Happy New Year to all and a warm welcome to the first Eden Local of 2012 As the editor and owner of the small local enterprise, which is Eden Local, 2011 has been a challenging year in my life, shared with my family and friends. It probably hasn’t been any more challenging for me though than for many of its readers and those in business, who after 2011, are now preparing for what 2012 will bring. My experience with the Eden Local has given me an opportunity to, I would hope, give local businesses a choice, at an affordable price to promote their business. With publication expansion from its original distribution of 6,000 to over 16,000 in just 12 months, I now welcome Sam Eggleston to the team, who will be sharing the workload with me in visiting existing and new clients. Sam will be collating stories and putting unique and tailor made marketing and development strategies together for local businesses. More details about Sam are on page 9. The story that I have been waiting to write is on page 22. It’s about a vision shared by a dedicated group of volunteers which grew in numbers throughout 2011. The ambitious task was to switch on Eden Fm community radio and with a 28 day transmission running 24 hours at the time of this opening editorial, it had 6 days remaining. Eden Local has many projects planned for 2012 which are all community based. Including our new team member Sam, we now have four in the team. To produce a local publication requires several key ingredients. One of the key ingredients is being seen to support the local community and its businesses. We live and work in the community and most of our time is spent out of the office with people in that community. My thanks and congratulations to the team at Eden FM Radio for early mornings, late nights and pure dedication. My thanks to all those who have
supported Eden Local across the Eden Valley in 2011. That support has allowed us the opportunity to give work to local people and be in a position to be the highest distributed local publication in Eden Valley. My thanks also to those readers who log on from over 400 locations around the UK and from over 40 countries around the world, who regularly read on line.

Buying or selling your prize possession? Let’s think about that …
Most of our readers are familiar with our Eden Estate Agents’ property gallery. Nick Miller is the managing director and co-owner of Eden Estate Agents who, with his wife Helen, set up the business over six years ago. Nick and I met up to talk about his work. As a result, I found out more about the family behind the business and for the readers of Eden Local, some information about the current climate and what estate agents actually do. Eden Estate Agents is a regular advertiser in the publication and in last month’s Eden Local property gallery were images of kitchens and the heading was ‘We sell Kitchens…?’. After Dale at Eden Valley Windows and Kitchens got over the initial shock and grasped the concept, the second line was ‘…and we sell the houses that come with them too’. It made me think about what is the norm in what an estate agent does and what is different about Eden Estate Agents. The property gallery with just images of kitchens, is part of a much bigger picture of the Eden approach, which I learnt from Nick. It is about his business, the unique nature of it, the attention to detail, the personal communication, the passion for what is presentation and establishing people’s trust when being handed their most prized possession, their home. In the start to 2012, you might not see so many images of properties in the Eden Estate Agents’ gallery, but rather more of an insight into why Eden Estate Agents are simply different. They continue to operate as a family team with experienced staff, most of whom have been with them since they opened the doors to their offices. They deliver a fresh approach to an industry which is seen by some as a simple exercise of putting a picture in a window, 2 sides of A4 and a big cheque at the end. In one of my most recent discussions with Nick, I hit him with this commonly-held perception and the way I have witnessed this first hand. I felt that my world, for a moment, was in the hands of a complete stranger who made me feel like they were doing me a favour, rather than offering me a great service. This first article is the opening of a door to showing an experience, which shouldn’t make your blood boil, shouldn’t make you feel under pressure and shouldn’t make you think that it’s all out of your hands. Instead when that moment arrives, you’ll feel comfortable, confident and reassured. Nick likened Eden’s work to an iceberg. Not something that sends ships on their maiden voyage to the bottom of the Atlantic but the fact that a large part of what Eden does for its clients lies beneath the surface. terms, No. What you see is what everyone sees - with the density of pure ice being about 920 kg/m³ and that of sea water is about 1025 kg/m³ - one-ninth of the volume of an iceberg is above water. The shape of the underwater portion can be difficult to judge by looking at the portion above the surface. So, on the surface one estate agent looks very much like another and it’s the stuff you don’t see that really matters to the way that you and your property are looked after and the best outcome achieved. The financial significance and emotional stress involved in a house move are serious, whether buying or selling. For example, some us will have found what we thought was ‘the property’ with an estate agent, but later found out it was not quite what we thought, due to poor visual presentation and lack of core information - a lack of effort and lack of transparency . The shift from what we know, to the new, is daunting enough without the added pressures arising from a superficial approach to selling houses. The amount at stake and the level of energetic commitment required, is almost impossible to describe for many. Being an estate agent in the current climate, I imagine to be quite competitive. An estate agent needs stock and to show it to buyers, but the complete range of all Eden Estate Agents’ offering cannot be seen just by looking in the shop window, nor is it displayed merely on a page or two of poor quality paper. Websites are the marketing network for finding and evaluating properties, but not for physically buying. Therefore, the performance of the network and the money and time invested in the estate agent’s own website is paramount – in attracting buyers. Don’t just go by an established name and assume it’ll be OK. Look at the properties on each estate agent’s website and look at the details and see the difference. Can you see the property? Is it just a side elevation of a wall? Is it about 10 or 15% of the photo? Is it taken on a dreary day? When was the picture taken? Attention to detail with professional photographs and a whole gallery of images for the property? These are the people who have invested the time needed to get the right image. We don’t live in a lopsided goldfish bowl, so why present it in that way? As Nick said to me, you can’t predict the weather so you can’t always get what you need first time, but so many agents take the image of the day rather than re-book, go back and get the best photograph. Put some thought and invest some effort into it. On the website you are looking for a property, but why is it that some estate agents have a full set of details on one property and not on another? The answer here is not,

