uilding a new home is an exciting endeavor, but building one for the annual Street of Dreams is an exceptional opportunity. Dave Vogtman and co-owner Nick Dolphins with The Home Company embraced that opportunity and custom-designed a 5,000 square foot prairie-style home inspired by Frank Lloyd Wright. It was recently featured during the 2014 MOBA Street of Dreams in the South Hamptons development on 238th and Q Streets. 8|

Most of the homes Vogtman and Dolphins build are in the $250,000$400,000 price range, so this was a chance for them to showcase what they can do within a higher price point. “We designed the floor plan with family in mind,” Vogtman said. “It’s very open and communal in the main parts of the house, but it also has private retreat areas throughout.” Some of those include a sitting area and porch off the master bedroom, a main floor office with a striking wood sliding barn door, and study areas off the kids’ bedrooms upstairs. They also incorporated features that many homeowners now request, such as hidden pantries, custom-built drop zones, and upper level laundry capabilities. Vogtman said energy efficient homes are also gaining in popularity, and they built this one to use 36 percent of the energy of a normal home built today. “The entire house uses a geothermal system and is sealed with Environdri, making it the third best rated energy efficient home in Omaha.” The six bedroom, five bathroom home is equally impressive from an interior design perspective. Vogtman asked designer Emily Bergsten with Fluff Interior Design to work with them on every aspect, from floor finishes to linens. “One of my goals was to impart that the house was special but still feel homey, attainable, and realistic,” Bergsten explained. “I wanted people

Then Bergsten added pops of color with yellow, teal, and some lime green. “Gray is the perfect neutral backdrop that provides a light, bright feel,” she said. “The yellows and teals were colors that appeared in the furniture we used from Ethan Allen, so it was easy to coordinate.” A large round yellow kitchen table in the eating area is a focal point, and

Bergsten said she ran with it from there, incorporating the colors into the drapery fabric, artwork, pillows, and accessories. “It’s a layering process,” she stated. “I start with the larger items like flooring, tile, and cabinets, then move to hardware, lighting, mirrors, and artwork. This home has such high ceilings we were able to use large statement pieces of furniture and an entire wall of accent tiles, which you don’t see in many homes.” Other touches that make the home special include double-stacked granite countertops and open shelving in the

Pageant success becomes a Holen family tradition

organ Holen’s path to pageant history began with awe. She was about five years old, sitting in the audience of a Miss Nebraska competition in North Platte. On stage, contestant after contestant spoke passionately about causes and organizations they were working to help. “They were people who wanted to change the world,” Holen said. “I wanted to be like them.” In June, Holen achieved her goal and also helped her Omaha family make state history by winning the Miss Nebraska’s Outstanding Teen competition. Since her mother won the Miss Nebraska pageant in 1988, the two became the first mother-daughter pair since 1925 to win Nebraska pageants associated with the Miss America contest.

“It’s really an honor. My mom and I are both so passionate about the Miss America and Miss America’s Outstanding Teen organization,” Holen shared. “To be able to say we were both representatives of it feels incredible.” The Holen family’s achievement also shows that pageant contestants continue to support the competition years after they have finished participating, said Rachel Daly, executive director of the Miss Nebraska’s Outstanding Teen pageant. “It’s not something they compete in and then move on with their lives,” Daly explained. She would know. Her mother competed in Miss Nebraska competitions and then, years later, Daly did as well. Family experience with the state pageant is what brought Morgan Holen to the competition as a child. She and her older sister, at very young ages, tagged along with their mother, Jodi Holen, when she volunteered as the choreographer for the Miss Nebraska pageant from the mid-1990s to the early 2000s. “Every year, we made it kind of a mini-vacation to go to North Platte to watch the Miss Nebraska pageant,” said Morgan Holen, who is now 17. At the pageant, Morgan and her sister, Brittany, watched rehearsals and asked contestants for autographs and photos. The girls also participated in the Miss Nebraska’s Little Sisters program, which pairs young girls with contestants before and during the pageant to give the girls role models. The girls would walk on stage with their mentors and perform a dance routine with the contestants. “We thought it was the greatest week ever,” mentioned Brittany Holen, who is a few years older than Morgan. Last year, Morgan decided it was time to try pageants for herself. She became Miss Nebraska’s Outstanding Teen this year, her second attempt at the title. The cause she will promote, known as a personal platform in the pageant world, is the Random Acts of Kindness Foundation. SEPTEMBER 2014

