News Tavira island gets new ferry terminal as Polis starts doing its job shared between the Polis Litoral Ria Formosa Company (50%), Tavira council (25%) and Docapesca (25%). 'A study is also planned' on lighting at the various anchorages and small piers using renewable energy sources but for how long this will remain a plan, can only be guessed at, so reticent is Polis to spend EU money on anything other than making islanders homeless. At last Polis is attending to the myriad of projects that its management skillfully has ignored in the past 12 years in order to prolong the company’s limited ten-year life which has been extended annually since 2015. Under its previous president, the reviled Sebastião Teixeira, dubbed ‘Lord Voldemort’ by The Resident news service, the company fiddled about for nearly ten years, achieving little, and then decided to spend millions on demolishing upto 1,000 properties on Culatra and Faro islands under the island clearances scheme. This immediately triggered many long-running court injunctions and motions, thus helping to ensure that everyone at Polis kept their

jobs for years to come. Teixeira resigned before he was pushed out (here) by Minister João Matos Fernandes and skulked off to continue to run the Algarve’s Environment Agency where his work has focused on damaging ‘interventions’ at many Algarve beaches (here) and a continuing campaign to rid the region’s shoreline of properties. The new ferry facility for Tavira island is long overdue and welcomed - and just the type of project that helps tourism without wrecking things, adds to safety and creates at least the impression that Polis, Docapesca and the local council are working together in perfect harmony. This also is the sort of project that Minister of the Sea, Ana Paula Vitorino, should be encouraging, rather than grandstanding on the World stage in pushing oil and gas concession sales and expanding Portugal's national ocean area as a cover for selling additional concessions for untested deep-sea mineral extraction technolgies.

new pier for Tavira island and sand dredging to deepen access channels is to cost €2.5 million, according to a protocol between Polis Litoral Ria Formosa Company, Tavira Council and State-owned, Docapesca. The public protocol for technical and financial cooperation for the construction of the infrastructure has been signed off by the Minister of the Environment, João Matos Fernandes, and the Minister of the Sea, Ana Paula Vitorino. The budgeted work includes the demolition and removal of the current ferry terminal, which is close to collapse, the construction of a multipurpose pier, the construction of a ramp for loading and unloading equipment, and dredging in the pier area. The estimated time frame is one year and the new pier and ramp are intended to boost existing loading and unloading capabilities by constructing a ‘modern and safer’ concrete and steel structure - hardly 'eco' but this is better than the current mess. The funding of the new pier will be

Health

Physical symptoms of emotional illness

P

sychosomatic illnesses are diseases of the mind that manifest physical symptoms, such as stomach pain, tremors or sweat, but which have a psychological cause. They appear in people who have high levels of stress and anxiety because it is a way for the body to physically demonstrate something that is wrong on the emotional and sentimental part. The main symptoms manifested by the body due to psychosomatic diseases are: accelerated heartbeat; tremors; rapid breathing; cold or excessive sweating; dry mouth; numbness; stomach ache; feeling of knots and chest pain; back and head pain; red or purple spots on the skin, insomnia; mood disordes, etc.. These symptoms happen because stress and anxiety increase nervous activity in the brain, as well as raise levels of hormones in the blood, such as adrenaline and cortisol. Many body organs such as intestines, stomach, muscles, skin and heart have direct connection to the brain, and are most affected by these changes. With the persistence of symptoms, it is common to develop diseases that can be caused or worsened by emotional causes such as gastritis, fibromyalgia, migraines, psoriasis and high blood pressure. That´s why we should learn

8

more about diseases that can arise or worsen from emotional causes. In some cases, the symptoms are so intense that they can mimic serious illnesses, such as heart attack, stroke, or seizures, for example, and require rapid anxiolytic treatment in prompt care. Causes of symptoms: anyone can develop a psychosomatic illness, but the onset of these signs is more common in people who have a lot of stress and charges at work; who went through traumatic events; those that do not talk about their feelings and keep all for themselves; those who suffer a lot of psychological pressure or bullying; depressive or anxious people who do not seek treatment. On suspicion that some symptom may be psychosomatic, it is recommended to go to the general practitioner for tests that can rule out other diseases, and if necessary, be referred to a psychiatrist and psychologist. There are also natural alternatives to help relieve emotional symptoms such as chamomile and valerian teas, meditation and breathing techniques, relaxation massages, alternative therapies for stress reduction and practicing physical activities, such as yoga or pilates. nspired by travels to India, Asia, South America and other parts of the world, Carlos Pascoal presents unique artisan pieces of jewellery right in the heart of the beautiful, historic town of Tavira. From his shop on the banks of the River GilĂŁo, his collection from 22 years work adorns the shelves. Carlos, from Lisbon, began his career by literally knocking on the door of one of the largest goldsmiths at the time who made jewellery for the Portuguese Royal family. He was lucky enough to be offered an apprenticeship and trained for many years to become a master craftsman, going on to be a teacher at the infamous ArCo school of art, sculpture, photography and painting in Lisbon. At the same time a spell with Torres Joalheiros, a large company again based in Lisbon gave Carlos the opportunity to design his own pieces, making

