Chief Executive Officer – PublisherSaudi Crown Prince Mohammed bin Salman, Prime Minister and Chairman of the Saudi Public Investment Fund (PIF), announced the establishment of the PIF’s investment fund in Riyadh Air, the new national carrier. The move aims to contribute to the development of the aviation and tourism sectors in the Kingdom and enhance its strategic position in the global travel industry by connecting the continents of Asia, Africa and Europe. This initiative aligns with the goals of Saudi Vision 2030, which aims to strengthen the competitive capabilities of national companies.
Based in Riyadh, the capital city, Riyadh Air intends to adopt globally recognized sustainability and safety practices in the aviation industry, while also leveraging the latest digital
technologies to lead in this field with its advanced fleet of aircraft. By the year 2030, Riyadh Airlines envisions operating flights to over 100 destinations worldwide, prioritizing exceptional integrated services accompanied by genuine Saudi hospitality for passengers. The establishment of Riyadh Air aligns with PIF’s strategy of unlocking the potential of promising local sectors to drive economic diversification. It is anticipated that Riyadh Air’s contribution to the non-oil GDP growth of the Kingdom will amount to SAR 75 billion, while creating over 200,000 direct and indirect job opportunities.
Dubai
Dubai International Airport (DXB) achieved 95.6 percent of its pre-pandemic passenger traffic levels in the first quarter of this year, signaling an upward trend due to robust travel demand. During the first three months of the year, the airport welcomed 21.2 million passengers, representing a 55.8 percent increase compared to the same period in 2022.
March emerged as the busiest month in the
first quarter, recording 7.3 million passengers. This also marked the highest monthly movement since January 2020 when Dubai International Airport registered 7.8 million passengers. These accomplishments build upon DXB’s impressive performance last year, with 66 million passengers, solidifying its position as the world’s busiest international airport for the ninth consecutive year.
Paul Griffiths, CEO of Dubai Airports, said: “DXB’s performance in the first quarter exceeded all expectations, reflecting the significant increase in demand we are witnessing in our key markets. With significant developments in the international travel industry including the relaxation of travel protocols in China, annual peak periods of domestic travel and the holiday season, we are very optimistic about the results for the second quarter and the rest of the year.”
“Therefore, we have revised our passenger traffic forecast for 2023 to 83.6 million, which puts us within walking distance of reaching the annual traffic figures recorded in 2019,” he added.
Carrier
Emirates airline recently announced its record-breaking profitability in the 2022-23 fiscal year, achieving its highest level to date. The company recorded an impressive annual profit of AED 10.9 billion ($3 billion) and witnessed a significant group revenue increase of 81 percent. This remarkable turnaround follows a loss of $1.1 billion in the fiscal year 202122 and a loss of $5.5 billion in the previous year.
Sheikh Ahmed bin Saeed Al Maktoum, the Chairman and CEO, expressed his satisfaction with the airline’s performance, highlighting that they had successfully overcome the adverse effects of the pandemic on travel demand. With the lifting of travel restrictions, the airline experienced a surge in demand and is well-equipped to rapidly expand its operations.
Emirates reported a notable improvement in seat occupancy, with rates reaching 79.5 percent compared to 58.6 percent in the previous year. Additionally, the airline expanded its network to 150 destinations, a growth from the 140 destinations served in the previous year. The number of passengers carried also soared, reaching 43.6 million, reflecting an impressive increase of 123 percent compared to the previous year. Moreover, Emirates demonstrated its commitment to sustainability by pledging $200 million towards a research fund dedicated to reducing the ecological impact of fossil fuels in commercial aviation. Recognizing the limitations of existing options in achieving net-zero emissions targets, the airline aims to explore alternative solutions for a more sustainable future.
