HOUSING/REAL ESTATE MARKET US home price growth remains strong at 7 percent: CoreLogic reports a second consecutive month of 7 percent year-overyear growth in home prices. CoreLogic's HPI Forecast also predicts prices will increase 4.2 percent from 2017 to 2018. Price growth reflects both lack of new supply and a strong economy. Homeowner Equity Increased $871 Billion in Q3 2017: CoreLogic' shows that U.S. homeowners with mortgages have collectively seen their equity increase 11.8 percent yearover-year gaining of $870.6 billion. California homeowners gained around $37,000 in home equity ($14,888 for US homeowner) between Q3 2016 and Q3 2017. Non-residential construction / commercial real estate index up 21 percent. A strong jump rise in the November Dodge Momentum Index indicates healthy growth in non-residential and Commercial Real Estate (CRE) investment. MACRO ECONOMY The Department of Labor reports claims decreased 2,000 from previous weeks to 238,000. Claims remain low. Meanwhile, BLS reports that total payroll employment increased 228,000 in November. The unemployment rate remains flat at 4.1 percent (6.6 million people). Similarly, ADP reports that private sector employment also increased 190,000 from last month.

Consumer sentiment finally stumbles: After surging to the highest levels since the dot. com bubble, consumer sentiment dipped in the most recent University of Michigan survey. Overall, consumers are still very optimistic, but that bullishness has abated modestly. This owes to a decline in expectations about the future, though current conditions remain positive. Authors of the report attribute this to uncertainty over tax reform, but current levels are high by historical standards so reductions aren’t totally unexpected. Consumer credit growing unabated: The growth in consumer credit appears to be gaining momentum. After rising to an all-time high of $2.5 trillion in non-revolving debt (cars, homes, etc.) earlier this year, it rose again to $2.8 trillion in October. Low rates have made new car loans in particular very attractive, and that underlies much of the strength in these numbers. However, growth in outstanding debt is far outstripping income growth. That doesn’t pose an imminent threat, but if a macroeconomic shock upsets employment and incomes, these figures will become more worrisome rapidly. Household net worth increased in Q3 2017 reaching $96.9 trillion: The Federal Reserve Flow of Funds reports that the value of corporate equities increased $1.1 trillion and the value of real estate increased $0.4 trillion. Household real estate increased to $24.2 trillion in Q3.
Non-manufacturing sector growth continues: The Institute for Supply Management (ISM) non-manufacturing index for November was 57.4%, down 2.7% from October, still strong but indicating slightly slower growth from last month. Factory orders suggest faster growth: The manufacturing sector saw a 3.7 percent increase in new orders in October. That is down slightly from the prior two months, but suggests that the factory sector is poised for ongoing growth in the 4th quarter, which should provide a boost to the economy and thus, demand for housing in the nation. Q4 2017 Fed GDP Forecasts are very strong: Altanta Fed's GDPNow predicts 3.5 percent growth, while the NYFed Nowcasting Report predicts 3.9%: both very high rates of growth for the past decade. With growth expected to remain robust regardless, California’s lack of supply is expected to continue to abut rising demand to push prices higher. Trade deficit widens as imports increase: With a rising economy and more workers employed in our economy, so too has demand for oil increased. Crude imports were behind much of the increase in imports in October, and explain a significant portion of the increased trade deficit. This will cut against rising production and business investment to temper GDP growth in the final quarter of 2017.
REAL ESTATE FINANCE Mortgage applications increased 4.7% in latest MBA Weekly Survey: The Mortgage Bankers Association report indicates that applications are up 4.7. The 30 year fixed average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($424,100 or less) remained decreased to 4.19 percent from 4.20 last week. Mortgage rates finally start to rise: The average rate on a 30-year fixed-rate mortgage ticked up by 4 basis points last week to 3.94%. However, expectations are for longerterm rates to begin to rise later this month. The Federal Reserve is likely to raise shortterm rates, jobs figures are robust, and core inflation is essentially in the target range. 10year treasury rates have already increased to 2.4%, and mortgage rates will likely begin to follow suit gradually. Delinquencies up slightly from last year: Black Knight reports that 4.44% of mortgages were delinquent in October, up from 4.35% last year. 0.68% of mortgages were in the foreclosure process, down from 0.99% a year ago. The report also has a note warning of a coming lock-in effect from removing the MID, while exempting older mortgages may create a disincentive to sell in a rising rate environment further constraining available housing inventory.