fashion jewelry using diamonds and gemstones. His love of making handicrafts took him to craft fairs all over Portugal and he visited Tavira many times, deciding to stay 10 years ago. With over 40 years experience he is now the master silversmith in Tavira creating pieces, all of which are hand made with their own stories, bringing nature and animals together. His collection, “Natures Forces all carry his hallmark signature. You can also commission Carlos to make pieces for any special occasion. Settling in the East Algarve he now gathers inspiration from the sea life in the Rio Formosa, for example the flamingos and other wildlife. Each detailed piece is crafted from an ingot of 40g. Carlos uses a hand vice, press as well as heat to prepare the silver. The next stage involves intricate sawing,

hammering soldering and filing. Some of his tools are nearly 100 years old and the detail and precision is fascinating. He also prepares each silver necklace cord by pulling the wire to create the round surface through a specialist machine and the final stage, polishing is also done at the shop. Now in his 3rd year in business, Carlos explained that he spends January and February creating new designs for his next collection. He is delighted to have many clients who love his work so much that they recommend friends and family. In particular he is very proud that one client is a collector and has over 70 pieces of his work. He has created specialist wedding rings, Christening and other special occasion gifts. Each Ring, necklace, earring,

bracelet and broach is unique totally unique. Workshops are carried out by Carlos where students are invited to bring their old silver or gold, with or without their own designs. The Tavira Council Camera, has invited him and his students to exhbit their impressive work next year. This October he will have the collection at Tavira Gardens. SAAZ The popularity of craft beer has yet to take off in Portugal as it did in th UK some years ago. Meet Bruno from SAAZ Craft beer lounge who's about to change that!

T

he bustling and up and coming town of OlhĂŁo is best known for its fishing trade and the impressive red domed building that lies along the magnificent coast, housing the traditional market. Saaz craft beer lounge is the idea of Bruno Rocha and is now open just a few minutes walk from the bustling seafront. Bruno is from Caldas da Rainha, just North of Lisbon and has travelled the world extensively spending six years in the Czech Republic. It was there that his passion for craft beers began in earnest and led him to attend many beer festivals, meet local small breweries and go on to produce his own home brew. Having excellent connections with the breweries and a dream to create a brand new concept right here in the East Algarve, he took on the extensive renovations of the

www.eastalgarvemag.com

building which had lain empty for many years. The result is a bright, modern, urban sophisticated indoor space with a welcoming terrace outside to enjoy the cool, sunny evenings. The name Saaz, comes from the Czech Saaz Pilsner hop, Pilsner Urquell, which is known for its soft, malty flavour and became a personal favourite of Bruno’s. The selection of beers is immense and as Bruno buys just one barrel at a time from various, mostly Portuguese producers, this ensures the beer is always fresh and there is always lots of variety. Saaz has, incredibly, the third largest beer tap in Portugal and every month various new beers or ciders are rotated. Each beer has a story; where it is from, the inspiration behind it and the different flavours, be it Pilsner, Ale or Cider. It is clear to see Bruno’s passion for each one and he is well informed on the process, flavour and texture of each and can advise, if necessary, having the information and great contacts with the producers. We tasted the cider which has been made using of the pulp from a local producer’s orchard, composing a light, medium dry cider to which Bruno can add cinnamon or mint to taste. He is now in collaboration with the large chain of stores FNAC, who publish artisan information via the store on new products and ideas and houses a selection of

