PROTECT YOUR HOME AGAINST DISASTERS

As we all know from the recent storm and deluge of rain, the weather is fickle and can change in a week or a day. Be prepared today so you are ready for what comes next rain or shine actions you take now can protect your property and prevent major damage.

Apart from major flooding, most damage occurs when water seeps in through cracks and leaks. Make sure that windows and doors are well sealed. Seal any cracks and holes in the foundation and exterior walls. Clean your gutters, often your gardener offers this service or check the Grapevine, the water can back up and leak in your house causing major damage. Check your down spouts to make sure they are clear and pointed away from the house or directed to the gutters in newer homes. Repair or replace roof shingles around any area that allows water to penetrate the roof sheathing. Don’t be fooled to think that tile roofs are maintenance free, the tiles break for various reasons and the rubber collars around vents deteriorate with age. So don’t wait for the leak in

middle of a storm, call a roofer today to have them checked out. Check for holes or air leaks in the attic and crawlspace. Check that flashings, a thin metal strip, around the doors, windows, thresholds, chimney and roof are in tact.

Now is a good time to call an HVAC company to have a checkup on your heater because we al know they tend to break on a Sunday or New Year’s Eve.

Install a spark arrestor on your chimney, eliminating brush and debris from around your property to prevent fires.

For earthquakes anchor appliances, dressers, TV, computer and other items to the wall you can buy straps at your local hardware store. Apply safety film to nontempered windows and glass doors to protect form shards of glass if broken. Install a gas auto shut-off device any reputable plumber should be able to do this.

Homeowners insurance can help protect you financially in case something happens to your property or its contents.

I know I have said this before but it is very important to keep in mind that standard policies cover standard replacement, If

you have significant upgrades see your insurance agent for a rider or increased coverage. Flood and earthquake damage is not covered under the traditional homeowners’ insurance policy and may be purchased separately. Periodically review your homeowner’s insurance policy to make sure that you are adequately covered to rebuild your home and replace its contents.

By taking precautions to protect your home, you can possibly help keep damage to a minimum when disasters strike; or in the case of severe damage, make sure that you have the financial means to rebuild.

WAITING FOR THINGS YOU NEED NOW

This morning (Nov 17), like always, I was watching and listening to the news related to real estate and something really popped out to me.

Almost every reporter, article, and related information regarding real estate was negative and in a very forceful way. Interest rates were up, prices were high, new home builder indices were at all-time lows. One might think that it was the end of housing as we know it.

Of course, this is not true, and given that most of these reported were financial, governmental, and media types (all who have homes I suppose) have never been actually in the business of real estate any deeper than buying or selling their own property. Also understanding that the same types of people report on lots of aspects of our lives without actually working in these sectors. One thing they are very good at is shaping your opinions and tendencies to match their own opinions as facts rather than what they really are: opinions.

What is happening today more so than in the past is to convince people to wait for things to improve rather than act today. The implied hope is that things will get better. In my mind, it makes little sense to wait for things that you need rather than getting them today. There are few things that we truly need on an immediate basis. What comes to mind, food, clothing, and shelter (and perhaps your morning coffee and the internet).

Obtaining the necessities now improves your quality of life and none more deeply than adequate housing. Listening to the pundits telling people to wait is borderline criminal for people that would benefit now.

As I write this, the weekly mortgage rate reports were announced. The report tells us that nationally, a 30-year mortgage rate of 6.6% from over 7%. This is a change greater than any other change in the past 40 years. This puts a little spuriousness into the high interest rates reported earlier today, given that this rate was compiled from last week and the newer number bode to be even lower.

What is important in this tale is that only you know what you need now. Instead of listening to those with whom you have had no contact, the home buyer and seller who are in need to get a transaction done, should be working with a competent real estate professional and a mortgage loan professional if needs. People in these trades are about you being successful in getting you and your family what you need or not what you want as well.

There are always opportunities in every market. Even now. Here is a tip: The holidays are the best time of year to buy a home.
