last 18 months, we have been blessed to meet some of the most intriguing people in the area and enjoyed sharing their stories with our readers. Allowing them to share their passion, vision, and success has led to some of our most interesting reads thus far.

In this month’s issue, Andy Alloway, CEO of Nebraska Realty, shares the plans he had in taking Deeb Real Estate from its small firm origins to a market share player in the Omaha real estate scene. By putting his people first, he has taken his ideas from concept to reality as they prepare for their move into their new building. We also have the pleasure of sharing Next Chapter Book Club’s amazing efforts in facilitating the reading of books to its members who are intellectually and developmentally challenged. With over 250 clubs throughout the

country, Omaha is proud to have 12 of the country’s 250 clubs, which is 3rd in the nation among cities who have active chapters. Through the generosity of time, its volunteer leaders provide opportunities not available elsewhere. It’s stories like these that make Omaha great. working with a new client they ask them to create a style file on Houzz. Clients include pictures of cabinetry, lighting, fireplaces, and then Shawn and Brian look for the common design thread, whether it’s a particular color or material. They also offer a design package that includes the expertise of Shawn and her sister Michele Hybner with D3 Interiors, who assist from start to finish, helping select everything from paint colors to materials, light fixtures, furnishings, and art work. As a niche builder—they complete 12-15 homes per year—Falcone’s approach to the build process is unique. They office out of their model located at 19009 Hamilton Street in Silverleaf Estates where an office manager is always available. “Clients can stop by the model home anytime to look at design features they may want to see again,” Brian said. They also have a master craftsman and on-site manager who oversees the entire build. Everything is also available online to the home owner, including design selections and change orders. “It helps keep everyone on task and avoid frustration,” he added. Customer feedback is key for the Falcone’s. Some current trends include a larger shower in the master bath and often eliminating a tub; integrating indoor comforts into covered decks and patios such as TVs and fireplaces; and garages equipped for sports such as higher ceilings to allow golf and batting nets. “We’ve done a lot of garages that have epoxy floors, built-in storage, and LED lighting,” Brian added.

Incorporating new materials is another signature of a Falcone Home. Shawn and Brian travel the country attending builder shows where they find new design ideas and styles. All of the unique light fixtures, hardware, furniture, accessories, and artwork in the West Bay Woods home were obtained at the High Point International Furniture Market in North Carolina. “We try to push the envelope in bringing modern elements to the Midwest,” Shawn said. “But we still use a neutral color palette.” Most of the Falcone’s clients have built homes before and are familiar with the process. Shawn said people are more informed, thanks to sites such as Houzz, Pinterest, and even the HGTV channel. “We always listen to what our clients want so we can improve each time,” Brian said. He and Shawn are especially excited about the home they are currently building for the 2015 MOBA Street of Dreams, Aug. 8-23 at Windgate Ranch off 208th & Pacific Streets in Elkhorn. “It will be a house you’ll definitely want to come out and see.”

Nebraska Realty CEO Andy Alloway puts people first

i

f you’re not familiar yet with the name Nebraska Realty, it’s understandable. Formerly Deeb Realty, the company recently changed brands but is still one of the largest real estate companies in the state. And if you aren’t familiar with the name Andy Alloway, the company’s CEO, that’s not surprising. Even though he bought Deeb six years ago, he likes to give the rest of his management team credit for the growth the company has experienced, but every good team has a strong leader.

An Omaha native, Alloway grew up with a love for sports and earned a degree in exercise science from Northwest Missouri State University. Following college he helped train the Milwaukee Brewers’ minor league baseball team. But during their first off-season, he took a real estate class, and something clicked. His instructor, Paul Vojchehoske, suggested he talk to Van Deeb to find out more about the business. As a result, Alloway joined Deeb Realty, which only had 20 agents at the time. Fourteen years later, Nebraska Realty has 320 agents throughout Nebraska and Iowa. Alloway and Deeb grew the company together, forming a real estate business unlike any other. Alloway describes Ne-

braska Realty as an “agent-centric” firm rather than the traditional “broker-centric,” which requires agents to pay the broker fees and follow sales quotas. “We’ve never charged a dime in fees to our agents,” Alloway said. “Our number one customers are our agents, and everything we do is to help make their businesses successful. It’s not about the name on the sign or how fast a home sells. It’s about the realtors, and they are the ones on the front lines delivering service.” Alloway and his team recognize that in order for their agents to be successful, the company needs to give them tools that will enable growth such as training, technology, and facilities. Nebraska Realty will be moving to a new