16

bottled beers from the Fado range where the bottles, instead of having labels are dressed in the University uniform from the city from which it's brewed. As well as the draft beers, there is a huge selection of bottled beers, such as Aldeana, Letra, Into the Woods, Tennants and Douval to name but a few, the choice is amazing. The dream for the stout, dark lager and beer connoisseur Saaz is to also have an International bar, serving a selection of fine wines, gins, cocktails and port as well as non-alcoholic beverages. If it’s superb choice, a fun and welcoming, relaxed chic environment together with great background chilled music, a visit to Saaz is a must. A great place to unwind in Olhao, we wish Bruno much continued success and look forward to returning soon. A testimonial from a recent client. “A gem of a place tucked away in the back streets behind the main drag. Great choice of beer (and one cider when we were there!) which gets changed regularly. Lovely owners who are obviously passionate and knowledgeable about craft beer. You can also order takeaway food and eat there; they have arrangements with various restaurants; such a good idea! Definitely worth a visit if you want to try something different.” Facebook: Saaz Craft Beer Lounge R. do Comércio 38-48, 8700-417 Olhão Telephone: 917 778 333, Opens at 17 00hrs till midnight

Indian Food with a difference C

Vist the only Indian restaurant in Cabanas and discover the difference!

abanas lies on the stunning Ria Formosa coastline, its magnificent seafront board walk with views of the estuary and beautiful beachfront in the distance is one of the most scenic places to relax and unwind. The Indian Farmer Tandoori Restaurant has recently opened right on the coastline and provides culinary delights with a secret twist. Ram, the owner and manager left his home village of Kurukshetra in North India many years ago and headed to Switzerland to study Hotel Management. He later moved to Liverpool, England to work for a large retail food company, then returned to his family in India. It was on a trip to Spain that he thought he would visit Portugal and decided to stay after working in Albufiera at a four star hotel. Ram spent last year running the kiosk on the way into Cabanas and after a lot of encouragement from locals and visitors he decided to pursue his dream and open his very own restaurant; the only one in Cabanas. The building used to be the local fish market for many years and now, after a complete programme of refurbishment it is a bright modern space with a large inside restaurant. Ram together with his chef Kamal Singh create mouth watering dishes using authentic

18

Indian spices shipped directly from Ram's family in India. Ram explained, “The spices are grown and picked from the farm back home, and prepared in the traditional way to create that unique taste to the dishes we serve.” “Garam masala, turmeric, chillies and many other spices prepared, dried and shipped here.” Chef Kamal has worked in America and Goa in high end restaurants, and Ram is thrilled that he has joined him, together they provide top class service and delicious meals for the most discerning of palates. Ram’s mother and grandmother’s secret receipes are used and they still produce the authentic spices for him using the mortar and pestle. This takes hours but he insists on

the root of every dish comes from his homeland. This philosophy led to the restaurant name 'Indian Farmer' and it’s clear to see his passion. Every dish is special, but favorites include, Banjara Lamb, tender pieces of lamb, with a marinade of fresh spinach, onion, ginger and garlic, or Prawn Goan Curry, a quintessential Goan fire starter, a fantastic palate of scorching prawn curry with hints of coconut and tomato. Aloo Tika, is typical Indian street food and from the charcoal tandoor oven comes the delicious naan bread selection, as well as tandoori specials. Authentic dishes, generous portions as well as a little Princess and Princess menu, together with vegetarian, gluten free and halal options are available. A full international bar serves traditional wines, red, white and rose, together with brands such as Cobra, WKD, Peroni beer, and Sangria. To finish Indian Farmer offers the most delicious traditional deserts, not to be missed, Galab Jamun, or a choice of Kulfi. A real gem in Cabanas, not to be missed! You will find Indian Farmer at: Avenida Ria Formosa No 106a Cabanas, 8800-591 Open 7 days a week 11am till 3pm 5.30pm till midnight, Wifi available. 10% discount for take away service. Eat Smart in Portugal

T

How to Decipher the Menu, Know the Market Foods & Embark on a Tasting Adventure

he newest release of the internationally acclaimed Eat Smart culinary guidebook series is about Portugal and has obviously been written by two people who love the country and its food. From Michelin-rated restaurants to country-style homecooking, and all the many offerings in between, all are given equal treatment and respect. Sometimes when we travel to new places it is good to ask friends if they have been to our intended destination, and if they have any tips or recommendations for the basic requirements - shelter, nourishment and transport. Well, you can all relax, the nourishment part of your journey has been well taken care of, and the authors will become your friends. They want you to discover the food of Portugal for yourself, with the help of this guide, and for you to have your own tasting adventure. This latest book follows the successful format of the series and starts with a section devoted to the history of Portuguese cuisine, which just happens to also give you a good run through the fascinating history of the country along the way. This book has been produced with appreciation for local knowledge and love of local ingredients, and the