Daly called Morgan Holen the “textbook role model.” “She embodies the spirit of a teenager but she handles herself and her responsibilities as someone much older and mature,” Daly said. “She’s always polished and very relatable.” This year, Morgan Holen will be busy. As a junior at Elkhorn South High School, she will continue her usual extracurricular activities, which include dance team, varsity show choir, pep club, student council, and Students Against Destructive Decisions. As Miss Nebraska’s Outstanding Teen, she will be traveling all across the state, visiting schools, stopping by local pageants, and attending promotional events for the Children’s Miracle Network, a sponsor of the Miss America pageant. It’s safe to say Morgan Holen’s Nebraska travels as a pageant winner will be much different than her mother’s were 26 years ago. In 1988, “We didn’t have a Garmin. We didn’t have navigation on our cell phones that (also) didn’t exist,” explained Jodi Holen. Navigational tools were called something else then, she said. “It was called maps and asking for directions.” This year, Morgan Holen will also rely on her older sister, who is serving as her manager, organizing interviews and arranging Morgan’s calendar. In other words, Nebraska pageants are continuing to be a Holen family tradition.

ommercial real estate activity in Omaha is on the rise, led in part by businesses clamoring to occupy space along the city’s western edge. New commercial developments are going up along the West Dodge Road corridor, such as the new development at 168th and Dodge that will soon be the home of Deeb Realty. Near 180th and Dodge, Berkshire Hathaway Home Services Ambassador Real Estate is preparing to break ground on its new office space. Near Oak View Mall, multiple tenants including Elite Cheer will soon occupy the long-vacant, former Hy-Vee building.

COVER story The wave of new projects comes after years of stagnation, and developers are enjoying the ride. “Right now the Class A office market is extremely active, especially along West Dodge Road,” said Dale Scott, executive vice president of CBRE|Mega Corporation, a company that provides commercial real estate services. Things are so good, in fact, that rental rates have started to climb, he said. The deals of the recession period are getting harder to find, and prime locations along Dodge are limited. Andy Alloway, owner of Deeb Realty, sensed the opportunity three years ago and purchased land at 168th and Dodge in order to build his company’s new home from scratch. “We felt, for our company, the Dodge Street corridor was a fantastic area and the best area possible for an Omaha business, especially for a business like ours that needs visibility,” he said. “There is a very limited amount of Dodge Street space, and this was an opportunity for us.” CITY-WIDE GROWTH The latest numbers reveal a city bursting with commercial real estate activity. Colliers International reports that office vacancies in the second quarter of 2014 fell to 11.7 percent, the lowest quarterly vacancy rate in 12 years. Nationally, the vacancy rate is a stagnant 16.8 percent. The retail market is similarly strong. The vacancy rate at the end of the second quarter was 7.6 percent, Colliers International reported. Omaha’s expanding job base has fueled the growth. Private job sector growth accounted for 8,700 new jobs in the last 12 months, according to the Greater Omaha Chamber of Commerce.

