Refurbishing in the heart of Stellenbosch Nothing gives you that sense of South African history than being in the heart of our country’s oldest town, Stellenbosch. Thousands of tourists flock to this gem of a town, known as Eikestad for its oak tree-lined avenues, in the heart of one of the world’s most renowned wine regions. It takes an effort to maintain Andringa Street, which forms a Tjunction with Dorp Street, a national monument in Stellenbosch, which epitomises Eikestad. The lush green oak trees in summer and soft autumn and winter hues they provide during the colder months transform this oak-lined street into a kaleidoscope of colour all year round. The street is flanked by many complexes, shops and bistros and finds itself in the middle of the hustle and bustle of a cosmopolitan melting pot of student and tourist lifestyles. Just about in the middle of the

street lies Stelmont, a complex fast becoming a part of Stellenbosch history. Known for its ideal location for students and tourists, it was decided to renovate this complex to preserve its aesthetic appeal in the heart of one of South Africa’s favourite towns. Main contractors, Indawo Painting and Waterproofing, were commissioned to completely redecorate and repair the exterior structures of the complex and to waterproof the main roof, concrete canopy on the front façade and balconies. Indawo managing director, Peter Jäck, says, “One of the challenges of this job is the exterior architectural finish. The rough stippled plaster finish demands an enormous amount of paint. To be able to provide a cost effective solution, we had to be precise in our calculations of the paint requirements. The rough stipple can reduce the surface paint spread by up to 50%.” The waterproofing of the roof is

also a complex project on its own. Existing concrete pavers have to be removed to expose the old waterproofing membrane before removal and relaying of this layer can be done. One of the most important aspects of the job is the minimal disruption to tenants, including the small businesses on the ground level. Jäck commends managing agents JPS Trust in Stellenbosch, “They have identified the critical areas of concern and immediately commissioned the repairs. By doing this they have avoided more costly repairs further down the line and their philosophy of responsible asset management means that Stelmont will increase its investor appeal.” Stellenbosch continues to attract tourists to South Africa and the renovations of all buildings form a vital part in maintaining a unique visitor appeal.

Buy close to work to save on fuel costs With South Africa’s energy prices increasing faster than the consumer price index, home buyers should consider moving as to close to their workplaces as possible. That’s the message from Prof Matthew Lester of the Rhodes School of Business, after the release of South Africa’s 2013 budget. A guest speaker at Greyvensteins Attorneys’ Property Forum in Port Elizabeth this year, Lester said that South Africa was in an energy crisis, evidenced by the fact that it was paying international prices for electricity and petrol. It was therefore critical for consumers to start relooking at their energy usage and what it was costing them to travel, he said, adding that transport costs needed to be moved to the top of home buyers’ priority lists. With the very high cost of fuel, and carbon tax coming strongly into South Africa, the cost of which would be passed on to the consumer, people needed to travel less, he urged. While “location, location, location” was still the watchword of real estate buying, he continued, this real estate truism now had to include proximity to work. By living close to work, he said, consumers could make a significant impact on their “prohibitively expensive living costs” to ensure that they would be able to afford to maintain their homes in the long run. Properties were often affordable to buy but too expensive to keep, he added, hence his encouragement of people rechanneling as much of the money they were currently spending on commuting as possible into paying off their bonds and the general maintenance of their homes. Lester also urged people not to rely on the government to put a roof over their heads, saying it was already supporting the majority of the country’s 52 million citizens in terms of social grants. Pointing out that people today had a life expectancy of 100 years, he said many would be retired for as long as they had worked. “The time of the six parent family has arrived – can we afford to all live in different homes?” he asked. To this end, he suggested that there had never been a better time than now to make “structural” changes. This was particularly pertinent to families able to live comfortably on the same property – what he referred to as ‘bunking up’. “This is a huge opportunity to save a fortune,” he said. “Paying your bond is one thing, maintenance and upkeep quite another, so if you’re going to move, make the move now and don’t follow the market.” While a relatively alien concept for South Africans who were used to long and congested commutes, and who placed a high value on location and late model cars, the concept of living close to work was gaining momentum in other countries, says Richard Gray, CEO of Harcourts Real Estate. “The issue of living close to work has been