20

value of the contributions from the cooks and chefs of Portugal sings out from the pages. Anyone visiting or living in Portugal will be lucky enough to get to know something of the food and dishes of the country. This book opens the door to a fuller range of national colours and flavours you can expect to find and encourages you to try, to taste and to buy. Whatever region or city you visit, there are special dishes and delicacies awaiting you. The Menu guide helps when ordering and the section of helpful phrases in English and Portuguese means you can do so with confidence. The recipe section has come from the passionate cooks, chefs and food experts of Portugal who want to share their own knowledge and help you to recreate Portuguese dishes. These are tried and tested practical recipes which bring Portugal into your own kitchen and onto your dining table. Nothing is taken for granted, for example, you will get the basic inside know how on preparing that staple of Portuguese life, Salt Cod. Recipes for hearty soups, salt baked Sea Bass, clams with pork and the famous Pastéis de Nata are all included. Portuguese cuisine deserves to stand on its own merits and has a

special character, quite separate from that of neighbouring Spain. The Arab influence, the voyages of discovery and long experience with using the harvest of the seas have all left their mark, but, the fantastic talent on show in the new generation of chef-owned restaurants show that Portuguese cuisine is alive and well. With this book you will have recommendations for restaurants and for dishes that reflect the full range of tastes on offer. Talking about food is a national pastime, so I must warn you that if you put this book on the table anywhere in the country, you will certainly have a warm welcome, and also the start of a fascinating conversation, your experience of Portugal will be all the better for it. elling real estate in an area as popular as the Algarve during the summer period can be a little tricky. Normally between mid-June and midSeptember most properties are occupied and viewings can be difficult to arrange. However, the end of summer signals the start of the autumn selling period and, as most agents will testify, a return to more tolerable working temperatures. Historically it is also the time of year when more home owners decide now is the time to sell. With the recent weakening of the pound many British secondhome owners can afford to sell properties at a much lower Euro rate and still come out on top. With Sterling to Euro currently at around €1.12, it is a good time for British homeowners who are looking to sell. Fortunately, we have many potential buyers from various countries that have already confirmed their arrival dates for the coming months. In order to meet the demand, we are extremely keen for new listings of good quality properties, particularly around the areas of Loule, Almancil, Boliqueime, Vilamoura, Carvoeiro and Tavira. If you're selling or are considering selling your property and would like an obligation-free consultation then please contact us on the information below. It´s a sign of the times that nowadays the vast majority of potential buyers to the Algarve do plenty of research on the internet before committing to booking viewings. Surely there

Property is nothing easier than sitting in front of your computer spending hours trawling through the internet property pages, looking at the thousands of properties for sale? Well it turns out maybe not. One of the biggest frustrations we hear from our potential buyers is about the incorrect information given on the internet, in particular on some of the larger overseas property portals. Time and time again we hear about properties listed that are no longer for sale, different agents giving varying prices for the same property and some properties listed with total wrong information.

of where the property is advertised. In Portugal it is common to have multiple agents trying to sell the same property. Of course some agents are more active than others and sometimes communications regarding properties that have sold, price changes, building alterations, etc. may not be passed on to all the agents. Whilst the portals offer a huge database of properties for sale, normally the real estate agents´ own websites are more strictly maintained and updated. For example our own website www.landandhousesalgarve.com is updated throughout the day with any price or A good agent has an in depth knowledge alterations new information about every property in their portfolio, u p l o a d e d m m e d i a t e l y. whether visible on the website or as a iArguably, the confidential listing, and so can hand pick best way to get a list of up-tothe perfect properties for each individual. date properties for sale is to It is the real estate agent's communicate directly with your responsibility to make sure all agent giving your exact search information given on each property specifications. We recognize the importance of being able to offer prospective purchasers a concise yet perfectly matched selection of properties to suit all tastes and budgets. If you're looking for 'Somewhere else' to go in Tavira, Dave and Leah's Bar is the place!

