A LETTER FROM OUR BROKER Dear Clients, Friends, and Family, What a difference a year makes. A year ago we were facing a new virus, shortages, quarantine, fear, and confusion. Today, we are seeing the light at the end of the tunnel. We have answers, recovery, vaccinations, and the progressive reopening of our society. As a business owner this last year certainly presented it’s challenges. On top of my concerns for the safety and health of my husband, children, and extended family, I also had to ensure the safety of our staff, agents and especially our clients. Reflecting on the last 12 months has made me keenly aware of the roles that hope and faith played in powering through the difficulties and uncertainties. I do not mean to tritely refer to "hope and faith" as cliché terms you might see cross-stitched into a pillow. I mean them as actions...purposeful, intentional, and fueling our drive when everything around us is telling us to take our foot off of the gas and stop. I had to look ahead with hope and focus on a point in time where things would be recognizable and whole. Then I had to have faith that we would reach that point, and it would all work out. From there that hope and faith informed my decisions as a leader, both large and small. It not only caused me to look at the immediate crisis, but also at where I wanted my brokerage and agents to be as the world reopened. I knew immediately that I wanted us to be better, stronger, and somehow still connected in a disconnected world. I wanted our foundation solid, and I wanted resources and opportunity at their fingertips, so they can best provide for our clients. I knew that in order to achieve this I needed to "grow in a down market" and drive everything we do and decisions we make with faith and hope that an even better world was waiting for us on the other side of this. It was a struggle, but we did just that. I didn't always feel hopeful, and plenty of events throughout 2020 shook my faith. I was reminded again and again that hope can simply be found in the small daily decisions like choosing to encourage the staff with new incentives, meeting with my executive team and

planning for a successful 2021, and just keeping everyone focused on working in spite of the circumstances, instead of passively “waiting to see” as we sheltered in place. At the end of the year, my hopes were confirmed, and my faith was rewarded. Everyone involved had rallied. Agents bought and sold with purpose. The staff mantra was "we can always do a little bit more" and each day they did just that - a little bit more than the last day. Everyone's effort and willingness to follow this dream of a better tomorrow made 2020 our best year ever! This down market that literally stopped in it’s tracks for just over 2 months last March exploded into one of the hottest markets we have seen. Hope and faith allowed us to stay the course, refine our skills, and work together, so we could be part of that shift, knowing there will be a better tomorrow! I encourage you to consider that when things get dark or confusing, think ahead to where and who you want to be when the trouble passes. Make small choices that you believe will get you there. Each unknown step taken is a spark that can light the way for the next step if you have faith, and are purposeful about your actions. Having faith over fear will get you through until the goal you hoped for is right in front of you. I truly believe that the best is yet to come! As you can see, the California real estate market is doing well. House prices continue to climb and California real estate investors are earning more rental income and an increasing return on investment month to month.

At the same time, it’s a seller’s market. Housing inventory continues to drop and the days on market remains low. While the situation may differ from city to city, most local experts are reporting the same California real estate market trends. Jennifer Okhovat, a real estate agent with Compass in the Los Angeles real estate market told Mashvisor:

CALIFORNIA HOUSING MARKET PREDICTIONS FOR 2021 by Sylvia Shalhout There’s no doubt that the coronavirus pandemic had an initial negative impact on the California housing market this year. Sales dropped and many feared a housing market crash. But new data reveals that the market has recovered – it’s as if COVID-19 never touched the real estate industry in California (for most areas). Let’s look at some of the California housing market statistics for 2020, provided by Mashvisor. These will be key for making our California housing market predictions for 2021. California Real Estate Market Statistics – September 2020 •

Median Property Price: $843,751 (up 5.5% from August)

Price per Square Foot: $465

California Homes for Sale: 36,098 (down 31% from August)

Days on Market: 71

Of course, COVID-19 is not all the California housing market is facing. Wildfires and the presidential election are also impacting market trends. How will all of this shape the California housing market 2021? Here is what experts are forecasting: THE CALIFORNIA HOUSING MARKET FORECAST FOR 2021: 9 EXPERT PREDICTIONS While no one can 100% predict the future (and 2020 is making it even harder for the most experienced in the industry), it’s safe to say that we can expect these 9 California housing market trends in 2021: #1. CALIFORNIA HOME PRICES WILL CONTINUE RISING Mashvisor’s data reveals that California home prices rose from August to September. But if we look back at August 2020, we will see something even more astonishing – the California Association of Realtors (C.A.R.) reported that the Golden State’s home prices surpassed $700k for the first time. This was a 6.1% increase from July. The house price trends over the past few months are clear – prices are continuing to grow, despite COVID-19. And many experts believe that, due to low inventory and growing demand (two upcoming California housing market predictions on this list), home prices will continue to rise in 2021. Looking at Zillow’s California real estate market forecast for home price appreciation, it predicts that values will go up by 5% from now through August 2021.


