PROTECT YOUR HOME AGAINST DISASTERS

As we all know from the recent storm and deluge of rain, the weather is fickle and can change in a week or a day. Be prepared today so you are ready for what comes next rain or shine actions you take now can protect your property and prevent major damage.

Apart from major flooding, most damage occurs when water seeps in through cracks and leaks. Make sure that windows and doors are well sealed. Seal any cracks and holes in the foundation and exterior walls. Clean your gutters, often your gardener offers this service or check the Grapevine, the water can back up and leak in your house causing major damage. Check your down spouts to make sure they are clear and pointed away from the house or directed to the gutters in newer homes. Repair or replace roof shingles around any area that allows water to penetrate the roof sheathing. Don’t be fooled to think that tile roofs are maintenance free, the tiles break for various reasons and the rubber collars around vents deteriorate with age. So don’t wait for the leak in

middle of a storm, call a roofer today to have them checked out. Check for holes or air leaks in the attic and crawlspace. Check that flashings, a thin metal strip, around the doors, windows, thresholds, chimney and roof are in tact.

Now is a good time to call an HVAC company to have a checkup on your heater because we al know they tend to break on a Sunday or New Year’s Eve.

Install a spark arrestor on your chimney, eliminating brush and debris from around your property to prevent fires.

For earthquakes anchor appliances, dressers, TV, computer and other items to the wall you can buy straps at your local hardware store. Apply safety film to nontempered windows and glass doors to protect form shards of glass if broken. Install a gas auto shut-off device any reputable plumber should be able to do this.

Homeowners insurance can help protect you financially in case something happens to your property or its contents.

I know I have said this before but it is very important to keep in mind that standard policies cover standard replacement, If

you have significant upgrades see your insurance agent for a rider or increased coverage. Flood and earthquake damage is not covered under the traditional homeowners’ insurance policy and may be purchased separately. Periodically review your homeowner’s insurance policy to make sure that you are adequately covered to rebuild your home and replace its contents.

By taking precautions to protect your home, you can possibly help keep damage to a minimum when disasters strike; or in the case of severe damage, make sure that you have the financial means to rebuild.

IF REAL ESTATE STOPPED INFLATING

We are now experiencing one of the worst inflation economies that this country has ever had. This is a fact. As a result, prices are increasing at a pace much more rapid than income is and people are feeling the stress.

With respect to real estate this is continuing to be true. The prices seem to be continually rising, the cost of a mortgage also is increasing. With the additional cost of living outside of real estate, it may appear that if a family wishes to purchase their own home, it may never be possible.

Of course, this is not true. Regardless of the economy, people do find homes. Those who choose to work with a seasoned and experienced real estate professional, people continue to get their new homes, even what appears to be the worst of times.

Economic cycles are always in place, sometimes it is due to the nature of the economy itself, sometimes there are other factors. This article will deal simply with real estate in volatile economies.

When purchasing a home, the basic principle to reach an agreement between a Buyer and Seller is the terms of the transaction. For the Seller, it is often the price of the property. For the Buyer, it is something very different. The primary factor to the Buyer is the monthly payment, not the price, not the interest rate. Working with a real estate professional and a mortgage lender that has options in loan structure, often a deal can be constructed to the benefit of both parties.

But what if prices never came down? Would people continue to buy homes? The answer is yes. The homes that would sell would be that fit into the income of the Buyers. It may be one that is smaller than desired, in a different area, one with fewer amenities, or a any number of other things that were desired. After a point, those homes that have exceeded the basic income levels that people have available, those homes would either not be sold, or the price lowered to accommodate people that have less ability or desire to pay the original asking price. The impact of the situation of this is beginning to evidence itself right now across the nation.

For the past year or so, mortgage interest rates have doubled, home prices have increased dramatically. The impact of this is beginning to show in a great reduction in property sales. There are often multiple reasons why sales volume reduces. I believe that it is due to only one real impact. Monthly mortgages are rising to a point where Homebuyers cannot afford the current level of prices and interest rates combines. Something must give, in my opinion. Since interest rates are impacted greatly by governmental action today, it is unlikely that we will see a reduction in interest rates soon. This only leaves prices. We are now seeing prices decline in homes at increasing numbers and values. This is not anything to be concerned about as it is a normal reaction to economic realities. If you are a Homebuyer, do not give up. Keep working at getting the home you want before someone else does it. If you are a potential Seller, consider how much you are paying today for a home you do not want (or cannot keep) anymore and speak with a real estate professional to determine your personal needs if keeping your home is something you want to do.
