ALGARVE HOTELS HAD THE BEST MAY FOR 17 YEARS
n May this year, the Algarve’s hotels saw the highest occupancy rates since the year 2000 and up 4.4 percent compared to May, 2016. Tourists from the United Kingdom, Ireland and France contributed most to a 73 percent May occupancy rate, according to the region’s hotels association. According to preliminary data released by AHETA, this is the second consecutive month with record figures not seen since the turn of the millennium. In April, the hotel occupancy rate in the

Algarve was 65.4 percent, the highest since 2000 when the rate was 66.1 percent. The British (+ 12.9 percent), Irish (+ 15.5 percent) and French (+ 7.2 percent) markets contributed most to the May increase, staying in Tavira (+ 15.1 percent), Monte Gordo / Vila Real de Santo António (+ 5.5 percent) and Vilamoura / Quarteira / Quinta do Lago (+ 5.2 percent). In Albufeira, the main tourist area of the Algarve, there was a rise of 3.1 percent.

iller whales on the lookout for tuna were spotted by a group of dolphin watching tourists about 4.5 kilometres off Galé beach, Albufeira. “We know that at least twice a year orcas pass along the Algarve coast, following the tuna migration routes,” said marine biologist Tiago Sá from Dreamwave which organises the whale watching trips. The trip for around 70 tourists last Friday was interrupted by a family of four orcas, “There was general amazement. Everyone liked it,” says Sá, describes the reaction of to the mammals which measure between five and six metres when fully grown. The orcas are called ‘killer whales’ but they are not whales and do not eat humans. That’s not to say they are not capable of inflicting fatal wounds but the orca is far more interested in tracking down shoals of tuna. In fact, “orcas are the largest species of dolphin that exists,” said Sá, explaining that the black and white orca hunt the tuna that move from the Atlantic Ocean to the Mediterranean during the spawning season, and then return to Atlantic waters giving plenty of passing opportunity. There are sightings of orcas most years off the Algarve coastline with these four orcas being spotted about 11 kilometers from Carvoeiro, Lagoa, last August.

n addition to the government’s tax on sugar-laden soft drinks, the Health Minister is preparing a fiscal assault on junk food. Portugal restaurateurs association, AHRESP, has called for an urgent meeting with Minister Adalberto Campos Fernandes, whose proposal to tax food with high levels of saturated fat and salt may affect their members’ profitability. The minister’s health measures to date have included the introduction of a vegetarian option in schools and restrictions on high calorie snacks in vending machines at NHS hospitals, but he wants to do more to fight increasing levels of obesity, especially in children. “We will certainly be more aggressive in 2018,” promised Fernandes who said he is working with the Ministries of Finance and of Industry to introduce new measures for drinks and foods that are filled with sugar and fats. “I believe we have the right conditions so that the in the next State Budget we can take an innovative step,” he said, while assuring the industry that the “objective is to protect public health, while being fiscally reasonable” and to introduce a system that is “more conducive to healthier consumer behaviour.” Campos Fernandes was pleased with the results of this year’s introduction of the sugary drinks tax, which since February has led to an astonishing 72 percent drop in consumption (this figure we are presuming is for sales only in schools.) The money raised from the tax is going into the NHS and the minister said that the important thing is the medium-term effect on people’s health, which “will likely be visible within half a dozen years.” “The tax has changed the attitude of industry and has sensitised people. The effects on consumption are far more important from the point of view of preventing obesity and diabetes than the tax income,” said the minister.

T
his month I thought it would be interesting to “suggest” something different. When I think of summer, I think of a refreshing pool, making everlasting memories with friends and those glorious sunny days. However, those who are familiar with the Algarvian summer weather know that the heat can sometimes be a little too intense! Want to know the best way to cool down on a 40Cº summer day? Sangria! And not any sangria, but rather, a Portuguese Rosé sangria full of flavours. A friend of mine once prepared the best Sangria I have ever tasted and I will try to replicate it as best as my memory allows it. Let’s start with the ingredients: FRUIT: You can’t go wrong with fruit, choose whatever is in season and it will work. I personally like to include, A sweet Algarvian sliced orange. Sliced lemon, Hand full of strawberries and/or raspberries. LIQUID COURAGE: You will need a bottle of Rosé wine, you can go for a fancy option, but I believe the “Casal Garcia Rosé” tastes as if it was deliberately made for Sangrias; 50ml ish of Licor Beirão; a splash of Medronho, the size of the splash depends on how courageous you are or need to be ;); and bottle of fizzy lemon water. Now for the preparation; Start by slicing the fruit and placing it in a large jug. Add some ice and combine the wine, Licor Beirão and Medronho. Fill the remainder of the jug with the fizzy lemon water and stir. Optional steps; those with a sweet tooth might prefer to add