The employment rate was 3.8 percent at the end of May, one of the nation’s lowest rates. Given the uptick in activity, businesses are eager to pounce on desirable locations. “West Dodge has always been, and will probably always be, the hottest corridor,” Scott explained. “Anything west of 90th Street is in demand right now, and the larger spaces are becoming very difficult to find.” WESTWARD MIGRATION One reason businesses are flocking to west Omaha is obvious: business follows people. As Omaha’s residents have moved west, businesses are serving both customers and their employees by adopting more westerly locations. Employees get a shorter commute time and the benefit of close-to-the-door parking. West Omaha properties are also newer. “They come with new HVAC, higher parking ratios, and amenities you just won’t find in older buildings,” Scott said. By building new at 168th and Dodge, Deeb Realty had the opportunity to create a customized office with open, collaborate spaces for agents, and a family-friendly playroom for customers’ kids to enjoy. “You can do your closing paperwork as a customer and your kids are taken care of,” mentioned Alloway. The 45,000-square-foot building also meets Deeb’s need for additional space. In 2001, the company had 20 agents. Today, with over 300 agents, the company is bursting at the seams at its current location at 117th and Center Streets. In April 2015, Deeb Realty will move into the first two floors of the new building, leaving the top floor to be leased to other firms. Vince Leisey, president of Berkshire Hathaway Home Services Ambassador Real Estate, said his firm is also facing the constraints of limited space. At his current office at 132nd and Dodge Streets, “we literally have no space left for agents,” he said. The company’s future site at 176th and Burke streets near Village Pointe will include a three-story, 72,000-square-foot building with plenty of room to grow for the company’s current 400 agents. Leisey expects to hire another 100 agents before the move. Leisey selected the Village Pointe site for its prime location along Dodge in a growing part of the city. “It’s a simple math problem,” he explained. “You look at where the vast majority of the activity is, and it’s out west for us.”

27,000 square feet of the 62,000-square-foot building. A rock climbing and family entertainment company has signed on as a second tenant, and the remaining space is available for other tenants. By building new, Leisey of Berkshire Hathaway Home Services Ambassador Real Estate aims to create a space that fosters a culture of energy and activity. “For us, the big advantage is to create a crazy cool office space that allows us to create energy and excitement,” he said. The future building will offer amenities such as underground parking, an employee gym, and abundant, Google-like collaborative spaces, described Leisey. Leisey also persuaded Pitch Pizzeria to join the venture. The restaurant’s second Omaha location will be next door to the office building and offer a shared patio area and rooftop bar. “There’s really never been a collaboration in Omaha between a restaurant and Class A office space like this,” said Leisey. Alloway anticipates Deeb Realty’s westward move will better position the company for the future. He is especially excited about the high visibility the company will have along Dodge. “We feel this will be the perfect spot to promote our company, highlight who we are, and demonstrate our brand,” he said. Scott from CBRE said the number of quality developments in the works, combined with the city’s efforts to streamline its processes, has stoked his excitement about the future. “It is a testament to the Omaha area that investors continue to be optimistic about our market,” he stated.

EXPANDING OPPORTUNITIES Business leaders say they see more opportunities for their companies to flourish in their new west Omaha locations. The need to accommodate his growing business spurred Kevin Hooker to secure the former Hy-Vee building near Oak View Mall. Elite Cheer, a cheerleading and gymnastic studio, serves about 900 athletes — a number Hooker expects to rise. “Because of the high visibility, we expect to increase our numbers and grow 25 to 30 percent, which is huge for us,” stated Hooker. The renovated building will triple the students’ tumbling area and add a martial arts space. Elite Cheer will utilize about SEPTEMBER 2014

Chef Matt Moser spent three months in the basement of Plank’s sister restaurant, Blue Sushi, developing a unique seafood menu with Flagship Restaurant’s Corporate Executive Chef Tony Gentile. Together they created cuisine inspired by French, Creole, Italian, and Asian influences. “The food and ambiance of the restaurant transports you,” Moser said. “We’ve had customers say they feel like they’re eating at a seafood restaurant in Florida or California.” It’s easy to see why with its oversized, boater’s orangecolored booths and the life-sized wooden boat skeleton hanging from the ceiling. ack before the recession — before the financial crisis, the housing market crash, the near disappearance of new construction — Jeff Funk of Lumbermen’s took a rosy view of the future. “It looked like life was going to be golden forever,” he said. DEPRESSION-ERA SUCCESS STORY Lumbermen’s was founded in the midst of the Great Depression by Chelsey Cain, Jeff Funk’s great-grandfather. Cain and a partner opened an office in 1932 in today’s Old Market. Lumbermen’s has never been a lumberyard. Instead, it existed to supply the men who worked the lumberyard — hence the name. Cain leveraged proximity to the Missouri River to transport hardware, wire goods, fasteners, brick, and more to surrounding areas. He built close personal relationships with lumberyard owners in neighboring communities, a key to his success, Jeff said.

