DUDUM REAL ESTATE GROUP

A LETTER FROM OUR BROKER Dear Clients, Friends, and Family, The last six months have shown an unprecedented change in the way we live our lives and the way we do business. As the Broker and Owner of Dudum Real Estate Group, my responsibility is to keep the East Bay moving and our clients, agents, and staff safe. I have devoted much of the first half of 2020 to assuring that our brokerage and our agents remain on the forefront of state and county health code requirements, as well as any and all state and county real estate board requirements, to safely conduct the business of buying and selling property. Each of our agents has readily adopted all of these new necessary requirements in an effort to keep our community and loved ones safe and healthy, while still delivering top notch service and helping our clients achieve their real estate goals. There is much more involved from paperwork to protective gear and various other measures, but in the end, we are all happily complying. We understand the value of keeping those we serve healthy, as we facilitate their most precious transaction. The exciting part is that despite the extensive health codes, the protracted shelter-in-place, and the remaining restrictions for working within an office space, we have seen the East Bay real estate market soar. With the enthusiastic migration of city-dwellers into our more reasonably priced market, historically low mortgage rates, as well as people realizing that the "shelter" in their shelter-in-place needed up or downsizing, we have seen inventory shrink even further and sales prices steadily climb. Though unexpected after the tumultuous start to 2020, all of this points to an amazing current housing market. While consumer hesitancy remains a minor hurdle, those that do move forward in courage with buying or selling their home have been pleasantly surprised and impressed with the outcomes. This renews my commitment of staying the course, of knowing that despite circumstances changing, the goal remains the same… commitment to extraordinary service. I can proudly say that, true to our mission, our brokerage and our agents have remained steadfast in their dedication to excellence in real estate. At Dudum Real Estate Group, we make the necessary adjustments to our sail, as the wind changes, so we can still produce a positive outcome for all. Bay Area Real Estate is truly on fire. Jump in! A wise man recently told me, “Don’t wait to buy real estate! Buy real estate and wait!”

San Francisco is an incredible destination for locals and tourists alike, offering numerous entertainment venues, cultural attractions, scenic parks, specialty coffee shops, and most importantly, ample opportunities. The S.F. Bay Area’s booming tech industry provides many appealing jobs, so young professionals are constantly moving to the region. But the Bay is also home to some of the most expensive cities in California—and other cities in the region are experiencing similar real estate trends— so if you’re looking to rent or buy a home here, the process can be overwhelming. Luckily, there are still some cities with cheap rent in the Bay Area.

VALLEJO • Distance from San Francisco: 31.9 miles • Median 3-Bedroom Home Price: $446,000 • Average one-bedroom monthly rent: $1,450 The largest city of Solano County, Vallejo is the most budget-friendly city in the Bay Area, with one-bedroom rents averaging $1,450. The city has twice been the capital of the Golden State. Besides offering the cheapest rent in the region, Vallejo also has an award-winning amusement park—Six Flags Discovery Kingdom—with over 40 rides that will take your breath away. Other local attractions include the Vallejo Naval and Historical Museum, Benicia State Recreation Area, and San Pablo Bay National Wildlife Refuge.

SAN PABLO • Distance from San Francisco: 19.8 miles • Median 3-Bedroom Home Price: $546,000 • Average one-bedroom monthly rent: $1,500 One of the oldest Spanish settlements in the region is nestled in West Contra Costa: San Pablo. This city is among the cheapest places to rent in Northern California and among the most affordable suburbs of San Francisco. San Pablo is known for its growing residential and business community. Along with public schools, colleges, and health care institutions, the city also offers hiking, fishing, and picnicking in San Pablo Reservoir, Tilden Regional Park, and the Kennedy Grove Regional Recreation Area.

CONCORD • Distance from San Francisco: 31.4 miles • Median 3-Bedroom Home Price: $650,000 • Average one-bedroom monthly rent: $1,750 Concord is also one of the affordable places to live near San Francisco. The city is located in Contra Costa County, just northeast of S.F., and offers a range of amenities and attractions such as shopping centers, farmers markets, outdoor concerts, and playgrounds. You can also enjoy hiking trails and historical areas like the Black Diamond Mines Regional Preserve, Mount Diablo State Park, and Iron Horse Regional Trail. For more family-friendly fun, check out the water slides at Six Flags Hurricane Harbor.

