SPOTLIGHT
Q&A
Katherine North Carroll is an interior designer currently living in Redwood City who has clients all over the country, from Manhattan to Seattle. We get her take on today’s design and designing and decorating her own home.
8 / THE PENINSULA FALL 2016
You had the opportunity to design and build your own home. What was that like?
LEFT and TOP: West Village high rise
Your interiors are modern, but have a warmth to them. How do you accomplish that? Working with textures, layering materials, composing color palettes, considering the scale and balance of individual pieces and of a grouping within a room – these are my gifts. In my own home I used different woods in different rooms to create interest; Heath ceramic tile, a Japanese sand plaster finish with grass clippings as a feature wall, boardform concrete walls, cedar siding, just to name a few materials. I think about so many things to create warmth...I love clean lines, minimalism and spare interiors, but having them be livable and approachable is so important.
What is your favorite room that you have ever designed? A living room/dining room/kitchen in New York’s West Village that overlooks the Hudson River. Our creative talent was really valued and it shows in the results. The view is spectacular and the clients love living there. What is key to a successful interior design project? Collaboration! Working with a solid team of client or client rep, architect, general contractor, interior designer and landscape architect is so important.
Being my own client was a great experience and has helped me understand first hand how overwhelming building a home can be. It was a gift to design a home just the way I wanted it to be, and I loved watching the construction happen on an almost daily basis. I learned the value of having a great design team work together on a project. Did you design your own home for a particular lifestyle? The house was designed for a busy Bay Area couple who loves good light, high ceilings, thoughtful use of space, interesting architecture, a rustic modern aesthetic, crisp materials, details, high quality finishes and transitions, indoor-outdoor living, a great sound system and low maintenance gardening and upkeep.
What advice do you have for starting an interior design project? With every client, we start by asking a lot of questions. And more importantly I listen carefully to the answers. I feel my role is to articulate for a client what they cannot articulate for themselves in the interior design language. I am helping them create a space that they love and are comfortable in. We try to find two words to sum up a project. For a recent major renovation project the words are “comfortable elegance.” How would you define your personal design style? My personal interior design style is rustic modern. This means materials that contrast warm and cool, mostly modern furnishings with family pieces mixed in, a nod towards the Southwest, references to my Irish roots. In addition to this aesthetic description, my style is practical and user friendly. All seating in my home is comfortable, countertops are easy to maintain, and storage space is carefully considered.

Getting the Highest Price for Your Home in a Slow Market: A Different Kind of Realtor “We have bought and sold homes before, and our experience with Annette was totally different than our experience with other realtors — in a good way.” scott gilbert
When the real estate market is hot, it’s easy for an agent to look like a superstar. But when the market cools a bit, it’s important to have a realtor who will fight for your best interests and do whatever it takes to get you the highest price for your home. When the Gilberts put their house up for sale in the late summer of 2015, they just missed the busy spring/early summer season. When the house sat on the market, most agents would have insisted on dropping the price. But not Annette.
“Annette’s diligence is one of her strongest assets. She was very realistic about the valuation of the house and she never altered on the price. We would definitely recommend Annette to anyone looking for a great realtor.” scott and tish gilbert

Historic Charm Meets Modern Amenities
A CLASSIC REDWOOD CITY HOME COMBINES THE BEST OF YESTERDAY AND TODAY.
I
BY MARIANNE LIPANOVICH
n the 1800s, San Francisco residents started moving down the Peninsula to Redwood City for part of the year, finding the town’s not-too-hot, not-too-cold weather was a reprieve from San Francisco’s foggy days. These days, the new arrivals have also cited Redwood City’s revitalized downtown, city-sponsored activities and celebrations, and a combination of the old-fashioned Main Street vibe blended with up-to-date boutique shops and restaurants as the reason for their move.
14 / THE PENINSULA FALL 2016
In 2001, when Lisa Carlos and Brett Queener realized their growing family was rapidly outgrowing their current home, they also found themselves drawn to Redwood City. Although the downtown area hadn’t begun its comeback, they liked the traditional tree-lined streets, historic homes and easy access to both 101 and 280. They also appreciated the socioeconomic diversity of the city and wanted to be part of that.