he Algarve’s sandbar islands stretch along the coast for 45kms between the tip of the isthmus known as Praia de Faro to Manta Rota in the east. All four share similar physical characteristics forming the Ria Formosa’s tranquil lagoon. Ilha Deserta is the least developed of the islands and visitor numbers are restricted by the limited ferry service that departs from a jetty beside Faro’s city walls. The boat arrives close to ‘mainland’ Portugal’s most southerly tip, Cabo de Santa Maria, marked by a lighthouse. Just across the water is another lighthouse on Isla Culatra. Looking out towards the ocean, white topped rollers curl along the man-made piers throwing bubbles of foaming spindrift into the air. Fishing boats ply their way through turbulent rising crests and deep troughs. From the Atlantic beaches the roar of waves is constant and a huge variety of shells litter

the shoreline. On the island’s lagoon shore (see picture) the water laps more calmly and the sand is very fine. Ripples break into gentle waves that paddle up the beach. Boardwalks protect the fragile dunes and vegetation where colonies of sandwich terns can be found nesting from late spring to early summer. The natural world is entirely undisturbed. Worryingly the low-lying landscape of all the Algarve’s sand bar islands are threatened by the melting of the icecaps caused by global warming. Similar barrier islands are equally at risk, framing 13 percent of the earth’s coastlines. As happens in the East Algarve they create unique environments and protective lagoons that shelter mainland shores. -Carolyn Kain www.corterealarte.com (The gallery is signposted from Boliqueime, Ferreiras and Paderne) Telephone: - 912 737 762

ENERGY
Near Zero-Energy Buildings B
SHS partner Kevin Conroy exlains to us the current EU policy in achieving NZEB’s, little known in Portugal,
uildings are central to the EU’s energy efficiency policy, as nearly 40 percent of final energy consumption and 36 percent of greenhouse gas emissions are in houses, offices, shops and other buildings. Improving the energy performance of Europe’s building stock is crucial, not only to achieve the EU’s 2020 targets but also to meet the longer term objectives of our climate strategy as laid down in the low carbon economy roadmap for 2050. Therefore, in 2010 the EU issued a Directive 2010/31/EU Article 9(1) on the energy performance of buildings (EPBD), as the main legislative instrument at EU level for improving the energy efficiency of European buildings. A key element of the EPBD, especially for achieving these longer term objectives, is it’s requirements regarding Nearly Zero-Energy Buildings (NZEB’s). Article 9(1) of the EPBD requires Member States to ‘’ensure that: (a) by 31 December 2020, all new buildings are nearly zeroenergy buildings: and (b) after 31 December 2018, new buildings occupied and owned by public authorities are nearly zero-energy buildings.’’ Under this Directive, it also states that Member States must draw up national plans for increasing the number of NZEB’s. It also states, that Member States must develop policies and take measures such as setting of targets in order to stimulate the transformation of buildings that are refurbished into NZEB’s. How these were to be developed was left to each Member State. Each Member State was left to develop their national plan but should include the following elements: (a) Definition of the Member State’s detailed application in practice of the definition of NZEB’s, reflecting their national, regional or local conditions. More importantly, a numerical indicator of primary energy use expressed in KWh/m2 per year. This would then allow the EU to compare each Member States target heating/cooling demand for buildings. (b) Intermediate Targets for improving the energy performance of new buildings by 2015, with a view to all new buildings being NZEB’s after December 2020. (c) Various other information regarding financial or other measures for the promotion of NZEB’s, including details of energy from renewable sources in new buildings etc.. On the basis of these national plans, the EU Commission is required to publish a report on the progress of Member States, by December 2012 and every three years thereafter. Only 8 member states hit the target for 2012, one of which was the UK. The UK submitted their national plan by September 2012 and the UK Government set a target for all new homes in England to be zero carbon from 2016 and an ambition for all new non-domestic buildings in England to be zero carbon by 2019. This was to be achieved by increasing the fabric performance of the buildings with a U-value of 0.15 W/m2/K or less. This would allow the target energy requirements of their buildings to be set at 45 KWh/m2 per year. This was to be assisted by
14
renewable and low carbon technologies, together with carbon off-sets as an allowable solution. Portugal released their national plan under Decree Law No 118/2013 in August 2013 and set intermediate targets for improving energy efficiency before 2015, so as to set out the roadmap for 2018 and 2020. However, their national plan did not indicate the targets for KWh/m2 per year. By October 2014, 26 of the 28 Member States had submitted their national plans apart from Spain and Greece. We await the next progress report from the EU. The table below gives us an indication between the current UK building regulations and the Portuguese targets for thermal insulation indicated from their last report to the EU, as follows:
Wall U-value Roof U-value Floor U-value Window/door U-value
U..K. PT(Southern) 0.15 W/(m2K) 0.40 W/(m2K) 0.13 W/(m2K) 0.35 W/(m2K) 0.13 W/(m2K) 0.35 W/(m2K) 1.20 W/(m2K) 2.80 W/(m2K)
Space heating/cooling demand 45 KWh/m2/year not given (The lower the U-value, the better the thermal performance of the structure.) The U.K. values for the above are nearly equal to Passivhaus design which complies with the principles of high energy performance of the building fabric. Passivhaus design is the benchmark for ‘Extreme Fabric’ design to achieve a zero carbon/energy rated building. In the meantime, the current targets being stipulated in the Algarve are almost 3 times less efficient than the current UK building regulation values. However, we can offer specialist advise on meeting NZEB’s targets in the Sustainable Superstore by assisting in the design of the following: ̇ Building Fabric ‘U’ values - Insulation specifications ̇ Thermal Bridging ‘Y’ values - Design specifications ̇ Air Tightness values - Design specifications ̇ Mechanical Ventilation Energy Recovery Essential requirement ̇ Low/Zero carbon regulated technologies - Various technologies on offer. We incorporate the local traditional construction materials and improve on the construction techniques, as well as introducing hi-tech solutions to achieve the targets of NZEB’s. In addition, we offer Project Management services to ensure that these measures are incorporated in the design stages and are implemented during construction stages. The cost of incorporating these initial design measures into your home will be recuperated over time by significantly reducing your energy bills.

