Wild Western Slope Lush forest meets the vast desert west of the continental divide in Colorado. Even though the western slope is about 38% of the state’s total area, only about 10% of its population reside here. The Colorado River divides the northern and southern regions of the Western Slope around Grand Junction, Colorado – the most populous city between Denver and Salt Lake City, Utah.

T

ucked neatly in the southwest corner of Colorado is a hidden treasure of adventures and opportunities to explore. The region is rural, rugged and rife with recreation. The lush alpine forests in the mountains melt into dry desertscapes on the mesas. Crags carry crisp snowmelt and fresh rain from summits to streams that fill the raging rivers. Diverse industries attract active, educated and friendly people. Some of the largest industries include health and wellness, education, energy and natural resources, engineering, government, outdoor recreation and tourism. There is also a vast network of nonprofit organizations that seek to serve the community needs and interests.

The mountains and valleys provide a sense of balance for busy bodies. Residents work hard and play hard here. After a day on the job, some locals walk, cycle or drive to their favorite happy hour to catch up with friends and neighbors. Or they take to the outdoors for camping, hiking, biking, boating, rafting, fishing, hunting, golfing and so much more. Individual communities and groups often host events, festivals, fundraisers and gatherings year round. PRE-SALE PROJECT

Invest in storage solutions Flexible space is important to buyers

S

torage is a feature that is appreciated no matter the size of the home, but it’s of even greater value in small spaces. We all know that there’s no such thing as too much storage space, but did you know that good storage can give your home a higher appeal to buyers, and therefore a higher selling price? There are so many places to add in clever storage, yet a lot of them get overlooked. Take a glance around your home and think about the following spaces.

Staircases and Hallways

Shelving as narrow as six inches can be installed going up a staircase wall or along one side of a long hallway. Use it to store books, family photos, artwork and small other items. The space under the staircase is another area that is often ignored that has boundless potential for becoming a spare closet or a built-in custom shelving unit.

Kitchen

The kitchen is a space that can almost always use an upgrade to make it more efficient. Most experts suggest that a well-designed kitchen is a top selling feature. After all, buyers in today’s market are looking for a kitchen that is stylish, modern and highly functional. Top trends on the list? Cabinets that are spacious, pantries with adjustable shelving and built-in wall shelving units.

Top of the Wall

The six to eight inches between your windows and doors is a space that a lot of people consider un-usable. But, a shelf running around a room just above your window height can display collectibles, photos or other seldom-used objects.

Living Room

When done right, built-in bookcases can greatly increase the resale value of the home. Key features current homeowners are looking for? High-quality construction, visually appealing finishes and flexibility through adjustable configurations. Framing a doorway with shelves provides an interesting architectural feature and framing a window with shelves 12-18 inches deep gives space for a window seat with storage space beneath.

Doorways and Windows

Framing a doorway with shelving provides storage, and creates an interesting architectural feature in any room. Framing a window with 34

shelves that are twelve to eighteen deep, creates a space for books and art but also gives space for window seating with storage space beneath.

Bedroom If you’re looking for a way to increase the value of your home, consider looking not in the kitchen, but rather in the closets. Oftentimes homeowners with small closets make the mistake of assuming that custom closets won’t work for them. It’s important to remember even if your home has become too small for you, there is still a buyer out there looking for a home like yours. A custom closet even in your small space makes it more usable for you and more appealing to future buyers.

Bathroom The bathroom is another area where built-ins can be major space-savers. Custom built-ins can provide maximum storage, particularly in smaller bathrooms. Custom cabinets can call for a higher budget than standard cabinetry, but it’s money well spent when every inch of your bathroom can be maximized.

Garage For a lot of homeowners, the garage is more than just a place to park their car. With so many DIY’ers and hobbyists these days, a well designed and functional garage is high on the list of demands for homebuyers. Built-in cabinets, counters and shelving units make a garage functional as both a storage area and a workroom.

What’s the ROI? The RIO on storage projects varies from 68% to 100% depending on location, the type of home and the materials used to create the storage system. Storage space is valuable. It can help homeowners decrease clutter, as well as make it easier for family members to locate and access stored items. So consider investing in storage solutions for not only yourself, but for future buyers. n

HOMEBUYERS

Costs of selling your current home BY CONNIE SUTTON

How to factor expenses of selling a home into profit

H

ow much you’ll pay to sell your home depends on a number of factors. The time of year, the age of the home, the condition of the home and the real estate agent will all play an important part in determining the cost of selling your home. Some expenses are negotiable, while others fluctuate with the market. If you’re planning on selling, it’s crucial to factor these costs into the equation.

Realtor’s Commission

About 5% to 6% of sale price An agent’s commission will normally be the largest fee to pay. Agents work hard to market a home with open houses and showings, as well as answering emails and phone calls from potential buyers. Traditionally, the commission is split between the seller’s agent and the buyer’s agent, and in most cases, the seller bears this cost. savings tip: You may be able to negotiate a lower

commission if the home is expected to sell quickly. Or if the local market is strong. Another option is selling solo without an agent, but you may still be responsible for the agent’s commission on behalf of the buyers.

Landscaping Costs

The more accurately

About 1% of sale price Curb appeal is of the utmost importance when selling your home. Project prices can vary in cost anywhere from hundreds to thousands of dollars, depending on the size and condition of the yard. savings tip: If your yard needs minimal work consider

price tag, the less room there is for surprises.