‘it’s just come on the market’. Have a look at some properties apart from your own. Is everything listed like floor plans, EPC, at least 10 images? In my research, I noticed inconsistencies where on some website different properties were treated different – some had full details and others did not. Why is that? Could it just be a lack of commitment and investment of time? Has the agent really offered you the complete 360 of the area? The technology is there. Street View is one - you can walk or virtually drive up the road and down the street. If you’re selling, the question is, do you check out the estate agent you have chosen and how do you do this? Is the estate agent giving you the full service? It’s not always about what it costs, it’s also about service and professional personal people. It’s not every day that your average person will be in a position to sell or buy a property for what now amounts to several hundred thousand pounds, so it’s important to get it right. What are their service standards – will they advise you about the market and about what’s going on? Will they keep you in the picture? Will they offer you any other advice than to reduce the price? I would hope that you are now getting an understanding of where Eden Local will be going in future months. Eden Estate Agents want you to know what they are striving to do. I will be looking at what they do and what everyone else is doing. The bottom line is the bottom line. You pay a lot and you should get the full package, value for money. My thanks to Nick for this introduction. We are going to look at estate agents’ performance and service this 2012. A book isn’t always judged by its cover, but never the less, it’s what catches your eye and then within, it’s capturing a whole new experience if what follows is as good as the cover. At Eden Estate Agents as I see it, they don’t just stick you in a window. You won’t see them doing just what everyone else does. That might not be the commonplace way, but it’s their way to a better experience and a better result. Next month I’ll be talking to Nick again. His hobby for many years has been photography and he was a solicitor before he became an estate agent. These are just two reasons for the Eden ways of doing things – are these a bonus for sellers when considering who they choose to sell their most valued asset? A walk through Eden with a difference this winter

Sam Eggleston joins With the popularity of Eden local growing, the readership increasing in 2012, and the new ventures – Eden FM and CABusiness directory I have been lucky enough to become part of the team. I first met Lee about 18 months ago when the journey of Eden Local had just begun, I actually advertised my Jamie at Home business in one of the early issues and have closely followed and supported the magazine ever since. Penrith is my home town and I returned 6 years ago after a spell away travelling the world and then settling in Manchester for a few years. I attended Ullswater High School as it was then before studying catering and operational management at Carlisle college. Both my Nana and Mam have ran their own businesses in the town. Some of you will hold memories of Vera’s Cafe and bakery on Middlegate ran by Vera Blacklock for 20 years and many will remember Barco House Restaurant and Guest House, ran by Christine Stockdale for 17 years. So, cooking and baking is in my blood, my early career was spent working for local pubs, cafes and restaurants back then I often had 3 jobs going at once – a work ethic passed down from Mam and Nana.