Algarve lifestyle T
his month we meet Steven Vigor, owner of Algarve Lifestyle to find out more about his company and what they do. Steven worked in London in Investment banking I.T. and was a Director at Deutsche Bank, after years of a similar day to day life he and his wife Lana decided they would finally move to their home in the Algarve in 2014 with the intention of retiring. Choosing the Algarve as their new home was rather easy as their knowledge of the area was already very good having holidayed here for 30 years and owned a property near Almancil for 8 years. We asked Steve how Algarve Lifestyle came about and he explained that in the U.K. the concept of Concierge is relatively prevalent and after a couple of years living here full time he realised that this type of service is rare in the Algarve. It only really existed through property management companies, which was a very limited service and reserved for clients only or faceless websites which are often here today, gone tomorrow. Soon after this realisation, he took his

ideas and experience of concierge from the U.K. and ‘Algarve Lifestyle’ was born. Based on the Marina in Vilamoura, Steven has put together the A-team for his Concierge services: Luciana Nunes, Events Manager. Luciana gained her degree in Tourism & Events Management from the Anhembi Morumbi University in Sao Paolo. She has more than 10 year’s experience organising events across many American and European countries and speaks Portuguese and English. Nataliya Rososhenko, Marketing Associate. Nataliya has worked in the hospitality industry for many years. She is an accomplished hospitality industry professional, experienced in private country clubs, hotels, fine dining and other restaurant environments. Nataliya speaks Portuguese, English, Russian and Ukrainian. Lana Vigor, Web Content & Internet Marketing Guru. Lana gained her degree from the University of Kiev. She has spent many years in the hospitality industry in London and has spent the past 10 years in Internet Marketing. Lana has also

She is currently studying for her Master’s in public relations, advertising and applied communication. Past experience includes working with companies specialising in PR, Social Media and also a Travel Agency. Silvia speaks English, Romanian and a little Portuguese. With all this experience and passion in this team, there is literally no job too big, and just as important, no job too small! After spending four months talking to hundreds of companies they now have a huge partner network across the entire Algarve, from the Spanish border in the east, over to Sagres and Aljezur in the west. The services they offer are endless. They can book an entire trip for a large group and fill every day of your visit, or just simply book you a taxi, or organise your hotel, villa or apartment. The key to their success is the knowledge of the area and will to please. Steven says “We aim to take the work away from clients, freeing time to enjoy their time here. We are problem solvers, it’s quite simple really, if there’s something you want, we can get it for you!” Algarve Lifestyle also encourage working along side other companies, for example property agents, hotels, etc.. With the idea of offering their clients’ services ontop of what they are already offered. Steven adds “We are happy to help existing companies help their clients with anything they themselves do not offer”. The original Special A nyone who has spent time in the central Algarve region could not fail to have noticed the ‘Special Agents’... QP. Having just celebrated their 20 year anniversary, they are also celebrating the first anniversary of their Vale do Lobo office we thought it would be interesting to meet up with the team and find out more about their story. Today they are a team of 14, all headed by sisters Alison and Kersten, however, when it all started back in 1997 by Peter and Helen Mills as ‘Quinta propriedades’, it had just 3 members of staff working from a portakabin with one computer and only 15 properties on their books. From the outset they were destined to be special, Helen proudly says “I decided that this new company would be a ‘Step above’ other agencies from the start. In 1999 Alison Buechner HØjberg joined the sales team, which coincided with Quinta propriedades becoming an official associate of
FPD Savills. The next year Alison acquired the company and was joined by sister Kerstin as a silent partner. In 2003 they published their ‘Buyers guide’, the first of 14 to date and now widely respected as the best property guide in the market. Two years later Kerstin officially joined the team full time and the company was rebranded ‘Quinta properties’. It was at this point that their marketing reached a level above any other with the sisters becoming the ‘face’ of the company. Their campaign ‘Best sellers’ led them to a record breaking year in 2007 with a total of 42 sales. Like everyone else, Quinta properties had to endure the economic crisis of 2011. Sales were down substantially and the situation was not looking great, however, their answer was not to take a step backwards but to continue to attack the market aggressively with the launch of their new buyers guide and advertising campaign: ‘Special Agents”.
Special: “better, greater, or otherwise different from what is usual.”