Over the past four years, Saudi Arabia has made significant progress, moving up 12 positions to secure the second rank globally in terms of international tourist growth rate. According to a report from the World Tourism Organization (UNWTO), the number of visitors to Saudi Arabia has experienced a remarkable 64 percent increase in the first quarter of this year compared to the same period in 2019. These figures highlight the Kingdom’s emergence as a major player in the international tourism scene. This surge in tourism can be attributed to the Saudi government’s efforts in providing exceptional facilities to
welcome visitors, including the implementation of electronic visas. In January of this year, the tourism sector in Saudi Arabia achieved historic milestones in terms of occupancy rates and foreign visitor numbers. The number of visitors in January reached 2.4 million, and this figure further rose to 2.5 million in February, averaging around 83,000 visitors per day. Looking ahead, Knight Frank’s estimates suggest that robust growth rates will continue until 2030. The projected expansion will witness the number of hotel rooms rise from the current 128,000 rooms to approximately 403,000 rooms, signifying an impressive surge of about 215 percent.
When it comes to the distribution of these new rooms by 2030, it is estimated that 37 percent will be allocated to 5-star hotels, 36 percent to 4-star hotels, 17 percent to 3-star and lower-category hotels, and 10 percent to hotel apartments. The total investment for constructing these hotel rooms amounts to $21.2 billion. It is important to note that this figure excludes the cost of “giga projects” hotels such as the Red Sea, Qiddiya, and NEOM. These projects alone are expected to contribute 225,000 hotel rooms by 2030.
Arrival follows contentious legal dispute with Airbus over jetliner’s safety
Qatar Airways recently received its first new Airbus aircraft in over two and a half years, marking a significant milestone for the airline. The delivery flight involved an A350-1000 traveling from Toulouse to Doha. This latest addition brings the total number of A350-1000s in the airline’s fleet to 20 and the overall A350 count to 54. The arrival of the A350-1000 in Doha signifies a positive development in the relationship between Qatar Airways and Airbus. While Airbus routinely delivers aircraft every week, this delivery holds particular significance as it is the first new Airbus jet received by the airline in over two years. During 2021 and 2022, the two parties were engaged in
a contentious legal dispute concerning the safety of the A350 jetliner. As a result of this dispute, Airbus canceled Qatar Airways’ outstanding and undelivered orders, leading the airline to forge a substantial agreement with Boeing.
Qatar Airways’ Airbus A350-1000s are designed to accommodate a total of 327 passengers, with 281 seats in economy class and 46 seats in business class. Notably, the business class cabin features the highly acclaimed QSuite, a premium offering that provides passengers with an enhanced level of privacy compared to standard business class flatbeds. Introduced in 2017, QSuites is Qatar Airways’ premium business-class product. It boasts several outstanding features, including individual sliding doors for each seat, ensuring maximum privacy, and double beds in the center section for couples traveling together. QSuites is available on various aircraft models, including the Airbus A350-1000, Boeing 777200LR, and Boeing 777-300ER.
flynas sees 26 percent increase in passengers, flights up 13 percent
Carrier records 47 percent growth in revenues
flynas, the Saudi air carrier and a well-known low-cost airline in the Middle East, experienced impressive growth in its operational performance during the first quarter of 2023 compared to the same period in 2022.
During this time, flynas achieved a remarkable revenue growth of 47 percent compared to the previous year. Additionally, the airline saw a 26 percent increase in the number of passengers, serving more than 2.4 million travelers compared to 1.9 million passengers in the same period last year. Furthermore, flynas operated a total of 17,000 flights, a significant increase of over 13 percent from
the 15,000 flights operated in the first quarter of 2022.
Bander Almohanna, CEO and managing director of flynas, said: “The growth rates and increases in all flynas operations during the first quarter of 2023 are a result of the strategic expansion plan that we launched in early 2022 under the slogan “We Link the World to the Kingdom.” This allowed us to increase our fleet size to 48 aircraft by May 2023, in conjunction with the launch of new international and domestic destinations.”
Almohanna added that they have made an announcement to include 10 additional destinations and routes in Asia and Europe for the upcoming summer season in 2023, starting from June. This will bring the total number of summer destinations to 20 as they continue to expand their growing international network. Notably, the company’s board of directors has approved an increase in their aircraft orders to a total of 250, and they have plans to obtain an Air Operator Certificate in two more countries. These initiatives aim to double their operations and expand internationally.
flydubai announced plans to hire over 1,000 employees this year to support its ambitious expansion goals. The hiring process commenced in January when the airline brought on board approximately 320 individuals to fill various roles throughout the organization. By the end of 2023, flydubai aims to recruit an additional 800 staff members, including pilots, cabin crew, engineers, and office-based personnel.