#2. LOW MORTGAGE RATES WILL (SOMEWHAT) HELP WITH THE AFFORDABILITY ISSUE It’s true that increasing home prices will make buying a house in California even less affordable for many residents. 2021 will likely see even more buyers priced out of an already pricey real estate market. However, the mortgage rate forecast for 2021 is generally a positive one – mortgage rates are expected to remain low. Even as the market began to recover at the end of May, Fannie Mae forecasted that mortgage rates would remain low and drop even further come 2021. Their mortgage rate forecast calls for an annual rate of 3.2% by the end of 2020, with rates dropping as low as 2.9% in 2021. So even with rising prices, some buyers may find relief with this California housing market prediction. #3. HOME SALES IN THE CALIFORNIA REAL ESTATE MARKET WILL INCREASE One of the reasons home prices are going up in the California housing market is the increase in homes sales. Although sales dropped during the first major wave of the coronavirus, they began to quickly bounce back. C.A.R. reported that existing home sales went up 6.3% in August from the month prior, a 14.6% year over year (YoY) increase. It’s true that we still have a few months left in the year. But there are several signs pointing to the fact that a safe California housing market prediction to make is the rise in home sales. With lower mortgage rates and prices continuing to climb, buyers will likely continue to flood the market, hoping to take advantage of the newfound affordability before prices go any higher and future real estate appreciation. #4. INVENTORY WILL REMAIN LOW, BUT MAY SEE A GRADUAL INCREASE As seen from Mashvisor’s September data, the inventory of homes for sale continues to drop. While those statistics are based on the California homes for sale in our vast database, C.A.R’s data supports this trend. Their Unsold Inventory Index (UII) (a metric that represents how many months are needed to sell all the houses for sale on the market based on the current sales pace) dropped to 2.1 months in August. They reported a drop in active listings in most major regions across California, with the Southern California housing market being among the regions with the highest YoY drop – 52.4%. While there are a few

different reasons for this drop (the wildfires, for instance), a major one is the pandemic. Not only did COVID-19 slow down general construction activity but many sellers have chosen to wait it out before returning to the market. While it’s not likely 2021 will see a huge boost in housing inventory – enough to meet the growing demand and home sales – some experts do see a gradual increase in the California housing market’s future. #5. THE CALIFORNIA HOUSING MARKET WILL REMAIN A SELLER’S MARKET IN 2021 If you were wondering “Will the 2021 California housing market be a buyer’s market or a seller’s market?”, the last few predictions have probably answered your question. This year was a seller’s market and 2021 is likely to also be a hot seller’s market. SHAPE UP One of the easiest and cheapest ways to transform your garden is to cut the lawn into a clearly defined shape – something like a circle, a square or an oblong. Mark it out with string and use a spade (try this Stainless Digging Spade by Spear & Jackson) to cut away the excess grass. It's not a difficult job and should only take an afternoon. 2. GRAVEL PATHS When it comes to paths and patios, gravel is a much more affordable surface than paving. You can choose a pale gravel, like Honey Stone, to contrast with your lawn and planting. A large bag will cover around 20 square meters.

CROCKPOT CORNED BEEF AND CABBAGE COOKING TIME: 6 HOURS PREPARATION TIME: 15 MINUTES SERVES: 6 INGREDIENTS • 3 carrots, peeled and cut into 3-inch pieces • 1 yellow onion, peeled and quartered • 1/2 pound small potatoes, halved • 1 corned beef brisket (about 3 lbs), plus pickling spice packet or 1 tbsp pickling spice • 2 8-oz beers (I prefer ale or lagers) • 6 sprigs fresh thyme • 1/2 head Savoy cabbage, cut into 1 1/2-inch wedges • 1/2 c sour cream • 3-4 tbsp prepared horseradish, to taste

INSTRUCTIONS In a 5-to-6-quart slow cooker, place the carrots, onion and potatoes. Place corned beef, fat side up, on top of the vegetables and sprinkle with pickling spice. Pour the beers over the vegetables and brisket. Sprinkle with the sprigs of fresh thyme. Cover and cook on high until corned beef is tender, 5-6 hours on high or 10-12 hours on low. Arrange cabbage on top of corned beef, cover, and continue cooking until cabbage is tender, 45 min to 1 hour on high (or 1 1/2 to 2 hours on low). Thinly slice the corned beef against the grain and serve with the vegetables and cooking liquid with the horseradish sauce. For the Horseradish Sauce: Mix the sour cream and horseradish together in a small bowl. Refrigerate for up to 1 week.

