for any political andfor commercial purposes.

To feserve the Clubhouse please leave a message in the office mail slot along with a $25.00 deposit.

Generallnfonnation The Board of Directors meeting is scheduled for the third Monday of each month at 6:00 p.m. The Clubhouse. The meeting is open to all homeowners.

The Annual Chateau Royal Homeowner's meeting is scheduled for the second Tuesday in February.

Elections are held at this time to fill any vacancies on the Board of Directors.

Keys to the laundry Room and Work Out Room are available upon request. Please leave a message at the office.

Upon move in, owners and residents are requested to provide telephone numbers and other information for use, in case of an emergency, while you are away from your home.

Chateau Royal has been gated for our owners and residents privacy and security. A gate code will be provided to all new owners/residents. Gate openers are available for purchase through the association.

Gate codes are for your protection and SHOULD NOT BE GIVEN OUT TO THE PUBLIC. Additional gate codes for one time use for a specific time period and date for special events, guests, or maintenance etc. are available upon request from the association.

Pest control spraying is scheduled by management every three (3) months by Terminix Pest Control Service.

Owners will be notified in advance of a time and date. The owner is responsible for making their homes available for spraying. If an owner is not available at that time please make arrangements for entry by notifying the office.

If you would like to have a copy of the Declarations of Restrictions (Covenants) or By-laws, you can purchase both or either from the association at cost.

Monthly installment payments of the annual assessment fee shall come due on the 1st day of the month following conveyance of the unit Payments should be made out to Chateau Royal Association and may be deposited in the Clubhouse mail slot. Payment of the assessment fee is considered past due after the 15th of the month.
