Valley View HeigHts Offers Plenty Of rOOm tO raise a family amOng a great COmmunity By Ryan Holota. Photos by Lisa Landrie
As the sun breaks above the horizon, it floods the neighborhood with light. A flock of grouse runs across the road, under a fence, and across a yard. It’s the beginning of a new day at Valley View Heights, just 12km east of Saskatoon on Highway 5.
Valley View Heights services include: city water, natural gas, power, telephone, and high speed internet access, garbage pickup and snow clearing.
I
n 2005, Darrell and Crystal Rinas were looking for land on which to build an acreage - a place to raise a family in a safe environment with good neighbors, and with their family close by. They looked at developments that were beginning to pop up around the area, but none of them had the particular feel that they were looking for. The Rinas’ wanted to be east of Saskatoon along Highway 5, close to Crystal’s parents (Walter and Sandra Halliday,) and Crystal’s Sister and her Husband (Chantal and John Kahovec.) Together, they found the perfect spot to build a home in what would eventually become Valley View Heights. Gently rolling hills, vast wooded areas, a pond, and plenty of clear space for building and development – it was exactly what they were looking for. The three quarters of land that they found was more than what was needed for one acreage, but the entire family saw the potential in the development of this land. Some inquiries were made and by 2006, the family joined forces and created HRK Developments (Halliday, Rinas, Kahovec) to purchase and develop the land.

The diverse background of the owners makes HRK Developments an excellent group for this sort of undertaking. All the owners are entrepreneurs with extensive backgrounds in areas required for successful land development. The family members have a diverse range of experience in many different aspects of business; such as, Darrell Rinas, who is employed by Associated Engineering in Saskatoon and works everyday in land development.
up cabin is pulled onto it. The cabin is warm and inviting with a wood stove, and on the weekends, families gather to skate, play hockey, and have fun. For other residents that are more interested in hitting the trails, a snowmobile club operates nearby and has a warm-up shack less than a mile away.
Roads and services were brought in, and the surveyed sections of land - most between 5 and 7 acres, were offered for sale. By 2010, these initial plots of land were sold and families were constructing their homes all over Valley View Heights. Development continues, with the second phase being close to sell out, and the third and final phase under development. The land, location, and amenities of Valley View Heights sets it apart from other residential developments. But one of the most important differences is the welcoming community that has been built on it. In the winter, when the pond freezes over, the snow is cleared off and a warm-
In the fall, the community gathers for a pig roast, enjoying the amazing food and camaraderie. With large lots and plenty of space between houses, a family has all the room they need to be private without being alone. Valley View Heights is only 12km from Saskatoon, and driving into the city often takes less time than from residential
areas within Saskatoon’s city limits. “It’s the highway that makes it easier,” explains Rinas. “You come into the city at 100km/h and don’t need to fight your way through traffic on the feeder streets. I get into the north end of the city during rush hour traffic in about 20 minutes.”
There are no builder restrictions in Valley View. You can general contract your own home, bring in the builder of your choice, or, HRK Developments can recommend experienced and knowledgeable builders that have built other homes on acreages.
The east end of Saskatoon has exploded in recent years, and a slew of amenities are available for residents of Valley View Heights. For convenience, Sunset Estates is a mile away and has a gas station and a store, meaning you’re probably closer to a jug of milk or loaf of bread than you are in Saskatoon. There’s even a Fire Department in Sunset Estates, just in case your backyard bonfire gets out of control.

And in case you’re wondering, Valley View Heights offers a whole range of other services as well. As part of the RM of Aberdeen, Valley View Heights has city water, natural gas, power, telephone, and high speed internet access. They even have weekly garbage pickup handled by Loraas Disposal. When it snows, crews from the RM of Aberdeen quickly get in gear and clear the roads.
The owners of HRK Developments have built several homes of their own on acreages, and they have an excellent grasp of the benefits and challenges that acreages provide. They are always available to help you out with advice as you move forward with the home of your dreams. FHS
Buying a lot at Valley View Heights is simple. HRK Developments doesn’t use Realtors – you deal directly with the owners of the land in a no-pressure, comfortable manner. Brent Eldstrom with wife Hilary
M
y father-in-law used to say, “Invest in land. They’re not making any more of it.” They might not be making any more, but in recent years new development has created opportunities for city folk who want to spread their wings, ride their quads and horses, and get back in touch with country spaces. Acreage life is a different way of life. For those who can afford it, it’s providing a quality of life many feel they can’t get in an urban setting.
“The ultimate location for people who live on acreages is to be within 10 minutes of the city,” says Brent, owner of Saskatoon Smart Homes. “People in Toronto don’t understand those kinds of commute times. They say they can’t even get to the first set of lights in 10 minutes. My brother-in-law is a radiologist in Calgary and it takes him an hour one-way. Saskatoon is still small enough that driving time isn’t a big issue, but it’s definitely a bonus to be able to live so close.”
“Once you have it, you won’t go back,” says Brent Eldstrom, who with wife Hilary, has 10 acres in the hamlet of Cathedral Bluffs, 10 minutes northeast of Saskatoon. Originally from Prince Albert, the couple lived in Saskatoon while their three children were going to school but opted for country living when the kids got a little older.
Hallmark realtor Ken Menz has been an acreage liver himself for the past 20 years on property just south of Saskatoon. He lives on the east bank of the river in the hamlet of Furdale near the Saskatoon Golf and Country Club. Ken grew up on a farm and thinks some people may have a longing to get back to country roots, but most people looking
for acreages crave the peace, quiet, and privacy and maybe some space for their toys. “Over the last 15 years or more, there’s a larger selection because development in R.M.’s around the city have increased, so choices have increased,” says Ken. “Generally speaking, most first time home buyers won’t find anything 15 minutes out of the city in their price range.” He says most acreage buyers are well established with enviable equity in their existing homes. Many are empty nesters with grown children and a dream to get out to the country. Ken guesses that an average price around the city is about $550,000. Some parcels, depending on which direction, size of property and what sort of home has been built, can be priced to $800,000 and higher. Newer FineHomes SASKATOON

developments tend to be smaller, from three to five acres. For the adventurous buyer who doesn’t mind a half hour commute and wants up to 40 acres, they can–depending on the direction– buy their piece of paradise for $300,000 to $400,000. Ken doesn’t see many people on those larger properties wanting to put the land to use, although some might have horses. “Not many people want to hobby farm,” he says. “Some want more space and a place to run their quads. Some want bigger shops where they can store their toys. The main reason for most people, though, is to get away from the hustle and bustle of the city and to enjoy the peace and quiet.” For the Eldstroms, who are pleased they purchased their 10 acres when they did 13 years ago, privacy is the primary motivation for country living. “Your neighbours aren’t four feet away. A lot of people have sound systems on their deck so they can crank it up a little bit if they’re entertaining or gardening, and 12
FineHomes SASKATOON
not worry about upsetting neighbours.” Now that all the available parcels of Cathedral Bluffs land are sold, Brent and Hilary plan to do some strategic planting of fast growing trees like Lombardy poplars. These will help to block the view of distant houses over in Prominence Pointe, Saskatoon’s ‘newest luxury estate community.’ That planting has to be strategic for another reason, one that’s a big acreage perk for Brent. “We can’t plant any trees that will interfere with his golf shot,” Hilary explains. Brent’s a selfproclaimed golf fanatic, and he set up a pin at 80 yards and “practiced with hundreds of balls every night.” It wasn’t too long before he knocked eight strokes off his game. In addition to some house renovation and landscaping, he’s converting four acres into a links style practice area with a 120- and a 180-yard pin. Hilary, a critical care nurse at St. Paul’s Hospital and an instructor in SIAST’s nursing program, says acreage life
offers a lot of “decompression” and an opportunity to “putz around in the flower beds.” “I’m not a vegetable gardener and the deer out here wouldn’t help anyway, but I get my therapy in the flowers and working on the landscaping,” she says. Their home is outfitted with their own Smart Homes touch screen technology so chores like irrigation can be activated on an iPhone or an iPad from anywhere in the world. Various systems like security alarm, lights, air conditioning, and heating can be manipulated without having to rely on neighbours. “I was at a family event in Europe, checked the moisture sensors and was able to water my flower beds and pots from Spain.” Also a runner, Hilary enjoys wide-open spaces and sparse traffic. “I think you are just more in touch with nature, with the weather and with the land,” she says. “The kids loved it. They were always building forts and catching frogs and snakes. Of course as they got older, they complained that living out here
interfered with their social life. If they wanted to go to a party, we had to drive them, and we did a lot of driving. But my daughter, who’s studying to be a pastry chef in Nanaimo, was home recently. As we sat on the deck watching the sunset, she said how much she missed it. With the city’s bright lights, people forget what the night sky looks like,” Hilary says. “Out here, we look at stars and the Northern Lights. We watch deer and the birds. There’s a sense of freedom and serenity you just don’t get in the city.” The Eldstroms appreciate the small community feel of country life. People keep an eye on each other’s property neighbourhood-watch style. While many acreages fall under rural municipality taxation, Cathedral Bluffs formed a hamlet that gives them control over a percentage of their property taxes. With that, they were able to pave their own road with a high quality hardtop expected to hold up for the next 50 years. They also have a unique reverse osmosis water treatment system so
they are not reliant on city water. The Eldstroms are putting in a dugout to augment irrigation. The tree planting is underway and “because we’re dealing with several acres, we’ve got to plant in volume,” says Hilary. “In the city, you can put in one or two trees. Here, you’ve got to plant a dozen for any impact.” “I’d say there are two big bonuses for me out here. Golf is number one,” Brent laughs. “Then privacy. Obviously land isn’t getting any cheaper. As an investment, acreages close to the city are only going to grow in value and more quickly than city property. Thankfully, there are no more lots available here, so this is as big as we’re going to get.” “There is one drawback of acreage living,” he admits. “No pizza delivery.” FHS