1.5% of sale price Maintenance and repair issues are one of the primary reasons why home sales fall through at closing. As you prepare to sell, inspect your home for damages, broken appliances and spaces that need to be cleaned or refreshed. Consider getting a presale inspection to help identify issues. There is no cut and dry amount that sellers pay in this category, but generally, experts recommend fixing issues that will make the home more attractive to sell. savings tip: A presale assessment can help you pinpoint what

needs repair. As you go over the list of necessary repairs, decide what you can DIY and where you’ll need professional help. Compare quotes from multiple contractors so you have a range of prices to consider.

Home Staging

Capital gains tax

1% of sale price If the home you’re selling is vacant, staging may be helpful. A professional stager will enhance your home’s best features while minimizing its worst attributes. If the home is occupied, they rearrange furniture, declutter and depersonalize the home. A stager may even repurpose a room in a way you wouldn’t have imagined. Their work helps prospective buyers imagine themselves living there.

About 0.01% to 5% of sale price Don’t forget to consider taxes. A transfer tax is assessed when transferring the title of a piece of real estate from one person to another. The transfer fee is a percentage of the sales price, so the more expensive the home, the larger the fee. Then there are property taxes. These are usually paid in advance. The seller should pay the prorated share of property tax up to the closing date, with the money placed in escrow.

savings tip: You may save money staging the home

yourself, but you’ll have to invest the time to prepare and maintain each room. If you’re going the DIY route, consider what you’ll need to purchase. Things like paint, new furniture, light fixtures, curtains and decorative accessories will be necessary.

Seller Concessions

About 1.5% to 2% of sale price A concession means the seller agreed to pay certain costs for the buyer. For example, the buyer might ask for help with inspection fees, processing fees or other costs. A buyer may also ask for a concession if the home is older or in need of updates. The market you’re

year, you may actually get a rebate at closing. The buyer will reimburse the seller for the portion of taxes already paid that apply after the closing date. There are a number of costs to consider beyond an agents’ commission when selling a home. The more accurately you estimate the total price tag, the less room there is for surprises. With a better understanding of how much you stand to put in your pocket, you can have a better idea of how much to put toward a new home. n

STABILITY Fixed mortgage payments (principal and interest) will not change during the loan term whereas rent payments may increase annually.

LITTLE OR NO MAINTENANCE Renters are often able to rely on landlords and property managers to pay for and make necessary home repairs.

BUILD EQUITY Owning a home long term allows equity to build and thus your home investment to grow.

UTILITIES MAY BE COVERED Some utility expenses may be included in monthly rent payments.

Please consult a tax professional for tax advice.

For many people, the benefits of buying a home outweigh the advantages of renting. With today’s competitive interest rates and rents on the rise, now is an affordable time to finance a mortgage with a fixed monthly payment lower than rent.

HISTORIC PROPERTIES

A couple of cozy cottages 721 East Third Ave. BY HUNTER HARRELL

L

Several iconic homes built over 100 years ago line the street of East Third Avenue in Durango, otherwise known as “The Historic Boulevard.” These structures depict the eras and lives of the people who built them and later generations that established a home there. Many of these homes attract attention with their large size and unique shapes, but the small cottage at 721 East Third Ave. is one you might miss in the sea of brick and stucco.

ocated just two blocks from Main Avenue on a 3,746 square-foot lot, this historic property is nearby coffee shops, a grocery store, restaurants, retail stores and art galleries and minutes from local trails. It also features two dwellings. The first, is a 1,062 square-foot, single-level home which faces Third Avenue. Built in 1881, the home features beautiful detail in the wooden framing on the porch, as well as the doors and windows, which gives the home a unique signature. In the front yard, sustainable landscaping surrounds the porch. Inside the home, is a cozy living space with a wood stove for heating that leads into a dining area. The

kitchen has both cabinets and open shelving for storage and modern appliances. The home has a spacious bathroom and laundry room. Features, like the red oak hardwood floors and the exposed beams in the kitchen and bathroom, add to the aesthetic. Though the home is 139 years old, it has seen its share of upgrades over the years. Some of those upgrades include new plumbing and new electrical wiring, but the largest upgrade was the addition of a 902 square-foot guest home behind the original cottage in 2011. The two story guest home also has two bedrooms and one bathroom. The builders made an effort to locate period-appropriate doors, hardware and trim to ensure the new home showcased similar designs in its internal and external details, including exposed beams, quality hardwood flooring and a gradual sloping roof. The two homes have separate electric and water meters, which presents future homeowners with an investment opportunity. There are four off-street parking spaces on the property as well. The backyard is fully-fenced, providing safety for homeowners who might have children or pets, and is equipped with an underground sprinkler system to help maintain the lawn. This property’s proximity to downtown, its distinctive details and valuable features each showcase how even small homes can present big opportunities on The Historic Boulevard. n

Trail on the west side of the property provides direct access to National Forest lands, and is bike-friendly. Public art installations placed along the trails and at neighborhood entrances add a creative aesthetic to the community and represent the beauty of the neighborhood. Protecting the natural landscape in the high country is an important aspect of living at Edgemont Highlands, and these values are considered in the design of houses, landscaping and roads. Individual properties vary in shape and size, which can help buyers find the right fit for their family. There are a number of vacant lots with established utilities, ready for individuals looking to construct a home to better fulfill their needs and desires in a long-term investment. The neighborhood features a community lodge, which provides residents with access to a mailroom, kitchen, large meeting room, offices and restrooms. Residents can also volunteer to tend a community garden, which produces fresh herbs for the neighborhood from early spring to late fall. n