A

s Dave and Leah begin their new adventure with the opening of their bar "Somewhere Else", let's take a look at how it all began. It all started in 2004 when Dave Barnes came to Tavira with his sister and her husband to help them out in their Bar "Patrick's" during the busy summer months, when Dave realised his love for bar work. Although the initial idea was to simply stay for a few months he soon found his affinity for Tavira and it's serene and fun atmosphere. As the years went by Dave went to work at the Black Anchor Bar, and Tavira turned to an even greater holiday destination. It was at the Black Anchor that Dave and Leah met and fell in love as they worked together, almost 6 years ago. Although Leah only worked there for 2 years, Dave quickly gained the reputation as 'best barman in town' and remained their loyal barman for 10 years. As his family grew with the birth of their baby girl Bella in 2016, so did his ambitions. So when the old Australia Bar became suddenly available, Dave decided this was his chance to fulfil his dream of owning his very

own bar. And here we are! After a very successful opening night on Saturday 26th August, they've been open every day from 2pm until 2am, and Sundays 12pm until 7pm. So if you ever feel like going "Somewhere Else" you know where to go! Tel.: 926 763 653 Address: Rua Almirante Candido dos Reis No. 117A.

Orchids Growing the beautiful Orchid inside and outside, by Janet O'Shaughnessy

Care for Outdoor Orchids Orchids kept outdoors are more vulnerable to the elements that can damage flowers and leaves. Placing plants in a sheltered position can help minimize wind and rain damage. Here are some general tips: While outdoor plants can be more vulnerable to pests, natural pest predators often mitigate the problem. Check plants for problems frequently, and only use artificial chemicals when absolutely necessary. Flower pots on paved or dark surfaces, or in the direct sun, can heat up and dry out very quickly. Keep an eye on them whenever the weather is warm. Heat or wind can quickly lower humidity. Depending on the climate where you live and the kind of orchid you have, you will need to bring your orchid inside when temperatures become too cold. Remember to check the plant for pests and insects before you bring it inside. Growing Orchids in Mediterranean Climate Here in the Algarve the mild climate is perfect for growing many types of orchids. Being so close to the Mediterranean means that we have warm summer days, with cool, damp winter temperatures that rarely go below freezing. Many orchids that enjoy these conditions come from similar Mediterranean climates in Australia

34

and South Africa. Others come from cool, high elevations of tropical mountains in Latin America and Southeast Asia. Cymbidiums, from the slopes of the Himalayas, Masdevallias, from the South American Andes, thrive here. Many varieties of Epidendrum, Oncidium, and Dendrobium also do well outdoors. If you live near to the sea, protect your orchid plants from the winds and sea spray. Provide some protection by placing plants along walls or beneath other plants. Many warm growing orchids can be placed outside when temperatures increase in spring. Keep the plants well shaded for a few weeks to prevent sunburn. Bring them inside when temperatures chill in autumn. Pests - Slugs, snails, and aphids are common problems for orchids. Heavy winter rains can quickly rot orchids that need to be on the drier side in winter. Shelter dormant orchids, or at least make sure they dry thoroughly after it rains. Winter storms sometimes bring hail. Keep plants sheltered under a deck or tree, or bring them indoors. Some orchids can survive our mediterrain climate as it rarely dips below freezing, but others may be damaged or killed. Sheltered plants may fare better. Cover orchids or bring them indoors if a drop below freezing is forecast.

Selecting Orchids for indoors Look beyond the pretty face when deciding which orchid to grow indoors. First, assess the growing conditions you can offer an orchid, and make your choice from there. Light, temperature, humidity, your watering tendencies, and fertilizing all play a role in growing orchids. Light Requirements for Orchids The single most important variable when growing orchids indoors is light. Orchids that prefer high light, unobstructed sunlight, streaming through a clear, southfacing window or into a greenhouse for 6 to 8 hours, include vandas and angraecums. Medium-high light orchids, such as phragmipediums, oncidiums, and dendrobiums, grow in locations that are bright but not directly sunny. Eastern and western exposures are often medium-high light locations, although a western exposure may be warmer. The light intensity is the same, but the air temperature has increased. Medium-low light is appropriate for phalaenopsis (moth

