Choose the right lawyer when selling Working with a reputable, experienced attorney will ensure that the process is as quick and hassle free as possible. When it comes to selling a property, choosing the right attorney for the job can make all the difference when it comes to how long the transfer process will take. This is according to Adrian Goslett, CEO of RE/MAX of Southern Africa, who says in the property transfer and registration process

there are usually three different conveyancers involved; the bond attorney, the bond cancellation attorney and the transferring attorney. He says the bond attorney will act on behalf of the financial institution that is providing the finance to the buyer. Goslett explains that once a buyer has received bond approval from the bank or finance provider, the bond attorney will register the bond in the name of the buyer for the specific property in

question. A bond cancellation attorney acts on behalf of the current bondholder and once guarantees have been provided for the outstanding bond amount, they will proceed to cancel the current bond on the property that is in the seller’s name, he says. Although the financial institution invariably nominates the bond and cancellation attorneys, Goslett explains that, in most cases, the seller nominates the transferring attor-

ney, who will handle the transfer of the property into the new owner’s name. “In some instances the transferring attorney can also be nominated to act in the capacity of one of the other roles as well, which will further speed up the process.” While the transfer procedure is usually without incident and should be a smooth process, he says, it is vital to make sure that the chosen attorney has conveyancing experience.

“Conveyancing is a complex series of tasks that require extensive conveyancing knowledge, so choosing an attorney that is well versed in the property transfer process will ensure that minor problems do not become major issues.” Goslett says due to the fact that, for the most part, the legal fees are based on the value of the property, the amounts charged will be fairly similar from one law firm to the next.

The property market in 2015 After a solid but stable year in 2014, just what can we expect in the local property market in 2015? Without a crystal ball we’ll have to do our best with some educated assumptions based on current market information. Demand is still healthy in the price range up to R2,5 million for freehold homes, especially in gated estates. This trend is expected to continue and the increasing demand will result in steady escalation in the property values in this price range. Escalations of between 7 and 10% are expected next year. In the price range between R2,5 million and R4 million demand

is not as strong – but properties that are correctly priced do sell in reasonable times. Values this year escalated 5 to 7% according to our research – and similar increases are expected next year. Properties above this price range have experienced little growth this year as the buyer pool thins out. There is considerable stock in these price ranges as buyers have the luxury of choice. The lower upwards-pressure on prices here makes it vital that sellers price correctly to ensure they sell ahead of their competition. Whilst there have been healthy increases in property values in niche markets, such as Erinvale Golf Es-

tate, the general increases have been nominal. Having said that, in all price ranges, properties that are correctly priced have sold well. We’ve experienced a few small increases in the interest rate this year, and the forecast is that we will see some more small increases next year. Whilst an increase in the interest rates generally is viewed as a negative, the reality is that small increases have very minor impacts on the property market. So, assuming there is not more of a 1 to 1.5% increase in 2015, we don’t anticipate significantly negative pressure on the property market.

GT350 – and one that takes true advantage of the new chassis dynamics of the Mustang platform,” said Jamal Hameedi, chief engineer, Ford Global Performance Vehicles. The new 5.2-liter engine is the first-ever production V8 from Ford with a flat-plane crankshaft, an architecture typically found only in racing applications or exotic European sports cars. Unlike a traditional V8, where the connecting rods are attached to the crankshaft at 90-degree intervals, this design evenly spaces all crank pins at 180-degree intervals. The 180degree, flat-plane layout permits a cylinder firing order that alternates

between cylinder banks, reducing the overlap of exhaust pressure pulses. When combined with cylinder-head and valvetrain advancements, this permits better cylinder breathing, further extending the performance envelope of the V8. The result is the most powerful naturally aspirated production Ford engine ever, at more than 500 horsepower, with a torque peak above 400 lb-ft. The track capability is enhanced by the output characteristics of the engine – the 5.2-liter V8 features an exceptionally broad torque curve. Combined with its high-revving ability, the flat-plane 5.2-liter V8 gives drivers an enor-