Pegasus Homes soaring to new heights in custom building By Lissa Robinson. Photos by Lisa Landrie
P
egasus Homes, owned by Peter Bue, has been in operation in Saskatoon for nine years. The focus of the firm is to craft quality homes and ensure clients are happy at every stage of the building process. Bue is a hands on kind of guy who inspects each phase of the construction and closes in on all those little details that “can make or break the successful outcome of a room or house.” It’s this attention to detail that distinguishes Pegasus from other builders in Saskatoon. If you’ve had the chance to meet Bue, then you know that you are looking into the face of a man who loves his job and is passionate about taking on the challenges of a new construction. To say he looks like a contractor in his rugged jeans, cotton t-shirt and stocky build
20
FineHomes SASKATOON
would be stating the obvious, but there is a lot more to this man than meets the eye. Bue is a storyteller at heart. The name of his company was chosen because of his love for Greek mythology, and in particular, Pegasus, as told in The Iliad by Homer. This majestic creature clearly symbolizes Bue’s high aspirations for quality workmanship and keeping an eye on details. His passion comes through when he tells stories about construction, like the treasure trove of sketches drawn on surfaces at various stages of the build, and now buried in its recesses. The drawings were likely created to solve a problem or illustrate a future idea, but are indicative of a man who likes to tackle issues creatively and straight on. Bue combines big picture
thinking with his eye for detail, so it’s no surprise that testimonials describe working with the company as quality, enjoyable, professional and stress free. Pegasus is turning out to be an adventure for this long time contractor and his homes are certainly hitting all the high notes. Bue says his clients are often surprised to learn that he is open to change during construction and that the sky is the limit when it comes to finishing touches. A basic budget for finishing allows clients to select items that fit within the given price range, or stretch beyond by simply making up the difference.
Although Bue is at the forefront of every project, and is the driving force, he works with a team of contractors who exude the same level of professionalism and passion for quality workmanship and attention to detail. Pegasus constructs about five homes a year, which can be found in Saskatoon areas like Willow Grove and some available lots in Rosewood and Evergreen. It’s these last two areas that have captured his attention with plans to adapt one of Pegasus’ more arresting designs for the lots. Three houses in Evergreen will be set against the backdrop of two naturally wooded areas with beautiful aspens in one section and hardy scotch pines in the other. The Rosewood lot is in close
proximity to a quiet stretch of green space for leisure and recreation. The lots have potential for homes that are spacious and elegantly designed with open rooms and vaulted ceilings. Gleaming hardwood floors in the kitchen are set against beautifully finished cabinets with an island for working and welcoming family and friends. Other features include an upstairs with a stunning master suite and bathroom with heated floors and a Jacuzzi. The houses are quality crafted and designed from the ground up with air tightness ratings that go well beyond EnergyStar for a truly energy efficient home.
FineHomes SASKATOON
21
For Bue, the excitement of building a new house is rooted in the prospect (and process) of “making something out of nothing. This encapsulates the essence of company, which is to start with a plan and an empty lot, dig a hole and then make the magic happen by sequentially building the house from its foundation to the finishing touches. Of course, it’s not quite as simple as that, but when you call Pegasus Homes, you can be assured that Bue will be the guy that is committing his time, giving his attention to the details, and providing the highest level of craftsmanship. Bue will ensure that your house is built right, built to last, and built to feel like home. FHS

The most important step is getting your finances in place before you put a shovel in the ground. Obtaining approval for your mortgage will not be entirely dependent on your financial circumstances and ability to repay; equally important will be the credibility and quality of your plan. Lenders will want to know that you have properly planned the project, made a thorough cost analysis, and have an itemized budget requirement. They will also consider your enthusiasm, experience, and confidence in completing the building within an acceptable timescale and your reasons for undertaking the project.
• Offer to purchase for land or a copy of title if already owned • Blueprint Appraisal • Plans/ House Specifications Your personal equity and cash are used to fund the initial stages of the project. The mortgage funding becomes available as progress advances. The dollar amounts of these advances are based on inspections that determine completion of certain stages of the build. As with any type of construction mortgage, a certain percent of the financing is held back until final inspections have taken place and searches confirm that the property is clear of any builder’s liens. During the construction period, most lenders will ask you to make monthly interest only payments. Generally, the interest rate applied to a construction or self-build mortgage is higher than a purchase mortgage, giving you more motivation to complete your house in a timely manner. Once your new home is built and passes all inspections and searches, you will be provided with a number of repayment options for your mortgage.
I plan on purchasing a Ready to Move Home. What obstacles might I face to obtain financing? A “ready-to-move home” is a house that is constructed in a location other than its permanent setting. Since it is not built on the titled property of the eventual owner, there are unique challenges for financing. Essentially, two separate projects are taking place – lot development and the house build. Until the RTM is placed on the permanent site, financing is divided. My experience in helping homeowners with these types of purchases has shown me that almost every situation is different, has its own unique sets of challenges, and generally requires a combination of interim financing and construction mortgage (progress advance) solutions. Working with a lender who is familiar with projects of this nature will help to ensure a positive and stress free buying experience. Do you have other questions or want more information? I would be happy to discuss the above information in more detail or provide assistance on any other mortgage financing questions you might have. Please feel free to get in touch through the contact information provided above. FHS

Touchstone buys the most coveted lots in Saskatoon’s new upscale communities. “We build houses appropriate to the lots, taking advantage of size, green space and location,” says Steven. Touchstone purchases lots in Evergreen, Willowgrove, and Stonebridge. These are neighbourhoods where the beauty of Saskatoon’s natural environment and functionality of elegant living coincide. Evergreen, the newest of these areas, is so named because of the preservation of two rows of 50-year-old Scots Pine trees. Nestled between parks, land preserved for natural wildlife, and the Forestry Farm, Evergreen is a thoughtful and ecologically sustainable development. Conscientiously constructed, Evergreen is a new urban village that offers its residents ways to engage in their community without the use of a vehicle. Plentiful walking paths and

park areas situated by quaint shops and conveniences create a community centred atmosphere. Building a home in this environmentally sustainable community gives you a variety of green options. For example, the streets of Evergreen are aligned so the majority of residences receive the full benefit of the sun’s rays, providing opportunity to incorporate solar energy into homes. The show home nearing completion in Evergreen reflects Touchstone’s sentiments of using a lot effectively and maintaining the values of the Evergreen community. The two-storey home is not only functional, but has the wow factor of a truly impressive home. Adjoining the three-car garage is a large mudroom with attached laundry and plenty of space for shoes, jackets, and a character bench, essential to keeping your home organized. The home has a modern, open layout, drawing your eye to the central winding staircase. “Developing around a curved staircase is complex, and key to the graceful home,” says Selby. The large kitchen, by Maurice LeBlanc at GRD Developments, reflects the needs of a contemporary homeowner. The stunning Quartz countertops are crafted by another of Touchstones core suppliers, Stones Edge Granite Company. Beautiful dark wood floors contrast the white cabinets to create a distinctive and unique design that sets Touchstone apart from other builders. At the top of the elaborate staircase, you can look down from the loft, perfect for an open concept library or study. This space is beautiful and bright, as light pours in from the many windows that offer a panoramic view of the mature Scots trees and the park area. All three bedrooms have large closets, including two walk-ins. The ensuite of the master bedroom is spacious and well appointed. The master suite itself is luxurious and spacious with plenty of room for a kingsized bed and a stylish seating area.

synonymous with a quality conscious practice. Steven continues to grow a core group of trustworthy suppliers and contractors by providing respectful and professional business and opportunities. Touchstone’s commitment to service is demonstrated by their recent Customer Choice Award for the highest customer satisfaction rating. By working with engineers to develop the best practices, Touchstone’s ability to cope with Saskatchewan’s harsh
climate sets their building procedures aside from other builders. They pay attention to soil conditions, and assess homes with a thermal imaging camera to ensure that the home’s envelope is sound. Touchstone achieves the highest standards by using elite building criteria to ensure that no matter how wet, cold, or bitter the temperature gets, your home stands strong. Steven and his team all have the same goal – to build a great home that’s best for you and your lifestyle. Whether that includes
extra bedrooms upstairs, a useful bonus room, or a sound-proofed basement for large families, they have you covered. Touchstone also has an elaborate home available for the most discerning buyer on a large, wedge-shaped walk out lot, arguably the best in Willowgrove. The $1.4 million dollar residence at 219 Lucyk Crescent is built for luxury. The home has everything a prestigious buyer would want. Imported materials like doors from Italy enhance its presentation, as does the walk-out basement, swim spa, top-end appliances, phenomenal kitchen, exercise room, home theatre and wine room—all the necessities for
the homeowner who likes to entertain and impress. One of its most intricate features is a winding oak stairway with a curved glass railing, the craftsmanship of which is so integral that workers were brought in from out of country. This home is simply stunning. “The house is 70% percent complete, which leaves the buyer with the opportunity to customize their home and make finishing decisions that make the house exclusively theirs,” explains Selby. The buyer of this home will have the chance to choose the colours, cabinets, floors, and finishes.