2016 saw a huge turning point for the company with a complete rebranding. The new logo was revealed, the colourful ‘QP’ is destinctive and very ‘feel good’! A brand new office was opened in Vale do Lobo headed up by Rita Castelo Branco. Alison explained that potential customers assumed that they were dedicated to the Quinta do Lago area because of the ‘Quinta properties’ name and now with a dedicated office, proudly boasting their presence in the area it has already proved to be a success with a number of exclusive properties in Vale do Lobo on their books. Rita has a real passion for the area in and out of the office and knows it like the back of her hand. To top off such a busy, successful year, sales for 2016 were 42, matching their record set in 2007. Quinta properties are proud to be market leaders. and their philosophy continues to be ‘Quality is priority’, which is very obvious. Everything from their brochures, maps and guides, immaculate offices and the welcome you receive, all top class... in fact, we’d say special! We’d like to thank the team for taking the time to meet us and for making us feel so welcome. Alison mentioned that they do spend more time at work than they do at home and our visit felt like entering an extension of their home. It is clear to see that they love what they do and are confident in their work, we wish them continued success! Contact the team by calling 289 396 073 or visit www. quintaproperty.com

VIVA PORTUGAL
An update from property expert Paul Greenhalgh, Yellow Homes
aving been crowned the champions of Europe in the 2016 UEFA European Championship and now having just won the Eurovision Song Contest in front of a television audience of over 200 million people from around the world, there is a feeling of pride in Portugal. This small, unassuming southern European country is going through a period of making rather a lot of noise on the world stage, something that can only be good for the country many of us are lucky enough to call home. In addition to sporting and singing dominance, the Global Peace Index 2017
recently stated that Portugal was now the third most peaceful country in the world and is possibly one of the reasons why we are attracting tourists that had been historically holidaying in more high risk areas. By all accounts the tourism industry is once again bracing itself for unprecedented success this year. Combine this with the government’s efforts of putting its promotional energy into developing out-of-season tourism and it is becoming evident why the confidence levels, according to the Tourist Planning and Development Institute (IPDT), are the highest on record. In the space of a year, over 5000

foreigners have officially registered as ‘new residents’ in the Algarve. It’s an indication of just how popular the region has become, says national tabloid Correio da Manhã - adding that the knock-on effect on the property market, particularly in ‘previously less than fashionable locations’, has been dramatic. As we have been writing about for the last few years the Algarve property market is continuing to improve and six months into this year we can confirm that 2017 has already shown an increase in sales figures unprecedented in recent year’s the contrary to predictions and in spite of Brexit, a snap General Election and an ever weakening pound, the British are still leading the way in property purchasers in the Algarve, followed closely by the French, Irish, German, Swiss, Dutch and the Scandinavians. Particularly in light of the current political instability within the Euro zone, international diversity amongst investors and home owners is essential if the property market in the Algarve is going to continue this period of sustained growth. We are currently enjoying that rare period in property sales when the market is moving away from being a buyer´s market towards being more of a vendor´s market, giving much improved balance. During this time it is possible to purchase property that is priced competitively and realistically and due to improved levels of confidence, buyers are making much quicker decisions to purchase. Detached villas are still the preferred type of property buyers are looking for with apartments and

Indeed many properties that have been for sale for lengthy periods of time are now beginning to sell and as a result we do expect more and more properties to come onto the market as vendors take advantage of the improving situation which inevitably leads to more price increases. Of course with an improving market, investors are increasingly looking for renovation projects that will give excellent capital return as well as

osto interiors and arte is a wonderful warehouse full of surprises and fun! Marten Panman and Carlijn Meijst both, from Holland, moved to the Algarve 21 and 15 years ago respectively. Marten was a management consultant and Carlijn a set builder and graphic designer. Marten bought a tile factory in Vilamoura and before long opened a shop to sell his hand made tiles. After a while Marten decided he would like to find a way to sell them in Holland and while asking friends and family if they could help him he met Carlijn. After a while, Carlijn moved to Portugal and together they began expanding their shop until eventually getting to what you see today. As you enter the warehouse you can’t miss the huge hanging basket sculpture. Everywhere you look there’s something even more interesting.