They found a 1926 Italianate two-story, 2,600-square-foot home in the desirable Mt. Carmel area just off El Camino and south of San Carlos. Its classic style and period detailing combined with the walled perimeter gardens and Mediterranean-style arches gave it a look that appealed to Carlos, reminding her of growing up in Santa Barbara. Plenty of windows let in light throughout the day and large redwoods and other mature plantings dotted the lot.
Once they moved in, they set to work to turn a charming house into a family home. The renovations were extensive but the result is a home that has retained its historic feel and also works for today’s lifestyle. “People walk in and say ‘Oh, wow’,” Queener says.
The renovations were extensive but the result is a home that has retained its historic feel and also works for today’s lifestyle. KEEPING THE BEST OF THE PAST There was no blowing-out of walls to create an open-plan concept and the bedrooms, while comfortably large, are not massive. Instead Carlos and Queener opted to keep much of the traditional layout, with its central hall and stairway and living and dining room on either side. They focused on what would make sense to highlight the home’s elegance while still turning it into a family home. Some changes are immediately obvious, such as turning a four-bedroom, three-bath home into a legal four-bedroom, fourbath home and remodeling the basement into a usable laundry area and play space or storage area. Replacing the existing knob and tube wiring and rusty pipes and
adding central air and heat were upgrades that weren’t as immediately obvious but were certainly needed. Because Carlos didn’t want to see wires, an anachronism in a classic home, the entire home was wired for AV as well. The couple went to great lengths to ensure their interior upgrades reflected the legacy of the home. The original walls have been refreshed, wood railings and floors have been reclaimed, existing built-in cabinets and cupboards now function smoothly and added custom storage throughout the home blends in perfectly. Almost all of the doors and windows have been replaced, but even here, Carlos and Queener chose to go with custom versions that repli-
cated the design of the original windows. “Everything we did was to maintain the original design,” Queener explains. In addition to the living room, dining room and kitchen, the lower level includes a bedroom, full bath and new home office. Upstairs, the two guest bedrooms each have their own completely renovated attached bath and added storage, a necessity in older homes. The spacious master suite features a custom-designed walk-in closet and four-piece bath, but the highlight of this space is the large secondfloor terrace outside the room’s double French doors. With its rose-lined wall and fountain, it’s the perfect spot for morning coffee or evening wine. CONTINUED ON PAGE 16
THE PENINSULA FALL 2016 / 15
It’s immediately obvious that this is a contemporary chef’s kitchen. ADDING A DREAM KITCHEN The kitchen, though, is where the couple put the majority of the renovation budget. They tore down interior walls and pushed out an exterior wall to create banquette seating in the breakfast nook. And while stylistic touches such as the beadboard paneling in the nook echo the traditional style found in the rest of the house, it’s immediately obvious that this is a contemporary chef’s kitchen. Custom cabinetry from Italy anchors the large space. A six-burner stove is set into the island and surrounded by a raised bar area that includes slots for bar-sized cutting boards and knives,
16 / THE PENINSULA FALL 2016
with seating on two sides. A wine refrigerator sits next to the built-in coffee maker. Other sleek stainless steel appliances include the wall ovens, dishwasher and the double refrigerator–freezer combination. “Men walk into the space and say, ‘nice fridge’,” Queener says. Renovating the kitchen is what also led to the creation of what Queener and Carlos call the “casita.” Knowing the kitchen renovation would take months, they installed a temporary kitchen in the separate two-car garage situated just across the patio from the back of the
home. It didn’t take long for them to realize how handy this was, so they turned it into a fully legal guest space or nanny apartment with the same top-of-the-line finishes found in the main house. The casita includes a small-scale kitchen with refrigerator, stove, microwave, dishwasher and eat-in bar, a full bath containing a pebbled beach-style shower and a separate bedroom. As a bonus, the garage still contains room for storage and one car.