To dream of ivory elegant design lends dreamy quality to Saskatoon home By Ashleigh Mattern. Photos by Stephanie Zhang

n dream interpretation, dreaming of ivory denotes financial success and pure pleasures. A new home by Ivory Built Homes Inc. in the community of Evergreen shares these dreamlike qualities. Walking in the front door of 1926 Pohorecky Terrace, you feel as though you’ve been transported to another place. The morning light from the large, east facing windows flood the house, reflecting off the banister of the stairway. The elegant design of this custom built home is stunning, and one of the first things you notice when you enter. But look a little closer, and you’ll see the attention to detail extends way beyond light fixtures and banisters. The house is unlike any other on the market, and it’s on the must-see list of everyone in Saskatoon looking for a custom-built home. The designers, Aaron Matileg and his partner Tara Bily, also happen to be the home builders. Matileg is the owner
of Ivory Built Homes Inc., a prestige home building company with a focus on custom design. “Pride of ownership is evident in our builds,” he said. Everywhere you look, there are beautiful details: the curved window above the tall, dark entrance door; the elegant polished porcelain tile throughout the foyer; and the way the chandelier reflects off the second-floor banister. The house is a work of art. As you walk into the home, you’re drawn into the bright, open kitchen and living room. The kitchen was designed by Redl World Class Kitchens with a blend of modern and traditional elements that are truly unique, and can be attributed to Matileg’s and Bily’s good taste. Every detail in the kitchen was carefully chosen, from the marble backsplash to the high-end Faber hood fan. It is a place for entertaining with friends and family, with an oversized island and a stunning granite countertop.
The open floor plan spans from the kitchen through the living room pulled together by smoky hardwood floors. The entertainment unit’s shelving is as clever as it is stylish, and the sleek linear burner gas fireplace set in gleaming white quartz creates a sense of coziness. The same design elements and attention to detail seen throughout the house extend to the ensuite and master bedroom. The inviting, spa-like qualities of the master ensuite provide you with the experience of entering an oasis of calm and stylish luxury. The ensuite features heated polished porcelain tile floors, a large soaker bathtub, and an elaborate walk-in shower. “This is the palace,” said Matileg. “So we want to maintain elegance, even into the walk-in closet.” Matileg and Bily did a wonderful job with the design of this luxury home, creating a truly inspiring home design. The interior design is simple, elegant and impressive. FineHomes SASKATOON

In this amazing luxury home, the walls are a soft natural color, being in perfect harmony with the hardwood and tile floors. The house flows from one room to the next, with similar design elements echoed in each room. As anyone who visits the house can attest, no details were overlooked in the design of the home, and that extends to every aspect of the house. It’s a fantastic modern luxury home with an outstanding design. Matileg, who has over 25 years of experience in the construction industry, prides himself on quality workmanship and developing close relationships with his clients, seeing them through every step of the way. He oversees the entire process to ensure the high level of quality that he guarantees his customers is upheld. It’s a personalized level of service that only smaller builders can offer. “I was born and raised here in Saskatoon,” said Matileg. “My construction background goes all the way back to 1985. I started working with a major developer right after high school.” Ivory Built Homes Inc. is the result of his driving passion to apply his experience to home building projects he could call his own, and a desire to bring something 32

new to the Saskatoon market. “With all of the experience I have gained from the projects I’ve worked on, I knew I was ready to build on a bigger scale, on bigger projects.” Matileg is selective in who he chooses to work with, selecting quality companies that have solid reputations in the industry. “I’m loyal to the crew that I’ve put together. They fit the standards that I’m looking for, and I’m not just chasing after the business that can do it for cheaper.” Gord’s Plumbing and Heating, JD Electric, and GP Door Designs are just a few examples. The customdesigned eight-foot solid MDF doors are custom made by GP Door Designs, and their elegant design reflects the same care and attention found throughout the rest of the home. Ivory Built Homes is a member of Progressive Home Warranty Solutions, which provides a 10 year progressive
home warranty. At Ivory Built Homes Inc., they believe it’s the details that make the difference. They strive to make every home as important as if it were their own and pride themselves on their exceptional designs, quality construction, and commitment to service. Let Ivory Built Homes Inc. help to make your dream home a reality. They have the capability to build custom homes of every genre. Building ElEgant HomEs witH EfficiEncy: cortrax HomEs By Bronwyn Stoddard
The large windows and open space on the upper floor of the two-storey Augusta plan allow natural light to flood family living spaces.
“It’s a growing company, so I know I must be doing something right” ~ Corey Geransky Owner of Cortrax Homes After years in a family business where he gained a thorough understanding of the steps of the building process, Corey started his own business, which he has operated successfully for eight years. Corey’s focus—and his passion—is building. Cortrax Homes’ finished products stand elegantly in Warman, Martensville, and Saskatoon and on several acreages in the surrounding area. While other builders are sometimes hesitant to take on the challenges associated with building on acreages, Corey has the vision and the expertise necessary to make acreage projects go smoothly. Building a solid foundation and
36
FineHomes SASKATOON
a sound home requires an understanding of the landscape and the environment. Not all sites are immediately appropriate for building, and Corey is direct with prospective homeowners when they are planning their build site. “For me, it’s about doing a house right. I put houses in spots where I know the homeowners will never have problems with water coming in. If there’s grading work to be done, then I make sure they know that before we start,” Corey says. His philosophy is to provide his customers with homes they can enjoy living in over the long term. It is one of the ways his customers benefit from dealing directly with the owner of the business. As a builder, Geransky is hands-on and highly involved with his projects. As a business owner, he is just as thorough. His website is updated on a weekly basis. Photographs of the projects are uploaded as the homes progress, and new plans are
added as they become available. Wherever possible, Corey includes photographs of finished examples alongside the plans to allow visitors to visualize the physical reality of the plans more accurately. Customers can browse photo galleries and compare the details of new and popular plans including “Stone”, a bi-level walkout; the two-storey “Augusta”; and the “California Flats” bungalow. Customers who want to modify existing plans or draft their dream from scratch have that option. Cortrax Homes cooperates regularly with Krista Martens of Beyond Measure Design to customize plans on request. Corey has cultivated relationships with professionals in every part of the industry in order to provide customers with everything they need to create the home they want. First and foremost among those professionals are the members of WMW Homes: Kris Miazaga, Blaine Wotherspoon and Morgan Wotherspoon. “We’re a team,”
A spacious five-bedroom bungalow with a walkout basement, Mission Hill is the perfect plan for families who like to entertain.
Corey says. “We’ve been working together for a while now, and we’ve built a really good relationship together.” To take care of the countless details associated with building and finishing a home, Corey connects his customers with suppliers he knows and trusts. They share Cortrax Homes’ values of transparency and integrity, meaning that customers know the real costs of materials and can design and furnish the homes they want without fear of overcharging. It is a system that benefits all parties, as evidenced by suppliers’ enthusiasm to work with Corey on more homes every year. Another benefit homeowners reap from these relationships is ready access to information. While other builders may take a week to quote prices, Corey can usually offer accurate supplier quotes within a matter of hours. “When those questions come in, I get in touch with suppliers immediately. Their questions are a priority,” he says with conviction. “There’s no reason to make people wait.” The building time frames are equally impressive. Many builders in the Saskatoon area currently estimate the
completion of a project in eight months to a year, but Cortrax Homes has a record for efficiency: in eight years, no home has taken more than six months to complete. “I’ve built houses in three months, and I’ve built houses in six months, of all sizes and values. From breaking ground to being ready to hand over keys to the owners, it has never taken me more than six months to finish a home.” Included in that number are several houses he has built for his own use. While he admits that moving as frequently as he does is less than ideal; for him, the joy of building outweighs any inconvenience. Building for himself allows him an opportunity to try new concepts and combinations that he can then refine for other homeowners.
The large windows and open space on the upper floor of the two-storey Augusta plan allow natural light to flood family living spaces. Stone, Cortrax Homes’ most popular plan, is a bi-level with a covered deck, a twosided fireplace and a stone feature wall that gives the plan its name. A spacious five-bedroom bungalow with a walkout basement, Mission Hill is the perfect plan for families who like to entertain. FHS Corey Geransky Owner of Cortrax Homes
“Building is my passion,” Corey says simply, “and that sets me apart as much as anything else does.”

atherine and Scott McQueen read about a compelling story about a company dedicated to helping people and the environment. Inspired, they founded the Saskatoon franchise of FrogBox. “Moving is stressful. We want to make things easier for people at no greater cost, while decreasing our impact on the environment,” says Catherine. FrogBox delivers eco-friendly, reusable plastic boxes and wardrobes instead of cardboard boxes, and they pick them up when the move is complete. The lidded boxes are easier to use than cardboard, and come with simple labels so you can reduce your use of tape, which cannot be recycled. When not in use, the boxes are nestable, unlike cardboard boxes. Choosing this convenient method to move makes a significant impact on the environment. Cardboard and paper products make for an estimated 18% to 26% of landfills. Not only is FrogBox’s option popular for the residential population, but its popularity is quickly growing with companies and corporations who choose actions based on a model of corporate social responsibility. Choosing FrogBox is beneficial in appearance, as well as making good business sense. The FrogBox website is easy-to-navigate and shows a detailed price breakdown suitable for all budgets.