MARKET BRIEF

DUBLIN • Distance from San Francisco: 35 miles • Median 3-Bedroom Home Price: $850,000 • Average one-bedroom monthly rent: $2,360 Tucked between the rolling hills of the Tri-Valley region, Dublin is a great city to live in. It is affordable, safe, and family-friendly. Housing in the city is thriving, new restaurants and businesses are always opening, and shops are being constructed on every street. The commute to San Francisco is easy, too, thanks to two nearby BART stations. There is also an incredible range of opportunities for outdoor adventure, with steep canyons, lush biking trails, and wonderful parks surrounding the city.

WALNUT CREEK • Distance from San Francisco: 25.3 miles • Median 3-Bedroom Home Price: $949,000 • Average one-bedroom monthly rent: $2,390 Walnut Creek is another option for those seeking affordable apartments in the Bay Area. The city is in the East Bay, with easy access to many major cities such as San Francisco, Oakland, Sacramento, and San Jose. Among the biggest advantages is its accessibility by BART, but Walnut Creek also offers a charming downtown, historical buildings, first-class shops, restaurants, standout coffee shops, cultural attractions, entertainment venues, and parks.

ALAMEDA • Distance from San Francisco: 14.3 miles • Median 3-Bedroom Home Price: $995,000 • Average one-bedroom monthly rent: $2,210 The city of Alameda doesn’t just offer cheap apartments in the Bay Area—it also serves as an amazing place to live. This company is out to prove once and for all that eco-friendly can also be attractive! Plastic is a growing issue which Nothing New sneakers is helping to address with every pair of shoes produced. They exist at the intersection of product design and sustainably developed materials. For every pair produced, they are repurposing 5.6 plastic bottles into canvas. Other materials used include recycled fish nets and natural and recycled rubber. They offer high-top or low-top options, and a solid lineup of fashionable colors. Additionally, their process saves 160 gallons of water per pair compared to shoes made of 100 percent cotton canvas. A perfect gift for yourself or anyone who loves style. In this new decade, let’s all take a stylish step toward saving the planet!

What do bows, arrows, wine, and horses have in common? They all can be part of a uniquely fabulous Sunday spent in Santa Clara County. Start the day by trying your hand at archery in Stevens Creek County Park, open to the public from sunrise to sunset. You’ll find a 28-station archery range on Mt. Eden Road. If you’ve never tried it, archery lessons are available from Bowhunters Unlimited with free lessons offered the first Sunday of each month from March to October. Who knew? Next to the park is Cooper-Garrod Estate Vineyards overlooking Silicon Valley with a tasting room open daily. Sit outdoors on the expansive patio and enjoy appetizers and sip wines in a tranquil setting with picturesque views. Music is featured many Sundays, so relax and stay awhile. If you’ve got kids along, they can enjoy the coloring table. Save time to wander over to Garrod Farms where you can pet the horses or hire them for a guided trail ride. The horses are well-trained and the serene trails offer endless views of surrounding vineyards, East Bay, and the city. If you don’t ride horses but like to watch them in action, check out the world-class equestrian vaulting team during a practice.

Lafayette Reservoir is open for business, and that business is one of sunshine, fresh air, and people happy to be out and about. The 126-acre property, known locally as "the Res", boasts some beautiful lawn areas where you can picnic while social distancing as well as some great trails.