During the first quarter of 2023, flydubai achieved outstanding results, transporting over 3.37 million passengers between January 1 and March 31, marking a remarkable 50 percent increase compared to the
corresponding period in 2022. To meet the demands of the busy summer travel season, spanning from July 1 to September 30, the airline plans to enhance its operations by boosting network capacity by 20 percent. Operating flights to more than 110 destinations across the Middle East, Africa, Europe, and Asia, flydubai is gradually expanding its network by adding new routes. Since the beginning of 2023, the airline has introduced flights to St Petersburg in Russia, Pattaya and Krabi in Thailand, Al Qaisumah, Al Ula, Gizan, Nejran, and Neom in Saudi Arabia, Shymkent in Kazakhstan, Ashgabat in Turkmenistan, Mogadishu in Somalia, and Milan-Bergamo in Italy.
Furthermore, flydubai recently unveiled its latest premium business class seat, representing an evolution in its Business Class offering. By the end of 2023, the airline plans to introduce 10 suites with direct aisle access to several of its newest aircraft, providing an enhanced experience for all passengers in Business Class.
Bahrain International Airport launches new R12 sports lounge

Bahrain International Airport (BIA) recently introduced a new addition to its F&B offerings called Runway (R) 12, an exclusive sports lounge that overlooks the concourse.
R12 is the newest establishment to open at BIA, thanks to Bahrain Airport Company’s partnership with SSP Group, a renowned operator of F&B outlets in travel destinations worldwide. Within the venue, guests can indulge in 24/7 live sports displayed on screens of various sizes. With a seating capacity for 148 individuals, the lounge boasts carefully designed interiors that combine an industrial, vintage, and sophisticated ambiance, leaving a lasting impression on visitors.
Additionally, there is a dedicated smoking room available. While waiting for their flights, passengers can enjoy the latest sporting action and a diverse selection of F&B options in a comfortable and distinctive environment, offering stunning views of the runway. Could you provide an overview of Jumeirah Al Naseem’s environmentally conscious initiatives to promote sustainability?
Our purpose as a leading luxury hospitality company is to uphold sustainable and inclusive practices across our operations and resorts.
Jumeirah Al Naseem was conceived and constructed according to sustainable design principles focused on using eco-friendly building materials, applying efficient insulation systems, and maximising natural light to reduce energy consumption. We also have a comprehensive waste management programme in place, addressing food waste through the use of innovative high-tech systems across our operations and collaborating with local recycling partners to ensure responsible disposal of waste. Across our restaurants we also emphasise sustainable dining practices, sourcing local and organic ingredients whenever possible and aim to reduce food waste through careful planning and portion control.
The hotel is also committed to preserving wildlife, which it does through the Dubai Turtle Rehabilitation Project (DTRP). It is home to Dubai’s only state-of-the-art Turtle Rehabilitation Sanctuary including a sea-fed lagoon that monitors the progress and condition of rescued sea turtles before releasing them back into UAE waters. Run by DTRP, the hotel plays a key role in the conservation of sea turtles and hosts regular workshops educating communities and guests on marine biology and the local and global plight of sea turtles. To date the programme has helped to successfully rehabilitate over 2,000 sick and injured sea turtles.
How do you incorporate local culture and traditions into the guest experience? And what measures are in place to ensure customer satisfaction?
Crafting unique and memorable touchpoints throughout the entire guest journey is crucial for us at Jumeirah Al Naseem, this can be seen across all the hotel. From the artwork to the decor, everything inside the hotel is contemporary yet culturally connected. For the opening of the hotel, we teamed up with Emirati artists, fashion designers and chocolatiers to further re-emphasise the transition between the traditional and modern outlook of the country, which delivers a strong sense of where Dubai stands today. We also collaborated with Emirati artists in partnership with Dubai Culture and Brand Dubai to craft exclusive designs for a luxurious fleet of golf buggies, used to transport guests around Madinat Jumeirah, Jumeirah Beach Hotel and Burj Al Arab Jumeirah. The interior design is inspired by sand dunes, pearl diving and Bedouin traditions, and our creative collection of unique floral displays are reflective of the UAE’s heritage. The beautiful gardens outside the hotel, designed by architect and landscape designer Bill Bensley, blend elements of the surroundings and nearby wadis to create lush gardens, using local flora and various species of palm trees further strengthening the bond with the location even further.

