REALTORS vs VETERANS I recently encountered a young man while we were both volunteering to help at an event to support the homeless. He was probably in his early 20’s and of impressive size and stature. Near the end of the day’s work I sought him out to thank him for volunteering and to learn more about him. He told me he| was Veteran| of Iraq-Afghanistan and 6 Beds 5.5aBaths 6,600± SF | .59± Acre Lot | 4 Car Garage had heard about the event from other Vets. HOME PRICING – An Art or a Science? For many of you that do not keep up with things real estate, a shock to the system that occurred today (Nov 2, 2021). Zillow has withdrawn from selling homes. Their reason is that the reason is that the many homes they have purchased over the past year or so are being sold for less than they paid for them in their iBuyer program.

Zillow, with a robust advertising budget has grown to be a leader in the pricing of properties over a number of years. Often we have been asked what a property is worth by the homeowner. When we do our research a typical response is that we are informed that Zillow tells them that the property is worth more. No one that I know has gotten an offer from Zillow based on their ‘Zestimate’ but it appears that some people have. So many that Zillow after purchasing these homes now cannot sell them for what they have paid for them. They re projecting that they will be losing multiple 10s of millions of dollars for the approximately 7,000 home they still own. Due to this, they have withdrawn from their home purchase program, apparently for some time.
A local experienced realty professional will not only do the first steps that were just described, they will be on top of sales trends, increases in demand for and supply of homes, do a thorough and complete list of repairs, both needed and optional, assist the homeowner or tenant on the move they will be making which could impact the price, and a hundred other things the will allow them to be intimately familiar with the property, neighborhood, and the city where it is. And like what has been said, ‘Zillow don’t do that.’
How could a leader in pricing lose money in a market that has been increasing in prices for over three years be so wrong?
Summing up the science of pricing appears to fall short of what in needed to price a home properly. The work your Realtor does is more of an art than a science where the value is determined not by plugging data into a spreadsheet but by using their knowledge and experience in getting the actual value to where a homeowner may expect to sell their property and a homebuyer may expect to pay.
A home’s value/price is a continually changing thing. Zillow built a model that provided the ‘Zestimate’ on a computer model that captured home in the local market from a database of data

PROTECT YOUR HOME AGAINST DISASTERS By Patrick McCarran ~ Real Estate Broker
As we all know from the recent storm and deluge of rain, the weather is fickle and can change in a week or a day. Be prepared today so you are ready for what comes next rain or shine actions you take now can protect your property and prevent major damage. Apart from major flooding, most damage occurs when water seeps in through cracks and leaks. Make sure that windows and doors are well sealed. Seal any cracks and holes in the foundation and exterior walls. Clean your gutters, often your gardener offers this service or check the Grapevine, the water can back up and leak in your house causing major damage. Check your down spouts to make sure they are clear and pointed away from the house or directed to the gutters in newer homes. Repair or replace roof shingles around any area that allows water to penetrate the roof sheathing. Don’t be fooled to think that tile roofs are maintenance free, the tiles break for various reasons and the rubber collars around vents deteriorate with age. So don’t wait for the leak in
middle of a storm, call a roofer today to have them checked out. Check for holes or air leaks in the attic and crawlspace. Check that flashings, a thin metal strip, around the doors, windows, thresholds, chimney and roof are in tact. Now is a good time to call an HVAC company to have a checkup on your heater because we al know they tend to break on a Sunday or New Year’s Eve. Install a spark arrestor on your chimney, eliminating brush and debris from around your property to prevent fires. For earthquakes anchor appliances, dressers, TV, computer and other items to the wall you can buy straps at your local hardware store. Apply safety film to nontempered windows and glass doors to protect form shards of glass if broken. Install a gas auto shut-off device any reputable plumber should be able to do this. Homeowners insurance can help protect you financially in case something happens to your property or its contents. I know I have said this before but it is very important to keep in mind that standard policies cover standard replacement, If
you have significant upgrades see your insurance agent for a rider or increased coverage. Flood and earthquake damage is not covered under the traditional homeowners’ insurance policy and may be purchased separately. Periodically review your homeowner’s insurance policy to make sure that you are adequately covered to rebuild your home and replace its contents. By taking precautions to protect your home, you can possibly help keep damage to a minimum when disasters strike; or in the case of severe damage, make sure that you have the financial means to rebuild.