EXPERTAdvice RESIDENTIAL DESIGN PROCESS
Step 2. Initial design meeting
By Krista Martens Architectural Technologist A. Sc. T. LEED Green Associate Beyond Measure Design Inc. 306.974.3955 info@beyondmeasuredesign.ca www.beyondmeasuredesign.ca
The Residential Design process is straight forward once you understand the steps you need to follow that combines both the practical & creative elements of a home. Step 1. Hire a professional home designer Look for a person who has at least a diploma in Architectural Technology. This background combines structural & architectural education and provides an excellent base for residential design. Ask the person or firm how many years experience in the industry they have & if they can provide letters of reference. Always do your research before hiring anyone.
This is the meeting where your home designer will take the time to create a design brief with you(see previous article). This usually consists of a meeting about an hour in length to compile this information. From here they will start compiling a preliminary plan to meet your requirements.
Step 3. Preliminary plans What are preliminary plans? Well preliminary plans are just that, a prelimor start, towards a overall home design. They are used for the purpose of decision making as well as pricing out the cost of the home. Typically preliminary plans include all relevant floor plans, exterior elevations & site plan. You’ll see items like room sizes, bathroom fixtures, exterior finishes, rooflines and overall general items.
Step 4. Review preliminary plans This is where, you as the client, needs to spend some time to ensure that the plans are what you had in mind. If you’ve taken the time to create a comprehensive design brief outlining your desires for the home chances are there will only be minor changes needed to make that plan perfect. Once your happy with all the preliminary designs you will need to approve the plans prior to proceed to the construction drawings.
Step 5. Construction drawings completed What are construction drawings? Construction drawings are known by many names, blueprints or working drawings are most common. These are the documents used to construct your home & obtain final quotes on materials and services. These plans include more detailed information than the preliminary plans. They include fully dimensions plans, building sections, construction details, foundation designs & electrical plans. This is also the point where all drawings required to be sealed by a Professional Engineer will be sent for review. Consult your designer on items that require an Engineers involvement.
Step 6. Review construction drawings The industry standard is that a “check set” or final set of plans are issued for review prior to plans being printed. This is always an important step as it is likely the last chance you have to make large changes to your home before the project gets under way. Again, you will need to take time to review & approve the final plans before your designer will get you printed copies to begin construction from. These steps can vary from project to project depending on the scope but this list will help you understand what you can expect of the design process. FHS

The 2011 Colour of the Year, Pantone 18-2120 Honeysuckle, encouraged us to face everyday troubles with verve and vigor.

"Consumers look to spring for renewed energy, optimism and the promise of a brighter day," said Eiseman.
The Colour of the Year selection is a very thoughtful and involved process according to Eiseman.
"They have learned how color can help them alter a mood and provide the vitality and enthusiasm that enables them to experiment with new looks and color combinations."
“To arrive at the selection, Pantone quite literally combs the world looking for color influences,” Eiseman said.
Over the past several years, orange has grown in popularity as a go-to hue for interior and fashion designers. Consumers have warmed to this rich family of hues which is showing up on everything from laptop skins to lipstick.

EXPERTAdvice Transforming your garage into the family’s favourite room
Larry Westby Saskatoon Custom Garage Interiors, Inc. 3122 A Miller Avenue Elaine Westby p: 306.933.4320 elaine@customgarages.ca www.customgarages.ca Custom Garages is an idea whose time has come. The household garage used to be the dumping ground for junk, but it’s often the biggest room in a house, so people have started to realize that it makes more sense to use that space to its potential. A custom garage doesn’t have to be a man cave either; it can be designed to accommodate the whole family. Imagine the transformation when you replace the dark, cluttered walls with brightly-coloured metal cabinets, and swap out the dirty-looking, stained concrete floor with our polyaspartic industrial flooring that’s easy to clean. With a little furniture, that uninviting space has become a place to visit or play. Our flooring actually protects the concrete in your home. While concrete is very
Photos by Michelle Berg porous and absorbs things like water, salt, oil, diesel and grease, our flooring keeps it from soaking in. It’s easy to clean— water and soap will wash anything off its surface—and it looks great.
including the placement of the doors and windows. Not only does this blueprint give you a visual reference to look at, we can also use it to tailor the design to your needs and budget.
One of the easiest ways to make your garage more inviting is to install cabinets. Suddenly, all that seasonal clothing, golf clubs, recycling bins, camping gear and hockey bags have a place. With shelves that can hold up to 250 pounds, these heavy-duty cupboards are a great way to hide bulky stuff behind closed doors. Saskatoon Custom Garage Interiors has two show rooms with cabinets set up, so you can get a clear picture of all the different ways this stuff can be stored.
The cabinets are a great storage system, but sometimes it’s nice to have certain items ready at hand, especially if you use your garage as a workspace or a hobby. If you’d rather have some items out in the open, you might consider installing a slat wall made out of PVC, available in black, grey, beige, or white. An assortment of strong metal hooks gives you the ability to hang just about anything.
When we first opened our doors, we imported plywood cabinets from the States, but now we have them specially made in Saskatoon. And our metal Hayley cabinets are made in Calgary, so we can proudly say all of our cabinets are Canadian made. But how do you know the number of cabinets you need to install, and what the price point might be? Our design centre’s computer program allows us to plug in the measurements of your garage,
Also a great choice for hobbyists is installing a one-piece screen door for the garage. This screen attaches to your current garage door system, and swings down easily. It also includes a humansized door, making it easy to come and go. If you’re looking for more space in your home, don’t overlook the garage. With a little ingenuity, and a little help from Saskatoon Custom Garage Interiors, you can turn the junk room into one of the most popular rooms in the house. FHS

often get asked by clients and media alike, how to freshen up a space with the changing seasons. The obvious answer is: hire me. However, I can see how someone would find either self-serving or entirely impractical. There is the obvious re-paint response, but I think that is a bit of a dangerous proposition. Re-painting is a gateway drug in the world of design. Once you re-paint, it’s a slippery slope... drapery doesn’t work as well, the sofa looks tired and/or dirty now. You can see how quickly it could spiral out of control. Now the easier option that I prefer is to change my throw pillows, blankets and move accessories around. If you buy good quality throw pillows with zipper enclosures and feather inserts, simply slip off your winter cozy covers and change up to something fresh and bright—a playful pattern maybe? Lose heavy velvets or mohairs in exchange for lighter cottons or linen covers. The same for your throw blankets—the winter one is probably looking a bit ratty by now—I know the one in my house is!
If you are feeling more adventurous and are looking for a bigger revamp—say of your kitchen, perhaps now is the time to repaint the cabinetry or better yet, reface the cabinetry for a more up-todate look? Add in new lighting, maybe a new faucet even—or go all the way and update counters and backsplash. I always prefer to do kitchen renovations in the spring or summer if I can control it. Clients are less bothered being without a kitchen if they can get outside and grill.
also added in a new stone countertop— Super White which is technically quartzite, but looks like marble while being stronger than granite. We also added in a new backsplash, sink and faucet.
Here’s an example of a kitchen that we finished recently that looks like it was a complete gut but in fact it was mostly cosmetic. The dreaded salmon-tinged, pickled maple cabinets of the early 90s. And that wallpaper border—a crime I say! We were initially going to respray the cabinetry but the clients wanted to add on to fill in a huge empty wall and gain more practical storage and extend their working surface. By changing the doors/ drawers in the space, we were able to build onto the existing cabinetry. This saved the clients easily $20,000. We

THE HISTORY BEHIND THE DAG-WOOD STAIRCASE By Candace Fox. Photos by Lisa Landrie

here is no mistaking the master craftsmanship of a DAG-Wood Products Ltd. straight, curved or custom staircase. Owner/operator David Neufeld takes great pride in the finished products he and his staff create for their residential and commercial clients. As customers have requested more custom designed pieces, David continues to add to his already diversified repertoire of carpentry products. From custom intricate designs to simple and chic pieces, DAG-Wood’s master craftsmen can create a beautiful piece of carpentry for your office or home.
A Family History of Carpentry Owner/Operator David Neufeld did not just fall into the carpentry field. As a youngster, he watched his uncle Ed Neufeld and father Robert Neufeld run Warman Wood Products, attributing much of his passion and skill to his family’s history in wood crafting. David is very proud of the family heritage, and notes his return to Saskatchewan was primarily to continue that family skill and business in the province. After returning 50

home from Victoria, BC, David decided to open a fully contained shop in Osler, Saskatchewan, and in 2008 DAG-Wood began operations. With David’s cousin Andy Neufeld running Warman Wood Products that produce construction grade staircases, and with DAG-Wood’s custom higher end products, the family is happy to service Saskatchewan as the ‘stair masters.’ With customers across Saskatchewan, DAG-Wood’s reputation and demand has expanded primarily by referrals, which is a direct reflection of how happy customers are with their finished staircases and custom carpentry designs.
Residential and Commercial DAG-Wood Products Ltd. creates custom staircases, solid wood doors and many other carpentry pieces for both residential and commercial customers. Although the company is known for their curved and high quality staircases, DAG-Wood’s product list is vast, with a variety of commodities. Make a statement with a custom built executive boardroom table, be the envy
of all your family and friends with a beautifully designed wood dining table, or add richness to your home with a magnificent, real wood, front entrance door. DAG-Wood makes interior and exterior doors, including cabinet doors. They can match up existing doors in your home or for commercial space as well. Regardless of a new build or renovation project, DAG-Wood can incorporate design elements to match a classic or contemporary space. Working in materials and designs that are unique to the home or office building, the options are endless at DAG-Wood.
Contractors & Designers DAG-Wood is happy to collaborate with local contractors and designers on new builds or project renovations. Currently having worked with over 62 contractors and numerous designers, DAG-Wood has taken many projects to the next level with custom built carpentry designs and staircases. Professionals are happy to do special carpentry requests. DAG-

