Must-haves for an amazing kitchen remodel Kitchen remodels are among the most popular home renovation projects, whether they consist of swapping out cabinet hardware or doing major demolition. Due to the sheer amount of time families spend in the kitchen, not to mention the number of tasks performed in this space, it is easy to see why Remodeling magazine consistently ranks kitchen renovations as projects that will enable homeowners to recoup a high percentage of their investments. In the magazine’s 2018 “Cost vs. Value” report, midrange major kitchen remodels costing an average of $63,829 recouped 59 percent of that investment. When investing in a kitchen project, it is important to incorporate items that are coveted. n Deep, double sinks: Having a double sink enables you to soak dishes in one side and then wash on the other. It also makes it easy to wash and prep produce for meals. n Kitchen island and bar stools:

Even though many meals are enjoyed around the table, there’s something to be said for the convenience of a kitchen island and some well-placed bar stools for quick breakfasts or snacks. n Smart kitchen storage: Work with a contractor to include storage solutions built into cabinetry and the pan-

try. Slide-out shelving, nooks for a paper towel roll and custom-designed areas to store stand mixers and other necessities can make kitchens more functional. n Outdoor access: If possible, design a kitchen so it is easy to access the backyard via sliding doors. This can

make outdoor entertaining or even coffee on the deck much easier. n Under-cabinet lighting: Fixtures installed under cabinets provide both ambient lighting and task lighting. Such lighting makes it easier to see what you’re working on as well, as even well-placed overhead lighting can fail to illuminate dark corners and spots on the counters. n Convenient warming drawer: This appliance provides backup to the oven. It’s a slide-out drawer that can keep prepared foods out of the way and warm until they are ready to be served. This is particularly handy for holidays and other entertaining. n Beverage station: Designate one area of the kitchen to beverages, such as coffee and tea. Or make the area an informal bar. This can limit traffic in the kitchen to a single area. Kitchen remodels are exciting to envision, and several choices can make these high-traffic spaces even more coveted.

Mixed trends in the East Bay Though median sale prices for single-family homes increased overall throughout Rhode Island in the first quarter of 2019, the results varied in the East Bay. As the chart above shows, Barrington saw a significant increase in total sales (from 40 to 58), but the median price fell 11 percent. Tiverton also saw a significant increase in sales (from 29 to 47), and the median price rose 7 percent. Portsmouth saw a 25 percent decrease in sales, but a 9 percent increase in median price. Bristol is the lone town to see a decrease in both sales and median price (aside from Little Compton, which is based on limited results).

At $256,500, this year’s multifamily home median price was 14 percent higher than that seen in the first quarter of 2018. properties remain an attractive option to both investors and first-time buyers. I can’t remember seeing the median price of multifamily sales being higher than that of single-family homes, as it is now. The demand in that market has definitely kept prices at a premium,” said deTonnancourt. Among condominium sales, the median price increased to $225,000, a 7.1 percent increase from the first quarter of LEFT

2018. At the same time, sales activity decreased by 6.8 percent. “In this year’s spring market, buyers are seeing some promising signs. Price appreciation is slowing down, thanks in part to moderating sales activity and increased inventory, and mortgage rates remain low. According to first-quarter sales statistics from the Rhode Island Association of Realtors, the median price of single-family home sales increased 2 percent from the first quarter of 2018, to $255,000. Nine municipalities saw double-digit increases in median price, with Westerly leading the pack with a 27.8 percent gain. Median price reflects the mid-point of all sales, with half sold for less and half sold for more. Only 12 municipalities experienced a decline in median sales price. Meanwhile, single-family closing activity experienced a slight decline for the second consecutive year. Only 1,903 homes sold last quarter, down from 1,951 sales in the first quarter of last year, a decrease of 2.5 percent. Overall, sales activity fell or stayed the same year over year in 28 of the 40 districts measured. “With rare exception, quarterly prices have been rising consistently since 2012. However, the rate of appreciation is becoming more subdued, and while home sales are still moving quickly, properties are staying on the market a little longer than they had last year,” said Dean

Spring buying season sees high inventory, low mortgage rates Home sales data released recently by the Rhode Island Association of Realtors shows favorable trends for spring home buyers as inventory continues to rise and mortgage rates remain low. With 10 percent more single-family homes available for sale than a year ago, it appears that buyers have more options this spring. March data recorded 3,026 listings on the market, compared with 2,750 in March of 2018. That number translates to a 3.5-month supply of homes for sale, up from the 2.9-month supply seen in March 2018. While growing, Rhode Island’s supply of single-family homes is still below the six-month supply that typically indicates a housing market that is balanced between buyers and sellers. Closing activity increased 2.7 percent in March, after falling below 2018 levels for the previous three months. Increased inventory aided in keeping single-family price growth moderate. At $265,000, Rhode Island’s median sales price has remained identical to that seen a year earlier for the past two months. “Last year, home ownership was out of reach for many home buyers as the inventory shortage, rising home prices and increasing mortgage rates created significant barriers. As supply increases and rates stabilize, we are starting to see tempered price appreciation. However, we don’t anticipate a significant

drop in prices like those seen a decade ago, as we don’t have the questionable lending practices that we had at that time,” said Dean deTonnancourt, president of the Rhode Island Association of Realtors. Like the single-family market, the supply of condominiums available for sale also increased, rising 12.6 percent from a year ago. The increase was aided by a 12.7 percent decline in the number of closings compared to the prior year. The median price of condominium sales also increased 13.5 percent from a year earlier, to $228,500. In contrast to other sectors of the market, multifamily home inventory became even more constrained, falling to a 2.6-month supply from a 2.9-month supply in March 2018. Sales fell 5.4 percent while the median price increased by 13.7 percent to $256,000. “Multifamily properties continue to be a great investment, even as single-family homes become more accessible to first-time buyers. Rising rents and low interest rates make rental units a prime target for savvy investors,” said deTonnancourt. With the Federal Reserve projection of no interest rate hikes in 2019, affordability and attractive financing programs will likely continue to promote a more balanced housing market in all housing sectors.
