Build a home with a construction loan

A
re you ready to build your dream home in the Four Corners? After picking out the perfect plot of land, choosing a design and contracting a builder, how do you plan to pay for it? A standard mortgage requires collateral, usually the existing home, to back the loan. But when starting from scratch, the house doesn’t exist yet. Home construction loans are different from traditional mortgage loans. This type of loan is used to cover the cost of land, labor, building

materials, permits and more. They are traditionally shortterm and high-interest. Depending on the type of loan, homeowners may be able to convert it to a traditional mortgage after construction. The process for getting a home construction loan is similar to the standard mortgage process. In addition to underwriting the application, the lender will also need to vet the builder. There are different types of home construction loans, so here is what you need to know first.
Types of loans CONSTRUCTION-TOPERMANENT LOAN
Also known as a C2P loan, a one-step or singleclose loan, the C2P loan automatically converts to a standard mortgage when construction is finished. A C2P loan has drawbacks and advantages. One drawback is that the payment on a C2P loan may be higher than a standard mortgage. That’s because during construction the borrower typically
only pays the interest. Once construction is complete, the loan is converted to a standard mortgage. Then payments are recast based on the amount of time remaining on the loan term. One of the advantages of a C2P loan is that you pay closing costs just once. Another advantage is that having a permanent loan secured means there is no question that you’ll be able to find a lender and loan when you’re ready. CONSTRUCTIONONLY LOAN
This is a short-term loan that funds only the home construction project. It allows individuals to borrow money and build a home. However, any closing costs and fees must be paid, then the loan must be paid completely once the construction is finished. Those without the cash on hand to do so will have to apply for a mortgage. Having separate construction and mortgage loans allows homebuilders to shop for the best terms available at the time for each loan. A primary disadvantage of the standalone construction loan is that individuals will pay two sets of closing costs, and likely more fees.
also known as a HELOC, or a cash-out refinance. Lastly, if the borrower is the primary builder for the new home, they may qualify for an owner-build construction loan.
Beginning to build S TA R T I N G T H E P R O C E S S
The initial steps of obtaining a construction loan are similar to buying an existing house. Develop the new home wish list, including locations and features. Then meet with builders to discuss the budget and obtain a pre-approval from a lender. Provide the lender with all of the same documentation as a regular mortgage loan, including employment history, identification, income verification and tax records. BUYING WITHIN A DEVELOPMENT
The financing process will be very similar to buying an existing house when buying a home within a development. In most cases, the builder can arrange financing for potential homeowners. The main difference from a standard loan is that borrowers apply for
the loan when they sign the contract with the builder, but terms are not finalized until the property is complete. STRONG CREDIT REQUIREMENTS
Lenders consider construction loans higher risk. Therefore, they look for good credit and a healthy debt-to-income ratio. Borrowers will also need a downpayment of 20% to 25% on average. The specific down payment requirement will be based on the cost of the land and planned construction. People who already own the land may be able to use it as equity for a construction loan. Remember that lenders will check the credit and credentials of the chosen builder as well. Most home construction lenders can recommend builders, and vice versa, so people who want to build can start the process at either end. It’s always best to get finances in order before any project. First, do the necessary research to compare loan rates, terms and down payment requirements.
OTHER TYPES OF HOME CONSTRUCTION LOANS
If renovating an existing home instead of building a new one, homeowners can apply for a home renovation construction loan. This type of loan lets users borrow against the expected value of the home after the renovations. Another option is a home equity line of credit

