Turnkey freestanding Village Homes at Sitari Country Estate now for sale

The launch of the first pocket of 13 Village Homes at Sitari Country Estate, set between the N2 and the R102 neighbouring Croydon Vineyard and Olive Estates near Somerset West, on 17 October saw three of them being sold within 24 hours.

Helderberg still in high demand from up-country and out-of-town buyers in the price range of R1,5 to R2,5 million. In these price ranges there is less stock available to choose from, and selling times have reduced from over 150 days to less than 100 days in some cases. Properties that are correctly priced when initially listed have been known to sell within a few days of listing. It’s also encouraging to see that investor buyers are re-surfacing and are purchasing in new developments off plan. They have seen how rental demand and rentals have increased this year. This improves their return on investment, thus making the investment viable. As estate agents, we’re interested to know what motivates purchasers moving into the area. There is an overwhelming sentiment that the pace of life and quality of lifestyle are very appealing, especially to families. When we consider that others are prepared to uproot their families to relocate here, it would be good for us to

The love affair that buyers have with the Helderberg area is far from over. Since the 1990s buyers from further north have been relocating to the Western Cape, and especially to the Helderberg. Top 5 tips for holiday home purchases As the year winds down, many South Africans will be making plans to spend some time in the country’s top leisure destinations over their holiday period, says Adrian Goslett, CEO of RE/MAX of Southern Africa. He notes that this is the ideal time of year for buyers to get a feel for the property market in these areas, especially if they are planning on acquiring a leisure property. “As the momentum within the property market continues to gain traction, it can be expected that the demand for holiday homes will gradually start to increase, which means we are likely to see slow but steady growth in the leisure property sector of the market,” says Goslett. “With the large number of inland holidaymakers visiting the coastal regions during the months ahead, we can expect to see the number of property transactions within these areas increase.” Goslett notes that areas like the Atlantic Seaboard in the Cape, the Garden Route and the KwaZulu-Natal north coast are likely to see an increase in demand for luxury and leisure properties, as are the Big-5 areas in the northern regions of the country. “Those who can access the necessary finance can escape to a second home that is away from the hustle and bustle of city life to enjoy the lifestyle benefits these types of properties offer,” says Goslett. He adds that property is considered to be a strong asset class in which to invest, particularly over the medium to long term. A leisure property can prove to be a home to enjoy as well as an investment that generates healthy returns. “However, as with any property investment, when looking to purchase a leisure property there are several aspects that buyers should consider before deciding to commit financially,” advises Goslett.

He notes that buyers need to look at the key factors that will impact on the property’s investment potential. Goslett provides the top five tips that holiday home buyers should consider carefully: 1. Location The importance of location should never be underestimated. “It’s not anything that hasn’t been said before, but location remains ever important. Buyers need to ensure that they research the area and establish the level of property appreciation it has achieved over the past year. Other factors to consider are how well-maintained the area and its facilities are, as well as the general

market conditions prevailing in the suburb,” says Goslett. 2. What the future holds Goslett advises that property should ideally be viewed as a long-term investment, so buyers should not just look at the area as it is now, but must take into consideration the future plans and possible development in the future. He notes that where possible buyers should find out what infrastructure or development is planned for the region, along with zoning and transport routes or nodes that may affect the tranquillity of the area. 3. Finance position

“A holiday home should provide you with a place to relax, and not be a source of stress and financial strain. Before venturing into any leisure property investment it is imperative for holiday home buyers to consider their financial position, paying particular attention to the acquisition costs such as a deposit, transfer fees and conveyancing fees,” says Goslett. “Other aspects that also need to be considered are the impact of possible interest rate increases, ongoing monthly maintenance, security and insurance costs as well as the rates, taxes and utility tariffs in the area.” 4. From a distance According to Goslett, holiday home buyers should also consider the practical implications of owning and managing a property in a different town. “It might be necessary for the owner to hire a professional property management company that can conduct regular inspections and screen, select and place tenants. These fees need to be added into the overall budget,” advises Goslett. 5. Use it or lose it Although it is possible to receive a rental income from a holiday home during the times when the owner is not using it, there is little point in keeping a holiday home that is seldom or never used by the owner. Many South Africans who are conscious of their country’s past and proud of its architectural history, traditionally hanker after a solid, thick-walled Cape farmhouse style home of the kind that were the standard accommodation for many of the country’s affluent citizens in the 19th and early 20th centuries. Today’s younger homebuyers search for ‘homes for life’ The average age of first-time homebuyers in South Africa has risen from 28 to 36 in the past 10 years. One of the main reasons for this is that many young executives and professionals are now choosing to delay their first property purchase until they can buy a ‘home for life’. “There is definitely a school of thought now that says homeowners should not move too often but rather stay put, pay off their home loans and build up their equity,”