Marten and Carlijn focus on change, each time you visit there will be something new to see. Products are hand picked personally and there’s always something for averyone, from 1 Euro, to many thousands! They say they sell things that nobody needs, but make you happy. Most of the products in the store are unpolished, weathered, made from natural materials or simply old. A mixture of craftman-ship, passion and sometimes their own design result in a unique collection. To the left of the warehouse is the art collection. Here you will find a broad variety of mediums such as painting, sculpture, photography, mixed media, video and works on paper. They mainly work with two artists, Erik de bruijn and Meinke flesseman. Both Dutch and long time residents in the Algarve. Av. Prof. Dr. Anibal Antonio Cavaco Silva, 8100-070 Boliquieme Portugal Email: info@gosto.pt Phone: +351 289 397 714

Naturally Delicious and Easy to Prepare By Marco Aleixo

oat cheese, or chévre, is a wonderfully flexible cheese. You can cook with it, use it in salads, or have it simply with toast. Chévre also figures prominently on after dinner cheese boards. For this receipe we are going to mix fresh Algarve ingredients: figs almonds, honey and some Provençal herbs with our goat cheese. We can use the oven, or the microwave to warm the cheese. This is an easy to prepare recipe to share with friends for a special occasion. The ingredients used in this dish are characteristic of the Mediterranean Diet, a nutritionally complete and balanced cuisine, which promotes good health and helps to prevent heart disease and cancer. The Mediterranean way of eating, of which the Algarvian diet is an excellent example, is an integral part of Portuguese history and culture that successfully combines pleasant flavours with wonderful health benefits

Politics to drive the currency markets Keep up to date with our currency expert Chantelle, Client Account Executive.
‘Once again, the currency market has been rocked by UK political uncertainty’

017 is certainly shaping up to be as full of twists and turns as 2016. Once again, the currency market has been rocked by UK political uncertainty, with the general election triggering notable shifts in the
pound. While election campaigning was suspended in the wake of horrific terror incidents in Manchester and London, the election was held on 8th June as planned. However, the outcome certainly wasn’t what Theresa May had planned and the continuation of the status quo some investors were hoping for; as a result, the pound fell by around 2 percent. Although the GBP losses were nowhere near as dramatic as the ones recorded in the wake of Brexit, the UK’s even more uncertain outlook did leave Sterling struggling despite Theresa May’s swift decision to try and form a coalition with the Democratic Unionist Party (DUP). The euro did come under some pressure of its own