AN OUTDOOR SPACE TO MATCH The outdoor space is equally inviting and spacious, as the house only takes up about one-third of the lot. “There’s a great indoor-outdoor connection,” Queener notes, and doors off both the kitchen and the living room also blur the lines between the interior and the outdoor space. The landscape flows seamlessly from the front gate to the small, raised redwood grove at the back corner beyond the driveway. The front garden is a traditional Old-World-inspired design that plays off the home’s innate symmetry. To one side off the living room, a flagstone patio with a wall fountain is a shaded retreat that is easily accessed through French doors. At the back of the house,
the patio area runs almost the entire width of the house. “We saved as much of the original 1920s brick in the patio as we could,” Queener says about the space that includes water features and a built-in fireplace. “It’s a great party house,” he adds. “At Christmas, we’d open the gate and bring in a truck from Sancho’s.” A BONUS LOCATION Step outside the home’s private spaces and you’re in a prime location to enjoy what Redwood City has to offer. “All the schools are in walking distance and Stafford Park, which is just three blocks away, is perfect for kids,” Queener notes. North Star Academy and Sequoia High School are less than a mile away and John Gill Elementary School is just a mile from the house.
Other lifestyle amenities are equally close. It’s less than a mile to the Caltrain station. A slightly longer walk will take you downtown, allowing you to avoid parking hassles whether you’re meeting for coffee, heading out to dinner, planning on enjoying a movie either at the Century Theater or outdoors at the Square, wanting to catch a show at the Fox or simply lining up for the annual Fourth of July parade. This welcoming home showcases the best of Redwood City.
This Redwood City home was offered for sale by Michael Dreyfus of Dreyfus Sotheby’s International Realty. Reach him at 650.485.3476 or email michael.dreyfus@dreyfussir.com. THE PENINSULA FALL 2016 / 17

Silicon Valley, where we live. Tahoe, where we play. BY MARY JO MCCARTHY
Having grown up in the Midwest with a love of skiing, boating and the outdoors, I have a special appreciation for all that the Tahoe area offers. Now, as a Bay Area Realtor®, I am fortunate to merge my passion for Tahoe with my work. Through the Sotheby’s International Realty network, I enjoy opportunities to be a conduit for those exploring homes in the Tahoe/Reno area. For those of us who are continually drawn to the beauty of the Tahoe basin, buying a home there can be a dream come true. From Truckee to the North Shore and around the lake and beyond to Reno, the Tahoe/Reno area offers homes in a wide range of price points. Whether you are looking for a vacation home, a retirement destination or relocating to Reno, you will have a plethora of options. Following are a few lesser-known opportunities. Historic Sugar Bowl Summit and Last Remaining Homesites This trailside community dates back to the early 1900s when families completely disconnected from their daily routines to enjoy this unique ski vacation experience. Today, buyers can still enjoy this special community; leaving their cars behind, skiers are delivered to their mountain homes via gondola and snowcat. “The Village at Sugar Bowl offers a truly authentic alternative to the slope-side ski resort experience,” says Jeff Hamilton with Sierra Sotheby’s International Realty. “This community has attracted a high caliber of buyers who saw something missing from the more ‘commercial’ ski resort villages. Sugar Bowl offers privacy and modern amenities combined with a European-style mountain experience that can’t be duplicated anywhere else.” Homesites on which to build your own custom home start at $395,000 or you can explore existing home opportunities.

Lake Shore Condos for Under $1M Introducing a sneak preview of the first full ownership opportunity on the lakefront in decades! The Tahoe Beachfront Residences are a ten-unit condo development located on the north shore in King’s Beach. (King’s Beach is also the center of a $50M renovation project.) All ten units have excellent lake views. Prices range between $925,000–$1.4M. The project has conditional approval from the County and final completion dates for all units is expected to be in late October. Models are now open and contracts are being accepted at this point. Ready to Retire? Consider Douglas County Located just minutes away from the south shore of Lake Tahoe and 45 minutes from the Reno Airport is Douglas County, the most affluent county in Nevada but without state taxes. For those buyers desiring close proximity to Lake Tahoe but without the heavy snow, Douglas County offers multiple opportunities particularly for the golf enthusiast. There are nine golf courses and home prices typically range from $400,000–$1.2M in the golf communities. However, in the Jobs Peak area, buyers may find luxury homes on two to six acres priced at up to $10M. In addition to golf, this area is also known for nearby hunting and fishing. Serving residents of all ages and interests is The Douglas County Community and Senior Center, an 83,000-square-foot center recently built at a cost of nearly $17M. If you’re interested in exploring this area further, consider a visit in September when you can also experience the hugely popular Candy Dance in Genoa, a four-day event, which draws thousands of people every year for crafts, home-made candy and a dinner dance.