• 3 garlic cloves, minced

• Kosher salt

• 2 c heavy cream

• Freshly ground black pepper

• 1 c low-sodium chicken broth

• Finely chopped chives, for garnish

• 2 lbs russet potatoes, rinsed and scrubbed clean

• Smoked paprika, for garnish

• 2 c shredded cheddar • 1/4 c finely chopped chives

INSTRUCTIONS

• Kosher salt

Place eggs in a large saucepan and cover with cold water. Set the pan over medium-high heat and bring water to a boil. Boil for 2 minutes. Remove from heat, cover pan with a lid, and let sit for 11 minutes. Drain; place eggs in ice water for 15 minutes before peeling.

Halve eggs lengthwise and scoop out yolks into a medium bowl. Add mayonnaise, hot sauce, and Dijon mustard to the bowl, then mash yolks with the back of a fork and stir until mixture is smooth. Season with salt and pepper. Spoon mixture into each egg. Garnish with chives and paprika and serve.

INSTRUCTIONS Preheat oven to 400°. In a large skillet over medium heat, cook bacon until crispy, about 8 minutes. Drain on paper towels. In another large skillet over medium heat, melt butter. Add garlic and cook until fragrant, about 1 minute. Stir in flour and cook for another minute. Whisk in cream and chicken broth and season with salt and pepper. Simmer until thickened slightly, about 5 minutes. Remove from heat. Peel potatoes and thinly slice each potato crosswise into thin coins (a mandolin would work great here). Spoon a thin layer of sauce into the bottom of a large casserole dish. Add a single layer of potatoes on top. Spoon more sauce over the potatoes and top with cheese and bacon. Repeat 3 to 4 times, or until the casserole dish is mostly full. Bake until the sauce is bubbly and the potatoes are very tender, about 1 hour 15 minutes. • 3 cloves garlic, minced

• 1 ripe banana

• 1 red bell pepper, cored and diced (or 1 jar of roasted red peppers, drained and diced)

• 1/2 c fresh spinach • 2 tbsp chia seeds • 1 tbsp flax seeds • 1 tsp vanilla extract (optional) • 1/4 c granola, plus more if desired • Additional toppings: fresh fruit, nuts, coconut flakes, cacao nibs, or chocolate chips INSTRUCTIONS In a blender, combine the almond milk, coconut milk, frozen blueberries, frozen peaches, banana, spinach, chia seeds, flax seeds and a dash of vanilla extract, if desired. Purée until smooth, about 1 minute. The smoothie should be thick, so if needed, add more frozen fruit until desired consistency is reached. Pour into a bowl and top with granola and fresh fruit. Eat immediately.

Add sausage to a medium saute pan. Cook over medium-high heat until browned, crumbling sausage with a spoon as it cooks. Remove sausage with a slotted spoon and transfer to a large mixing bowl. Reserve 1 tbsp of sausage grease in the saute pan, discarding the rest. Add the onion and red pepper to the saute pan, and saute for 5 minutes until cooked. Add garlic and saute for an additional 2 minutes until fragrant (if using the jarred roasted red peppers, wait to stir them until after the garlic). Pour the vegetable mixture into the mixing bowl with the sausage. Add the hash browns and 1 1/2 c cheese to the mixing bowl with the sausage and veggies. Stir to combine. In a separate bowl, whisk together the eggs, milk and black pepper until combined. Add to the hash brown mixture, and stir to combine. Pour the mixture into a 9×9-inch baking dish (a 9×13-inch dish will also work), and top with the remaining 1/2 cup of shredded cheese. Cover with aluminum foil and bake for 30 minutes. Then remove the aluminum foil and bake for an additional 20 minutes until the potatoes in the center are cooked through. Remove and let the casserole rest for 5 minutes. Sprinkle with green onions and serve!

PINEAPPLE MANGO RUM PUNCH COOKING TIME: 0 MINUTES PREPARATION TIME: 5 MINUTES SERVES: MAKES ONE COCKTAIL INGREDIENTS

• 1/4 c sugar, or to taste

• 3 oz of pineapple coconut juice

• 1 bottle of Champagne (or sparkling wine)

• 3 oz of coconut rum (you can also use light or dark rum instead)

• Fresh raspberries and mint leaves for garnish, optional INSTRUCTIONS In a small saucepan, heat raspberries with sugar over medium heat until they’ve broken down and sugar has completely dissolved. Remove from heat and puree in a blender or small food processor. Press the mixture through a sieve and set aside to cool down. When ready to serve, add a good dash of raspberry syrup to each champagne glass. Pour champagne over each and top with raspberries and mint. You can also drop a few raspberries directly into your mimosa cocktails!

• 1 oz of mango juice • 1 oz of orange juice • Splash of grenadine (mainly just for looks) • Lime slices and/or orange zest for garnish • Edible flowers for garnish INSTRUCTIONS Combine all juices (pineapple coconut, mango, and orange) and rum. Tropical rum drinks like this can be used with all kinds of fruit juices. Stir and pour over ice.