DeLaMare said when the organization was established in 1995, a major goal was to provide communication, connection and educational outreach. The HBASC also provides members with a connection to resources from the additional two organizations that make up the national federation, including Colorado Association of Home Builders (CAHB) and the National Association of Home Builders (NAHB). “The connectivity and representation at a state and national level is really what we needed,” DeLaMare said. “Our voice is stronger together. The most underrated aspect of what we do for our members specifically is giving them a hand up in the community to make sure that they are represented, and getting their fair share of the market value.” DeLaMare said these small business owners can feel more confident with a team behind them that communicates the important information to members, gathers their feedback, then represents them at numerous meetings through the group’s government affairs committee. “Most (members) don’t have time to clock out and go to some of our city or county meetings to learn about these legislative issues that directly affect their businesses,” she said. The committees within the HBASC track government affairs on federal, state and local levels. They bring issues that affect the regional industry in front of legislators that range from accessibility, affordability and environment to land use and zoning issues.
Education
The HBASC identifies learning opportunities that can benefit members. The organization hosts a variety of presentations, training sessions, seminars and workshops that help expand an owner’s experience and knowledge to more successfully run a small business in a rural region. Though non-members can receive this same type of education, HBASC makes educational programs more accessible for independent owners, often ones that offer certifications and credits for extended education. HBASC also works to seamlessly integrate the next generation into the workforce. The HBASC launched their Trades in Training (TNT) program in both Durango and Bayfield high schools to provide students with preapprentice certifications and hours of hands-on experience to prepare them for qualified jobs. Shop teachers at both schools are trained and licensed by the Home Builders Institute to implement the curriculum that offers students these certifications. “I think that it really helps to introduce kids to the possibilities that the building industry holds and contains so much more than framing or roofing, or installing plumbing,” DeLaMare said. “It really gives them this broad perspective and allows them to become inspired to pursue something new.” For students that want to pursue college, the organization offers Building the Future scholarships. If students would rather jump into the workforce, DeLaMare said they can apply for a bag of tools specifically for their chosen trade with the new ‘Tool Up’ program. HBASC also takes it one step
further by connecting youth with local job opportunities through a partnership with Express Employment Professionals. These efforts help the building industry meet increasing demand of skilled labor, while providing employment and valuable experience to the next generation of industry professionals. “It keeps the economy growing and bustling,” she said. “It keeps the community diversified, having the youth stay to present new perspectives and new skills. And it really just shows that somebody can stay in their hometown, succeed and have opportunities to grow, thrive and contribute.”
Engagement
DeLaMare said to do business in this community, it is really important to be immersed in it. To that end, she said HBASC usually finds a way to participate in building and housing projects in collaboration with other regional nonprofit organizations by purchasing materials, such as caulking, paint or siding. “We were part of the Volunteers of America builds,” she said. “When Home Aid of Colorado came down from Denver to help organize and fund the VOA restoration, we got involved. Our members actively donate materials, time and finances to Habitat for Humanity both of Archuleta County and La Plata County to make sure that their current builds are sustained.” Fundraising efforts sustain these programs and membership benefits. So, HBASC hosts a popular annual golf tournament,
where the proceeds benefit the organization’s mission and fund the TNT program. Events, such as the Contractors Yard Sale, give the organization an opportunity to give back to the other regional nonprofit organizations that work toward closing the gap for attainable and affordable housing and equity as well. HBASC also organizes Parade of Homes in La Plata and Archuleta counties to celebrate the member businesses and building industry through tours of high-quality, modern homes. This event showcases the architecture and design as well as the craftsmanship and collaboration of industry professionals.
Involvement
HBASC is an organization that thrives because the members see the value. A membership means instant access to hundreds of qualified leads, discounts and marketing assistance from the organization that has spent 26 years building strong connections and partnerships with dozens of industry experts. DeLaMare said established businesses and entrepreneurs can both benefit from getting involved in the HBASC, and this active group always needs more boots on the ground and planners in the conference room. “There are wonderful things that come from getting involved,” she said. “You end up getting more out of your membership when you are directly involved than when standing back, letting your business operate as usual. It’s a great way to meet new clients and really promote yourself directly, which grows your business in the long run.”

How much insurance coverage is enough? By Connie Sutton
When selecting a policy, choose enough coverage to: • Rebuild the home in case of damage (extended dwelling coverage) • Replace the furnishings and belongings (personal property)
The biggest mistake homeowners make when seeking insurance is not buying enough. A homeowner’s policy can help repair or replace a home and personal belongings under certain circumstances. It also can cover costs for accidentally damaging another person’s property or injuries on the property. Unfortunately, three out of every five Americans are underinsured, some by as much as 20% according to Consumer Reports. DWELLING Dwelling coverage helps homeowners rebuild the house if it is destroyed in a disaster. Dwelling coverage should equal the cost to rebuild the home. Speak to an agent about average costs, and factor in extra costs if the home has features that require special craftsmanship. For older homes, discuss building code coverage. Older homes will need to comply with new building standards when being rebuilt and building coverage will pay for specifics that new codes require. PERSONAL PROPERTY Personal property coverage applies to home furnishings, appliances, clothing, electronics and sporting equipment. Because people collect belongings slowly over time, it can be easy to lose sight of the true value of personal property. Make a detailed inventory of every item you own. Remember, what takes a few hours to inventory could take a month or two of pay to replace. So, be as