successfully create custom designed projects in a lot less time than it would take to complete manually or with less technologically advanced equipment. With its impressive capabilities there is not much the machine cannot do and thus DAG-Wood is happy to be able to produce many custom pieces for clients.
Local and In-house
David is also happy to announce they will soon be able to offer customers a 3D visual experience of their custom staircase or carpentry piece. Using Auto-CAD’s 3D design and technology, the owner/operator of DAG-Wood will be able to offer a more realistic visual proofing of the finished products. Customers can look forward to this in the next year.
David Neufeld finds it very important to keep everything they do in-house using materials from local companies only. This means that from start to finish, and from the manufacturing process to installation; all work is completed by DAG-Wood craftsmen and employees. All materials used by DAG-Wood, including the purchasing of equipment, are locally sourced whenever possible, as the company believes in supporting the local economy and businesses. Keeping all functions in-house and using wood products from companies they know and trust, ensures DAG-Wood offers customers consistent quality products.
Technology and Equipment DAG-Wood’s ability to offer customers such a wide variety of custom pieces and intricate designs can be attributed to the inclusion of the CNC Machine to their production facility. This large piece of equipment is housed in their back shop and allows David and his team to
Amazing Customer Service Aside from high quality products, David also invests in high quality staff. Shelley Schafer
Mila Vanovic is as important to a room as beautiful furniture or stunning art. “The fixtures you choose do have practical purposes, of course, but they also help to set the tone and make the personality of a room shine.” says Vanovic. The bathroom and kitchen can be the most personal spaces in a home. Whether large or small, classic or contemporary, these rooms have transcended beyond simple functionality to living spaces that can rival a spa or be the envy of every chef. There are two showroom areas at Robinson Lighting & Bath Centre. MilaVanovic will offer you a selection of solutions for all your bathroom and kitchen needs with the precision and finesse of a choreographer. She highlights various brands and colours
while framing them all within a context that is familiar and functional. If the store doesn’t have a desired item or colour in stock, Vanovic will pull up a chair and guide you through countless brochures and online catalogues. In fact, the same rule applies in the lighting area, and any merchandise that is ordered is shipped to the store at no additional charge. When searching for lighting, Schafer has some great techniques up her sleeve. “I start with the dining room and front entrance as both are the focal points of a home and provide me with style insight. It makes laying out the rest of the home a breeze.” Schafer gives some important points to consider when choosing lights for your home. “The best approach is to coordinate rather than matching, which opens your options and allows for a good balance between aesthetic and practical
preferences.” Schafer echoes Vanovic’s own sentiment of living vicariously through her clients while helping them navigate through an “endless and mind blowing” range of possibilities. Robinson Lighting & Bath offers quality products direct from the best and most reputable manufacturers. Their display reflects the current needs and buying trends of their customers. ne of the most exciting aspects of building your dream home is having the option to customize it the way you want. Whether it’s choosing the right color for your walls, or visualizing how you want specific rooms to look, there is a lot to be considered. In the midst of these choices, how we enter and leave a room is often overlooked, but this is not the case for contractor Myron Guenther. He has turned the everyday functional quality of a taken-for-granted object—the door—and turned it into a unique accent of artistic beauty that can be appreciated by anyone.
SHirlEy HomES First, Myron constructed a prototype in his garage before implementing his newly constructed doors into his living space. Soon, he was using his home as a showhome and a way to showcase his work to builders. Eventually, Chris Oleksyn from O Homes approached Myron and asked him to construct the doors for one of his showhomes. Now, Myron’s doors are used in all O Homes projects.
Myron is the co-founder of GP Door Design Inc., an innovative, entrepreneurial company based out of Saskatoon with an original, creative approach that can make any door in your home the distinctive centerpiece in its design. “If you can dream it, we can build it,” Myron says.
As more and more people began to ask Myron for his dynamic, innovative door designs, he realized that there was a demand for custom doors. He envisioned an industry niche for high-end, stylish, creatively designed doors that fell in line with current contemporary home construction trends. “When you’re building a house you can customize virtually anything that reflects the owner’s unique style—why not the door as well?” he asks.
GP Door Designs was founded when Myron, a finishing carpenter by trade, wasn’t happy with the door styles available to him and instead decided to create some of his own.
When GP Door Design Inc. was founded, the only custom design door product that was available to customers was based in Eastern Canada. Today, the company is Western Canada’s leading
o HomES supplier and manufacturer of custom designed, high end solid-core doors, each designed with the desires and needs of the customer in mind. No job is too big or too small. Whether it be one or 100 doors, GP Door Design has the capability to accommodate each and every customer’s needs. Whether your needs are residential or commercial, new construction or renovation, there is a GP Door to suit your lifestyle. “These days there is no such thing is can’t—our desire is to have every home with our doors in them,” Myron says. GP Door Design uses only the finest quality Medium Density Fiberboard (MDF) material combined with other provisions such as stainless steel, glass, laminates and a variety of arborite choices for construction purposes. “This allows us to produce high quality doors with a modern, sophisticated flair,” says Myron. The beauty of a GP Door doesn’t just extend to its surface. “We can also create different designs on the opposite side of the door,” he says. “These can really customize a single room or every room in the house while keeping the main theme or desire of a customer.” FineHomes SASKATOON
59
Customers also benefit from the quick delivery and turnaround time in Saskatoon or from anywhere in the country. GP Doors are made of solid, heavy MDF material and their craftsmanship improves the value of a home considerably. Because GP doors are made from this heavy material, they are also soundproof and offer even more benefits to the customer. They can give your home an exquisite look and quality that Myron and his team feel that all customers deserve. The possibilities are limited only by your imagination. Graphics, three dimensional computer software and creative hardware possibilities insure that your doors will not look like any other, and will give your home an added flair and sophistication that will set you apart from the crowd. MDF is designer friendly and can be shaped into virtually anything the customer wishes—and it is an environmentally conscious choice for customers. “The MDF we use is Eco-friendly and meets or exceeds all of the CARB Phase II standards,” 60
FineHomes SASKATOON
Myron continues. “It is made with a minimum of 86% Pre-Consumer Recycled Wood Content,” he says. “Many people want the materials in their homes to be safe for their family and the environment and we at GP Door Design feel the same way; it’s one of the reasons we use a product like MDF.” The staff at GP Door Design always puts the needs of their clients before anything else, and will consult with a customer first, to discuss ideas and concepts. “The trend right now is that less is more,” Myron says. “Clean lines and simple, elegant designs.” And no matter what the design, the bottom line is that GP Door Design goes above and beyond when serving its customers. They even created a piece of wall art to compliment the door designs in a customer’s home. The company doesn’t just cater to doorrelated needs, either. “We can also custom make arch casings for curved windows from virtually any size, width or thickness,” Myron says. GP Door Designs has a bright future. Now employing four people, Myron
ivory BuilT HomES plans to sell his doors across Western Canada and has been talking to distributors about selling their concept of customization to more home owners and builders around the country.

n 1989, brothers Gord and Cyril Schlosser founded the company that has become Unique Contract Interiors. The warmth and confidence you feel perusing their showroom comes from family bonds, years of experience, and courteous relations. The Schlosser brothers started the company with years of experience, growing it into the specialized business it is today. Cyril’s son, Mike, has been a store fixture since he was a toddler. Stella Liebrecht, office manager and showroom supervisor, has been with the company for more than 15 years, becoming an essential part of their business and even their family. These sincere people emanate knowledge and integrity.
Previously known as Unique Upholstery, the company is well known for their commercial work with urban restaurants such as Earl’s, Mano’s, and Rock Creek, as well as other prominent restaurants and hotels. The family oriented company continues to provide these services and is also moving into a demographic they are well suited for - families and home owners. They recently acquired a 9,000 square foot location in the CN Industrial area, more than three times the size of their past location. The move was necessary to accommodate their ever-expanding clientele base and increasing demand. The concept behind the change from Unique Upholstery to Unique Contract Interiors is due to the expansion of
product lines to provide a wider range of commodities, rather than strictly upholstery. Their new showroom displays items from their abundant supplier list, including hundreds of fabric samples. Their supplier directory has grown immensely through a mutual relationship of honesty and respect. “We only work with companies who will always make sure the customer is satisfied and who specialize in unusual and unique furniture,” Stella affirms. Unique Contract Interiors, aptly named for their creative practice, serves their clients from Vancouver to New Brunswick, while focusing on local values and traditions. ROCKSMITH COUNTERTOPS: FOR QUALITY AND HAND CRAFTED STONE FITTINGS By Ryan Holota

anning Luo knows stone. His company, RockSmith Countertops has the goal of delivering the best quality stone materials and the best customer service in the business. To make his goals even harder to reach, Luo also wanted to be fast.
“Some companies take 6 or 8 weeks to deliver a stone countertop,” says Luo. “That’s too long for new construction, and definitely far too long for a renovation project. Our people do our best to complete everything in 1 to 2 weeks from start to finish. We can do this because we stock our own materials
and have built solid relationships with suppliers. Our team works hard, and they get things done right the first time.” Despite a shop full of automated equipment, many of the craftsmen at RockSmith still prefer to do things by hand. “Machines have a place in the industry, but nothing beats a skilled hand when it comes to fitting stone,” explains Luo. RockSmith Countertops stock a variety of colours, and staff is ready to assist with finding exactly what a customer is looking for. A new addition to their lineup is 3/4” granite. This thinner
granite is less expensive than traditional 1-1/4” thick granite, and easier to handle in large sections. It is a popular choice in commercial installations and in bathrooms for vanity tops, showers, backsplashes, and tub surrounds. RockSmith Countertops is open on Monday to Friday from 9am to 5:30pm and on weekends by appointment. Their sales team is very knowledgeable about all types of materials including granite, quartz, and more. They also carry a large selection of prefab granite vanity tops.