You have contributed to the positioning of Jumeirah Al Naseem locally, regionally, and internationally. Can you tell us more about your major achievements?
I have been with Jumeirah Group for almost two decades and have had the opportunity to lead and mentor exceptional teams to achieve remarkable milestones in the hospitality industry.
As the General Manager of Jumeirah Al Naseem for over 4 years, I was honoured to receive the General Manager of the Year award at the 14th annual Hotelier ME Awards, recognising the commitment to excellence that we strive for. We have achieved noteworthy accolades, including a Five Star rating in Forbes Travel Guide 2023, the World’s Leading Hotel 2022 and Middle East’s Leading Hotel 2022 in the World Travel Awards. The dedication of my team was further commended when the hotel won at the Connoisseur Circle Hospitality Awards, showcasing the outstanding experiences we deliver to our guests each day. Prior to Jumeirah Al Naseem, I had the chance to play an integral role in the success of other Jumeirah properties, as the Resident Manager at Jumeirah Beach Hotel, Hotel Manager at Bab Al Shams, and being involved in the preopening of Jumeirah Creekside Hotel. I also fortunately
served as the General Manager of sister properties, Jumeirah Al Qasr, Jumeirah Mina A’Salam, and Jumeirah Dar Al Masyaf, where the latter was named one of the Top 25 Best Hotels in the world, further elevating its reputation globally. These diverse experiences enriched my leadership style, enabling me to curate unparalleled luxury experiences for our valued guests across multiple Jumeirah Group properties.
I am grateful for the extraordinary team that I have had the privilege to work with. The Middle East’s tourism industry is poised for a bustling year, as experts anticipate a surge in inbound travel to the region, particularly to Saudi Arabia and the United Arab Emirates. According to the United Nations World Tourism Organization (UNWTO) World Tourism Barometer, “the Middle East enjoyed the strongest relative increase as arrivals climbed to 83 percent of prepandemic numbers.”
Compared to Europe, the Middle East surpassed expectations, as tourist arrivals reached 80 percent of pre-pandemic levels, welcoming a staggering 585 million visitors in 2022. In contrast, Africa and the Americas managed to recover approximately 65 percent of their pre-pandemic visitors, while Asia and the Pacific lagged behind at 23 percent, partially due to the recent lifting of stricter pandemic-related restrictions.
The positive outlook brings welcome news for countries in the region, particularly Saudi Arabia, the United Arab Emirates, and Qatar, which have traditionally been the strongest markets in the area. The UAE and Qatar have greatly benefited from successfully hosting two major global events, Expo 2020 Dubai and the FIFA World Cup 2022, respectively. The impact of these events is still evident today, as both countries gained positive global exposure due to their highly acclaimed hosting.
On the other hand, Saudi Arabia has been actively promoting the growth of its tourism sector since opening the Kingdom to international tourists in 2019. The UNWTO’s report reveals that Saudi Arabia experienced an impressive 121 percent increase in tourism in 2022, making it the fastest-growing tourism industry among G20 countries.
An article published by Strategy& Middle East, a part of the PwC network, highlights key factors that drive the growth of tourism in the Middle East. It emphasizes the significance of “tourism products that offer a digitally enhanced experience and tourism that is unconventional and innovative.”

– Innovative Tourism, the article suggests that GCC countries can boost their visitor numbers by introducing digitally enhanced experiences and innovative offerings. Furthermore, it says that “GCC countries can use
innovative offerings to act as the headlines of broader campaigns that will draw travelers to the region.”