detailed as possible. For highend items, like jewelry or musical instruments, separate the replacement costs and ask an insurance agent if an additional policy is necessary. LIABILITY Accidents happen. Liability coverage will protect homeowners from expensive lawsuits or medical bills if an accident occurs on the property. On average, homeowner’s policies have a minimum of $100,000 in liability coverage, but experts recommend purchasing as much as possible. As a side note, not all dog breeds are covered by a policy. If you have a dog that is considered high risk such as a pit bull, Doberman, rottweiler, chow, German shepherd, wolf-dog hybrid or any other large breed, confirm coverage with an agent. ADDITIONAL LIVING EXPENSE Also known as ALE coverage, additional living expense coverage reimburses the policyholder for the added costs

Most homeowner’s insurance policies use a percentage of the extended dwelling coverage to calculate ALE, usually providing between 20–30%. For larger families, the ALE could be higher, so ask an insurance agent how to obtain more coverage, if needed. When it comes to your biggest investment, your home, you can’t afford to be underinsured. Work closely with your insurance agent to make sure you have all the coverage you need in the event of a home catastrophe. If you have an existing policy, schedule an appointment with your agent to review current coverage and make changes if needed. If you’re shopping for a new policy, ask friends and family for a referral to an agent they trust so you can make sure you get the amount of coverage you need to keep your home and belongings safe.

e’re living in the golden age of technology. In just a few decades, society has transitioned from relying on wall-mounted phones to tucking tiny wireless computers in our pockets. If smartphones were the major technological development of the 2000s, the next big step is integrating technology into homes. Those that build their home have a unique opportunity to add smart automation into the design for the best results.
BEYOND ALEXA
Creating a smart home isn’t about buying individual devices like Alexa, Ring and Nest. These internet-connected gadgets can help you achieve a certain level of control, but they have limitations. Getting various devices to work together and create a holistic automation system can be a challenge, particularly when they all have their own apps. A true smart home starts with a technology-savvy infrastructure. One that has data access points that can withstand future innovations, not just the latest and greatest of today. Remember that a house is built to last a lifetime, so it will need to be capable of accommodating advances in technology. One thing to keep in mind is that integrated smart home technology won’t necessarily increase the value of your home. Fresh feeling for the new season By Connie Sutton

pring is finally in sight for Four Corners residents! Before daydreaming of warmer days, take care of those spring cleaning tasks. The winter season here can be brutal on a home, so it is important to clean up and address necessary repairs.
Clean sweep
Warmer days signal the start of cracked windows and open doorways after months of staying shuttered against the cold. During the winter, dust, dirt and allergens are trapped inside the home. Clear out the space to make it feel fresh by sweeping all the dust that’s settled. Wipe any surfaces that may have collected dust throughout the winter with a microfiber cloth. Before sweeping the floors, remove all area rugs, runners and mats, and place them outside for a good beating. Then give the floors and carpets a comprehensive sweep.
Roof matters
Once all the snow is melted, see how the roof weathered the season. Remove the various bundles of pine needles, leaves and other debris that may have settled on the roof or in the gutters. Spring rains can cause expensive damage if water can’t properly runoff. Don’t forget to check for cracked or missing shingles that will need to be replaced. If owners notice any shingle-shift, inspect the fasteners.

Keep cool
Spring means the return of ceiling fans, swamp coolers and air conditioning units. Dust the blades of ceiling fans, then switch it to rotate counter-clockwise for maximum cooling. If the fan is outdated, consider replacing it with a newer, energyefficient model. If the home relies on an air conditioning unit to keep things cool, change the filter, check hose connections for leaks and double check that pans are draining freely. It’s a good idea to have an HVAC professional perform an inspection to make any necessary repairs or upgrades before temperatures rise. Consider repairing or replacing the economizer to ensure that the unit is running as efficiently as possible.
Clear clutter
Now is the time to rummage through old boxes in attics, garages and closets and donate, sell or trash the excess items. Keep sentimental items and important keepsakes and send the rest to your local donation center. Once your space is cleared you’re prepped for deep cleaning and big DIY projects.

Chances are your deck has been buried under the snow for a while now, but spring thaw means it’s time to get back out to it! Once the chance of snow has passed do a good sweep to remove any leaves and debris that might have accumulated between boards. Then, check the deck’s condition.