however, as the European Central Bank (ECB) cut inflation forecasts. The reduction in expectations for inflation reduced the odds of the ECB opting to reduce quantitative easing or increase interest rates in the near future, limiting the euro’s gains. Nevertheless, the euro was recently boosted, after French President, Emmanuel Macron, was able to secure a comfortable majority in Parliament. It will be interesting to see what happens to the pound as the dust settles over the next few weeks. Brexit negotiations are just beginning, and Theresa May has asserted her commitment to continuing with the discussions as part of a minority government. Four myths about the Local Lodging Keep up to date with our Finance expert, chartered accountant Ricardo Chaves from All Finance Matters.
In most cases we’ve analysed the capital gains liability is far better for those that register the property with the AL, than those that haven’t.
46
A
s the Local Lodging continues to grow and the number of AL Licenses supersedes the most optimistic forecasts - currently there are nearly 50.000 rental licenses issued by the Portuguese Tourism Office – several articles have been released by the press, which may confuse the property owners. In this article we will try to demystify some of the myths around the Local Lodging activity (AL). Myth 1 – The condominium may stop my license? In 2016 the press has highlighted a court decision, which apparently determined that a condominium in Porto had won an action against a property owner who had a rental license. However the truth of the matter is that the property owner appealed and won the case, unfortunately this has not been highlighted in the news in the same way… At this time there is no law or court, which has decided that renting a property is against the license of the apartment. In a nutshell: if I buy an apartment and decide to rent it, it does not matter if I rent it long term or short term, the house is still a house and although I need to be registered at the tax office as a Local Lodger to be able to rent it to tourists, I can choose to do the same if I rent long term. Myth 2 – The Local Lodging is spoiling the city centres? Some years ago, most of the Portuguese city centres looked abandoned and several buildings were either empty or deteriorated. The impact of the AL was critical for the development of most of the city centres (especially in the bigger cities) and the effect is visible: most of the cities are now refreshed and life has returned to places that were abandoned. Myth 3 – If I register my AL activity, do I need to pay Social Security? There are various exemptions that apply in most cases: a) many people are eligible for full Social Security exemption if they already contribute to or are beneficiaries of a National Insurance system anywhere in the EU and beyond; b) those people earning less than €7,217 in Local Lodging income are also fully exempt; c) those people who earn more have contributions based taxable income (35 percent of gross Local Lodging invoices) and should be eligible for partial reductions from the normal contribution of €124,09. Myth 4 – When registering my property in the AL, am I liable to capital gain tax? In fact when registering for the AL license, the owner is allocating his property to a business activity. This transformation of the usage of the property, from the personal sphere to the commercial sphere, may be liable to future
capital gains. This sounds very scary, however in most cases is not bad as it seems and property owners should not be afraid of this. In most cases we’ve analysed the capital gains liability is far better for those that register the property with the AL, than those that haven’t. Please see the example below: Trevor bought a holiday apartment in Portugal for €150,000 and after 10 years, he sold it for €175,000. As a non-resident, he is liable for Capital Gains Tax in Category G at the rate of 28 percent after deducting allowable expenses and adjusting for inflation. During these ten years, he rented the apartment receiving approximately €5.000 which was taxed at 28 percent, as he had no rental license (category F). Charles was a friend of Trevor and bought an apartment on the same block, for the same price. He decided to let his apartment to holiday makers and so registered his activity in the Tax Office as a Sole Trader under Category B. Because Charles uses the apartment for his touristic lettings, he must declare the allocation of the asset at its market value – €150,000 – on his Portuguese tax return in Annex B. Although the asset has now changed use from residential to commercial, there is no transfer of ownership. No Capital Gains Tax arises at this point. Ten years later Charles also decided to sell his apartment for 175.000€. Who paid more tax? Firstly during the 10 years they rented their properties receiving circa €5.000 per year, Trevor paid circa €14.000 (28 percent on category F) while Charles paid €4.375 (8.75 percent on category B). Charles paid far less tax on his rentals. Secondly when it came to the sale of the apartment, Trevor paid 28 percent on the net profit, so let’s say another 7.000. But Charles that had allocated his property to the commercial sphere was only charged at 25 percent in the Simplified Regime based on 95 percent of the net gain: €5.937,50 Although more complicated, Charles had paid less capital gain tax and far less on the rentals. This tax relief is unlikely to be perceived by most owners, when faced with scary headlines from the press. So although the assignment of your property to your Local Lodging business activity produces a theoretical Capital Gains Tax liability, the reality proves to be of insignificant consequence in most cases. If you have any other questions, please feel free to contact us, we aim our expertise and knowhow to work in your benefit, keeping you tax compliant while paying only the legal minimum. Contact our office and book an appointment to find out more about the tax strategy that might be more effective on your specific situation.