Nicholas Watson, CEO & co-founder of Udrive, says that the first pay-perminute car sharing company in the Middle East has benefitted immensely from the region’s aggressive push for tourism growth, especially in KSA. “We have seen a lot of growth in usage and customer base in KSA since we started operating in 2022. Historically, a large portion of our customers in Riyadh were residents (expats and locals), however, we have noticed a continuous increase in business tourists using the platform when they arrive in KSA. As of the latest data in 2018, the country experienced 4 million visits from business tourists. Currently, the goal is to significantly increase this number and achieve 10-11 million visits by the year 2030. This has and will allow us to diversify our fleet and future products we will bring to the market,” he explained.
Looking ahead, a recent survey titled Traveller Tribes 2033, commissioned by travel technology leader Amadeus, sheds light on the digital technologies that will captivate UAE travelers in 2033. These technologies include the ability to pay for trips using cryptocurrency, virtual reality or facial recognition, followed by utilizing data to offer personalized and relevant travel recommendations. The third area of interest involves using biometric data to facilitate quick
access through airports and passport control, closely followed by “Super Apps” that consolidate all necessary travel planning features. Lastly, facial recognition data is identified as a means to optimize the transit experience. Conducted to assist travel sellers and providers in envisioning the future, this survey provides insights into the evolving travel preferences and behaviors of people in the UAE.
“Going beyond simple, traditional classifications of age, gender, location and socioeconomic position, Traveller Tribes 2033, was able to identify individuals based on their psychological traits, their willingness to travel, explore and seek adventure and how these will be impacted by new technologies,” said Ernesto Sanchez Beaumont, managing director of Amadeus Gulf.
While the future prospects for the growth of the travel and tourism sector in the Middle East remain promising, there are still challenges that need to be addressed. These include the need to build more worldclass infrastructure such as airports and hotels, enhance the diversity of experiences offered across the region, and provide a seamless and safe travel experience for both local and international tourists. Although these challenges are not insurmountable, they require attention to sustain the momentum that has already been established and ensure a bright future for the Middle East’s travel and tourism industries.
Dubai is renowned for allocating a significant portion of its GDP to the development of extravagant tourist attractions, hotels, resorts, and other properties. In 2002, nonnationals were granted freehold rights to own properties, marking a significant milestone. The establishment of the Real Estate Regulatory Authority (RERA) in 2007 ushered in an era of property expansion, accompanied by standardized rules and regulations to streamline ownership transactions and registrations. However, Dubai faced a major setback in 2009 when it was affected by the global collapse of major banks, resulting in a staggering 49 percent drop in average apartment prices. To protect and secure tenants’ rights, the implementation of the Ejari system and the introduction of the 2013 rent index proved to be beneficial. These periodic legal developments solidified Dubai’s position as a leading jurisdiction for business and investment.
After some fluctuation in prices, Dubai’s real estate market was hit by the COVID-19 pandemic. Nevertheless, Dubai swiftly implemented one of the most efficient emergency
response mechanisms globally. The city underwent numerous lockdowns, implemented nightly sanitization efforts, quickly adapted to remote learning and working, halted the distribution of newspapers and magazines, and allowed only essential businesses to operate. Strict penalties were imposed on those violating public health guidelines. As the virus began to subside, Dubai became an attractive destination for those seeking to escape its impact. Consequently, the real estate market experienced an upward trend that has shown no signs of stopping. In Q1 2023, the demand and transaction volumes reached record levels, with approximately 8,515 transactions, marking the highest figure for February thus far.
The shifting dynamics of real estate buyer nationalities are closely linked to various crises and significant global events. The COVID-19 pandemic prompted an increase in the number of Chinese businessmen and wealthy individuals relocating from countries with stricter lockdown measures to a more lenient environment offering a more prosperous
lifestyle. Similarly, the Russia and Ukraine war resulted in a surge of Russians seeking a safe haven for their investments. Given the concerns over global recession and the collapse of banks, Dubai’s Real Estate Market has demonstrated remarkable resilience, becoming a vital driver of the city’s economic growth.
