CIVIL CODE SECTION § 5551: THE BALCONY SAFETY BILL
Presented by Tyler Berding, Esq. & Roy M. Helsing, CCMC, PRA, RS The requirements of California Civil Code Section 5551, enacted by the Legislature in 2019, requires that “load bearing components” of certain exterior structures on condominium buildings — balconies, walkways, stairway s— be inspected. The language of the statute must be read carefully to be sure that any inspections meet the statutory requirements, and how they are different than the similar statute that applies to apartment buildings. Learn about a “visual inspection” and “statistically significant sample.” The presentation details the type and extent of these inspections and guides boards of directors and managers on how and why the process of planning for these inspections should begin now.
