10 TIPS FOR FIRST-TIME HOMEBUYERS

The market is hot but slowing a little for the summer. Interest
rates are still close to historical lows. The major economist and real estate prognosticators are all projecting a strong market and no imminent crash. This makes it all a great time to jump in if you have been on the fence or unsure.
There are some tips that will help you form an action plan to move forward and capture a piece of the American Dream.
1. Get your finances in order. You can use online estimators but remember they are just estimates. The same goes with free consumer credit scores, a lender will have a different score that is specific to the risk of a home loan. Meet with a lender to get an accurate pictures of your qualification or a plan to get your ready.
2. Set a plan to be sure you have enough money to cover your down payment and your closing costs. Talk to your lender and agent about your options, there are multiple programs to help or a seller credit.
3. Do your homework before you start looking. Decide specifically what features you want in a home and decide which are most important to you. Drive
throughout the areas and neighborhoods you are interested in.
4. Be selective, but don’t be unrealistic. There is no perfect home and many items can be adjusted to fit your style or needs. There are solutions to every problem, some easy fixes other may not be.
5. Don’t ask to many people for opinions. It will drive you crazy. Select one or two people to turn to if you feel you need a second opinion. Remember that is’s ready for others to be an “armchair quarterback”.
6. Decide when you could move. When is your lease up? How tight is the rental market in your area! Remember the home finding process can take months to find a home, get an accepted offer and close.
7. Think long-term. Are you looking for a starter home with the idea of moving up in a few years or do you hope to stay in this home longer? This decision will dictate what type of home you’ll buy as well as type of mortgage terms that suit your and your goals best.
8. Don’t let yourself be “house poor”. If you max yourself out to buy the biggest home you can

afford, you’ll have no money left for maintenance or decoration or to save money for other financial goals.
9. Don’t’ be naïve. Insist on any inspections you feel necessary. I recommend at minium a home inspection and a termite inspection. Get a home warranty that will help cover repairs in the first year. The seller may pay for this or if need be you should buy it for yourself.
10. Get help. Find a agent of your own or a buyer’s agent. Unlike a listing agent, whose first duty is often to the seller, a buyer’s agent is working only for you, and gets paid out of the seller’s side of the commission fee.
BONUS TIP: DO NOT get discourage, you may not get the first offer accepted or the firth one for that matter, but it will happen when the time is right. The only way to lose is to not play!

INFLATION AND RENT - A SHORT DISCUSSION
I am telling your something that you probably already know. Rents are high; incredibly high! While the answer is a little obvious, there are 3 reasons, all of which are subsets of the real reason.
1) There really is too much money in the economy for the available goods that it is chasing. It may not feel like it if you haven’t had a raise in a while (most people have but not enough), rents have been increasing faster than many household incomes have.
2) There are not enough places to rent. This has become more and more true over the past 5 years. The demand for properties to lease, has exceeded the number of them available. This creates a condition of demand outpacing supply which results in this demand pushing up lease rates simply because the demand had families bidding up what they are willing to pay. In this way many families have insufficient income for the home they need or want and must search for a home that may be smaller, in a neighborhood that is further from work, schools, or other amenities that make it comfortable.
3) Prices in general are going up. Energy, food, maintenance, repairs, and a hundred other items that creep into the personal economy.
The answer is not easy. Finding an acceptable property to lease is becoming increasingly if not impossible to do. A family in this position has limited options. Moving to another and less expensive area is one if you can move. Job, school, family requirements all enter into this decision, and many cannot do it. Some do, although with difficulty which is temporary. Many people bite the bullet, take on extra employment, cut back on expenses or other actions.
Some people may have the means to purchase a home. Before you automatically reject this as an option that is impossible, please read to the end of this article.
Here are a few facts. When people can take a mortgage, if nothing else changes, over time it is rationale to think that over time your income will increase while your mortgage expense remains the same. Over time, your mortgage
becomes a smaller portion of your income and after 30 years, you will have paid it off. There is no such thing as a 30 lease; after 30 years you will still be paying the landlord’s mortgage. To add to that it is likely that the rent will increase yearly. To add to that you will note captured any equity in the home, you will not been able to use any of your rent as a tax deduction, or be able to make any improvements to the property to accommodate your basic needs for the family.
To top this off, over time, you may be able to reduce the monthly payment. Like I said, the mortgage is fixed but you may be able to refinance it with a lower mortgage interest when rates reduce. Of course if rate, go up, you will not have an increase in your payment, with the exception of taxes and insurance, which no one can avoid.
If you think that you cannot take out a mortgage now because rates are too high, ask yourself how long you are willing to wait? Acting now, locks in your cost. Waiting in this environment may add to the cost of owning a home. Give us a call at 925-382-9771 or email johnacase@stanberry. com