Individuals seeking financial security and tax-free living often possess substantial income and aspire to enjoy a luxurious lifestyle. This heightened demand for larger unit types and more extravagant resorts and attractions. Dubai has responded to this influx of affluent individuals by enacting Dubai Decree No. 22/2022, which grants privileges to investors participating in real estate market activities. This decree establishes a register for property investment funds and outlines the terms and conditions for listing in the register effectively.
Applicants are required to possess real estate assets worth AED 180 million or more, with the property in which the funds are to be invested valued at AED 50 million or higher. A dedicated committee is responsible for identifying suitable areas and properties for investment, enabling the government to target attractive tourist destinations and enhance the city’s appeal and luxury. This register provides potential investors with a sense of security and clarity, acting as an incentive to invest in projects and attracting international funds to Dubai.
Visitors to Dubai are willing to spend significant amounts of money on luxurious attractions, which in turn raises their expectations. To meet these expectations, it is crucial to have well-maintained and elaborate hotels, resorts, and other amenities.
However, there is a concern about maintaining a high level of quality and preventing a decline in standards. This challenge can be addressed by allocating a portion of the revenue from the real estate market and investment funds toward not only creating new properties to sustain a strong market yield but also developing innovative and pioneering projects. This approach will position Dubai at the forefront of luxury tourism and the Real Estate Market. Economic growth corresponds to an increase in available funds for government and semi-government entities
to allocate towards tourism and real estate. The most profitable projects are those focused on attracting tourists, particularly those offering opulent experiences, as well as investments in the real estate sector. The availability of more funds for such projects leads to higher visitation rates and an increase in expat relocations to Dubai, creating a cyclical pattern of growth.
During times of crisis, Dubai’s government has demonstrated its ability to swiftly announce initiatives or incentives aimed at attracting visitors and facilitating entry into the city.
The EXPO 2020, although a temporary event, added to Dubai’s collection of luxurious attractions and exemplified the cyclical nature of the tourism and real estate markets. Its influence continues to impact the real estate market, with the development of communities around the EXPO site that appeal to potential investors, tourists, and property owners. Moreover, Dubai consistently introduces new legislation and incentives to stimulate growth. Under Dubai Executive Council Decision No.2/2014, a “Tourist Tax” was implemented, levied per room and per night in hotels, resorts and similar establishments, for a maximum of 30 consecutive nights. This tax is payable to the Dubai Corporation for Tourism and Commerce Marketing, which uses the funds to finance new projects, renovations and improvements to existing properties.
Therefore, there is an ongoing focus on diversifying Dubai’s economy and reducing its dependence on oil and gas revenue. The real estate industry plays a vital role and can be regarded as a pillar in Dubai’s economic diversification efforts. Maroun Abou Harb, associate, BSARaki Phillips, CEO of Ras Al Khaimah Tourism Development Authority (RAKTDA), highlights the emirate’s position as one of the fastestgrowing tourist destinations worldwide. RAKTDA’s chief executive revealed the emirate’s robust Q1 results, showing an impressive 13% year-on-year increase. He shares the emirate’s ambitious plans to welcome more than 5 million tourists by 2030, to be driven largely by its diversification strategy, that will see a plethora of new experiences, but will also feature traditional favorites such as the four sites that are on the list of the prestigious UNESCO World Heritage Sites.
What are the key messages that RAK is pushing globally to attract tourists?
Ras Al Khaimah is emerging as one of the most rapidly developing tourism destinations globally. In fact, our first quarter results indicate that we are 13% ahead of last year’s numbers for the same period In 2022, we welcomed 1.13 million tourists, surpassing the numbers from before the pandemic, and our growth trajectory continues. Our key message revolves around the captivating aspects of our destination. Ras Al Khaimah boasts breath-taking natural beauty, including the highest mountain in the UAE, a picturesque stretch of 64 kilometers of white sand beaches, and a remarkable selection of hotels. Additionally, there are numerous new openings and exciting developments taking place, ensuring that there is always something fresh and enticing for visitors to experience.
The emirate of RAK has a rich history as well as a vibrant cultural heritage and landscape, with four destinations aiming to be permanently and officially part of the UNESCO World Heritage Sites list. What can you tell us about these sites?