THESE 5 DIVERSIONS WILL KEEP YOU FEELING POSITIVE AND CHASE AWAY FRUSTRATION AT WORK AND HOME Time to get out that paintbrush or put on those walking shoes. There are times when frustration is inevitable, especially when you're dealing with drama or stress inside or outside of the office. Maybe your work isn't moving as quickly as you'd like, or an employee messed up in a big way. Whatever the case, don't let frustration build or harm your ability to accomplish your goals today. Channel that negativity, and target it into your work. Work to eliminate negative moods and keep yourself productive instead of wasting time. Always have a list ready of activities that help you stay feeling positive. Here are some tangible diversions you can employ to channel your energy, get back in a positive state of mind, and stay in the flow. HOME LIFE

1. CHOOSE EASIER, NECESSARY TASKS AND CHORES When you're not feeling great, don't start doing mentally challenging tasks. Choose quick, easy todo items that you have to deal with anyway. Some examples include doing laundry, cleaning around the office, deleting old emails, paying your bills, and so on. Spending time on these less taxing chores when you're feeling more energetic and productive might be a waste of positive energy. You can do these chores without thinking too much, meaning you can work on autopilot. For example, because I work at home, I'm able to wash dishes when I'm feeling too unfocused to write. Trust me -- it's a rewarding mental break. If you want to keep learning, you can play an engaging audio book or podcast. Whether you're mentally engaged or not, knocking out simple two-minute tasks not only shortens the to-do list, but can bring back your sense of productivity. 2. TALKING TO LOVED ONES There are certain loved ones in my own life who give me energy and joy each time we talk. When I'm frustrated I give them a call. Using this strategy accomplishes two things at once. You get a "pick me up," and keep your relationship with a loved one strong, which is a goal you probably already wanted to accomplish anyway. Remember, you're looking for positivity, so don't call that family member who is Debbie or Dave Downer at these times. 3. EXERCISING When frustrations run high, it can be a sign you need a break, or a workout. When I am fed up situationally, I grab my walking or running shoes and go outside. This shakes off quite a bit of my annoyance or negative energy. I always feel better afterwards. Working out is a healthy multiple-times-a-week habit to form if you've not already done so. Each time you finish a workout, you'll be filled with endorphins, which bring feelings of satisfaction and even euphoria. Exercise is also linked with increased cognitive function in both children and adults according to 2016 research from the British Journal of Sports

Medicine and the Journal of Medicine and Science in Sport and Exercise. This means working out not only helps you get out of a frustrated place and stay healthy, but it also sends more oxygen to your brain and helps you think. 4. CREATIVE WORK When you're frustrated, spending time on creative endeavors that you enjoy can pull you out of a slump. Whether it's writing, drawing, designing, or anything else -- getting lost in beauty can pluck you out of your irritations. A 2018 study in the Journal of Applied Gerontology even showed that playing music had significant positive effects on the cognitive ability of older adults. Artistry can be a way to take a break from negative emotions. It lets you challenge your energy into a creative outlet, which essentially gives your mind a break from what was frustrating it. When you get back to the task you were working on before, you may be able to come at it with renewed energy or a fresh approach. 5. READ A BOOK Sitting down to read a book can ease your nerves significantly, letting you dedicate full focus to the text. You'll forget what's happening around you. The more engaging the book is the easier this can be. Even if it's just for 10 minutes, there's nothing like getting lost in a story. Research backs up the idea that reading regularly can positively impact cognitive function. In 2013, researchers at the University of Toronto found that "reading for as little as 6 minutes is sufficient to reduce stress levels by 60 percent, slowing heart beat, easing muscle tension and altering the state of mind." That will have a positive effect on your ability to get things done once you return to work.

So, take a moment and fill-up the bathtub. Hop in, sit back, soak, and luxuriate in a mystery, SciFi, fantasy, or some other type of fiction you enjoy. This type of self-care, as well as the other ideas mentioned here, will save you and your productivity.

What if they're

AHEAD? What if, instead of falling behind, this group of lockdown kids is actually ahead? What if... our kids have more empathy, they enjoy family connection, they can be more creative and entertain themselves, they love to read, they love to express themselves in writing.

What if... those children enjoy the simple things, like their own backyard and sitting near a window in the quiet? What if they notice the birds and the dates the different flowers emerge, and the calming renewal of a gentle rain shower?

What if... this generation are the ones to learn to cook, organize their space, do their laundry, and keep a well-run home?