Audi A8 V8T: the understated confidence HANJO STIER Sometimes I wonder if car reviews are actually read and appreciated by the subject’s prospective buyer. Whereas I’m sure that small hatchback and family sedan shoppers do a substantial amount of homework before hitting the showrooms, do the punters of an Audi A8 long wheelbase do the same? Surely the boutique hotels, chauffeur companies and human resource directors of this world don’t scour the internet or print media for airbag counts and kilowatt figures of such cars. In all probability, almost none of them compare 0-100 times or cup holder size of an A8, S-Class, Seven Series, XJ Jag, Range Rover or Bentley. In my humble opinion – and it is just that – they don’t aspire to this longer A8 by dreaming of it at night and saving up for a decent deposit. The biggest Audi limousine ends up on their driveway because they have a good relationship with the brand (or dealer) and it attracts them on more emotional, unquantifiable levels. Looking at the hefty white specimen outside my house right now, I can determine a few already. Yes, the extra length (13cm) of this A8 makes it one of the biggest barges in the office car park but Audi have done a phenomenal job of masking its bulk with clean lines and understated details. Think of the A8 long wheelbase as a beautiful, voluptuous lady in an elegant dress. She’s a big girl alright

Combined with the engine’s immense twisting power, the V8T usually cruises at or below 1 500 rpm. Its air suspension does a sterling job of isolating passengers from rough road conditions except for the sportier settings of the car’s drive mode selection. This also puts the engine and gearbox on heat. Steering feedback is slightly numb (as it should be in a big luxury car) yet very quick, the A8L turning in with verve and not requiring much effort to snake around a mountain or valet parking area. However, I sense that you may be more interested in what life’s like

in the back of this R1 545 500 liner. For starters, the rear doors are just as large as the front ones, so embarking astern doesn’t feel like a second class affair. Even when I had adjusted what felt like a hundred settings of the driver’s seat to suit my six foot plus frame, there was still a surplus of legroom available to any VIP behind me. Over and above the cosseting ride and opulent space of this vehicle, rear passengers enjoyed individual climate control, privacy window screens and entertainment. I would highly recommend the decadent Bang and Olufsen Advanced Sound System for R85 000 which, in my mind, has no equal in the market. Despite a raft of standard features, you can still make merry with the expensive options list to individualise your A8L. Our test car featured night vision and clever LED headlights, yet the standard A8 features are just as appealing; like the angled main instruments which flank a high resolution display. The MMI infotainment system screen rises out of the central dashboard which, in this car, was decorated with a stunning, matt, deeplygrained and dark-brown wood veneer. Other textures, materials and lighting also mesmerised me – as did the soft-closing doors. I could go on about the A8L’s selfparking trick, those swooping LED indicators, the atomic seat heaters or the fact that I once achieved 7,8F/100 km with careful driving but what you really need to know is that driving this understated and highly accomplished car is almost as exquisite as being a passenger.

All-wheel-drive Jaguar F-Type R boosts record bid QUICKPIC The new all-wheel-drive Jaguar F-TYPE R Coupé ensured the Bloodhound SSC World Land Speed Record programme passed a significant high-speed testing milestone. The test marks the start of a major technical partnership between Jaguar and The Bloodhound Project, with the ultimate aim of raising the world land speed record above 1 610 km/h and to assist in inspiring the next generation of scientists and engineers, which is the overall objective of the project. The current record stands at 1 228 km/h and was set by Andy Green in Thrust SSC in 1997. Andy will drive the Bloodhound Supersonic car. On the relatively soft surface of

