R4 billion suburb for Helderberg The development of a new suburb in the Helderberg of “unprecedented size” was launched with a ground-breaking ceremony on 16 April.

This R4 billion lifestyle and security development is situated between the N2 and the R102, neighbouring Croyden Olive Estate, and will offer over 3 150 residential properties.

The developers behind this development is the Uvest Property Group, who are keeping the details of the development under wraps until the official launch in July this year.

Executive Director of Uvest, John Coetzee, has been meticulously planning and designing various aspects of this unique development for over three years.

There will also be private schools, a shopping centre and a medical centre.

Coetzee says that Uvest Property Group will allow for a limited number of sectional title development pockets to be sold to external developers. “Our development strategy is focused on Sitari Country Estate being developed in the shortest space of time and for this to happen we need to work with other developers. However, we wish to maintain a very high standard and have therefore decided to restrict the number of available development pockets for sale to external developers, and to carefully consider them in terms of their track record.”

Rawson Property Group is advising investors to buy along the Cape’s coast before prices soar.

Buyers should invest in Cape properties Buy-to-let investors looking for tips on areas where they can still buy at very low prices but with a potential for increases in the coming year or two, should be investigating the opportunities in the Cape’s country and coastal villages, especially those within reach of Cape Town.

This is according to Bill Rawson, chairman of the Rawson Property Group, who says previously only the inexpensive homes in Strand saw big value rises but now they are seeing freehold prices in the R800 000 to R1,5 million bracket rise by 12%.

“What is more, it appears that this increase is likely to continue, and it seems possible that the many luxury units, priced anything from R1,5 million to R6 million, will start finding buyers by the end of this year,” he said.

A similar scenario, says Rawson, is unfolding at Betty’s Bay and Pringle Bay. Prices have remained low since 2008, the majority still being in the region of R800 000 to R1,5 million - but in the last twelve months the Deeds Office has recorded 21 sales in the R1,5 million to R3 million bracket and this figure is apparently on the increase.

“Almost none of these prices represent a price upturn, they are still being offered at big discounts - but the improved volumes suggest that this situation is due for a change.”

He says in Hermanus, the local Rawson franchisee Peter Greyling reports that below R1 million, demand far exceeds supply There is however still some good stock on the market, despite being discounted by 30% since 2008, while in other cases sellers have either withdrawn from the market or are

staying there with unrealistic prices.

“Looking at the overall situation, I agree with Greyling in that investors with resources should be taking the gap here and buying because analysts are telling us that next summer Hermanus’ worldwide reputation will once again be pulling in both upcountry and international buyers,” says Rawson.

In Langebaan, he says, it is also now accepted that the falling off of prices, which was possibly more drastic than in most other areas, is now over, and a 20 % rise in sales is expected this year.

This, it is said, will be boosted by the steady influx of contractors coming to work on the new Saldanha Bay Industrial Zone.

Right now, however, the area can still provide a well-built, three bedroom home on a 1 000 m² stand for as little as R1,3 million. A

similar home in the southern suburbs of Cape Town will probably cost about R3 million.

In the Shelley Point/Paternoster area, as the local agent has recently pointed out in a press statement, bargain sales are still possible any day of the week.

At the moment, for example, this franchise has a two bedroom freestanding townhouse available at Shelley Point for R870 000, and a freestanding two bedroom home at Paternoster for R1,4 million.

Homes of this kind only a few years ago were selling at R1,5 million and R2,5 million.

Moving inland, says Rawson, is it also now clear that Boland and Overberg towns such as Malmesbury, Bredasdorp, Robertson, Montagu and Wellington are still able to offer buyers good prices on homes.

The City of Cape Town has been successful in the first phase of the implementation of the new Development Applications Management System (DAMS) for the submission of development applications.

Since 1 April 2014, customers have been able to submit plans in PDF format by using a memory stick and it is now possible to make on line payments for development applications through an electronic funds transfer (EFT).

This is a first for a metro in South Africa.