IF YOU HAVE AN ISSUE WITH YOUR CONTRACTOR, HOW DO YOU DEAL WITH IT? By Shell Busey
H
aving been part of the home improvement industry for over 50 years, I’ve seen my fair share of customer issues involving contractors. In the majority of cases, it is clearly an issue of miscommunication between the contractor and customer or vice versa. It’s not uncommon to turn on your television set and see a ‘reality’ type program dramatizing how a customer has been taken advantage of by an unscrupulous contractor. In fact, I recall seeing a write-up not too long ago, by a wellknown television personality which stated something along the lines that over 90 per cent of
contractors do not know what they are doing, and do not perform their work up to industry standards. I must reassure you, this is not the case. So, if the majority of contractors are reputable, how come there seems to be so many conflicts between contractors and their customers? Part of a contractors’ role in dealing with a customer is to educate them. Customers are using contractors because they themselves lack the knowledge or skill-set to perform the work required. A contractor needs to explain to the customer what they are suggesting the customer do, and why they feel that is the best route for the customer to take. If a customer knows why a contractor is going to perform a specific task, they will be better able to communicate with the contractor when they have any concerns regarding the work being performed. Some contractors will take offense when they feel their workmanship or knowledge is being questioned by a customer. I am often asked for my opinion regarding work that was done at a customer’s home, I will ask the customer if they have spoken to the contractor. Far too often the response I get is: “no, we didn’t want to upset them.” This is an important point to emphasize, how can a contractor address your concerns if they are unaware that you have any? A good contractor should have the patience and care enough to explain to you, the paying customer, what they are FineHomes SASKATOON
75
doing and why. If this is done, and there is a clear line of communication open between the contractor and customer, most of the issues I see could be easily resolved or even eliminated before they occur. If most customer/contractor disputes are caused by miscommunication, how can these be addressed? Simply put, get it in writing. There is a guideline put together by the Canadian Home Builders’ Association that outlines what a typical contract should include. If you want to make sure that an item or topic is covered when a contractor is doing work around your home, there is a simple way to make sure this happens. Get it in writing. Contracts serve as a guideline for the work to be done, what products will be used, what the associated costs are, as well as estimated completed dates. If there is a dispute later on, the contract should serve as a guideline to resolve the dispute. We often hear at our office that there was no contract, because they trusted the contractor, or they were the friend of a friend. I can assure you, regardless of how well you think you know the contractor, having a written agreement is the only way to make sure you get what you’ve asked for. 76
FineHomes SASKATOON
Remember contractors, a clear, written contract not only protects the customer, but it protects you from having additional tasks added to the scope of work that were not included in the original agreement. Any changes to the original contract should be written up on a change order, and signed by the customer and contractor. If a customer has exhausted their resources in trying to deal with their contractor to resolve a dispute, they will often turn to the Better Business Bureau. The BBB has a 16 element system that helps them determine the rating they give to their members. These elements include: 1. Type of Business 2. Time in Business 3. Competency Licencing 4. Complaint Volume 5. Unanswered Complaints 6. Unresolved Complaints 7. Serious Complaints 8. Complaint Analysis 9. Complaint Resolution Delayed 10. Failure to Address Complaint Pattern 11. Government Action 12. Advertising Review
13. Background Information 14. Clear understanding of business 15. Mediation/arbitration 16. Revocation Do not let a contractor intimidate you from filing a complaint with the BBB, if you are unhappy with something, let the BBB know. If you do not let anyone know about your complaint, how can you expect others to avoid getting themselves into the same predicament you have found yourself in? I know for a fact there are members of the BBB who have positive ratings largely due to customers not filing complaints with that company. You may notice companies have complaints listed on their BBB report that are ‘Administratively Closed.’ This does not mean that the complaints were resolved, it means the complaints were closed by the BBB. Q: Summer is approaching and our thoughts go to the cottage. If kitchen changes are part of the plan for the cottage what should you take into consideration for the design? A: For cottages, I think there are two main influences to consider in your kitchen design. First is the natural surroundings and how to bring that indoors, and second is the lifestyle you live while at the cottage. With the big windows we like to put in cottages, nature’s influence is often an aspect in the choices inside the cottage, so consider your surroundings when making selections. Lakes, beaches, driftwood, forest, stone, and sunny skies are all beautiful things you go to the cottage to enjoy, and that help you relax. These influences can lead you toward choices, often rustic in appearance, in wood finishes, granite and even glass. You can also use the sunnier and lighter feel through the use of bright whites and polished surfaces that mimic water. Lifestyle is another influence when it comes to cottage planning for both finishes and layout. Easy living and relaxation are the focus, so your kitchen should be effortless too. Consider easy clean surfaces or finishes and colours that camouflage a little dust and dirt. Consider aspects like places for recycling and easy access to the barbeque and the outdoor eating area. Since there are often guests at the cottage, room for multiple cooks in the kitchen, as well as room for help while doing the dishes will make life at the cottage that much better.

Q. How can I maximize the space under the sink? A: The area under the sink can sometimes feel like a waste of space. There are a few solutions for this problem. A Sink drawer cabinet is a nice option. This cabinet has U-shaped drawers that allow for clearance of plumbing and gives you the best access to stored items. Plumbing will need to be in the center of the cabinet, so that the plumbing and the drawers don’t conflict. The drawers extend to the back of the cabinet for maximum use of the space and optimal organization. Another option is to place your waste bin underneath the sink. There are different styles of smaller garbage cans that can be mounted to one of the sink cabinet doors for easy pull-out access. Another nice option for your sink cabinet is to add an SOS tray for storage of any sort of scrubbers and brushes. The SOS tray is removable for easy cleaning. There are other options for storage solutions that can be added to your sink cabinet. These are things you can discuss with your designer and we will try to make this space the most functional and usable for you.

Q. I am unsure of where to locate my microwave in my new kitchen design, what are some options? A: If you’re wondering where the best place for your microwave is, there are a couple of spots that might work for you. An over the range space-saver microwave is always a convenient solution. This gives a nice polished look over top the stove, as well as it acts as an exhaust fan for your stove. Another place you can place your microwave is in a wall microwave cabinet, or built into a tall cabinet. If you prefer your microwave to be lower or, out of the sight line, a base microwave cabinet might be the best option for you. The base unit that your microwave sits in has a drawer or a door underneath the microwave for additional storage. When installing the microwave in a cabinet, it can be framed in with a trim kit to give your microwave a clean, built in look. Depending on what your style is and how you want your microwave to function in your space, these are a few different options available to you. FHS

MORE TIME OUTSIDE More Time on Yourself By Nykea Behiel. Photos by Stephanie Zhang

ne of our favourite things to do after one of Saskatchewan’s long and cold winters is to spend as much time outdoors in the summer as possible. Saskatoon Outdoor Living makes that easy with their broad selection of outdoor furniture, spas, outdoor kitchens, pools, and pool accents. “If you want to spend more time outside, more time on yourself and more time entertaining outdoors in a nice environment then come here,” says Chuck Walker. Chuck has gone from service, to sales, to manager and finally became the owner of Saskatoon Outdoor Living
78
FineHomes SASKATOON
in 2005. Having worked with all aspects of their products and services, Chuck is able to choose lines that truly meet their customer’s needs. His wife Heather works with him as part of a six-person team dedicated to providing elite customer service. Previously known as Arctic Spas, they became Saskatoon Outdoor Living in order to better reflect the needs of customers. Featuring the best lines in the business, the company has been able to find brands that match the quality and service they offer. They moved from their previous location at 2345 Millar Avenue to their
new home at 2401 Faithfull Avenue, due to an increase in demand and an expansion of their service. Saskatoon Outdoor Living has the privilege of carrying the best names in spas, patio furniture and pools. Sundance spas, known for having the cleanest, clearest water with the lowest maintenance, are one of the oldest and largest manufacturers in North America. “People’s top priorities with a hot tub are clean water, a good massage and comfort,” says Chuck. “Sundance delivers beyond expectation on all three fronts.” Sundance has more patents on their products than any other
spa manufacturer, and their spas are built for the coldest climates. Allen Kellington, Western Canada Regional Manager of Sundance Spas, has only positive words to say. “When Sundance looks for a dealer in a new market, there are requirements. The dealer must have a passion for their business, and a passion about their customers and customer service. The other thing Sundance looks for are dealers that are leaders in their market, constantly pushing the envelope to exceed customers’ expectations of service and education. The reason we chose Chuck and Heather of Saskatoon Outdoor Living is not only that they met,
but also exceeded our expectations. We at Sundance are honored and privileged to work with this quality of an organization.” “All our spas have clear ray water purification systems which is a UV light that kills 99.9% of pathogens,” states Chuck. “This cuts down significantly on chemicals and maintenance.” Chuck knows the intricacies of the spa systems and is the visionary, while Heather is the detail-oriented person who foresees unique solutions. Heather’s skills are especially impressive, as she also works as a registered nurse. She builds relationships with her patients and her customers based on mutual respect and honesty.
They now also offer Summerset living—an upscale line of outdoor furniture. Sleek, modern, and durable, Summerset provides exceptional quality at a realistic price. The outdoor kitchens are a phenomenal way to spend more time outside. They vary in what they offer, but can include grills, counter space, and fridges, or any necessities you need. If you truly want to build a luxurious backyard, perhaps you want to look at adding a pool. Chuck and Heather have a team who will facilitate the installation process of your new San Juan pool. They construct all pool types from elegant kidney shaped pools to more elaborate
designs that include a waterfall. The team at Saskatoon Outdoor Living will help you plan your backyard to accommodate your lifestyle and optimize your new products. With their attention and details to customer service, Chuck and Heather Walker have created a desirable business model. “I enjoy working here because I can provide a stress-free solution for customers,” begins Heather. “Who can then have more time for their family,” finishes Chuck. One of the most rewarding things for them has been having customers come back to see them. “People often tell me that they should have bought a spa years ago,” Chuck adds. “They’ve never spent more time with their kids.” “What sets us apart is that we really focus on customer service and offer the best quality products available,” says Chuck. “Come see us if you are looking 51 St for the most comfortable spa with the clearest water, or any other way we can help to make your backyard an oasis.” FHS 50 St E