The office later moved to South 15th St. In the 1960s, Lumbermen’s moved further west to 67th and L streets, following the path of new construction westward. Over time, the company began specializing in products and services for residential and commercial construction. In the ’70s, Lumbermen’s acquired a natural stone business, adding another facet to its operations. The company also began to delve into new territory. “Over the years, we’ve started to establish our niche in specialty products,” stated Jeff. Some of those specialty items have fallen by the wayside, like the extra-large satellite dishes of the ’80s. Fireplaces, however, have proved a mainstay even 30 years later. The company moved to its current location on Industrial Road in 1994. Additional locations sprouted in Grand Island, Lincoln, and in Iowa. The modern Lumbermen’s is focused on offering new, emerging products to rural and urban communities in Nebraska and Iowa. A new fireplace gallery will display multiple designs, finishes, and styles, from modern fireplaces with color-changing LED lights to the traditional log. With turnkey units, giving the fireplace a facelift may be easier than expected. An updated fireplace tends to hold its value — homeowners will likely see a return on their investment when it comes time to sell the home, Jeff explained. “When you put in a new fireplace and show off your home to friends and neighbors, there’s a big wow factor there,” he added. As families have started to embrace their backyards, outdoor living products have grown in number and variety in the showroom. The company offers high-end outdoor furniture, North American-made grills, and other niche products to transform an ordinary backyard into a peaceful retreat away from the hustle and bustle of daily life. Staff members have a passion for outdoor grilling and entertaining, lending their personal experience to the sales floor. “It’s a lot of fun to sell and show that product,” mentioned Jeff. To keep up with growth, Lumbermen’s is adding workers again after shedding staff through attrition during the recession. It’s a good feeling for Jeff, who has been a part of the family business ever since he was old enough to work. With the new showroom and identity, Jeff hopes more people will get to know the company beyond wondering whether it sells lumber. “Now when we do that 30-second spot, people will know what we do,” he said. “I challenge people to go through their daily routine,” she explained. “Where do the kids throw off their shoes? Where will they do homework? How does the family function?” Clients’ answers help Muhle fine-tune how the home is designed. In the kitchen, she asks clients where they envision storing dishes or appliances. Even knowing where the homeowner wants to make coffee can inspire design tweaks that make life easier. Ultimately, she aims to avoid the conundrum of moving into a new space and thinking, “I don’t have anywhere to

Muhle’s mother was a real estate broker and Muhle can remember accompanying her to home showings, wandering through rooms, and noticing different styles and designs. She earned a bachelor’s degree in interior design at the University of Nebraska through a program recognized by the

Council for Interior Design Accreditation. In 2012, she founded Artistico Interiors, whose name means artistic spaces in Italian. Artistico is a full-service interior design company, offering expertise from the planning stages of a project “all the way to the last accessory,” she added. million downtown Omaha condo. Muhle worked with the homeowners to create a contemporary space that was also warm and inviting. The long, curved island bar is a major focal point of the space, and custom-made pieces lend it a unique look. Muhle said she received the ultimate compliment on the project a year later when the homeowners called her to gush: “Everyday we wake up and we still say, ‘We cannot believe we live here.’” Attention to detail is a point of pride for Muhle. Her three-inch thick binders record all of the bits and pieces required in a large project – every single faucet, hinge, and knob. With tile installation, for example, she will create detailed drawings specifying tile elevation, spacing, and the color of the grout. She is often onsite, making sure everything happens according to plan. To help understand her client’s style, Muhle takes an inventory of the pieces the client wants to continue to incorporate in their home – whether photos, an heirloom piece, or a beloved chair. An entire room might be inspired from one of these key items, she said. Muhle is also developing a digital style interview that will help identify clients’ tastes through a series of visual questions. That process will allow her to better categorize a client’s style in industry terms. Muhle encourages homeowners to consider their long-term needs when embarking on a remodel project or building a home. The needs of the kids now will likely change as they grow older, and a house designed with flexibility can accompany those changes. “We want to keep the functionality open to long-term goals,” she mentioned. Muhle is a committee member on multiple associations including ASID, the National Association of the Remodeling Industry, the International Interior Designer Association, the U.S. Green Build Council, and Build Omaha. She was honored as the 2013 NARI Rookie of the Year and 2013 NARI Associate of the Year. SEPTEMBER 2014

