A brief guide to home additions Building an addition is a great way to expand your living space without moving. Here’s what you should know about this type of renovation project.

At each stage, you’ll need to rely on the expertise of the right professional to ensure your addition is functional, safe and to-code. You’ll need an architect to design it, a contractor to build it and an inspector to ensure everything is just right.

TYPES One way to add space to your home is to build another story. However, if you have the square-footage, house extensions can also be lateral. Alternatively, an extension can be added to the rear of your home. House additions can also be built on piers or a foundation. If you want to build a sunroom, carport or storage room, you’re better off building the extension on piers. However, if it’s a space that will be frequently used, you may want to put in a foundation.

COSTS Building a home extension is a major renovation and will likely come with a hefty price tag. However, you can save on expenses by carefully planning out your project and choosing materials that are modestly priced. Whether free-standing or walk-in, large pantries with showcase-like shelving and plenty of hideaway storage are a hit in kitchens of all styles. If you have the space for it, this trend is for you.

STORAGE WALLS. If there’s limited room in your kitchen, floor-to-ceiling storage rather than multiple cabinets will maximize the space to accommodate all your cooking essentials. Double-hung windows feature two large sashes that slide up and down along vertical tracks. They perfectly complement rambler, farmhouse, bungalow and other modern-traditional style homes. They have many customization options and look good in almost any room. Slider windows are available in a variety of styles, materials and finishes. They open horizontally rather than vertically, which makes them ideal for spaces with horizontal features. For example, they look good over a counter or in a hallway. Since slider windows are easy to open and close, they’re also practical in hard-to-reach spaces.

Casement windows open inward or outward with a mechanical crank. They’re well suited to contemporary homes and great in rooms where you want to let in a cool breeze. Bay and bow windows extend outward from the home and are traditionally composed of a picture window flanked by one or more pairs of double-hung or casement windows. Travertine flooring:

is it right for your home?

Travertine is a type of limestone that naturally forms in deposits near mineral springs. It comes in earthy neutral colors like beige, tan, off-white and gray and has a fibrous, marble-like appearance. As a flooring material, it’s sold in tiles by the square foot. While very durable, it does require ongoing maintenance and care. This is because travertine is a porous material, which makes it prone to staining and etching. It should be coated with a protective sealant upon installation and then again every three to five years. Travertine floors should also be regularly swept and mopped to prevent scratches and discoloration. In terms of cost, travertine is a mid-range stone that tends

Do you need to refinish your hardwood floors? If so, here’s a brief guide to five common types that are available. Water-based polyurethane is ideal for floors in need of a quick-drying, clear finish. This is a product that’s low in VOCs and ages without yellowing. However, it does little to hide scratches. Oil-based polyurethane is best for floors in high-traffic areas. It’s highly durable and easy to maintain. On the downside, it’s slow to dry, high in VOCs and yellows over time. Moisture cure urethane is well suited to floors that require a very tough finish. It resists moisture, scratches, stains and general wear. However, it has high levels of

VOCs and applying it requires you to vacate your home. Wax is great anywhere you want a low-sheen finish. Unfortunately, it’s not very durable and tends to darken over time. It can scuff and scratch easily and doesn’t mix well with water. Penetrating oil sealer is ideal for subtly highlighting the natural grain of wood, especially in a historic home. This product needs to be reapplied every few years and requires a wax topcoat. You’ll find these products at your local hardware store. For top-notch results, consider hiring a professional to strip and sand your wood floors and then expertly apply the finish.

Whether it’s a child’s room, guest room or main bedroom, small rooms can be difficult to design. Here are some ideas to maximize the available space. Store things under the bed. you should get your brakes checked When it comes to vehicle safety, your car’s braking system plays a crucial role. Here are four signs that you need to get your brakes professionally serviced. 1. INSULATING A CATHEDRAL CEILING interior vs. exterior

High ceilings, particularly cathedral and vaulted varieties, are beautiful in nearly any home. Unfortunately, they’re notorious for letting warm air escape, which can be a problem during the winter. If you have ceilings like this in your home, insulation is key. INSULATING FROM THE EXTERIOR Applying insulation from the roof is the best way to ensure a tight seal. First, spray a layer of polyurethane foam and then install a moistureproof membrane to keep it dry. Homes in cooler climates may also require rigid foam board to increase thermal performance.

INSULATING FROM THE INTERIOR Insulating your home from the inside is possible, but it won’t create an air-tight seal. The best way to do it is to apply blown-in cellulose insulation between the roof decking and the drywall ceiling. There are other ways, but these involve completely removing the ceiling. No matter how you decide to insulate your roof, it’s important to leave enough room for ventilation and be certain that moisture can’t get through. Insulating a ceiling is a complex job. To ensure it’s done right, consult a professional.

Patch, paint or remove popcorn A popcorn ceiling, also known as a stipple, stucco or acoustic ceiling, is a type of textured ceiling that has a noise-dampening effect. The grade and thickness of the panels will impact their durability. If damaged, vinyl panels are easy to repair or replace. Wood siding (usually cedar) can last anywhere from 15 to 40 years. It offers unrivaled beauty but also requires much

more maintenance than other types of siding. The wood should be resealed every five years and inspected annually to stave off potential rot and pest infestations. Aluminum has a lifespan of about 30 to 50 years. However, expect the paint to peel after about 15 years. Fortunately, aluminum siding can be repainted. Though it’s possible for aluminum panels to be scratched, dented or pitted, they can usually be fixed or replaced

Fiber cement planks have a lifespan of about 25 to 40 years. Their color may eventually fade but the planks can be repainted. Fiber cement can resemble wood but is resistant to termites and rot. This type of siding requires little maintenance. Siding should always be replaced when it can no longer protect the internal structure of your home. However, it may deteriorate long before this and should be replaced once it becomes shabby, brittle or discolored.

Spruce up your front entrance Your front entrance can have a significant impact on the curb appeal of your home. Here are some tips to enhance this part of your property and make it look more inviting.

EMPHASIZE GREENERY. Frame your front door with potted plants or flower arrangements on either side of the entrance, creating symmetry and adding a pop of color. Don’t block doors or stairs and select sizes sensible for the space. To create a cohesive look, plants around your front entrance should complement the rest of the landscaping. Choose species that also grow in your front garden or line the

This might consist of a well-tended rosebush, a small weeping tree or a vibrant flowering perennial. Check to see how your choice of plant looks at various angles, including from the street, the driveway and the front door, before you dig into the ground.

You can also hang planters, string fairy lights, install a tree swing and store garden tools on hooks along the fence.

how to garden with height in mind If you want to cultivate a lush backyard, one important factor to consider is height. Here are some tips to help you create a garden reminiscent of a tropical paradise. Tall plants. Select exotic species with large leaves that grow upward and outward. Ficuses, monsteras, philodendrons and palm trees are all great picks, so long as they can be brought inside in the fall if needed. Climbing plants. Guide vines up walls, along fences and around other structures to expand the reach of your garden. If you want to add a splash of color, make sure to choose flowering species.

Here’s some advice to ensure your backyard is ready for summer. THE PATIO AND FENCE Since the patio and fence are prominent features of your outdoor living area, their appearance will set the tone for the space. Sweep away any rocks, leaves and other debris before cleaning the patio and fence with a pressure washer and specialized product. Make sure you choose the right setting so you don’t damage the surface. Depending on the material, apply a coat of varnish or paint to freshen up and protect these backyard features.

THE FURNITURE As you take each piece of furniture out of storage, check to make sure it’s in good condition. You may need to wash it to spot rust, stains or other signs of damage.