Brothers in Grime . . . Leave it to the experts By Candace Fox
N
ever afraid of a little mess . . . or a big one, owners of Brothers in Grime (BIG), Mark Pfeifer and Mike Scarfe have been serving Saskatoon and area since 2002. Combining their knowledge, with the skill of their staff and equipment, this home grown, local company has managed to defeat, clean and restore the likes of many stained carpet, mold infested area, sewageflooded basement and damaged building due to smoke and water. The company’s expertise and amazing customer service in the cleaning and restoration industry has made them a top choice for Saskatoon families. Brothers in Grime attribute much of their new business to referrals from past customers.
BIG Services “Yes, we can do that!” is Mark’s motto when asked to take on a new cleaning task. The company’s list of cleaning services offered has grown as a result, but both Mark and Mike are happy to help solve customers’ dirt, mold and sanitization issues. So what exactly is on BIG’s cleaning services list? The
company cleans all upholstery items, carpets and area rugs. They offer stain removal, deodorizing, sanitizing and pet odor control; they can also remove smoke and other odors from your home or office’s carpet and fabrics. The company provides 24-hour emergency restoration services for both commercial and residential customers. BIG are equipped to handle basement floods, sewage seepage, fire/smoke damage, and vandalism. The company is also certified for trauma scene recovery and restoration, which means they can safely and securely handle biohazards such as blood-borne pathogens.
Managing Mold “We always know exactly what we’re dealing with,” states Mike. When BIG is dealing with concerns regarding mold, the company consults with a home inspector certified to do air-quality testing. Removing mold is not safe for a homeowner to undertake, and requires special training. The process to detect and remove mold properly is extensive.
BIG ensures proper containment while removing the mold as to not pollute any other area of the home or building. Brothers in Grime are not only serious about cleaning and mold, but are serious about their processes and their training. “We’re up to date. Our equipment is up to date. Our training is up to date. Every time we hire a new employee, we send him or her away for training. We attend seminars all over North America.“ States Mike. “We invest a lot of money into keeping current, and we ensure that we are up to date on our industry.” FHS

GOLDILOCKS WEATHER AND OUR SUMMER GARDENS
By Ken Beattie
I
am just as guilty as the next person for complaining about the weather. It would seem that this favourite Canadian pastime provides absolutely a `no win situation’ for the most part. We complain about a bitterly cold winter, the saving grace of course that it is a dry cold. Spring erupts momentarily and pops into immediate summer, we complain about the insects and early, intense heat. Summer breathes her sultry breath over the prairie provinces and still be kvetch because we have to water our gardens so much, or it is just too hot to work in the garden. Safe to say we are rarely satisfied... agree? This Goldilocks approach to the weather and how it relates to the garden is not strictly a Canadian “eh” thing, but is celebrated worldwide. After all, what else could be to blame for our `misadventures, failures and otherwise oops moments’ in the garden other than the weather? Summer 2012 will doubtless go down as a rather curious season in the garden, thanks to the unnaturally moderate winter across the Prairies. Whilst in
Saskatoon at the end of March, I saw that the tulips were poking their heads out, lilac buds bursting at the seams and the warming winds coaxed the turf to dry up and start growing. Within a few days of this balmy incident the mercury dropped across the prairies to normal, and in some cases below normal, temperatures culminating with a dump of wet `heart attack’ snow. So now what of all those perky spring plants? In the weeks following, the temperatures were up and down like the proverbial pump handle, coaxing buds open then slamming them with frost and -10C nights. Those gardeners who, during the mild doldrums of March, decided to clean the leaves and winter detritus from their perennial flower gardens may be affected. Often referred to as `Virgo Gardeners’ (those who are driven to clean and tidy the yard to within an inch of its life in the fall) will also certainly see the negative results of the revolving weather patterns. Having left all the leaves, rakings and grass clippings on the beds would have provided an
excellent blanket for the emerging bulbs and perennials. I know, I know, that urge to clean and tidy is hard to suppress, but in a year like 2012, it would have been a good thing to let nature look after herself. The flip side to this slithery approach to the garden is the plants will definitely push their way through the mulch blanket and in doing so, stretch to the depth of the covering. This stretched growth is terribly soft and when one does remove the blanket, tissue can be torn and if a cold snap foists itself thereafter, the soft growth freezes more rapidly. There is, however, some good news associated with a cold snap after a spring thaw. The all too familiar cankerworm
FineHomes SASKATOON
83
hatched earlier than usual this March due to the warmer weather. Unbeknownst to the pregnant mamma cankerworm, diligent prairie gardeners had applied sticky bands to the appropriate trees catching an overly healthy crop of bugs. Those who escaped the sticky bands and made their way to the elm tree tops, birthed their batch of babies sticking them to the branches awaiting the new foliage to supply a ready food source. Apparently temperatures below -8C are lethal to cankerworms and many other bugs as well. So the story is, if the cankerworm mom made it to the tree tops without freezing and laid her eggs, they possibly were frozen...yay! Please don’t think that I am guaranteeing lower bug populations, I just wanted to give everyone a bit of hope. Cankerworms and the caterpillar-type insect so prevalent in prairie cities and towns can be dealt with very effectively using non toxic products. For years municipalities have sprayed a bacterial mixture on city trees, usually with or followed by a soap spray to control pests. The general public can and have been for some time using a product under the trade name Dipel® as well as the timely application of sticky bands. Keep up the fight! Lily beetles are becoming a sizeable pest problem also, and this season looks favourable for them, not so for the lily gardener. A winter void of excessive freezing allows the lily beetle more of an opportunity to survive at the base of your prized lilies. As the sun warms the surrounding soil and the lilies start to put their noses through, the beetle is not far behind. Unfortunately it is unlikely that the fluctuations in temperatures were timed to the gardener’s benefit, so be on the look out. Speak with your
local garden centre professional to seek what current products are being recommended for this virulent pest as well as the cultural tips to reduce the population. Thankfully, my garden is still void of this voracious beetle and my few lilies still perform remarkably well. When the time comes in the nottoo-late spring, I cultivate lightly around my emerging lilies hoping to disturb any larvae that may be snuggled close to my plants.
Wasps have and most likely will continue to be a problem after a mild winter. Apparently the queens didn’t die off as a result of warmer conditions and, of course, went about their duty of producing new wasps... all winter long. These insects are not necessarily a plant pest, but for the avid gardener are a definite deterrent to working outside for very long without protection or controls of some sort. Within all of this, we gardeners will persist and we will be successful in our summer gardens. Our perennials will have been tested and toughened, the bulbs once again bloomed and our turf, none the worse for
wear. Enjoy your garden and try not to be a slave to it this season and always remember that there will be next year to start all over again. FHS
Have a great summer and happy gardening!

‘LINKING’ 35 YEARS OF QUALITY SERVICE AND COMMITMENT TO THE COMMUNITY By Sarah Ferguson
T
hirty-five years ago, Larry Holinaty and Randy Dobmeier got together and started a small fencing company called Nordic in Saskatoon. They believed that chain link was the wave of the future. In 1979, Larry’s son Rob joined the company, and Nordic began selling its own products, using only the finest quality materials. Today, Nordic’s commitment to high standards and service has paid off. Now, people don’t just ask for fences anymore—they ask for Nordic fences. Nordic is a local family-run business whose commitment to quality and service has remained that way for decades. The heart of their success lies in the way that they do business. Thanks to the high standards that have been passed on by Rob Holinaty, they can always be counted on to do the job right. It’s because of these standards that Nordic has become the most recognized name in the industry. Nordic is famous for its chain link. Whether it’s residential or commercial jobs, their reputation for providing the best in materials and service is second
to none. With Nordic, you truly get what you pay for. One popular product that Nordic offers is PVC fencing. PVC can withstand the elements, and panels and posts made of this material will never rust, rot, warp or corrode. It is the best choice for people who would rather be out enjoying their summer, instead of staying in, painting their fences. Another product that Nordic is known for is iron ornamental fencing. Made of galvanized steel, this fence provides another attractive maintenance-free alternative for customers to consider. Iron ornamental fencing makes up 1015 per cent of Nordic’s residential work, and is an increasingly popular option. Nordic also offers a fantastic selection of portable dog runs and kennels. They even go the extra mile to help out shelters in Saskatoon and have donated kennels to many of them. Nordic is proud to give back to the community in other ways too, and has been doing it for a long time. One of
the main ways they have helped out is by donating fences to playgrounds, something they have done for years. Over the years, Nordic has evolved and now also offers custom built decks for the discriminating customer. These have become very popular as well, and often, customers will get their fencing and deck constructed at the same time, and all for a reasonable price. FHS

