To repair, or replace? That is the question, at least, when it comes to completing expensive projects, such as a new roof, before selling a property.
t’s no secret that homes in good condition sell faster than homes that need upgrades. Families considering selling their current home often weigh benefits and cost when deciding whether to replace the roof or sell at a lower price to forgo the upgrade. For example, some sellers seek to make as much money as possible to afford a custom home, while others may be more interested in selling quickly. Ultimately, every situation is different. Motivated sellers should consider the costs of replacing a roof, current market conditions and comparable homes to help them decide to replace the roof. According to one national housing trends report, only 18% of sellers report replacing or repairing their roof before selling. However, sometimes replacing the roof causes a home to sell quickly. Studies show that buyers are attracted to homes with curb appeal. An updated roof is a shining star in online listings, whereas photos of old roofing can deter buyers. Roof inspectors can assess the roof’s condition and determine the cost of minor repairs or full replacements. Both roof inspectors and realtors agree that issues like buckling or cracked shingles, a sagging roof, lost granules, leaks, ice dams and recent wind or hail damage are all indications that sellers should consider a roof repair or replacement. Prepare to tour properties Tips to help you make the most of a scheduled showing After saving for a down payment and obtaining a pre-approval letter from a lender, it’s time to start looking at houses. But viewing a house is a big step, and it is important to be prepared. Buyers should exercise caution and keep an objective mindset when browsing a potential home.
D
aydreaming is unproductive during a viewing; this is the time to inspect the property for any flaws or shortcomings to make an informed assessment of its condition. The excitement can make it hard to focus, so keep these things in mind during the showing. List must-haves For many people, this is the fun part. Feel free to start obsessively pouring through real estate listings and taking notes. Are walk-in closets a musthave? Or is a backyard more imperative? Make a list of the amenities you want, and those things you absolutely can’t live without. Buyers who keep this list handy during their viewing are less prone to making impulsive decisions or fawning over architectural details that don’t meet their needs.
Plan ahead and prepare to be flexible Don’t schedule home viewings on short notice. This is not a process to rush. Leave yourself enough time to linger where necessary. The homebuying process is filled with highs and lows. Take a deep breath and prepare to be flexible. Dress for the occasion It’s not uncommon for agents to ask potential buyers to remove their shoes to help keep the flooring clean. So, don’t wear lace-up shoes. For a day of multiple showings, having to untie and tie shoes at every house can be time consuming. Some agents provide paper booties as a courtesy, but these can be slippery. If walking through an unfamiliar house barefoot makes you uncomfortable, be sure to wear socks with slip-on shoes. Invite a third party While the real estate agent is busy showcasing the home’s features, it’s important to have a second pair of eyes searching for cracks in the walls or lurking mold. Pick a friend who feels comfortable playing devil’s advocate. Arrive early Arrive 15 to 30 minutes before the scheduled showing to get a good look at the outside of the property from the curb. Note the landscaping, parking and any other key features that are visible from the street. This also gives you a chance to take in the neighborhood and spot any potential issues with the neighbors. Take photos A picture says a thousand words. Take as many photos as possible. Don’t just take shots of each room as a whole. Take photos of individual features, like windows, storage spaces and fixtures. You might spot some detail or fault when reviewing the photos later that you missed during the viewing. Ask questions A viewing is the perfect time to ask specific questions and many of them. Details about the home’s features may help you in later negotiations. Here are a few basic ones to get you started:

How long has the house been on the market? If the house has been available for more than three months, there could be an underlying problem that alienates or deters buyers. Why is the owner selling? The agent is under no obligation to answer, but you may get useful information if the seller is willing to share that information. For example, if the owner is leaving the country, they might accept a lower price for a quicker sale. How long has the owner lived here? A string of short-term owners should raise red flags to potential buyers. Are the sellers in a chain? A chain refers to buyers that intend to purchase a new house with the money they make from selling their old house. Schedule a second look If you like the feel of a particular house, schedule a second viewing on a different day at a different time. This allows you to see the neighborhood during different times of the day, so you can avoid some surprises after purchasing a new home. n
SECOND SHOWING Make the most of your second walk-through by reviewing the condition of these listed features and fixtures before purchasing a new home. Boiler or water heater: Review its condition and ask if it has been maintained. Windows and doors: Make sure they open freely without sticking. Taps, showers and toilets: Check the plumbing for leaks and test the water pressure. Lights and sockets: Make sure the property has a modern fuse board, particularly if it’s an older building. Stains on floors, carpets and walls: Be on the lookout for things that have been moved to hide stains. Ask that stains be removed before moving in. Cracks: Check walls to see if cracks have been painted.

Mold: Look (and smell) in places such as cupboards and built-in storage spaces for signs of mold. Appliances: If the home comes with the appliances, turn everything on to be certain they work, but ask permission first. Insulation: Ask to go to the attic or space underneath the home to check insulation. Roof: Make sure tiles are in good condition. Gutter System: Look for cracks and leaks, or signs of leakage such as stained brickwork. Drains: Check drains to see if they are clogged.
