2021 has been a year of "pivots" and challenges for REALTORS. Who could have imagined that in the midst of a pandemic and national lock downs that our industry would rise above the chaos with soaring home prices and record setting sales? While C.A.R. was quick to aid realtors in navigating new market conditions, other associations and networks in our industry were also rapidly changing traditional models and practices. Women's Council of REALTORS Delta was one of those networks. In 2021, the Delta network created interactive virtual events and collaborated with other networks to increase event attendance and promote our Strategic Partners. As summer came, Delta quickly shifted back to "in person" events allowing our members and partners to reconnect through networking, educational, inspirational and motivational opportunities. As a result, our membership is growing and our partners are seeing increased value in sponsorships. As 2022 approaches the Women's Council of REALTORS Delta is already organizing our new Board, creating additional networking events and committing to continuing educational and mentoring programs as well as inspiring new and diverse membership growth. As our 2021 President-Elect, I look forward to 2022 as the "Year Of Transition". I am excited to work with each of our members to achieve their personal business goals! As someone who recognizes the value of our Strategic Partners I look forward to creating added value and measured results for each business that joins with us. EARTHQUAKE, FIRE AND FLOOD OH MY! By Patrick McCarran ~ Real Estate Broker Massive wildfires, sudden floods and the anticipation of the next earthquake all serve as a reminder that Mother Nature can be hazardous to your home. There are immediate actions you can take to protect your property and prevent major damage should one of these elements strike in the future. WILDFIRE: Some inexpensive home improvements include installing a spark arrestor on your chimney, eliminating brush and debris from around your property. More expensive improvements include replacing single-pane glass windows, doors or skylights with tempered glass, replacing your exterior walls and roofing with a more fire-resistant material. EARTHQUAKE: Anchoring appliances, dressers, TV, computer and other items to the wall is possibly one of the most important preventative measures. Apply safety film to non- tempered windows and glass doors to protect from shards of glass if broken. Install a gas auto shut-off device, any reputable plumber should be able to do this. WATER: Seal windows, doors and any cracks or holes in the foundation and exterior walls. Repair or replace roof shingles

and remember tile roofs are not maintenance free. Tiles break for various reasons so it is a good idea to have them checked out by a professional periodically. Install or make sure that the flashing, a thin metal strip, around the doors, windows, thresholds, chimney and roof are intact. Homeowners insurance can help protect you financially. Keep in mind that standard policies cover standard replacement only. This means that the WOLF range may not be covered or the crystal chandelier is covered as a standard brass and glass for replacement. If you have significant upgrades see your insurance agent for a rider or increased coverage. Flood and earthquake damage is NOT covered under the traditional homeowners insurance policy. Periodically review your homeowners insurance policy to make sure that you are adequately covered to rebuild your home and replace its contents. Having a home inventory can make it easier when filing an insurance claim. Start with a sheet a paper for each room in the house. Go around the room listing every item with a general description. If you have it, write the original cost, purchase date, replacement cost, model number, brand name, where purchased, and don’t storage forget places. In addition, take

photos or video of each room for visual documentation. It is also a good idea to itemize valuable collections, silver, jewelry, etc. and take close up photos. Try to update your home inventory photos and list at least once a year. It is important to have an emergency evacuation plan and designated meeting area to take a head count in case of fire or other emergency By taking precautions to protect your home, you can possibly help keep damage to a minimum when disasters strike; or in the case of severe damage, make sure that you have the financial means to rebuild. The Fall/Autumn Surge By the time you read this article, it will be Fall. I prefer the word Autumn as it does doesn’t sound so negative and because it doesn’t describe what occurs in the change of season from Summer. Once Autumn begins, potential home buyers come out and look to get into their new home prior to the holidays. That is, the serious ones do. People looking for a home appear to be more dedicated to improving their lives…. right now. WE have already become much busier beginning just before the 1st of September. By the time you are reding this, it will be a little tough to get into your new home before Halloween, but lots of time to be settled to have your first Thanksgiving dinner in your new home or Hanukkah, Christmas morning, Kwanzaa, New Years, and other holidays that seem to crop up at the end of the year. If you are serious about getting this done, here is what you need to do 1) Find a Realtor that will work with you. Understand, many Realtors also take the holidays off s the number of Buyers and Sellers appear to reduce during this time. We work through the holidays and will welcome with open arms, home buyers that are excited to get into their new home, 2) Get yourself pre-approved for a loan. If you have no mortgage professional at your back and call, call us. We will locate a professional that will support your needs during the holiday time, 3) Reserve some time to look at homes that your realtor points out as potentially meeting your needs, 4) relax. Your realtor will do the dirty work and help you enjoy festivities!

If you are a Seller and interested in making your move, there are a few things that are working in your favor. 1) the holidays are coming, dress the home for the holidays and make it feel like your potential buyers are being welcomed home, 2) Buyers that come to you are generally more serious than in other times as the demands on people, as a rule, are greater during this time. Shorted daylight hours, shopping, holiday parties, and other time eaters also guarantee that you home will be seen by people that have determined that finding a home is more important than the other activities that pop up, 4) there will be fewer home for you to compete with, as often people wish to wait for ‘next year’ to avoid disturbing their holidays. Buying or selling your home prior to the holiday season can be quite rewarding for anyone who has the need or desire to complete a major transaction and allow you to look back on the year to remember that it was the purchase of you new home that capped off a great year in your life.