T H E H I S TO R I C J O H N M U I R M A N S I O N John Muir is known as the one of the first conservationists, one whose influence is felt worldwide. Named the Father of our National Park System, Muir has inspired many generations to cherish and preserve our planet’s natural resources. For the last 24 years of his life, Muir lived in Martinez, California, where his 1882 Victorian home and 335 acres of his once vast, 2,600-acre fruit ranch have been preserved for visitors around the world to enjoy. John Muir’s home was among the grandest of its time, costing $20,000 to build, an extravagant amount in its day. An article in the Martinez Gazette, written while the house was being constructed, said “with but one or two exceptions, it will be the finest and most complete private residence in the county.” The house was built for Dr. John and Louisiana Strentzel, Muir’s parents-in-law. The Strentzels gave their original house to John and his bride Louie as a wedding gift. When Dr. Strentzel died in 1890, the Muirs moved into this house. The seventeen-room home is in the Italianate style of late Victorian architecture, and is constructed mostly of redwood. The architects were Wolfe and Son of San Francisco. The home incorporates key features of the Italianate style, including: a rectangular, symmetrical shape, wide eaves with brackets and cornices, a porch with balustrades, a square cupola and high, double-paned windows with hood moldings. The interior of the 10,000 square-foot house with 12-foothigh ceilings has retained many of its original features, including the Douglas fir floor and black walnut staircase banister. Note the crack in the transom over the front door, which occurred during the Port Chicago explosion of World War II. Phone service was installed in 1884 by Dr. Strentzel, and the house was one of the first in the area to have it (the phone in the downstairs hallway is not original). The house suffered some damage during the 1906 earthquake, including two of the Italian marble fireplaces. Muir replaced the east parlor’s damaged fireplace with a large, Mission style brick one. He described it in a letter to a friend, “In particular I've built a big fireplace, almost suitable for mountaineers, into which I roll a jolly pair of logs two feet in diameter and a pile of a half dozen smaller ones between and back of them making fires that flame
and roar and radiate sunny heat like those we built on the frosty Coyote Meadows above the canyon of the Kern.” (January 7, 1907) Furnishings in the home are from the period, but did not belong to the Muirs or Strentzels. An exception is John Muir’s original desk in his “scribble den,” where he penned most of his published works, including his books— writings that paved the way to preserving our nation’s most beautiful natural lands, or “wild places.” Upstairs, the small balcony at the end of the hall is where Muir slept on many clear nights, seeming to prefer having the stars over his head to a roof. When John Muir died in 1914 (nine years after his wife), his grown daughters Wanda and Helen sold the house. It remained in the hands of private owners until local citizens (including those who established the John Muir Association) worked for the historic structure’s establishment as a public treasure. The National Park Service bought the house in 1964, along with nine acres of the Muir’s fruit ranch. In 1993, NPS bought an additional 326 acres, known as Mt. Wanda. In the 1950s, the destruction of the historic Muir home was imminent. Plans to build shops and homes on the property were in the works. It was largely through the efforts of Faire and Henry Sax, two individuals who purchased the dilapidated property, that the home was spared. They set about making the many substantial repairs needed, and galvanizing the community in their desire to establish the home and orchards as a national monument. They held teas and tours to interest as many people as possible in their enterprise. Faire and Henry Sax did capture the attention of many who shared their goal. The John Muir Association was established in 1956 in order to help preserve the Muir home as a national treasure. The John Muir National Historic Site was established after the house, the Martinez Adobe and surrounding orchards were purchased by the National Park Service in 1964. In 1993, and additional 326 acres of Muir’s original property (now open space) were purchased, known as Mt. Wanda.