Ras Al Khaimah has a rich and fascinating history, spanning over 7,000 years, which we deeply value and cherish. We are fortunate to have four sites that are currently included in the tentative UNESCO World Heritage Site list. These sites are Dhayah, Julfar, Jazirah al-Hamra, and Shimal. Each of these locations holds immense historical significance, offering incredible stories, cultural heritage, and a glimpse into the past. Our ability to attract diverse audiences continues to grow. Notably, we have the striking Al-Hamra International Convention Center, situated right on the beach, which serves as a magnificent venue for conferences. What marketing and branding strategies have you employed to build awareness and attract customers to your new locations, especially considering the competitive hospitality market in Dubai?
Social media is one of our most important marketing tools, enabling us to construct a thriving online community that mirrors our physical locations. The emphasis on our PR efforts lies in effectively showcasing our offerings and solidifying our brand positioning. We recognize the significance of conveying our brand
messaging successfully. We do believe word of mouth is one of the most effective ways to build loyalty and awareness and this is our daily priority. We also have attractive regular offers such as: Happy Hour, Burger Night, British Roast, and residence offer’s in Dubai Hills. With such a diverse array of offers, we aim to cater to various communities and a wide range of demographics.

We are very excited about launching our new beach club in J1 Beach which was previously the La Mer location. J1 Beach is going to be the newest beach flagship in Dubai, and it will house some of Dubai’s best food and beverage offerings – it is set to be the new luxury hot spot! Building on the success of our acclaimed Koko Bay on West Beach, we have dedicated ourselves to crafting a distinctive beach club concept that will cater to the discerning tastes of Dubai residents and visitors alike. Located in the northwest of Saudi Arabia, we are primarily known as a boutique destination that showcases heritage, nature, and culture. Our goal is to attract 2 million tourists by 2035, and we are pursuing a meticulously planned vision and associated master plans to develop this extraordinary destination.
AlUla is renowned for Hegra, the UNESCO World Heritage site that is linked to the Nabataean civilization. However, we are also focusing on other significant sites such as Dadan, associated with the powerful Dadanite and Lihyanite kingdoms. These ancient kingdoms of northwest Saudi

How do you ensure the implementation of sustainability practices in a historic site while integrating them with your marketing activities?
We are acutely aware that modern travellers prioritise valuedriven experiences, and sustainable and responsible tourism is paramount in today’s world. Sustainability principles are integral to the charter of the Royal Commission for AlUla and we are in full alignment with the Saudi Green Initiative. These principles guide our efforts to regenerate vast natural areas, develop built infrastructure with careful consideration, and ensure the direct involvement and benefits of the 45,000 people-strong community that resides in AlUla. We place great emphasis on preserving the historical site’s integrity and combining it with sustainable practices. This involves striking a balance between nurturing the natural environment and providing enriching experiences for visitors. By integrating sustainability into our marketing activities, we aim to showcase AlUla as a destination that not only captivates with its heritage but also promotes responsible travel and tourism for the benefit of the local community and the environment.

Even during the hottest months, AlUla experiences temperatures that are up to 10C lower than Dubai, and the absence of high humidity adds to the comfort of visitors. Regardless of the season, AlUla offers a wonderful assortment of activities, sights, and experiences for visitors to indulge in.

Heet Cave: Heet Cave is a limestone cave in Saudi Arabia that was only discovered by accident around 130 years ago. Exploring the cave brings you up close to unique animal species that thrive at night. Here, blind fish move around by touch and are completely deaf. Discover internal underground lakes with several incircles more than 30 meters deep.
Marjan Island: It is a small but beautiful island, exhibiting dense mangroves, mudflats, and palm trees. Located about 30 km southeast of the city of Dammam, Marjan Island is composed chiefly of limestone and the terrain on the island largely repeats itself with a succession of high cliffs overlooking narrow beaches backed by sand dunes.
Elephant Rock: Set among dramatic desert landscapes and soaring 52 meters into the sky, Elephant Rock is AlUla’s most iconic geological marvel. It has an instantly recognizable form, with its distinctive trunk and body following wind & water erosion over the course of millions of years.
