WORKING WITH A REAL ESTATE
AGENT can give both buyers and sellers an edge in what continues to be a challenging real estate market. Agents, brokers and realtors are professionals who have distinct expertise and knowledge of the process of buying and selling homes. That expertise is evidenced by how many people rely on real estate professionals each year. A recent Zillow Group Consumer Housing Trends report found 88% of homeowners choose to list their homes with a real estate agent when it comes time to sell. Individuals understand that it can be in their best interests to work with real estate professionals, but they may not know where to look as they seek to work with one. Here are some tips for finding the right match in a real estate professional.
• KNOW THE DIFFERENCE IN REAL ESTATE PROFESSIONALS. Real estate agents are required by the state in which they
operate to pass a real estate license exam. Real estate brokers take it a step further and undergo more training, which could bring additional experience to the table. Realtors are members of the National Association of Realtors, and beholden to its strict code of ethics. These individuals also may have undergone additional training that qualifies them to work with certain types of clients, such as seniors.
• SEEK REFERRALS. Friends or family members, or even others in the community, can put people in touch with real estate professionals. When asking for referrals, individuals can inquire about certain professionals and how they handled buying and/ or selling a home.
• WORK WITH THE RIGHT TYPE OF AGENT. Generally speaking, real estate agents either work with buyers or sellers in the transaction. Many will do both, but some specialize in buying or selling. Find a
professional who either does both or specializes in your position.
• RESEARCH AN AGENT’S ONLINE PRESENCE. Use the internet to see if the agent has a website, a particular philosophy or a specialty. This also may be a place to check online reviews. Don’t be dissuaded by one or two poor reviews. However, if there are many, it may be best to look elsewhere.

What to know about refinancing a mortgage
WHEN INTEREST RATES ARE REDUCED, it helps more people transition to homeownership. According to the Federal Home Loan Mortgage Corporation, also known as Freddie Mac, the average interest rate on a 30-year fixed-rate mortgage in mid-September 2021 was 2.86. Just ten years earlier, the average rate was 4.09. That’s a significant dip, and one that’s saving today’s homeowners tens of thousands of dollars over the life of their mortgages.
Interest rates dipped during the pandemic and have remained low ever since. That’s unlikely to last forever, which has given many homeowners a sense of urgency regarding refinancing. Refinancing can be financially advantageous, but there are some things homeowners should know prior to contacting their lenders.

AND CONS
It’s hard to blame homeowners who jump at the chance to refinance their mortgages. Refinancing is often associated with significantly lower monthly payments, and such savings can be used to finance home improvements, pay for tuition or build retirement nest eggs. However, homeowners won’t necessarily save money over the long haul if they’re refinancing an existing 30-year mortgage with another 30-year mortgage.
The mortgage experts at Mortgage Calculator note that a Change Terms mortgage refinance is characterized by a shift to a loan charging a lower interest rate. The initial savings with such a refinance are undeniable, but changing from one 30-year to another 30-year restarts the mortgage clock, which can add years to the time homeowners will be repaying their debt. As a result, homeowners may end up paying more interest over time than they might have had they just kept their initial mortgage. Homeowners interested in a Change Terms refinance may want to look into switching from a 30-year to a 15-year mortgage. A shorter term mortgage will increase the monthly payment, but the loan will reach maturity much faster, greatly reducing the amount of interest homeowners will pay over the life of the mortgage.
COSTS OF REFINANCING
Lower monthly payments might be the number that catches homeowners’ eyes as they look to refinance, but it’s important that homeowners recognize that refinancing is not free. In fact, the personal finance experts at Kiplinger note that refinancing incurs many of the same costs that homeowners had to pay when they signed their initial mortgage papers. That includes fees, taxes and appraisal costs. These costs are sometimes paid up front, but they also might be rolled into the loan balance. INTERIOR DESIGN IS THE KEY TO UNLOCKING A HOME’S FULL POTENTIAL. Design is all about creating efficient environments that satisfy functional living. It is an investment that translates personal style into surrounding spaces. For some, it may be simple to identify a style and implement a plan to incorporate elements to express themselves. Others may find that a DIY effort leads to more trial and error. While there is no right or wrong way to approach an interior design project, here are some helpful guidelines to assemble attractive rooms that exude authenticity.
OUTLINE
PRIORITIES AND STYLE
Consider what makes you feel comfortable and inspired. Local interior designer Osha Justice of OM Design said “It’s important to be able to articulate or show (a designer) what you like or don’t like. Sometimes a piece of art, sculpture or clothing can be great inspiration to begin the project.”
Establish the scope of the project, whether refreshing a rental unit or furnishing a custombuild. From there, create a mood board or visual concept that reflects the desired outcome. “I ask clients to start a Pinterest board or back in the old days I would have them clip magazine
pictures,” Justice said. A client’s wardrobe and favorite outdoor locations inspire color and texture as well as decor in designs, she said.
To find examples she can incorporate in the home, Justice said she recommends observing the selections at a variety of local or regional stores and showrooms. While online tools can help homeowners visualize items in their own space, browsing hardware and homegoods stores can remove doubts of an item’s color, size or texture that may be lost in online product images.
SET A REALISTIC BUDGET
Once the focus of the design is clear, consider the financial side of the project. The budget should accommodate both needs and desires. If a planned design requires a contractor for a task, like fixing structural issues, repairing plumbing or electrical systems, it considerably changes the budget.
“Remodels are much more time and labor intensive, so they always cost more” Justice said. “Depending how hands-on the client is or wants to be is a big factor in what it will cost in design time.”
However, cosmetic updates to improve aesthetics, comfort or personal preferences, such as upgrading finishes, adding decorative elements, or incorporating smart home technology, can be more affordable and less permanent.
“A client with a more sensitive budget may want to look at a refresh of their space.” Justice said. “Pillows, rugs, accessories and paint can do wonders in refreshing a room.”
DRAFT A PLAN
Look at the layout and floor plan. Assess the space, noting the lighting and any architectural features. This is the point where it’s not too late to take those “before” photos. Strategically invest to craft a comfortable environment for your lifestyle.
“I always recommend investing in the parts of the home that are used and seen the most. For example, floors are high impact and highly visible areas of the home. Sofas and dining chairs are highly visible and used pieces of furniture that should be invested in for quality and comfort.”