46,000 sq. ft. building in West Omaha, which they encourage their agents to use. “We want to provide them with the best support and marketing so their business is easier to do,” Alloway said. Because they don’t charge their agents hidden fees, Alloway said their agents make more money per transaction. “One of our cornerstones is flexibility,” he said. “We don’t incorporate strict company policies, and management’s doors are always open. We’re here to help them. The rising tide lifts all boats. The more resources we have to put back into our agents, then the more they’re able to put into their clients. Our most important aspect is agent retention.” In fact, it was such a priority, that when Alloway bought the company

from Deeb, they completed the transition in just one week. It went so smoothly, they didn’t lose a single agent. “That’s one of the things we’re most proud of,” Alloway said. “We have our agents’ best interest at heart. A majority of the decisions we make are the result of agent suggestions.” The smooth transition could also be attributed to Alloway’s conviction in believing things happen for a reason. Even though he bought the company in 2009 during one of the largest real estate downturns, he never hesitated. “The state of the market didn’t worry me,” he said. “It wasn’t going to last forever, and I knew the company had lots of potential, because I knew if we treated people well, then the company couldn’t help but grow.” Leading a large, growing real estate company that relies on evening and weekends can be demanding, especially on family time. But Alloway makes his two children, Savanna and Jake, ages seven and four, an even larger priority. He attributes much of the company’s success to his team, chief among them Christy Leesly, COO and Associate Broker, and Paul Vojchehoske, Executive Vice President—and his original real estate instructor. “Andy takes care of everyone and is so loyal, sincere, and genuine,” Leesly said. “He doesn’t do anything unless it’s right for our agents. I’m lucky because I get to work for a true friend.” Even as a student, Alloway exhibited leadership qualities. “He believes in integrity with business practices,” Vojche-

hoske said. “It’s not about making the sale, but about doing it the right way.” Alloway sits on a number of local and state real estate boards because he wants to not only help change the industry for the better, but he wants to demonstrate a high level of professionalism. “I have two things I ask of all our agents: represent yourself and your company in a professional manner.” With a leader like Alloway at the helm, it’s easy to see why Nebraska Realty’s goal is to be one of the biggest and best real estate companies in Nebraska and Iowa. The name change is meant to reflect that goal as well. “When you’re growing to become a large company, you want a name that projects that,” Alloway said. “It represents longevity. And that’s the last piece to the puzzle. It really says who we are.”

Next Chapter Book Club engages adults with developmental disabilities

hree years ago Oprah Winfrey reintroduced her famous book club called Oprah’s Book Club 2.0. This new version places an emphasis on using social media to discuss titles so that participants are able to connect and interact with one another. Social connection has always been the driving force behind book clubs and is especially true for an organization called the Next Chapter Book Club. It provides adults with intellectual and developmental disabilities the opportunity to read, discuss books, and socialize in an age appropriate setting.

Denise Gehringer is the Program Coordinator at the Ollie Webb Center in Omaha where she oversees the Next Chapter Book Club as well as several other programs offered there. She has been passionate about helping people with intellectual and developmental disabilities ever since her son was born with Down syndrome. “They have the same desires as everyone else and want to live their lives just like the rest of us,” she said. “With just a little bit of support, they can have that.” The program began in Omaha in 2011 and is part of a national program founded at Ohio State University in 2002. There are more than 250 clubs nationally in more than 100 cities that serve 1,500 adults, ages 18 and up. Omaha currently has 12 clubs and is the third largest in the nation. Each club has up to eight members and two or three volunteer facilitators. Meetings are weekly for one hour, held at public locations such as Panera, and near members’ homes to make transportation easier. The meeting format is casual with members gathering at the beginning and chatting about daily happenings. Around the World in 80 Days.” Becky Kalinski has been a club facilitator since the group formed and volunteered at a friend’s suggestion. “You could be having the worst day, and then you come here and it turns everything around,” she said. “You get to read, be with friends, and it’s such a positive experience.” Kalinski is a teacher by trade and recently won the 2014 Volunteer of the Year award for the Next Chapter Book Club. The program has been so successful in Omaha there is a waiting list of members who would like to join a group. The only thing preventing more groups from forming is having enough volunteers who will facilitate. “There are several areas throughout the city that have people who are ready to form a group, we just need facilitators,” Gehringer said. All volunteers undergo background checks and receive training. “It’s only an hour a week and such a great experience. Once members form these social connections they become friends for life.”

When Mahogany Prime Steakhouse first opened in Omaha 13 years ago, it established itself as a high-end restaurant where silent service was required. Although still available, the restaurant’s new management is trying to bring about a more casual atmosphere where customers can have fun and enjoy the same high quality, prime steaks and seafood that Mahogany has always offered.