Austin Yardley | Age 16 | Elkhorn High School Austin Yardley started his running career as a sprinter in the third grade on a YMCA track team. His love of long distance running was developed when he started joining his dad on training runs for 5K races while still in elementary school. While attending Elkhorn Middle School, he was introduced to cross country as a member of the Running Club and participated on the track team running long distance events. Now as a junior at Elkhorn High School, Austin has a list of accomplishments behind him and is preparing to add to it. As a freshman at Elkhorn High School, Austin became a member of the varsity cross country team. That year, 2013, both the girls’ and boys’ cross country teams qualified for state competition. With a time of 16:59.90, Austin finished in 10th place. In 2014, both the girls’ and boys’ cross country teams once again qualified to participate at state competition. As a sophomore, Austin improved and finished in third place with a time of 16:24.30. Austin has also been successful in long distance events as a member of the high school track team. In his freshman year, he placed 3rd at the district track competition in the 3200 meter run with a time of 10:15.00. A year later, as a sophomore, Austin became the district champion in both the 3200 meter (10:12.45) and the 1600 meter (4:40.50) events. He continued on to participate in the Class B state track meet where he placed second in the 3200 meter (9:54.87) and sixth in the 1600 meter (4:33.61) races. When not logging meters on his running shoes, Austin takes his studies seriously as a HALE (High Ability Learner Education) student and has been on the honor roll every semester. He enjoys participating in choir and band; he is a member of the marching band and the concert choir. Austin also enjoys performing both in show choir and in theater where he participates each year in Elkhorn High School’s musical productions. Look for him on stage this November as Monsieur Firman in The Phantom of the Opera. Austin’s future aspirations include running cross country in college while pursuing an education in engineering. He has two younger sisters, Katelyn (14) and Maddie (11), and is the son of Amy and Brian Yardley of Elkhorn. DANIEL MULLER

GYMNAST Lyanda Dudley | Age 17 | Millard West

Lyanda Dudley was a child that had an unlimited supply of energy. Her parents took her to the park on a daily basis in an attempt to have her run off some of her energy. When the Sydney 2000 Summer Olympics was televised, Lyanda, age three, had her first exposure to gymnastics and wanted to do it herself. Her parents had her try the Open Air Circus first, where Lyanda was walking in three-and-a-half foot stilts at age four. Finally, at age five, her parents enrolled her in gymnastics classes and Lyanda’s love of the sport has only grown from there. During the past 11 years, Lyanda has trained at the Gymnastics Academy of Boston, Dreams Gymnastics in Glenview, Illinois, and locally at Nebraska Gold Gymnastics. Since 2005, she has qualified to compete at state competitions and has been a regional qualifier each year since 2008. In the spring of 2012, she competed at the Illinois state gymnastics meet and took 10th place all-around (36.500) including a third place finish (9.575) in the vault. She moved into regional competition where she finished 13th all-around (35.575) and once again placed third on the vault (9.425). After taking a year off from competing in gymnastics, Lyanda returned and picked up right where she left off. This past spring, she had a second place finish in the all-around (36.325) at the Nebraska state gymnastics meet; including first place finishes on the beam (9.550) and floor (9.400) and third on the vault (9.000). She continued on to regional competition where she had a seventh place (36.725) all-around finish and proceeded to the Level 10 Junior National Olympics. At nationals, Lyanda tied for 29th place (36.775) all-around. Outside of the gymnastics arena, Lyanda prides herself on her studies. She stays very active at Millard West High School as a participant in National Honor Society, Spanish Honor Society, Spanish Club, Key Club, and as an officer on Student Council. This past summer, she had the opportunity to participate in a six week engineering program at Cornell University via the Joyce Ivy Summer Scholars program. This program supports the academic advancement and leadership development of young women in the Midwest; Lyanda was one of five scholars from Nebraska to receive a scholarship. Lyanda has two younger siblings, Karina (13) and Creighton (7). Her parents are Linda Chee and Andrew Dudley of Omaha. DANIEL MULLER