What if... they learn to ride a bike, play a board game, do simple crafts, learn to bake, climb a tree, play without a screen?

What if... these kids learn to understand the value of money, what’s important, and how to live with less? What if they learn to plan shopping trips and meals at home?

What if... they learn the value of eating together as a family and finding the good to share in the small delights of the everyday?

What if... these kids learn to just be: to be resilient, to be content?

What if... they are the ones to place great value on our teachers and education professionals, librarians, public servants, and the previously invisible essential support workers?

What if... among these children, a great leader emerges who had the benefit of a slower pace and a simpler life to truly learn what really matters in this life?

Our kids could GROW in more ways than one. ~ Jaime Ragsdale www.altogethermostly.com/what-if-instead-of-behind-these-kids-are-ahead

SHAVED FENNEL & STRAWBERRY SALAD COOKING TIME: 0 MINUTES PREPARATION TIME: 5 MINUTES SERVES 6 INGREDIENTS

LATE SUMMER VEGETABLE "CEVICHE" COOKING TIME: 2 HOURS, 30 MINUTES PREPARATION TIME: 30 MINUTES SERVES 4 INGREDIENTS

• 2 tbsp minced shallots

• 1 cup fresh baby lima beans (from about 1 1/2 pounds in the pod) or other shelling bean

• 4 1/2 tsps balsamic vinegar

• 1 teaspoon finely grated lime zest

• 4 1/2 tsps champagne vinegar

• 1/3 cup fresh lime juice

• 1/4 tsp kosher salt, plus more as needed

• 1/4 cup extra-virgin olive oil

• 1/8 tsp freshly ground black pepper

• 1 scallion, thinly sliced

• 2 tbsp extra-virgin olive oil

• 1 jalapeño, seeded and thinly sliced

• 1 medium head fennel, halved, cored, and cut crosswise into paper-thin slices

• 1 small shallot, thinly sliced

• 5 ounces baby arugula, washed and dried

• 1 1/2 cups fresh corn kernels (raw, from 2 ears)

• 1 pint strawberries, rinsed, hulled, and sliced 1/4 inch thick

• 2 nectarines, cut into thin wedges

• 1/3 cup toasted pine nuts

• 1 Hass avocado, cut into 1/2 inch cubes

• Sea salt

• 1 pint heirloom cherry tomatoes, halved • 1/2 cup coarsely chopped cilantro

While whisking constantly, slowly add the oil in a thin stream until fully incorporated, about 1 minute. Step 2 - Place the fennel in a large bowl, season with salt, and stir to coat. Add the arugula, strawberries, and pine nuts and gently toss to combine. Add the vinaigrette and toss to coat. Season with additional salt and pepper as desired. INSTRUCTIONS Step 1 - In a small saucepan of salted boiling water, cook the lima beans until tender, about 10 minutes. Drain the beans and rinse under cold water. Step 2 - In a large bowl, whisk the lime zest and juice with the olive oil, scallion, jalapeño and shallot; season the dressing with salt. Gently fold in the lima beans, corn, nectarines, avocado, orange pepper, and tomatoes. Refrigerate the “ceviche” for at least two hours. Fold in the cilantro just before serving and serve the “ceviche” chilled.

GNOCCHI WITH SAGE, BUTTER, AND PARMESAN COOKING TIME: 2 HOURS PREPARATION TIME: 30 MINUTES SERVES 4 INGREDIENTS: • 2½ pounds russet potatoes (about 4 large), scrubbed • 1¼ cups all-purpose flour, plus more for dusting • 2 tsp kosher salt, plus more • 1 egg, beaten to blend • 4 tbsp (½ stick) unsalted butter, cut into small pieces, room temperature • 2 ounces Parmesan, finely grated, plus more for serving • 24 sage leaves • Freshly ground black pepper