thrust into the spotlight by, among others, the Chicago-based Center for Neighborhood Technology (CNT) and Johns Hopkins University in Maryland, USA,” he says. “The CNT uses a Housing and Transportation Affordability Index to measure the true affordability of housing based on where it is located. The ideal according to this index is that housing and transport costs, the two largest expenses in most homes in the US, should account for no more than 45% of their budget, and this is likely to apply to South Africa, too.” The “Live Near Your Work” initiative of the Johns Hopkins University further underpins the shift in home buyers’ minds, he maintains. “The programme has been designed to help employees reduce their travelling costs and times while simultaneously building equity in their homes. “Michelle Carlstrom, senior director of the University’s Office of Work, Life and Engagement, who oversees the programme, relocated and in so doing, reduced her daily commute from almost 90 minutes to just four minutes. That’s not just a huge saving in petrol and wear and tear but also in terms of time: 85 minutes a day multiplied by 22 working days a month equals 31 hours of driving time saved in just one month! Multiply this by 11 months and she is saving 341 hours of driving time a year. Imagine what you could do with that time and the money saved!” Something house hunters can consider, Grant adds, is quality of life. “Living close to your workplace will allow for a better balance between work and home. You’ll have more time to spend with your family or friends and more time to pursue hobbies or upgrade your skills.”

New Fiesta ST powers into SA QUICKPIC The new Fiesta ST is Ford’s fastest and most dynamic small production performance car ever, employing a precision-tuned and driver-focused powertrain and chassis to deliver the ultimate Fiesta driving experience. Developed by Ford Team RS, the European arm of Ford Motor Company’s Global Performance Vehicle group, the new Fiesta ST is equipped with a 1.6-litre EcoBoost petrol engine to achieve 0-100 km/h in 6.9 seconds and offer 134 kW and 240 Nm of torque. Top speed is 220 km/h. Despite its performance credentials the Fiesta ST remains fuel efficient at the pumps, using an average 5.9 l/100 km and 138 g/km CO2* on a combined cycle run. Ford Team RS tuned the powertrain, suspension, steering and brakes for optimised driving dynamics, and introduced features only previously found in larger performance cars – including enhanced torque vectoring control (eTVC) and three-mode electronic stability control (ESC), six-speed manual transmission and rear disc brakes. The new Fiesta ST features a large trapezoidal grille with a unique honeycomb construction and dramatic rear diffuser element. The refined high-contrast interior is equipped with Recaro seats, and a new sound symposer that channels the engine note to the cabin to ensure the distinctive engine roar is integral to the driving experience. The Fiesta ST also makes use of

SYNC™ and MyKey® technology available in other models in the Fiesta line-up. “The new Fiesta ST delivers remarkable levels of performance, design and quality to offer an unsurpassed driving experience,” says Ford Marketing Manager Gavin Golightly. “South African’s have an affinity for performance and the Fiesta ST speaks directly to that passion.” Enhanced torque vectoring control (eTVC) applies brake force to the inside front wheel of the Fiesta ST when cornering to improve road holding and reduce understeer without affecting speed. New software controls the Fiesta ST’s balance in response to steering inputs under acceleration and braking – and electronic stability control (ESC) offers full system intervention, wide-slip mode with limited intervention, and full ESC de-activation. Both systems support a specially modified front steering knuckle, adapted rear twist-beam with increased roll-stiffness, unique front and rear spring and damper settings, and a 15 mm lower centre of gravity for optimised handling and ride quality. Electronic power assisted steering (EPAS) offers a sharper steering ratio of 13.69:1 and a shorter steering arm for a more direct response. The new Fiesta ST debuts rear disc brakes on the Fiesta platform and introduces a larger tandem brake master cylinder that boosts braking performance. “The Fiesta ST is sure to put a