Is Your Job Taking You to Reno? Lucky You! If your job is taking you to Reno, you may be pleasantly surprised with the opportunities for purchasing a home as compared to the Bay Area. On my recent visit, one neighborhood that piqued my interest was Caughlin Ranch. I liken it to the Vintage Oaks neighborhood of Menlo Park, a very appealing neighborhood feel with lovely homes, however the homes typically sell for less than $1M as compared to the $3M-plus Menlo Park prices. Nearby amenities include mountain biking, hiking and even Starbucks. Skiers, you’re only a 30-minute drive from Mt. Rose. At a base elevation of 8,260 feet, it is Tahoe’s highest base resort which means superior conditions for you! Finally, I’d be remiss if I didn’t mention the upcoming Women’s World Cup Ski Race scheduled for March 9–12, 2017. For the first time since 1969, World Cup ski racing returns to the slopes of Lake Tahoe’s Squaw Valley. Hope to see you there!

Wine Country Living
WHETHER YOU WANT TO TEND THE VINEYARDS OR SIMPLY VIEW THEM, ONE OF THESE PROPERTIES IS CERTAIN TO PLEASE. BY KATHY CORDOVA
Forty years ago, at a wine tasting competition in Paris, the unthinkable happened. In a blind tasting, pitted against French Bordeaux and white Burgundies that were then considered to be the best in the world, two Napa Valley vintages shocked everyone by winning top honors in both the red and white categories. Immortalized as “The Judgment of Paris,” the contest forever changed the perception of California wines.
22 / THE PENINSULA FALL 2016
Today, California is renowned for both the quality and variety of its wines. However, as the French were once perceived to be superior vintners, some people only think of the Napa and Sonoma Valleys as the “California Wine Country.” What many don’t realize is that an hour or two south of the Peninsula is an extraordinary wine region, along with some stunning wine country estates. Whether you dream of tending vineyards, making your own wine or just enjoying a view of the vines with a glass of cabernet from your backyard patio, one of these properties is sure to fit the bill.
PRIVATE RETREAT WITH TURNKEY WINERY AND VINEYARD 600 Pleasant Valley Road, Aptos | $2,290,000 They say you can’t have it all, but this enchanting Aptos estate will prove “them” wrong. Situated on almost five acres, this recently updated four-bedroom, two-bath home sits in the middle of two acres of picturesque Chardonnay and Pinot Noir vineyards, as well as a cathedral of 100-foot tall Redwood trees. Relaxing by the dazzling pool and spa while gazing upon the vineyards, you feel like you are living in your own private five-star resort. The grounds include everything you need for your very own boutique winery – a lab, crush facility, bottle storage and tasting room. All this and only ten minutes to Seacliff State Beach, one of Northern California’s longest continuous stretches of sand beach, and 20 minutes to downtown Santa Cruz. The vineyards are impeccably designed for visual appeal, with roses planted at the end of each row of vines. The vines are also mature and productive. “The current owners get between 100 and 150 cases from the 550 vines,” says listing agent, Mick Pfaff, of Sotheby’s International Realty’s Carmel Rancho Brokerage. “They have ‘crush parties’ with family and friends and make a two or three-day event of it. They’re open on Saturdays for wine tasting and for people to enjoy the grounds and atmosphere.” With its inviting house, luxurious waterfall pool and spa, vineyard views and turnkey winery, yet only minutes from beaches and restaurants, this home truly does have it all.