Paving stones make hardscaPing easy By Sarah Ferguson
a standard in paving stone construction that has carried the company for over three decades. In 1990, the business was bought by Rock and Val Schock, who continued to uphold Leier’s legacy. Customers returned again and again, because of the company’s work ethic, diligence and attention to detail. Current owners James and Bonnie Gibson bought the company in 2007. James, who has been in and around the construction industry since he was 14 years old, has devoted the past decade of his life to the art of “hardscaping” outdoor spaces. The Gibsons are the third generation of owners preserving the legacy of the company’s reputation of quality workmanship and product excellence. This is best summed up by the Saskatoon Paving Stone slogan, “Dream, Build, Live.”

ack in the 1980’s, Ken Leier started the Saskatoon Paving Stone Company. Leier’s vision and his commitment to enduring design and the finest construction materials made him a community icon who was easily recognized through his choice of 1950’s GMC work trucks. Leier’s reputation set
Paving stones are available in a variety of colours based mostly in earth tone shades, including combinations of tan, charcoal, brown, grey and red. The company uses three main manufacturers: Barkman’s Concrete Products, Expocrete Concrete Products, and Cindercrete.
Anything from herringbone patterns and circle kits to basket weaves, curves, or distinct pattern sets of stones can be created. Customized stone patterns can also be made, including patterns inset in a body of stone, or specific colour combinations can be used to create a special aesthetic touch that transforms any living space.
Considerations of Landscape Construction Most new home builders want to see their yard finished as soon as possible. It is best for the hardscaping to be installed first. Hardscape elevations are worked off of common fixed points of a house and property. These include garage pad heights, front, back or side door step heights, door threshold heights and basement window sill or window well heights. Fixed points around the perimeter of the property or accessible city storm drains are also considered. The hardscape surfaces - driveways, patios, walks, steps - then become the starting elevation points for the rest of the landscaping, including sod, shrub beds and other components. James knows that the finished yard of a newly built home comes with challenges, including ground settling around the house foundation, beneath FineHomes SASKATOON

front door steps, in front of garage pad grade beams, as well as along the water line to the house and sewer line from the house. He says that the extent of ground settling varies depending on 2 main factors: the type of ground and when the basement and services were installed and backfilled. When services and basements are backfilled in winter months the backfill is mostly frozen lumps of clay. Settling occurs after any disturbance of the ground, but becomes more significant when it involves the thawing and settling of frozen clay. “This is an aspect of home construction where paving stone can really bring long term financial savings to a homeowner,” he says. Any settling or sinking of a finished surface is undesirable and in paving stone, this is no exception. Because paving stone is a segmental system, it is easily lifted and returned to its original state. “Patterns, designs and colouring will remain the same and slopes, elevations, and contours will return to their original installation,” he says. “Edge restraints can be re-used and when the stones are laid out, and even cuts are made, they are simply returned to their original placement,” he adds. Because of this, paving stone is actually a more cost effective solution for hardscaping, making it the best choice for customers. As with any industry today, the Saskatoon Paving Stone Company acknowledges that hardscaping continues to evolve in its application, and the selection of materials and finishes has expanded considerably. Styles, colours and shapes are available

in an assortment of sizes and patterns. One innovation that has become more popular is permeable paving stones. Traditional hardscaping, whether paving stone or concrete, manages rain water by controlling surface drainage. It using slopes between high and low points to drain water to appropriate outlets. The permeable paving stone system works the other way around. With a permeable paving stone system, paving stones are designed with nobs protruding from the sides to create gaps between installed stones. Unlike traditional paving stones where the joints are filled with masonry sand, play sand, or polymer sands to create the interlock, permeable paving stones are locked into place with a 3mm or 5mm clean crushed pea gravel. Areas with well-draining sub-soils are the best choices for a permeable paving stone application. The benefit of the permeable paving stone system is that it virtually eliminates the challenge of surface drainage and will allow the paving surface to be installed virtually flat. Since the water drains through the paving stone and crushed rock base, surface sloping is practically unnecessary. A final consideration for yard construction or renovation is design and function. This is an aspect of any project that the company takes particular pride in when helping the homeowner. Customers can also benefit from accessing a landscape designer. “We have undertaken many projects drafted by landscape designers and
enjoy working with any design plans a homeowner has received,” James says. Innovation, re-usability, and the longterm cost benefits make paving stone both a wise, attractive and long-lasting solution to anyone’s hardscape dreams. James works closely with his clients, and pays special attention to their wants, needs and landscaping plans to ensure customer satisfaction. As the city continues to develop, he insists that functional creativity is key when working with the unique challenges of the Saskatoon landscape. The Saskatoon Paving Company has the expertise to make your dream project a reality. Call James to inquire about your next project. FHS Owner, James Gibson

HoW to CHoose tHe RigHt type of gRass seed foR youR LaWn By Rob Wendell if you love the look or feel of a certain lawn. An unsuitable grass, however, will continually suffer. It will never look its best, and you will waste a lot of time and money trying to help it survive. Pick a grass seed that will not just survive in your home environment, but thrive. You will enjoy it more, with less work.

urrently there are about seven types of grass seed that are commonly used for home lawns, and even more varieties of each grass seed type. Trying to select a grass seed for your own home lawn may seem daunting, but it will become simpler if you first decide to select a grass seed whose characteristics fit the environmental conditions of your home. As practical as that advice sounds, it may be difficult to follow, especially
The first condition you should consider is the region and climate you live in. Generally speaking, grass seed types can be divided into two categories: cool season and warm season grasses. Cool season grasses thrive when temperatures are 65 to 75F. They grow most actively during the spring and fall and tend to go dormant during dry, hot summers. Warm season grasses prefer temperatures between 80 and 95F. They grow quickly during the late spring and throughout summer, but will go dormant during the winter if temperatures drop below 55F for an extended period of time. Cool season grass seed types include Kentucky bluegrass, tall fescue, perennial ryegrass, and fine fescues. Warm season grass seed types include buffalograss, bermudagrass, and zoysiagrass. Once you have decided whether your climate is more suited for a warm or a cool season grass, you need to consider how much sunlight your

Some lawns, such as buffalograss and bermudagrass, require full sun exposure (at least 6 hours of direct sunlight per day.) Other lawns have tolerance for partial shade, including Kentucky bluegrass, tall fescue, perennial ryegrass, and zoysiagrass. Only fine fescue grass seed types thrive in full shade. You also should consider how much rainfall your area receives, and how much supplemental watering you are willing to do. If you are looking for a more drought-tolerant lawn, you should consider grass seed types such as buffalograss, bermudagrass, tall fescue, fine fescues, and zoysiagrass. Although they produce beautiful lawns, Kentucky bluegrass and perennial ryegrass do require more water, on average, than other lawns.
Finally, you should decide what the purpose of your lawn is. Is it merely to be looked at, but not frequently walked on? Grass seed types such as fine fescue and buffalograss are very low maintenance, but have the trade-off of not being very traffic tolerant. Lawns with high traffic tolerance, such as Kentucky bluegrass, bermudagrass, zoysiagrass, tall fescue, and perennial ryegrass, are perfect for recreational activities, but will require some additional maintenance to keep the soil from becoming compacted. Once you have determined which grass seed types can live in your climate and which additional characteristics are most important to you, you will probably be left with only one or two types of grass seed to choose from. You can be confident that these grass seed types are the best choices for your environment and lifestyle. FHS

The right fabric is important. Choose fabrics that are water and stain repellent. It is also important to choose a material that is mildew resistant. UV Pro fabrics are made from 100 per cent solution dyed fiber, and can withstand years of prolonged exposure to the sun, rain and
even chlorine. These fabrics, although water repellent, should not be left out in inclement weather. Get creative! Don’t be afraid to try something different. Summer doesn’t last long, so it’s a good time to experiment with new decorating ideas for your outdoor space. Have fun! Mix and match geometric and floral patterns, and add a splash of bright color to your environment. Add extra seating and more cushions to give more of a varied look and make your backyard feel homey. Summer is the time to get inventive and try new approaches to outdoor decorating. “I’m renovating everything – where do I start?” Even smaller, one-room renovation projects can become overwhelming: for example, a kitchen renovation can involve paint, lighting, flooring, backsplash, countertops, sinks, faucets, cabinets, hardware, window treatments and more. So it’s good to start by finding someone to help you get organized.
You want your finished space to be functional and comfortable. If you’re not sure what changes you want to make, then start the other way and identify something you don’t want to change. If a piece of furniture or art is important to you or, reflective of your taste, then your design specialist should be able to incorporate it into the new look or use it as a starting point to help you figure out your personal style. Your personal style is important: when your renovations are finished, you’ll have to live in the space - your decorator won’t. They should be working with you to present you with options and to help you make an informed decision. They shouldn’t be making the decisions for you.

“I know I don’t like that,” you’re closer to figuring out what you do like. Be open to suggestions, because even people who have a pretty good sense of what they want can surprise themselves when they start considering new ideas. It also helps to go shopping and take a look around. Sometimes visualizing the combination of sizes and colours is difficult when you’re working from pictures and swatches. One whirlwind afternoon of shopping and sourcing might be all you need to make your decisions. I encourage clients to put their design concepts together during that timeframe, as I find it’s very efficient, and then the rest of the work can begin. If you need to take more time over your concept, then take notes or keep a collection of samples and ideas that you can revisit as you need to. You’ll know it’s going well when thinking about the renovation is exciting, and not exhausting. The most important thing is that you are happy in your home when the project is complete. FHS
