OUR MARKET

As the spring season approaches, the real estate market is abuzz with anticipation for increased inventory, yet continues to grapple with historic low levels of available listings. Since our inception in 1985, when the population stood at 31,400 in La Plata County, there were approximately 200 homes on the market. Astonishingly, with a current population of 57,000, our inventory mirrors that of 37 years ago.

For years we have categorized luxury sales as those over $1 million for residential properties, which has been an easy value to reference for us. However, the actual criteria that the real estate industry uses is the top 10% of residential real estate sales in a specific market - La Plata County for us. As an example, if we were to look at residential sales in Aspen, Colorado over $1 million, it would show nearly every sale. Therefore, in a market like Aspen, using the top 10% of sales for the past year is closer to $8 million and above. In the case of La Plata County, based on the 2023 residential sales, luxury is now defined as $1,450,000 and above.

Traditionally, the spring market sees an influx of buyers and sellers eager to make their move in the real estate market. The changing weather and longer days fuel a sense of renewal and optimism that propels the industry forward. However, this season’s expectations for a substantial number of properties hitting the market may be tempered. With fewer homes on the market, sellers have a great opportunity to garner more attention on their home with strong marketing and wellstrategized pricing. Many buyers are queued up and anxiously waiting and watching for new listings daily. It is important for both buyers and sellers to understand that interest rates are predicted to stay above 6% for the foreseeable future; this is likely the new normal so waiting for unicorn low rates is not a good strategy in today’s economy.