My first job role was Marketing Manager, where I was poached to work for a training consultancy covering the whole of the UK, a role which I loved but after 3 years constantly on the road between clients and projects I decided to take a job as Recruitment and Training Manager for a large marketing organisation in Warrington. My husband is originally from Appleby and we moved home in 2005 just in time for the birth of our first daughter – I loved my career, and living in a city but home is where the heart is and as we were approaching parenthood for the first time the appeal of a small town beckoned. There is a sense of belonging, of people caring and knowing each other, even if just a little bit and of course the fresh air, starry nights free from pollution, not to mention the quality of the schools, class sizes and most importantly family. I am already enjoying my new role and look forward to discussing with you our local business people on how we can work together to help build our community.

Building a reputation and se the community for over 40 y By Lee Quinn
It was back in the September Eden Local that I wrote an article tracing back the history of Jim Walton (Penrith) Limited, which has been trading now for over 40 years. To recap on our first article, the business was started by Jim, from humble beginnings, in the small hamlet of Johnby, some 7 miles from the market town of Penrith in 1968, selling used cars and vans to the local community from the family’s small farm. Jim would make regular trips to Birmingham in those days to get stock, which he would get back to the farm and sell at the weekend. Jim, with an eye for the future, set his sights on the Japanese manufacturer Toyota, which was still a relatively new brand in the early 70′s in the UK, but its reputation for quality and reliability was renowned. Over the next few years, as the business grew and after moving the business to Penrith in 1973, a business relationship was formed at the site, which was then Victoria Road and Southend Road. The company evolved over the next 30 years with Jim’s three sons James, Alan and Stephen, ‘the next generation’ of the family progressing from leaving school and naturally learning the business from the bottom up, through all sides of the business. Over the years, James took over the day to day running of the after sales department, whilst Alan and Stephen moved on to the overall running of the sales side and in doing so, dealing first hand with the customer and above all, their needs. In 2003, Official Toyota Service Outlet status was approved, allowing the Sales Department more freedom in satisfying customer requests for other brands, whilst still specialising predominantly in Toyota. The servicing, maintenance, Toyota genuine parts supply and repairs under the Toyota manufacturer’s warranty, remained unchanged. With the developments in Penrith town centre starting in early 2005, a new site was found on the Gilwilly Industrial Estate in the town and work began to extend

Roasted garlic and thyme Sour Dough by Peter Sidwell Sour dough is the Holy Grail of breads – increasingly trendy to serve, but with a provenance stretching back in time. Crusty on the outside, chewy in the middle, I love it toasted and spread with a bitter orange marmalade.
IngredIents For the starter dough 1 tsp fast-action/easy-blend yeast 300g (10oz) strong white bread flour 2 tbsp balsamic vinegar 300ml (1⁄2 pint) water 1 tsp granulated sugar
For the bread 250g (8oz) sour starter dough 250g (8oz) strong white bread flour 1 tsp salt 1 tsp fast-action/easy-blend yeast 1 tsp granulated sugar 125ml (4fl oz) water 50g softened butter 1 or 2 bulbs of garlic 1 tsp of chopped fresh thyme Salt and pepper
Mix the sour starter ingredients in a bowl, cover with a clean tea towel and secure with an elastic band. Leave for 12 hours to prove at room temperature. You will have enough starter dough for 2–3 loaves – you will only need one-third of it for this recipe. Keep the remainder in the refrigerator until needed, but every couple of days just add 1 tablespoon of flour and 1 tablespoon of water to keep it bubbling and alive. I keep mine in an old ice cream tub. To roast the garlic, place both bulbs onto a baking tray, drizzle with a little oil and roast in the oven for 30 minutes at 180c, until soft and sticky. When they are cooked, leave to cool until you need them. phone: 01768 899111 / 01768 862394
Place the starter dough, flour and salt in a mixing bowl and mix together the yeast, sugar and water in a measuring jug. Pour the liquid into the dry ingredients and using your hands, mix together until it forms a dough and comes away from the bowl – it should take about 3–4 minutes. Transfer the dough onto a lightly floured work surface and knead (see basic instructions on page 27 of my book) for about 5–10 minutes. Return the dough back to the bowl, cover with cling film and leave in a warm place for 30–40 minutes to double in size. Scoop the bread back out and give it a simple knead for 1 minute. Roll out the bread dough into a rectangle approximately 1cm thick. Spread the butter all over the dough, then snip the top off the garlic and squeeze out the inside of the garlic. Using your hand or a knife spread the garlic out evenly.