INSTRUCTIONS Step 1 - Have all ingredients prepped and ready to go before Cook potatoes in a large pot of boiling water over medium-high heat until tender when pierced with the tip of a knife, 40–45 minutes; drain. As soon as potatoes are cool enough to handle, peel and pass through a potato ricer into a large bowl (if left to cool before ricing, potatoes will become gummy). Let cool. Step 2 - Sprinkle 1¼ cups flour and 2 tsp salt over potatoes and, using your hands, make a well in the center. Pour egg into the well and stir in with a wooden spoon. Turn out dough onto a floured surface and gently knead, dusting with more flour as needed, until smooth but not elastic (be careful not to overwork), about 2 minutes. Divide dough into 8 pieces. Roll each piece into a 24"-long rope about ½" thick. Cut into ½" pieces, dust with flour, and arrange in a single layer on a lightly floured rimmed baking sheet. Step 3 - Toss butter, Parmesan, and sage in a large bowl. Working in batches, cook gnocchi in large pot of boiling salted water until they float to the surface, about 2 minutes. Using a slotted spoon, gently place on top of butter mixture as you go. Once all gnocchi are cooked, add ½ cup cooking liquid and gently toss everything together, adding more cooking liquid as needed, until butter and cheese are melted and a creamy sauce forms. Serve gnocchi topped with pepper and more Parmesan.

ABOUT US

WHAT CLIENTS ARE SAYING ABOUT OUR AGENTS

JIM COLHOUN "Jim was a pleasure to work with. His experience and knowledge of the local market are unmatched. He supported us for over a year while we moved to the area, rented a home, and ultimately found a property to buy. He communicated well and showed genuine interest in finding our family the right home. When an opportunity presented itself, Jim was key in making sure we got the deal done. We would not have the home we bought without Jim. Jim is a great agent and more importantly a great person. We highly recommend him!" ~ JR335, Zillow

JOHN & CANDI HOYLE We were pleased with all of Candi and John's marketing efforts and felt that they did everything possible to maximize the exposure and selling price of our home. Candi made what could have been a much more difficult process seem less so. The entire Hoyle team did an excellent job and set the example for excellence in customer service. We recommend Candi highly to anyone in need of a truly professional realtor who cares and has the experience and skills to deliver excellent results. ~ Tom & Cindy Boyd

BONNE WERSEL “Bonne helped us sell our house not once, but twice! She went above and beyond all our expectations by checking in regularly. and explaining every step along the way. Bonne sold us our house 22 years ago and we've maintained a relationship ever since. We are so thankful for our new home! we wouldn't be here if it wasn't for Bonne. Her reputation and behavior with others was likely the reason that we won the bid for our new home.”

CYNTHIA PETERSON “Buying our second home, we thought we were going into this thing as total pros; after working with Cynthia we found out how poorly and dismissively we had been treated by our first agent. Cynthia is incredible about taking the time to actually explain things to you. She is able to present information in a clear and concise manner and was extremely patient with us as we hemmed and hawed our way through multiple houses. Cynthia quickly learned the type of home we were shopping for and went to work to find us the perfect fit. She shared in our excitement with every new listing and in our disappointment when offers came up short. Even when we would get disappointed on losing bids, she immediately had new listings ready for us to go and see. As the process unfolded we were able to trust in her implicitly and were so grateful for her honesty, knowledge and integrity every step of the way. She was the reason our whole experience as a buyer and then a seller went so smoothly. While dealing with the stress of moving she was able to quickly get our first home onto the market and also sold our home for well over asking and getting us top value from buyers. She negotiated incredibly well and always had our best interests at heart.." ~ C. Thompson

STUART STEELE DANIEL KNORR Daniel provided excellent service to us throughout our transaction, from sound guidance on our initial offer through close of escrow. Our transaction closed on time, without any issues or unforeseen circumstances. Daniel was extremely responsive, helpful and polite throughout the transaction and afterwards. We are more than happy with his services and thankful for his help!

"If we could give Stuart 10 stars, we would. He did an amazing job selling our home. It was sold in 1 day, he negotiated terms to our liking and we closed in 30 days. Stuart is great on follow-through, response to calls and questions, and is very attentive; not to mention how easy and comfortable he is to work with. We couldn't be more satisfied and would definitely recommend him as your next realtor. " ~Phil & Gigi