YIELDS 4-6 | 2 HOURS, 30 MINUTES INGREDIENTS Chicken: • 1 tablespoon sweet or smoked paprika • 2 teaspoons oregano • 1 (3 pound) frying chicken, cut into 10 pieces • Paella: • 1/4 cup extra-virgin olive oil • 2 Spanish chorizo sausages, thickly sliced • Kosher salt and freshly ground pepper • 1 Spanish onion, diced • 4 garlic cloves, crushed • Bunch flat-leaf parsley leaves, chopped, reserve some for garnish • 1 (15-ounce) can whole tomatoes, drained and hand-crushed • 4 cups short grain Spanish rice • 6 cups water, warm • Generous pinch saffron threads • 1 dozen littleneck clams, scrubbed • 1 pound jumbo shrimp, peeled and de-veined • 2 lobster tails • 1/2 cup sweet peas, frozen and thawed • Lemon wedges, for serving INSTRUCTIONS 1.
Special equipment: Large paella pan or wide shallow skillet
2. Combine the paprika and oregano in a small bowl. Rub the spice mix all over the chicken and marinate chicken for 1 hour in the refrigerator. 3. Heat oil in a paella pan over medium-high heat. Saute the chorizo until browned, remove and reserve. Add chicken skin-side down and brown on all sides, turning with tongs. Add salt and freshly ground pepper. Remove from pan and reserve. 4. In the same pan, make a sofrito by sauteing the onions, garlic, and parsley. Cook for 2 or 3 minutes on a medium heat. Then, add tomatoes and cook until the mixture caramelizes a bit and the flavors meld. Fold in the rice and stir-fry to coat the grains. Pour in water and simmer for 10 minutes, gently moving the pan around so the rice cooks evenly and absorbs the liquid. Add chicken, chorizo, and saffron. Add the clams and shrimp, tucking them into the rice. The shrimp will take about 8 minutes to cook. Give the paella a good shake and let it simmer, without stirring, until the rice is al dente, for about 15 minutes. During the last 5 minutes of cooking, when the rice is filling the pan, add the lobster tails. When the paella is cooked and the rice looks fluffy and moist, turn the heat up for 40 seconds until you can smell the rice toast at the bottom, then it's perfect. 5. Remove from heat and rest for 5 minutes. Garnish with peas, parsley and lemon wedges. Cook's Note: The ideal paella has a toasted rice bottom called

YIELDS 12 COOKIE SANDWICHES | 2 HOURS, 45 MINUTES INGREDIENTS Cake: • 1 cup almond flour • 1/2 cup whole wheat pastry flour • 1/4 tsp salt • 2 tbsp orange zest • 4 oz almond paste • 2 eggs • 1/4 cup almond oil • 1/4 cup orange juice Candied kumquat: • 1/4 cup water • 1/2 cup honey • 1/2 pint (about 16) kumquats, thinly sliced with peel on
INSTRUCTIONS

Preheat oven to 350F. Lightly coat a 6″ cake pan with a nonstick baking spray.
2. Mix dry ingredients (almond flour, whole wheat pastry and salt) in a bowl. Keep aside. 3. In a stand mixer with s paddle attachment, add almond paste and 2 eggs. Beat on mediumhigh speed for a minute until pale and smooth. 4. Drizzle in almond oil, orange juice and orange zest. Beat until completely combined. 5. Add dry ingredients and beat on low, enough until it combines. Do not over mix cake batter. 6. Evenly spread cake batter into greased cake pan. Bake for 30 minutes. 7. While cake bakes, prepare candied kumquats. Heat a small saucepan on medium. 8. Add water, honey and thinly sliced kumquats. Bring it to boil for 2 minutes. Bring the heat to low and simmer for 15 minutes until syrup thickens. 9. Poke some holes into warm almond cake and drizzle candied kumquat thick syrup all over. Arrange candied kumquats onto almond cake and leave to completely cool before serving.