Hot Stuff
Native to Mexico and Central America, both hot and mild peppers are derived from the species Capsicum annuum.
S
eeds of peppers have been found in archaeological deposits in Tehuacan, in Mexico, dating from around 7000 BC, but these may well have been of fruits collected from the wild. The earliest records of the cultivation of peppers date from about 2000 years later, and peppers are illustrated on pre-Columbian ceramics. It is likely that the hot types, not the large sweet peppers, were the first to be cultivated. However, by the time peppers were introduced to Europe most of the main types grown nowadays were already established. The first records of peppers grown in Europe date from around AD1500, and soon they were widely grown. The hot varieties were dried, powered and then used as a substitute for true pepper, the tropical climber Piper nigram then a very expensive import from the East Indies. Peppers also became widely grown in Eastern Asia were they play an important role in the cuisine of India, Malaysia and the southern parts of China. Hot peppers, Chillies, cayenne peppers are usually rather small and red when ripe. The degree of hotness depends on the presence of capsaicin, which varies according to the variety and is affected by the climate. Hot weather conditions produce hotter peppers becoming hotter and sweeter as they ripen with the seeds being hotter than the flesh. The large, hot varieties may be elongated as in the ‘Anaheim’, bell shaped as in ‘Poblano’ or yellow when ripe as in the
48
‘Hungarian wax’. Sweet pepper, Pimento, Bell peppers are the type of peppers most popular in temperate countries and are widely grown in greenhouses in Northern Europe, and in the open in Southern Europe, the Middle East and in North America. The large, hollow fruits are generally red when ripe, but may be yellow, and there are even some varieties which are blackish-purple when mature. Peppers are fast growing annuals, and best grow in drier parts of the tropics and in warm summer weather. In temperate climates seed should be sown under glass in March or early April, the young plants can be put into pots when they are about 8cm tall and kept as warm as possible until the hot weather has arrived, when at which time they can be transferred outside in a sheltered spot. Alternatively the young plants can be kept in pots until 12cm tall and then hardened off and planted into frames in late June. Feeding is beneficial for building up a good sized plant, but can be reduced when fruiting. Poor growth outdoors is usually a result of cold weather, but plants grown in greenhouses can suffer from grey mould such as botrytis which will kill the stems so good air circulation is needed to prevent this. Although there are a multitude of varieties of chillis and peppers, we are familiar with just a few as it these varieties that the seeds are only readily available.
www.simplyalgarvemag.com
JALAPENO This is a Mexican variety named after the town of Jalapa and it is still widely grown commercially in Mexico and the southwestern United States. It is commonly pickled or canned and often smoked but also eaten fresh. The fruits are dark green, ripening to red. They are thick skinned with a blunt end and about 5cm when mature. There taste is usually very hot especially in the seeds. CAYENNE An ancient cultivar from pre-columbian times first referred to in 1542 in French Guiana, now mainly grown in Asia. The pods are long, slender and curved, ripening bright red and very hot. When dried and powdered this and similar cultivars produce the well known Cayenne pepper. SERRANO This Mexican chilli is grown commercially from near sea level to high in the central plateau. It is generally eaten green or canned. It is not difficult to grow in greenhouses in a cold climate and produces a prolific crop on tall, much branched and distinctly hairy plants. RED CHILLI This form of hot pepper has large long fruits of variable hotness maturing green when at which stage it is generally eaten and ripening red. The fruits are 10-15cm long. This variety is often grown for canning in California and New Mexico and the group of varieties called Anaheim was developed for the

canning industry. HOT GOLD SPIKE This Yellow fruit variety is a development of Santa fe Grande commonly grown in the southwestern United States and is very hot when mature. APACHE This is a modern F1 hybrid pepper of the chilli group. TABASCO An extremely hot chilli, traditionally used to make the famous Louisiana hot sauce. The small, upright fruits are around 2.5cm long and appear yellow-green, turning to scarlet when ripe. HOT TEPIN A native Mexican shrub, tepin is in fact one of the worlds hottest chillis pepper. Try it if you dare! Maturity is slightly later than other peppers, as the fruits concentrate their power and spice. HEATWAVE This variety of pepper is a cayenne pepper which is a mixture of fruits containing reds, yellows and oranges. Beautifully ornamental and offering a mind blowing flavour experience. PRAIRIE FIRE Called the windowsill pepper. The fruits may be small but they certainly pack a punch, being very hot. Bushy plants give a non stop summer crop of hundreds of small, conical, creamy green fruits turning red when ripe. PINOCCHIO’S NOSE
49
GARDENS Unbelievably long and slender fruits with a strong pungency and excellent for hot sauces or for drying to make powders. Fruits ripen dark bottle green to red and are high yielding bushy plants. PIRI PIRI The Piri Piri chilli is the name given to the African birdseye or African devil which grows wild and cultivated. It is a small and extremely spicy variety with the plant growing bushy and up to 120cm in height. The fruits are generally tapered to a blunt point and measure up to 2.5cm long. The immature fruit is green turning to bright red or sometimes purple when ripe. NAGA JOLOKIA The Naga Jolokia is also known as the Bhut jolokia or Ghost chilli and grows primarily in the Assam state of India but also in northeastern India, Bangladesh and Sri Lanka. In 2007 it was confirmed by the Guinness world records as the hottest chilli in the world measuring 1,050,000 on the Scoville scale. -Mark O’Shaughnessy,

PIRI PIRI SAUCE It was probably the Portuguese who introduced the chilli pepper as we know it to Europe and the Far East. They were probably also the first to use peppers to create a hot sauce, not hot maybe by todays standards, but nevertheless Piri-Piri is the Portuguese original. And below is the ingredients and method to make an authentic Piri-Piri sauce. INGREDIENTS 4 Chilli peppers, cleaned and finely chopped Juice of one lemon 3 cloves of garlic, minced One tablespoon of chopped fresh parsley (optional) One tablespoon of Paprika 4 Tablespoons of Olive oil 1 teaspoon of salt METHOD: Remove stems and seeds from the peppers taking the necessary precautions when handling hot peppers. Grind and mix all ingredients to a fine paste by hand or using a food blender. If you want to increase the heat the you can add some ground Cayenne pepper or pepper flakes to taste. Cook in a hot frying pan for a few minutes before putting into a sterilized jar in the refrigerator. The flavour will develop over the following weeks.