“I would like to thank the City’s Planning and Building Development Management Department for the efficient way in which they have

handled this enormous task, which aims to improve the turnaround times for the development proposal process. Some applications were delayed as a result of the normal teething problems associated with such a massive overhaul of an existing system and we thank our customers for their understanding. As the system is bedded down within the next few months, we anticipate that there may be teething problems and we will address these as quickly as possible.

The City has managed to process 836 building plan applications and 840 land use applications since 1 April 2014 to date – an impressive performance,” said the City’s Mayoral Committee Member for Economic, Environmental and Spatial

In order to increase efficiency further, the Department started the process of migrating data from the existing system to the new system.

Previously, development applications (which include building plans of various prescribed sizes, in accordance with the National Building Regulations) could only be physically submitted at the Department.

The new system allows for payments to be made through EFTs, which was not possible on the previous system.

It is important to note that the application only proceeds when the City obtains confirmation from the relevant bank, which takes between one and two days depending on their

response.

Although paper submissions are still possible, the new system allows for customers to receive their plans back on their own memory stick with the comments from the officials for amendment or a copy of the approved plan. Customers therefore have both the electronic and paper options.

“Ultimately this new system will serve to enhance the City’s services and ensure a more convenient system for customers, in line with our commitment to being a well-run city,” said Bloor.

Stellenbosch agent receives top honours Stellenbosch’s own Elmarie van Huyssteen has just been named by the Chas Everitt International property group as its Top Non-Metro Agent, not only in the Western Cape but in the whole of South Africa.

Elmarie’s award was presented by group MD Berry Everitt during a ceremony held at Asara Wine Estate in Stellenbosch.

Group managing director Berry Everitt says the awards were made in recognition of Elmarie’s outstanding performance for 2013. What makes this achievement even more special is the fact that she has won these same awards for three of the past four years.

Raised in Stellenbosch, Elmarie matriculated from Jan van Riebeeck High School in Cape Town.

She studied at the Stellenbosch and

Pretoria universities, and lectured at Unisa in International Politics before exchanging her academic career for a rewarding 18 years in the real estate business.

Matthew Burke wins a new Kia QUICKPIC Kia Motors South Africa (KMSA) launched an exciting on line competition to the South African public. As an industry first, entrants were required to build the newly launched Cerato Koup on KMSA’s Facebook page, by collecting and swopping various part codes. Over the duration of the competition, 38 part codes were hidden all over the internet, in Kia dealerships and in print and radio ads, each one unlocking a different part towards the completion of the virtual car.

During the last week of the competition at the end of March, over 4 000 players were competing for the prize, with 248 Kia fans in search of the last code. The final code was released at 12:00 on 31 March 2014 and was hidden in the Cerato Koup microsite. This code was very strategically placed and

hard to find. It was only discovered 26 hours later by Matthew Burke.

Matthew, a financial advisor at Liberty Life in Edenvale, made it his top priority to find the last part.

“I started playing the game towards the middle of February and started to collect the various codes throughout the competition”, comments Matthew. “Getting the last few parts were very difficult, and I was in total disbelief when I found the last part”. When asked about how he felt when he realised he was the winner, Matthew commented: “I thought it was an April fool joke, as I was called by Kia on the 1st of April”.

Matthew is now the proud owner of a brand new 1.6 Turbo GDi Koup, boasting an impressive 152 kW of power.

Hino joins Pinkdrive’s fight against breast cancer QUICKPIC A specially-equipped Hino 500 Series 1626 chassis cab, fitted with a box body, has joined the fleet of vehicles operated by the PinkDrive charitable organisation for its fight against breast cancer in South Africa. The box body is fitted out with very specialised equipment for carrying out mammographic screening and is valued at approximately R10 million.

“This is our second mobile mammography unit while we also have a truck-mounted educational unit that traverses the country along with three educational cars,” explained the founder and director of PinkDrive, Noelene Kotschan, “The mobile mammography units travel to semi-urban and urban areas with the objective of enabling various disadvantaged communities access to education, physical examination and how to do breast self-examination in the fight against cancer. We have already provided over 5 000 free mammograms, done over 54 000 clinical breast examinations, educated over 79 000 people and distributed
