A NOTE FROM CHERRY

I understand that selling your house is an important decision for you, and I recognize that it can be deeply personal and emotional. Having the right agent guiding you is crucial.

The process of selling a property can be complex and stressful if not managed properly. While each transaction is different, every homeowner wants the same thing – to get the best possible price with the least amount of hassle. A LITTLE BIT ABOUT ME...

My business is based on the guiding principles of integrity, expertise, and service. I am passionate about real estate and helping my clients navigate through one of the most important decisions of their lives — the purchase or sale of their homes. I find joy in knowing that my guidance has enabled them to make this move with confidence, and my hard work has impacted their lives.

The process of buying or selling property is not simple. It requires education, application, and foresight. As a REALTOR® with over a decade of experience, I have the skills and expertise to navigate this complex business. Whether working with first-time homebuyers, buyers, and sellers looking to upgrade or downgrade, investors, I strive to ensure that the process is as stress-free as possible. I am fully involved in every step of the transaction, from the initial meeting through the close of escrow. I am my clients’ strongest advocate, and I will go above and beyond for them.

When not working, I like to spend time with my family…and that includes my four-legged “babies” Zoey and (granddog) Lulu. I also enjoy going to the theater, trips to the beach and wine country, exploring the different towns and communities, and sampling the variety of cuisines available around the bay. Having lived in the Bay Area for over 30 years, I have intimate knowledge of this beautiful and diverse area and am happy to be a resource to my clients.

To this end we provide regular legal updates and training to our agents to help them stay current on the latest legal developments and the most current versions of the standard paperwork used in the process of buying and selling real estate. Further, our management team supervises our agents’ work and, if problems are noted, works with those agents to ensure that best practices are followed.

A major part of any real estate transaction is the paperwork. At Dudum Real Estate Group we work hard to be sure all files are complete and accurate. From listing to closing, transaction files are regularly audited by our file review team. Headed by Kris Prendergast, our file reviewers work to ensure that each file is in compliance with strict state and brokerage requirements.

A successful sale starts with trust and collaboration. Getting your home ready to sell isn’t just a matter of putting a “For Sale” sign on your lawn. There are many preparations and specific steps to follow to bring in the best offer.

PRE-SALE ACTIVITIES

• In-depth discussion about your needs, priorities, and timeline.

• Sign listing agreement and review agency relationships

• Prepare a comprehensive market analysis of your property and provide you with comparable sales data of properties that have recently sold in your neighborhood.

• Conduct an initial walk-through to evaluate the property.

• Recommend reputable professional tradespeople, vendors, and inspectors, if necessary.

• Obtain bids from contractors, tradespeople, and other workers.

• Prepare the property for sale - deep clean, depersonalize, declutter, organize, paint, and fix/repair items that are broken or not working. Consider curb appeal by cleaning front and back yards. I can coordinate and facilitate these projects, if necessary.

• Consultation with a professional home stager.

• Discuss potential target buyers of the property to determine how to market it most effectively.

• Advise you as to which pre-sale inspection reports to obtain.

• Assemble and review with you all seller-mandated disclosures and advisories. Prepare disclosure package.

• Discuss and establish pricing and marketing strategies unique to your property.

• Hire a professional photographer and videographer to take pictures of your property.

• Develop a comprehensive marketing plan for your property.

• Create custom property flyers, brochures, and postcards in digital and print media.

• Arrange for the “Coming Soon” and/or “For Sale” sign to be installed.

ACTIVE MARKETING PLAN

• Submit property information to the Multiple Listing Service (MLS), which syndicates to hundreds of digital media sites such as Realtor. com, Zillow.com, Trulia.com, Redfin.com, Google. com, Homes.com, just to name a few.

• Provide you with a marketing schedule that will include open houses, broker tours, and any other previews deemed necessary for thorough exposure of your property to the marketplace.

• Determine showing availability. Install the “For Sale” sign and lockbox on the property.

Create social media postings and post on Facebook, Instagram, and other social media channels.

• Mail “Just Listed” postcards to nearby neighborhoods and my sphere of influence.

• Advertise and host broker’s tours and weekend open houses. Serve refreshments.

• Distribute open house invitation flyers to neighbors.

• Promote listing to agent networking groups, including the weekly broker’s marketing and Dudum’s sales meetings

• Expose listing to out-of-area, out-of-state, and out-of-country agents through Dudum’s affiliation with Leading Real Estate Companies of the World.