General Manager Jay Marquiss and Executive Chef B.J. Englert are part of the team behind Mahogany’s new approach to relaxed, fine dining. They worked together previously at Charleston’s, which is also owned by Hal Smith Restaurant Group, and hope to repeat the success they had there. Joining them is event coordinator Shilo Steuckrath who oversees all private events, including private lunches, which is an option Mahogany offers since they aren’t open for lunch. One of the ways Marquiss is trying to promote a more casual, fun environment is through the restaurant’s happy hour offering, which is Monday through Friday from 4:00-6:00 pm. All appetizers are half price, and house wines and select cocktails are $5.00. “We want customers to come in, try the food, and see that it’s a relaxed, fun environment where they can enjoy themselves,” Marquiss said. “We hope that it gets them telling other people about it too.” Mahogany is still a great place for those who want fine dining too. Marquis said their servers are trained to assess what type of dining experience each table wants to have and then they mirror

that type of service. “We’re also taking a different approach with our staff’s wine knowledge,” he said. “If a guest asks for a brand of wine we don’t have, our servers can suggest another wine from the same region, so it’s a similar tasting experience.” With more than 200 wines and two Level 1 certified sommeliers on staff, Mahogany has a wine to fit every budget and its cuisine. All steaks on the menu are high-end prime cuts aged 45 days. Two of Englert’s favorites are the 24 oz. bison ribeye and the bone-in filet. Steaks are prepared over a 900-degree French-style broiler, seasoned with kosher salt and fresh cracked black pepper, then served on a 400-degree plate with clarified butter. In addition to steak, Englert said seafood is a big seller at Mahogany. Fried oysters, Alaskan king crab legs, and rock lobster tail, which comes in sizes up to 24 oz., are all popular and deshelled tableside by the server. Oriental marinated grilled salmon, pistachio encrusted Chilean sea bass, and Caribbean blackened red snapper are also on the menu. Accompanying sides can include au gratin or chive mashed potatoes, sautéed button mushrooms, and Napa spinach sautéed in a lemon wine sauce with marinated Napa chardonnay raisins, pine nuts, red onion, and garlic. Don’t forget the dessert menu, either. Mahogany offers a four-layer chocolate cake, each layer made with chocolate ganache and chocolate ganache frosting topped with homemade whipped cream. Key lime pie, carrot cake, and bread pudding are also popular. But one of Marquiss’ favorites is the crème brulee cheesecake. “It was discovered by accident when a piece of cheesecake fell in the sugar used to make crème brulee,” he said. “They caramelized it, and it was delicious.” It’s not on the menu, but guests can ask for it. Englert said everyone on his team has a chef’s mentality and cares about the food. “The presentation is always spot on, and the kitchen staff has a lot of pride.” Marquiss agreed and said everyone at Mahogany is eager to do a good job. “You don’t have to come in and spend three hours to dine, unless you want to,” he said. “We can set the pace however you want, and we’ll still give you great food and great service.”

He’s worked in the window tinting industry his entire career. An Omaha native, Lafave started out working for his father who originally owned the company, which provided only automotive tinting. “He said he’d hire me if I developed the flat glass side of window tinting and sold to homes and businesses, including installing everything myself, which I did,” Lafave said. “I fell in love with the company and developed great relationships with architects, designers, and glass companies.” Six months ago his father retired, and Lafave took over as sole owner. Twenty years after he first began, Lafave now has 12 employees and offices in Omaha, Denver, Des Moines, and will be opening additional offices in Lincoln and Sioux Falls. “I attribute a lot of our success to my father giving me that opportunity to grow the company into something much bigger,” he said. This includes solar films to reduce heat, glare, and ultraviolet light fading; safety films to hold glass together in the event of breakage; and decorative films for both homes and businesses. Window Tinting has come a long way from the dark films that often discolored or bubbled. The products that Lafave’s company uses are colorless, so they don’t change the look of the window or house, and customers can’t even tell visually there’s a tint on the windows. “You only need to tint the problematic areas of the house,” Lafave said. “And we can always come back and do other rooms later.” Film is sold and installed by the square foot and comes with a

lifetime warranty. Lafave said Window tinting is the most cost effective way to lower utility bills. Depending on the type of glass, cooling system in the home, and direction the home faces, a good rule of thumb is it can reduce heat between 50 and 80 percent and reduce 99 percent of ultraviolet light, which is the number one contributor to the fading of fabrics and hard wood floors. “Typical return on investment is usually anywhere from 24 to 60 months,” he added. The company won the 2015 3M platinum dealer award and recently completed re-tinting all 70,000 square feet of glass on the Woodman Tower. They are currently contracted to do 14 new TD Ameritrade buildings and have worked with companies such as First National Bank, Union Pacific, and Kiewit. Lafave said once employees who work at buildings they’ve tinted are familiar with their products and experience how well they work, they often want their homes done. “Word of mouth and relationships is what drives our business,” Lafave said. That and working with a team who are each excellent at what they do. “The number one thing I’ve learned in business over the years is to surround yourself with people who work hard and are gifted in different areas,” he said. “We’re really proud of the work we do, and are very family oriented. Not just here but with our customers too. We don’t want to simply sell a material. We want to provide a solution that works and improves your quality of life.”