IF YOU GO: APTOS EAT: Bittersweet, a European bistro, serves up wonderful food and an extraordinary wine list. Heat lamps and fireplaces make al fresco dining enjoyable year-round and live music makes it “the place to go” in Aptos. DO: Aptos is all about golf and beach activities. Several beaches lie along the Aptos coast and the beautiful Seascape Golf Club is one of California’s premier golf courses. STAY: For a traditional hotel, The Best Western Seacliff Inn is a good option at a reasonable price. For more space for families or an extended stay, the luxurious Seascape Resort’s accommodations range from studios to two-bedroom beach villas. TRAVEL TIME TO APTOS FROM PALO ALTO: About an hour. Designed by world travelers enamored with the charming villas in small, provincial European towns, this home transports you to the country life of a French aristocrat. Built on top of a knoll with breathtaking views of mountains and vineyards encompassing more than ten acres, the setting could not be more spectacular. Distinctive features abound, such as the custom-made mahogany doors that grace the entrance, the 28-case wine cellar (with additional cool storage in the garage) and dual kitchen sinks so that couples can work side by side. A mature “gentleman’s vineyard” of cabernet sauvignon grapes has historically produced about 50 cases per year of award-winning private label wines. Fruit trees and new plantings bring the vineyard and orchard acreage to a total of about five acres, capable of producing 100 cases of wine and many delicious fruit pies a year. “They have the best cabernet sauvignon and these amazing apricot trees,” says listing agent, Bobbi Decker of Today Sotheby’s International Realty. “Whenever we go there we have awesome wine and homemade fruit pies.” The property has two more unique features that further increase its appeal. Asoleado is a gated community and this property is also gated, so it is extremely private and secure. Additionally, the community has three private wells, thus providing the homes with their own water supply. Far above the fog of the coast, with temperate year-round weather, Mon Petite Provence is an ideal property to enjoy the California wine country lifestyle with a bit of European flair. 24 / THE PENINSULA FALL 2016

Secrets of Saratoga TWO LOCAL WINERY TASTING ROOMS YOU WILL WANT TO VISIT. BY LAURA NESS Many aspire to have their name on a wine label: how cool is it to present your very own “house wine” to your friends and family? Few, however, have the opportunity to serve a wine with a label that actually says “House.” Such is the case with Saratoga resident, Dave House, a high tech entrepreneur who spent 23 years at Intel and subsequently Bay Networks. He fell in love with this steep 73-acre parcel overlooking what would become Silicon Valley back in the 1970s, and decided to plant a vineyard here. 32 / THE PENINSULA FALL 2016
ABOVE: House Family Vineyards tasting room. Photo provided by House Family Vineyards. All other photos by Denise Donegan. BOTTOM: Jim Cargill, House Family Vineyards Winemaker.
A farmer at heart, having come from the heartland of Michigan, where he still owns lakefront property, House was encouraged by the quality others like Mount Eden, Ridge and Kathryn Kennedy, along with Paul Masson and Martin Ray before them, were producing from similarly set jewels on the crown. In this case, the crown was the Chaine d’Or, the moniker applied to the hilltop vineyards in the Woodside area famed for stunning Chardonnay and Cabernet. House, who is one of four investors in The Mountain Winery, installed the Old Oak vineyard in 1998, naming it for the dramatic oak tree that dominates the landscape and appears on the label. In this steeply terraced terrain, each shoot of each of 20,000 vines is hand-trimmed to one meter in length and hand-tied vertically to its trellis system, producing only one or two clusters per shoot. The wines were originally made by world-renowned Jeffrey Patterson of Mount Eden, who still consults with House Family Vineyards.
House and his son-in-law, Jim Cargill, who has served as winemaker since 2010 and who owns Rio Adobe in Cupertino, invite you to visit them each weekend from noon to five on their splendid tasting deck offering panoramic views of Silicon Valley and the Santa Cruz Mountains. Paid reservations are taken in advance for three separate areas ideal for groups who want a more intimate space: Indoor Lounge, Outdoor Lounge and outdoor Farm Table. Private tastings are by appointment-only outside of tasting room hours; and private events are also available by reservation outside of tasting room hours. Each wine flight consists of five wines at $12 per person, and includes estate wines as well as wines from other AVAs. Wine club members receive six bottles yearly, and enjoy complimentary tastings for themselves and up to three guests at the Vineyard Point Tasting Room. House Family Vineyards is located at 13336 Old Oak Way, Saratoga.