MONITORING & REPORTING

• Respond immediately to all inquiries from ad calls, sign calls, emails, and telephone calls.

• Schedule and attend all private appointments.

• Send disclosure package to all who request it. Track the number of package requests.

• Follow up with all agents who inquired about the property.

• Continuously track market conditions and activities.

• Communicate updates regularly and share activity feedback and comments.

• Discuss any changes that may make the property more marketable to buyers, including price adjustments.

OFFERS RECEIVED

• Review offers with you. If negotiations are needed, I will boldly negotiate on your behalf.

• Verify buyer’s capabilities in terms of abiding by the presented terms in the contract.

• Complete necessary paperwork to execute the chosen offer.

• Once an offer is accepted, contact the buyer’s agent to let them know that their client’s offer was accepted.

• Deliver a copy of the ratified contract to the buyer’s agent

OPEN ESCROW

• Coordinate opening of escrow. Provide you with an “Escrow Timeline” once escrow is opened.

• Deliver a copy of the ratified contract to the escrow/title company, lender, and appraiser, when necessary.

• Confirm with escrow officer receipt of buyer’s earnest money as specified in the contract.

• Carefully track the escrow process and present solutions to challenges that may arise.

• Stay on top of the transaction and all escrow paperwork to ensure timelines are strictly followed and documents are fully completed.

• Confirm all inspection appointments with the buyer’s agent and seller. Review all inspection reports obtained by the buyer. If requested as part of the contract, arrange for credit in escrow or for the work to be completed reasonably.

• Coordinate appraisal appointments. Be present for the appraisal and provide comparable sales, if needed.

• Review with you the Estimated Settlement Statement provided by escrow to verify all dollar amounts charged or credited.

• Work with you to finalize your moving plans, warranty transfer, or other move-out needs.

• Confirm with the loan and escrow officer that the loan funded, and remaining buyer money has been deposited into escrow.

• Let you know as soon as the deed has been transferred, and the sale was recorded (close of escrow)

• Deliver keys to new homeowners.

AFTER CLOSING

Provide you with the final HUD Settlement Statement for tax purposes.

Provide you with the complete transaction file (digital or hardcopy) for your records.

MOVING: GETTING READY

• Start well in advance of the moving day and avoid the last-minute packing, rush, and strain.

• Use only boxes with lids. This allows better packing of the moving truck and greatly reduces the possibility of damage.

• If necessary, purchase boxes and packing materials from a moving company. Use linens and towels to cushion fragile items.

• Label all boxes with a list of contents, and which room they will be moved to in your new residence. If a box has fragile contents, boldly mark the outside of the box “FRAGILE”. Label both the top and the side of each box.

• Leave clothes in drawers.

• Use about four inches of crumpled paper in the bottom of every box of fragile items. Wrap each item individually and add paper cushioning around it.

• Wrap plates, saucers, and china individually, then bundle in groups of three or four. Stand them on end in the carton; never lay them flat.

• Wrap cups and glasses individually and pack them rim down in the box. If items are particularly delicate, pack one box inside another.

• Don’t use newspaper to wrap fine china and other items that can’t be easily washed. Newspaper ink smears easily.

• Box stereo and computer equipment to prevent damage.

• Pack pictures and mirrors in boxes. If you are concerned about damage, have these items professionally packed.

• Check to see that caps are secure on toiletries, medicines, laundry soap.

• As you pack small boxes, move them into a staging area such as the living room or the garage. This makes moving day progress faster.

• Make sure a few hand tools are easily accessible. You may need them right away in your new house.

• Upright file cabinets with drawers can be left full. Lateral file cabinets need to be emptied as do desks and credenzas.

• Do not pack any flammable materials or aerosol products, including hair spray, shaving cream, deodorant, insecticides, cleaning products, spray paint, nail polish remover, bleach, lighter fluid, and motor oil. The temperature inside a closed moving van can reach 150 degrees, and these combustible items can trigger an explosion.

• If you are moving your belongings into a storage unit, get a unit larger than you require. This way boxes can be stacked against each wall to leave an aisle down the middle for easier access to stored items.

• Make sure your belongings are insured for an adequate amount.

• Carry enough cash to cover emergency situations during your move.