36

orchids) and paphiopedilums. It may be an east- or west-facing window with no direct sun. It may also be an open northern exposure with no obstructions and some additional reflected light. Low light is usually a limited northern

exposure or any exposure where the light is blocked by an overhang, trees, or neighbouring buildings. Jewel orchids grow in low light. Temperature Generally, orchids can be grouped into three temperature categories: cool, warm, and intermediate. Buy a high-low thermometer to measure the temperature range in your orchid location. After that, choosing a suitable orchid is simple. As with light, some orchids easily adapt to more than one temperature range. Humidity Most orchids we grow indoors come from the tropics, and most parts of the tropics are much more humid than the average living room. Orchids grow better if you can boost the humidity in their immediate growing area by grouping your plants together, or placing them on a dry well. Create a dry well by placing plastic lattice or pebbles on a tray, then adding water to just below the lattice or top of the pebbles. Place your potted plants on top of the lattice or pebbles. Watering orchids Anyone who has ever

watered an orchid knows that most of what you pour in runs out almost immediately through the bottom of the pot. Because orchids are potted in bark mix rather than potting soil, they need to be watered differently. The goal is to get each mix particle to absorb as much water as possible. To give the potting mix enough time to absorb water, place the entire pot in a bowl of water for 10 to 15 minutes, then lift it out and let the excess water drain before putting the pot back in place. This technique works well for orchids potted in clay. Since clay is porous, water penetrates the walls of the pot and is absorbed by the bark. If your orchid is potted in plastic, place it in an empty bowl, and then add water. If you place the plastic pot in an already full bowl of water, the water will push the bark up and out, floating it away from the orchid roots. In this case, add water to just below the lip of the pot and let it sit for 10 to 15 minutes, then drain and return the orchid pot to its place. How frequently you water your orchid depends on The kind of orchid: Is it droughtresistant or not? The kind of pot: Porous pots dry out

faster than nonporous pots. The kind of potting mix The air temperature: Plants dry out faster in warmer temperatures. The humidity: Plants dry out faster in drier air. The light: Plants growing in higher light need more water. In general, water drought-tolerant orchids, such as cattleyas, oncidiums, and dendrobiums once a week. Water most others, such as miltonias, paphiopedilums, and phragmipediums every 4 to 5 days. Start there, and adjust up or down according to the conditions in your home. Water orchids thoroughly each time, then let them dry out before watering again. Fertilizing Orchids Most orchids are not heavy feeders. Many orchids bloom year after year with no fertilizer at all. During active growth, when new leaves are being produced, you may fertilize every other time you water at half the strength recommended on the fertilizer package. However, it's important to deliver water without fertilizer at least once a month to flush excess fertilizer salts from the bark mix and avoid fertilizer burn to the roots

To Tavira Look out for the Yellow flags

Easiest to Grow: Moth orchids Phalaenopsis orchids are the most loved and easiest orchids to grow indoors. Their common name is moth orchid because the flowers look like moths hovering in the air. Moth orchid flowers last for months, the longest-lasting orchid blooms. They grow best in medium-grain bark mix, warm temperatures, and low to medium light. Doritis orchids are closely related. Moth orchids come in a wide range of flower colours, including white, pink, yellow, orange, deep rose, and lavender. Moth orchids typically bloom once a year, but they may be coaxed into a second round of bloom. When the last flower fades, if the bloom stalk is still green, cut it just above the second or third node and wait a few weeks. This may stimulate growth in a dormant bud and produce a second bloom stalk that branches off below the cut. Moth orchids grow slowly and need repotting once every 1 to 2 years. Wait to repot until the orchid has finished blooming and the tips of the aerial roots are green. Orchids are a beautiful accompaniment to any room..

Things You Should Know About Capital Gains Tax

A

capital gain occurs when you sell something for more than you spent to acquire it. This happens a lot with investments, but it applies to personal property too. Are you planning to sell your home? Find out what tax you will have to pay and how to reduce this liability. You can’t hide from the tax department Any property transaction performed in Portugal must be reported to the Tax Authorities by the notary that executes the deed. This means that when you declare the sale on your tax return, the tax authorities already know of it, so if you fail to include this on your declaration, the taxman will be after you. It’s mandatory to file a tax return every time you sell a Portuguese property Irrespective of your tax domicile, if you sold a property located in Portugal, this means that you need to declare it in your tax return in Portugal. Regardless if there was a gain or not, it’s mandatory to make this declaration, which happens

normally in May of the year following to the sale. Declaring the sale doesn’t mean you need to pay tax You only pay tax, if you had a gain on the transaction. So if you sell something for more than the purchase price, then the difference is a capital gain and that is reported on your taxes. Please note that the value you paid for the property needs to be adjusted, according to the inflation coefficient, applicable to the year of purchase. This means that the purchase value will increase for the capital gains calculation. Also, some expenses will be included in the tax return and deducted from any gain obtained. In which cases your sale is tax exempt It is possible to be exempt from tax in certain situations. For example if the property was acquired prior to 1989, it’s not liable to any CGT. Nevertheless, taxpayers will still have to declare these operations. But this is not the only tax exemption on capital gains from the sale of a property. The law provides, for