GOLF
Using tech to lower your handicap.
K
nowing your statistics and analytics can help you progress by huge ammounts in any sport, however, in Golf, knowing more about your swing and ultimately your game is key to scoring low rounds. Technology in golf has come along in leaps and bound over the last couple of years and most of it is now available to the average golfer. In this article we are going to talk about three main tech options and how they can help your game, all at different price points. We will start off with the GPS watches (seen in top right pic), GPS watches range from 100 - 300 euros and aim to give you precise distances to certain areas on each hole, varying from system to system (Some systems show distances to bunkers and center of greens, some only show distances to center of green and some show distances to the front, centre and back of the green). Knowing the precise distances to certain areas on holes allows you to choose the right club for each shot with ease and confidence! Some watches also sync with your smartphone for text, email and missed call notifications. For Tech system number two we introduce the Arccos system (seen in bottom right pic), the Arccos system was released in 2014 with the aim of producing a high-performing, comprehensive tool to track and analyse a golfer’s game and improve decision-making on the course. Essentially you get an app that downloads onto your smartphone and censors that insert into the top of your grip of each golf club which detect when you hit the ball, taking your GPS location at each

hit to analise and gather data from each of your golf shots, providing you with your statistics from rounds played and displaying your average distances with each club, which not only aids you to choose which club to use for certain shots, but also shows you where in your game you are losing the most strokes in your game. The system also features a “Smart caddy system” which after for example 5-10 rounds of gathering data on your game, it suggests which club has worked for you in the past in certain situations and did I mention, the app also shows you accurate distances on the course! The Arccos system has a few different versions which range from 30 250 dollars online. System number 3 (Seen in top left pic) is a whole other level: launch monitors. Ranging from 250 dollars, to 20,000 dollars and up to 100,000 dollars for the top end systems with accessories for the most serious of golfers. Launch monitors are much more than just statistics and analytics, depending on the quality of the machine they show you your club data, swing data and ball data so you can get to know every detail of your swing. Some of the best systems even let you play full rounds of virtual golf, with thousands of courses ready to play by simply connecting the system to a monitor or projector. These launch monitors really are essencial for top golfers, I will leave you with a quote on launch monitors from David Leadbetter, highly respected golf coach: “A launch monitor is the thing you need today to have a complete analysis and understanding of what is happening in the swing”.

SOCCER VIDEO REFEREE
oal line technology and video refereeing are relatively new additions to the world of professional football. But going back some 40 years over a hundred pitches on Hackney Marshes in East London were equipped with revolving goalposts so one could check which way the post was spinning when the ball hit it. The experiment only lasted a season as rain got into the mechanisms which subsequently seized up! Let us hope that the video refereeing equipment being used in all Portuguese Primeira Liga next season is more reliable.
T
The Portuguese Football Federation (FPF) hopes the move will end disputes, particularly in the clássico games between Benfica, FC Porto and Sporting Lisbon. The technology was first used in Portuguese Cup Final between Benfica and Vitoria Guimarães in May and will be used in the pre-season friendly between Portimonense and Sheffield Wednesday. FIFA president Gianni Infantino said last month that video assistant referees will be used at next year’s World Cup in Russia for the first time.

ork on Portimonense’s new pitch, including modern drainage and irrigation systems, carries on apace in preparation for their return to the Primeira Liga. Braga born Carlos Carvalhal brings his Sheffield Wednesday team to the Algarve for the inaugural match on the pristine new turf at the Estádio Municipal, Portimão, on Wednesday 19th July kick-off 7.00pm. The Owls, regular visitors to Portugal, will spend a week soaking up the Algarve sun in preparation for the new season. Wednesday narrowly missed out on possible promotion to the English Premier League when they lost on penalties to Huddersfield Town in the play-off semifinal. Wednesday currently have three Portuguese players on their books: Lucas João, Marco Matias and Filipe Melo (onloan at P.Ferreira).
the 2004 FA Cup Final. Now here he was on the verge of creating yet more history as he chased his twentieth major trophy. The 32 year-old works tirelessly to maintain top fitness and his second goal against the Italian champions was his 600th in top flight football. Only Josef Bican (Czechoslovakia), Romário (Brazil), Pelé (Brazil), Ferenc Puskás (Hungary) and Gerd Müller (Germany) have bettered that total. Since arriving
at Manchester United as a fresh-faced teenager Ronaldo has always sported a familiar spiky, overly-gelled hairstyle that has become his trademark. But now, following a season of unprecedented success on the pitch, the Madeira born striker has opted for a bold new close cropped haircut! “I’d promised that, if we won the Champions League and I scored a goal, I’d do it. I did it and I shaved myself”, he told Real Madrid TV.