Season the dough with chopped fresh thyme, salt and pepper. Roll the dough from the far side towards yourself like a swiss roll. Using a sharp knife cut the roll long ways in half. Take the two halves of bread and twist them together. Join the two ends together to form a loop and transfer to a non stick baking tray. Leave the bread to prove for 30 minutes until it doubles in size, then bake in a hot oven at 200c for 20- 25 minutes until it’s golden brown and crisp. A closer look at the People behind Elite Fitness
Owners Steven and Emma Sharkey are both born and bred Penrithian. Steven lived in Patterdale until he was 10 years old and moved to Penrith in 1981, Educated at Ullswater High School, Steven entered the construction industry and trained to become a fully chartered construction director. After working for WA Developments, Steven went to work for Eddie Stobart, where he looked after the group’s property portfolio for 5 years. Steven’s hobby at this time was running Penrith Boxing Club, teaching kids from the age of 10 years and male and female amateur boxing. In his youth from age 11, Steven trained in boxing at Penrith Boxing Club. Then, after it had been dormant for 15 years, he volunteered as a coach for the community run club. After studying hard on coaching qualifications, the club flourished and even started to attract ladies, who attended the Ladies box fit classes. The ladies just loved hitting things! Over a period of 18 months, Steven trained over 120 ladies and helped them to achieve boxing skill awards, with certificates signed by Amir Khan. Whilst all this was happening little did people know Steven and Emma where looking to build their first gym, people kept telling Steven about their current gym that the changing rooms were unclean, that

no-one answered the phones, that there weren’t enough classes and that the machinery old was dated. Away from business, a lot was happening at home. Steven’s son had been diagnosed with leukaemia. As soon as Tom got the all clear, Steven and Emma (his wife and business partner) were in a position to create a great gym for the town. They wanted to create something to pass on to the kids after learning the most important parts in life. Emma is a full time mum and works at Elite Fitness in her reception role, in between looking after their two children, Adam and Tom. Emma is the Front of House at Elite Fitness and she has vast experience in working on front desk and in customer services. Emma was brought up in Lazonby. She moved into penrith with Steven where the couple got their first flat together in The Cornmarket. Emma is also a fully qualified nursery nurse by trade and worked at Kiddlywinks Nursery until Tom became ill. Prior to this, she was receptionist for over 12 years at AF Cumbria before it was acquired by Carrs Billington. Emma loves working with people and is an ambassador for what Elite Fitness represents in its friendly and personal environment it has strived to create, which it continues to maintain. After 18 month’s research, plans were in place and the business

model was created. It took only 3 months to find the right location and the timing couldn’t have been better. It was August 2010. It all began when the Sharkeys celebrated Tom’s all clear with a family holiday in Mexico, the first for 7 years. £1250 was raised in donations for Tom to have the holiday which was co-ordinated by Claire Stratford, a close friend of the family. Many emails and lots of planning happened whilst in Riviera Maya on the Caribbean Coast. The planned opening was 31st January 2011; however, there was an 8 week delay in the opening of Penrith’s first family run gym due to flooding. In between all this, Steven visited the Leisure Industry week at Birmingham where he saw all the latest equipment along with the new technologies in equipment and systems for running a gym. Most impressed by the matrix virtual active running machines, ascent trainers and cross trainers, a deposit was paid to secure these amazing machines for the opening of the gym. Also secured was an online booking system by Leisure Point, enabling users to select and book classes up to 7 days in advance without the need for a phone call, resolving the problem of gym users getting an engaged tone or no answer. The system is available online 24 hours per day and has a swipe in facility recording all Information for all users.

