It is a well known secret among estate agents that the majority of people making an inquiry about purchasing a property during the summer months are not (financially) able to make a purchase. No doubt they love the Algarve and no one questions their desire to own a property here. Portuguese banks have been more conservative regarding mortgages e.g. more like 70 to 80% of LTV where in Spain 110% mortgage financing more or less became the norm. The price correction in the Algarve should therefore be less severe but without doubt still painful. Many people have been considering buying a property but until now have been reticent to do so, even in the current downturn. Some have waited for more than four years for prices to come down either because the property they were looking for was beyond their means or they simply felt prices were too high. Not taking advantage of this window of opportunity to purchase deeply
