HAWKSDALE HALL

A superb and beautifully renovated family home set in 3 acres of grounds, one of the most impressive examples of a William & Mary country house in Cumbria, providing 3 fine reception rooms (plus an office and library) 6 bedrooms (2 with dressing rooms) and 3 bathrooms, a handsome period stable/garage block built in the Dutch style and fine gardens and grounds including specimen trees and a paddock.

KEY FEATURES The Property Hawksdale is a small hamlet close to Lime House private school just 1.5 miles south of the centre of Dalston, which itself lies just over 4 miles from Carlisle city centre. The M6 can be easily accessed at junction 42 and the Lake District National Park is reached at the charming village of Caldbeck just 7 miles to the South West. The magnificent Rose Castle, historically the seat of the Bishops of Carlisle, lies just a mile to the south. Information Dalston is a thriving community with primary and secondary schools, railway station and bus services, shops including locally owned bakers and butchers with deli and new bigger Co-Op, medical and dental surgeries, church, golf course and public houses. Carlisle, the historic ‘Border City’ caters well for everyday needs and lies on the main west coast railway line (London just over 3 hours). The wonderful countryside of the Solway, Roman Wall and Pennines, as well as the north west of the Lake District National Park is all within easy driving distance. Built in the 1690s, the house replaced the more modest farm, Hawksdale Low House. At first only the three-storey section was built, with a separate detached kitchen as had been the custom. However, the twostorey extension containing a kitchen and domestic offices was built soon after in 1704. The original occupants are unknown but the Hall was lived in by Joseph Nicholson (Co-Author with Richard Burne of the History & Antiquities of the Counties of Westmorland & Cumberland, published 1777) as well as by a local sculptor, Musgrave Lewthwaite Watson. This classic three-storey residence provides spacious and yet manageable accommodation and retains a wealth of period character. Featuring ornate plasterwork and fine woodwork including window seats and working shutters, handsome fireplaces and magnificent oak stairways. Beautifully renovated by its present owners to an extremely high standard including a fabulous dining kitchen with a new sunroom with bi-fold doors leading to the rear patio and gardens.