On 26th March 2011, Elite Fitness was opened to the public. Having now been in business for 9 months, they now forecast a waiting list by the middle of February 2012 as Steven and Emma don’t want to compromise quantity over quality. Elite Fitness prides itself on its hygiene standards, the availability of equipment and quality workout Equipment along with bespoke programmes. Each night, every machine is washed down and areas are hygienically cleaned. Three times each week, a full clean takes place throughout the building and every month, a team of 6 people carry out a Full deep clean. In fact, there is a 28 point checklist. These are the standards that Steven and
Emma demand for this gym. Each new member gets a bespoke individual workout programme based around the client’s requirements. It can take up to 1.5 hrs to perfect the programme with the client along with the gyms check point system to keep members refreshed If someone has an injury or if it is felt that there is a need, a new member will firstly have a free consultation with Dr Katie Small. It is one of few gyms in the region offering a sports doctor on the premises. Elite Fitness is a family run gym in the community. Pillar
Peaks and Pathways by Nick Wells
Pillar lies on the west side of Ennerdale valley in the western part of the Lake District. After parking up at Honister Slate Mine we took the west path up to Drum House, then headed left towards Moses Trod. After about a mile, we took the steep decent down the edge of Haystacks into Ennerdale valley. On our left were the two Gables
outlining the head of the valley, to our right was the hut of Black Sail Youth Hostel, and beyond was Lake Ennerdale. We had been walking approximately one hour before we climbed out of the valley and up between Kirk Fell and Pillar. Our ascent brought us to a small tarn offering a fine view of Wasdale Head and Scafell. Making our way up the back of Pillar, and after some serious walking, reached the imposing Pillar Rock. This is an impressive feature on the north eastern side of the mountain, widely known as one of the wonders of the Lake District, due to it featuring in William Wordsworth’s poem The Brothers, “In the late afternoon sunlight it stands lofty and venerable.”
After a short walk we reached the Summit (2927 ft) offering extensive views in all directions, stretching from the Isle of Man to the Pennines, and looking down on Haystacks with it’s many small tarns. We headed back the way we came to Kirk Fell, then took the route along it’s side to Great Gable and on to Moses Trod which returned us to Drum House, and back down to the slate mine at Honister. This walk is ten miles long in all, and took us six hours. I would grade it medium to hard. Next month I will be writing about Wainright’s favourite, Haystacks. Celebrating our Community Radio After a year of campaigning and a year of promoting, Eden Fm radio was on air for its first trial transmission. A newly formed group of volunteers, now numbering about 30, who had never worked together before and with virtually no experience, were put to the test. With 28 presenters and various genres of music like blues, country, rock and live local bands being broadcast to the Eden Valley, the station switched on at 10.00am on Friday 25th November 2011 in the Cumbria Mini Centre at Ullswater Road Garage. The volunteers, the majority of them with no experience of radio, have moved to a level of being competent presenters. The group has had its fair share of technical problems, many down to lack of experience, which has basically seen many in the team learning whilst presenting and using equipment for the first time, which could only be tested when they were live on air. This included solving problems as they arose and keeping a radio station on air 24 hours a day. At the time of this short update, we are only 6 days away from the end of our first transmission. This all became possible because of the dedication of the team, support from the community and the businesses that helped fund it through sponsorship and advertising. Some businesses have helped by supplying materials, equipment, premises and resources. Thanks to the Pride of Penrith Lottery for funding part of the licence cost. The Eden Fm team have proved that Penrith and its people have the potential to have its own radio station broadcasting across the town and the Eden Valley. This has been met through the positive feedback we have received, which has been from listeners, from EdenLocal

all the charities, organisations and associations we have supported and the events we have promoted and helped support. The key success has been the variety of music, from classical through to the current day and the diversity of presenters. Eden Fm opened its doors to the youth of Penrith and had regular presenters from QEGS and UCC. Stars like Harry King from BBC Radio Cumbria have brought experience in presenting and helping new presenters. Behind the scenes, many presenters have worked hard covering gaps, keeping the 24 hour database on line and without people like this, the transmission would not have been possible. There are so many people to mention and in next month’s article, we will have a full report on Penrith’s first locally based, locally run radio station. In the short term, the transmitter will be switched off when the 28 day licence is complete. The main studio will be undergoing refurbishment, using the funding from the Eden District Council Community Grant and essential equipment will be purchased. This will enable the radio to be back on air as a digital, on line, 24 hour community based radio station in early 2012, until it is, once again, live on the airwaves with another transmission, which is already planned for the summer when Eden Fm will be in a position to apply for a full time on air community licence, pending Ofcom announcements due at this time. A big thank you to all those involved in making this project the success it has been so far. The Royal visit was agreed with Kensington Palace following a letter to The Lord Lieutenant of Cumbria, Sir James Cropper, at the commencement of building work on our new Applied Learning Centre early last year.

And Finally...... What a fantastic year it has been. My thanks go to everyone who has supported Eden Local. With the expansion of the team, we are able to increase our distribution in 2012. This starts with our next issue, which will be delivered by Royal Mail to CA4 9, in addition to our existing postcode drops and distribution via collection points across the Eden Valley and Lakes Border. In February, we also commence distribution of the first Eden Valley CA Business Directory, which will go through every door in CA4 9, CA4 0, all of CA10, CA11, CA16 and CA17.