the Hakskeen Pan desert in the Northern Cape, the stability of the AWD F-TYPE R Coupé and its dynamic ability – it has a limited top speed of 300 km/h – enabled the successful completion of a vital communications test for the Bloodhound SSC team. Ian Hoban, vehicle line director, Jaguar said:“Our target with engineering the all-wheel drive F-TYPE was to maintain the engaging reardrive character that’s so important to Jaguar sports cars, yet offer even greater dynamic capability. Honda launches its new CBR300 R QUICKPIC A true sporting lightweight offers much of the excitement of a bigger machine and more with access to every last scrap of performance for maximum enjoyment. For the less experienced rider, it offers a great platform from which to hone riding skills and is much more affordable in every respect. Launched in 2011, the CBR250R has provided the perfect entry point into Honda’s CBR range. Its compact size, single-cylinder engine, and CBR family look, underscored by typically strong Honda build quality, have earned it a key position in Honda’s Super Sport line-up. For 2014 though, Honda’s engineers returned to the drawing board, giving us the all new Honda CBR300R. The CBR300R was conceived with two major objectives, to provide the rider access to more power and torque as well as a much stronger CBR identity. Visual echoes of its larger capacity siblings give the CBR300R a more direct taste of the CBR brand. Firstly, the liquid-cooled engine is now 286 cc, which is achieved through a longer stroke. Increased capacity is only one part of the equation and the CBR300R has received a series of upgrades to take full advantage of this increased power and torque. Work centred on the engine’s throttle response and power delivery, while a new CBR500Rstyle exhaust provides both an aesthetic and functional upgrade.

Dual headlights closely mimic the bigger bike and aggressive styling for the fairing, fuel tank and seat are unmistakably CBR. Attention to detail remained important and the undercowl was also colour-matched to add a premium feel. Compared to larger capacity twincylinder machines, the CBR300R is a more compact, lighter and more manageable package for both new and experienced riders, with significantly lower purchase and running costs complementing its flexible

and accessible performance. The CBR300R’s DOHC 4-valve engine retains its 76 mm bore, but stroke is increased 8 mm to 63 mm to create the larger 286 cc capacity. Compression ratio remains 10.7:1 and peak power of 22,7 kW arrives at 8,500 rpm with peak torque of 27 Nm at 7 250 rpm. This is a significant increase over the CBR250R’s output readings of 19,4 kW at 8 500 rpm and 23,8 Nm at 7 000 rpm. Countering extra vibration resulting from the longer stroke, the balancer shaft is heavier and the engine’s frame mounts are stronger.

The PGM-FI fuel injection with its 38 mm throttle bore has been remapped to focus on crisp throttle response through the rev range. A new CBR500R-inspired muffler design with larger internal volume adds big bike style and a pleasing exhaust note. The CBR300R’s single-cylinder powerplant offers many benefits for any rider because the number of moving parts is kept to an absolute minimum. The engine is more fuel efficient, and small details like the low-friction piston rings and iridium spark plug help reduce running costs. Acceleration is greatly improved thanks to the larger capacity, and the six-speed gearbox’s final drive ratio has been lengthened for more efficient highway speed cruising. Returning 30,2 km/l (WMTC mode*), it can cover over 390 km on one fill-up of the 13-litre fuel tank. The mechanical simplicity of the engine also reduces servicing costs, which is another essential element in creating a problem-free ownership experience. The compact size also helps create a bike that is lighter and more manageable than a multi-cylinder, and allows it be positioned perfectly within the chassis for ideal front/rear weight distribution. The CBR250R’s design inspiration combined styling from the CBR range with echoes of the Sport Touring VFR1200F. For the 2014 CBR300R, styling cues are taken directly from the Super Sport rangetopping CBR1000RR with an angular silhouette and aggressive full fairing, colour-matched undercowl,

dual headlights and steeply raked rear seat unit. The riding position has been subtly altered – while seat height remains 785 mm, ground reach has been improved with a narrower, reshaped seat. For a sleeker look both mirrors sit on shorter arms. A steel diamond twin-spar frame provides the backbone of the CBR300R’s chassis and features a rigidity balance carefully tuned to provide both a sporty dynamic in corners and stability at speed. Rake is set at 25°05 with trail of 98 mm and wheelbase of 1 380 mm; kerb weight is a class-leading 164 kg. The 37 mm telescopic forks and Pro-Link rear monoshock provide well-damped, reactive suspension that transmits plenty of feel to the rider. Cast aluminium wheels with rim sizes front 17 x 2,75in and rear 17 x 4in, wear 110/70-17 and 140/70-17 tyres respectively to provide a good combination of grip and agility.