Nicole Walsh, pouring 2014 Ser Dry Orange Muscat
New Kids in Town: Ser and Silvertip The wine scene in downtown Saratoga continues to amp up with the opening of a new tasting room featuring two brands that have been around for a while, but have not been very visible until now: Ser and Silvertip. SER is the personal label of Nicole Walsh, also a Michigan native, who has been winemaker at Bonny Doon for 16 years. It is a Spanish word that means “to be.” It also means “to possess the intrinsic quality; expressing identity or origin.” That seems to be her mantra, as she seeks to present the very being of each wine she crafts. Walsh began her personal brand in 2012, using local Santa Cruz Mountain growers as fruit sources. “I wanted to showcase locally grown varietals and capture their sense of place,” she says. “Having my own brand gives me a chance to focus on wines I don’t make for Bonny Doon, in particular, Chardonnay and Pinot Noir.” Her grower contacts throughout the state enabled her to acquire Chardonnay, Riesling, Syrah, Mourvedre, Petite Sirah, and a very rare little number called Cabernet Pfeffer. Her quest is to express the essence of each grape, making each wine a snapshot of the place from whence it came. Not to be missed are the 2015 Chardonnay and the 2013 Syrah, both from the Coastview Vineyard. This steep site, at 2,300 ft. in the Gabilan Mountain Range on the eastern side of the Salinas Valley, has granitic soils with veins of limestone, yielding wines of intense acid and minerality.
Walsh’s Chardonnay is much like white Burgundy, with a creamy texture and stone fruit flavors of apricot, along with baked apple and Bosc pear. She also makes a beautiful Pinot Noir from the Lilo Vineyard in the Santa Cruz Mountains, abundantly floral with notes of sandalwood and fresh berry crisp. The most unusual wine in the Ser lineup is the 2014 Cabernet Pfeffer, a rare varietal from the Wirz Vineyard in the Cienega Valley of San Benito County. Cabernet Pfeffer is actually a French grape called “Mourtaou,” of which there are fewer than 12 acres grown in California. “Pfeffer” means “pepper” in German, which aptly describes its intense pepper aromas and flavors. SILVERTIP is named for a type of fir tree that used to dominate the landscape where Phillip and Kerstin Nelson have their vineyard and winery, on Zayante Road in the Santa Cruz Mountains. For 30 years, this property was known as Nelson’s Christmas Tree Farm, but in 1999, the Nelson family felt grape vines might be a more strategically profitable — not to mention enjoyable — crop, and they planted nine acres of Pinot Noir and Syrah. Later, they added Chardonnay to the mix. At first, they sold all their fruit,
but in 2008, began making wine under their own brand, with help from winemaking talent, Paul Stroth. Currently, they’re pouring their 2012 Estate Chardonnay, two estate Pinots and a 2011 estate Syrah. The 2012 Sandstone Pinot is their entry level Pinot at $23.99, while their 2012 Estate Pinot ($32) is essentially their barrel select. The 2012 Chardonnay is barrel-fermented with wild and inoculated yeasts in primarily neutral French oak barrels which helps preserve the freshness of the mountain grown fruit. You’ll find plenty of mountain spice in the Silvertip Pinots and a refreshing sassy pepperiness in the Syrah. Three tasting flights will be available, each for $12, and will feature a four-wine flight per label as well as a combined flight with two wines from each label. Ser/Silvertip’s brand-new tasting room is located at 14572 A Big Basin Way in Saratoga, next to Saratoga Chocolates and East Coast Alice. They are open Thursday through Monday. Hours are noon until 7 p.m. on Friday and Saturday, and noon until 5 p.m. on Thursday, Sunday and Monday.
Ser/Silvertip’s tasting room opened on Aug. 26. Please check to confirm hours of operation. Call Ser at 831.901.7806, Silvertip at 408.395.4200. 34 / THE PENINSULA FALL 2016
