Inventory low, sellers have advantage in market today BY JOAN D. WARREN

The buzz phrase this real estate season has been ‘it’s a sellers’ market,' and locally, it couldn’t be more true. With low inventory, sellers have the upper hand, but with that low inventory, properties that are in ready-to-move-in condition have the advantage. Sellers need to look hard at pricing and see what their competition is. Condition of property is key. They may have to spend some money if necessary if they want to be in agreement by June for a summer closing before school starts at the end of August. Ian Barnacle, broker and office manager at Residential Properties in Barrington, reinforced this and detailed reasons for the trend. “Property condition is a key factor in the marketplace. Houses that have been remodeled, are priced appropriately, and are staged, sell much faster than houses that need work. Buyers stretch to buy houses in many cases, and they do not have extra cash or time to tackle a renovation. Buyers likewise prefer not to live in houses through disruptive
construction projects, so houses that have been renovated or recently built command the highest prices and the most activity,” he said. “We are currently experiencing a strong seller's market. Inventory is extremely low, and demand is up 10 years on from the recession. The market in Barrington is very busy at $600,000 and under, and multiple offers are common on properties that are in good condition and that are priced appropriately. There are fewer buyers in the marketplace between $600,000 and $1 million, but sales over $1 million are on track for a strong year,” Mr. Barnacle said. “With inventory extremely low, many potential sellers who would like to move are hesitant to list their houses for sale because they fear they will not be able to find a house to buy. Many sellers also need to sell one house to buy another, and with such low inventory, a home sale contingency is a disadvantage when other buyers are unencumbered or have the ability to pay for real estate in cash,” he said. To achieve maximum value, sellers should be prepared to spend some
money staging, fixing up, cleaning, etc. Buyers will not overpay, but prices for properly priced and staged houses are increasing. Carol Guimond, Broker Associate at Century 21 Topsail Realty in Tiverton, said prices on property have increased, especially in the under $300,000 price range.“I see inventory dwindling since mid-2017 in that price range, and that is mostly where the multiple bid situations are prevalent in Tiverton,” she said. “However, sellers are paying more attention as to how to market their property for viewing and internet exposure. Unique properties that need extensive work and updating are still taking a bit longer to sell.” Dave Coleman of Mott & Chase Sotheby’s International said there is a level of frustration out there on both the buyer and seller side of real estate transactions. “The inventory hasn’t increase and buyers want more selection. This is the peak time for us, and it's definitely a sellers’ market. We see a lot of activity in the $300,000 to $600,000 price range,
if the house is priced right. And it is slower in the $600,000 to $1 million range. North of $1 million, listings are not moving. Condition and pricing is critical for sellers to close in a timely fashion. “We see buyers coming to open houses who may not be able to buy and we see people that want to move but don’t necessarily have to move. The fluctuation of the stock market and interest rates makes people feel uneasy as well,” Mr. Coleman said. Another issue that is affecting the market is that with mortgage rates climbing, buyers are eager to purchase a home and lock in an affordable rate. Just this past week, 30-year fixed mortgage rates rose from 4.55 percent to 4.61 percent. The new average high is the highest since May of 2011. The rate a year ago was 4.08 percent. Mr. Coleman’s advice for buyers is make an offer as strong as possible and if they really want a certain property, they may have to take a few risks with results from home inspections and overall condition of the home.

SUMP PUMP: What to do when power goes out BY MATT AMARAL Ocean Point Insurance
Ah, spring! We New Englanders have made it through another winter. As the temperature rises, snowstorms turn into rainstorms. In this transitional time, however, the ground has not yet thawed, and as those rainstorms persist, all that water needs to go somewhere. Due to the laws of gravity, water will go from high ground to low ground. The result: basements become flooded with inches, sometimes feet, of water. A flooded basement can cost homeowners hundreds to thousands of dollars, even with homeowners’ insurance. Appliances, carpeting, stored valuables can all become ruined. Furthermore, if flood cleanup is not conducted correctly, mold can present a health issue. According to NOAA, the cost of flood damage in the US last year was over $3 billion! So how do homeowners avoid flooded basements in this rainy season? The best solution is the sump pump which is a small water pump that is placed in the lowest part of a house, typically, the basement or crawlspace. When a basement
starts to fill with water, the sump pump will remove unwanted water from the building. These little gems can cost between $1,000-$1500 to install which is a small price to pay in comparison to the damage caused by a flooded basement, or home. While sump pumps are a great solution, they are not so great when the electricity supply stops because they will stop pumping water.
Home insurance sump pump When a storm hits, the potential for power loss can be a significant issue for the home or business owner. If your neighborhood is prone to losing power, you may want to make sure that your sump pump has a backup battery. This will buy you a few more hours of pumping time after the electricity goes out, which can make a significant difference between being flooded or not.
However, if you’re on a municipal water system, you may want to consider a waterpowered backup pump. This may be a better option as a well pump won’t work if the power’s out. The price you’ll pay for water consumption during a power outage is a minimal compared with the cost of a flooded basement. Additionally, a waterpowered pump never needs new batteries. When New England gets hit with a storm, we usually get hit pretty hard, it is not unusual to lose power for several days which would exceed the life of a backup battery rendering the sump pump useless, and that is when the damage, and costs, start piling up. Some homeowners take it to the next level and install a whole house generator which turns on automatically in the event of power failure. These generators are wired to the sump pump, and other needed appliances, to ensure that the home does not flood during a storm. By taking a few precautionary steps, you can protect your home from flood damage and yourself from the headaches of dealing with flooding. Take our advice, plan for the worst and prepare your sump pump for an extended power outage!