40

example, that if you use the full amount of the sale of a property to buy another home (only applicable to tax residents and only in the sale of their primary residence), to build a home or purchase of land intended for the construction, you don’t pay tax on capital gains. Please note that this reinvestment of the gains, needs to happen within 36 months and can be done in any EU country. Expenses allowed to deduct your capital gains From the sale of your property you can deduct the costs incurred with the purchase operation and sale of the property (eg IMT and registers on the purchase, real estate commission on the sale, etc). Taxpayers can also deduct costs incurred in property over the past five years, such as property refurbishments or other money spent to increase the value of the asset, including the cost of the energy certification. Residents vs Non-residents individual ownership If you are non-resident for tax purposes, the tax applicable to your capital gain, will be 28%. If, however,

you are resident, the tax will be levied only on 50% of the gain and you will be taxed according to the tax bracket applicable to your overall income. However, if you are non-resident and EU national, it’s possible to opt for the same rules of the residents and taxed only on 50% of the gain. Contact us and we will tell you how this can be done. Obviously that in this case, although the non-resident is taxed under the same rules as a resident, as this is not his primary residence, the gains cannot be rolled over if he buys another property, that will only be available for those residents that sell their main residence and buy another property which will be their main residency. How does the reinvestment work? If you are resident and this is your primary residence, you can reinvest the proceedings of the sale on another purchase within the EU. This needs to be done on a purchase made between 24 months prior and 36 months after the sale. If the reinvestment in the new property is lower than the total sale, then the tax will be calculated pro-rata. Please note that if you declare on your tax return that you wish to reinvest the proceeding of the sale and then fail to do so, or reinvest a lower amount, the tax will be reassessed and you will pay interest. Even if you do not plan to sell your home for now, it is important that you keep all supporting charges and make sure these invoices include your name and fiscal number and very important: the correct address of the property. The repayment of mortgage loans incurred to purchase the property will also be taken into consideration when calculating the tax return. It’s important that you plan ahead, as you can’t afford any tax surprises. Please feel free to visit us for a friendly chat and ask us for a capital gain tax simulation on your property. If you fear that you may be liable for a big capital gain tax bill, then let’s study your case we may encounter a way of substantially reduce this tax burden.

Brian Kilcline with the rare pristine Subbuteo Game

n Thursday evening 14th September the Black Anchor on Tavira’s riverside will be hosting an ‘Evening with Brian Kilcline’ captain of Coventry City when they won the FA Cup thirty years ago. Brian has many stellar stories of his time at Coventry, Notts County and Newcastle United where manager Kevin Keegan is quoted as saying that Brian was his best ever signing. Tickets 10euros include light refreshments and all monies raised will be donated to local good causes. To book email: Christopher.wright@hotmail.co.uk A chance find in a Tavira charity shop will help to swell the coffers on the evening. The Subbuteo table football game, dating back to 1987, is in Horse Riding in Tavira mint condition and has never been taken out of its original packaging. On the box cover is a picture of the Charity Shield at Wembley between Coventry City and Everton which clearly shows the City captain Brian Kilcline in full flight. That year there was just one non UK player - Republic of Ireland international Kevin Speedy - on the pitch whilst the corresponding game at Wembley this year, between Chelsea and Arsenal, featured athletes from sixteen countries with just four English born players in the starting line-up!

Why putts turn Bart van der Wind, resident professional at Benamor Golf

imply because of gravity! When there is a tilt on the green, the ball will always roll to the lower side. Green reading is maybe the most important part of your putting routine! Sometimes you can't see it with your eyes, therefore it is good to try to feel it with your feet. Stand with the ball between your feet facing the hole and feel which foot is lower or where you feel more weight. If you feel nothing, hit the ball straight towards the hole, but when you feel your left foot is lower, aim more to the right of the hole. To practice how much you have to aim right you can use a string for a starting direction. This way you can train yourself to feel how much you have to aim to the right or left. When your ball does not start on a good line it will never go in! If you want to learn more about this don't hesitate and come for a putting clinic at Benamor Golf.