mous amount of performance and flexibility within each gear of the lightweight six-speed manual transmission. A standard Ford-tuned Torsen limited-slip differential optimises cornering grip and straightline traction. “Make no mistake, this is an American interpretation of a flatplane crankshaft V8, and the 5.2-liter produces a distinctive, throaty howl from its four exhaust tips,” said Hameedi. Shelby GT350 Mustang is the latest in an all-new line of Mustang fastback and convertible models, including the specially designed 50th Anniversary Edition Mustang. More than 9.2 million Mustangs have been sold since the car’s 1964 debut. With more options to choose from, there is a Mustang to fit any lifestyle. The upgraded V8 in Mustang GT – now delivering 435 horsepower and 400 lb-ft of torque – is joined by a 300-horsepower 3.7-liter V6 and an all-new 2.3-liter EcoBoost® engine that brings state-of-the-art technology to Mustang. HANS HEESE Peugeot is weer op die regte pad in ons geliefde land. Die nuwe 3008, wat in beide petrol- en diesel-weergawes op die mark is, is een van die veelsydige nuwe Peugeots wat nie net met teerpaaie klaarspeel nie maar ook met grondpaaie. En in ons geliefde land, natuurlik ook met slaggate. Oor die jare heen het Peugeot daarin geslaag om altyd met ’n soepel suspensie voor die dag te kom. Die 3008 is groter en kragtiger as die 2008, waaroor ons vroeër net positiewe dinge kon sê. Diegene wat gereeld grondpaaie moet (of wil) ry, word dikwels frustreer deur die lae grondvryhoogte van die meeste motors wat die afgelope twee dekades op die mark beskikbaar was. Ek self was onthuts toe ek so twintig jaar gelede met ’n 3-reeks BMW op paaie in die Sederberge wou ry, waar my 504 stasiewa kommervry beweeg het. Maar tussen toe en nou het ook Peugeots platter en laer geword en dus ook grondpad onvriendelik. New turbo-diesel fills the perfect spot in Hyundai’s ix35 range QUICKPIC Hyundai has added a new turbodiesel derivative to their very popular ix35 range in South Africa, combining a frugal Euro 5 emission standards engine with a wellpositioned specification level that will make this addition to their SUV line-up a very lucrative offer. The addition of the ix35 1.7 Premium with its 85 kW, 26 Nm turbocharged diesel engine expands the range of this SUV model of Hyundai Automotive South Africa to 7 derivatives. The power mill’s 1 685 cc capacity is slightly smaller than the 1 995 cc engine of its ix35 2.0 Elite turbodiesel partner in the range, but it generates more than enough power and torque, with lower emissions. “The ix35 has been one of the strongest pillars in Hyundai Automotive SA’s vehicle range, and when we were given the opportunity to bring the 1.7 Premium turbodiesel to the South African customers, there was no hesitation. We expect this derivative to appeal to an SUV buyer who is looking for the benefits of a frugal turbodiesel engine, but at a more affordable price and with a specification level that still offers the luxury driving experience that made the ix35 a top-seller for us,” says Stanley Anderson, marketing director of Hyundai Automotive SA. “The ix35 1.7 Premium comes from Hyundai’s ultra-modern factory in Nosovice in the east of the Czech Republic, where four of the other derivatives in our ix35 range gets built too. With a mid-cycle facelift that was introduced in South Africa earlier in 2014, it remains one of the most popular, most versatile SUVs in our market with an excellent list of features on the specification list,” says Anderson. In the engine bay of the ix35 1.7 Premium is a four-cylinder engine that delivers 85 kW peak power at 4 000 rpm, and a solid 260 Nm peak torque in a range between 1 250 and 2 750 rpm. The engine conforms to Euro 5 emission standards that define the acceptable limits for exhaust emissions of new vehicles sold in member states of the European Union. In a combined test cycle it delivers fuel consumption of 6,5 litres per 100 km, and lower CO2 emissions of 139 g/km. An improved six-speed gearbox with slightly different ratios than that of its two-litre turbodiesel partner delivers the power to the front wheels. Its top speed has been clocked at 173 km/h, and acceleration from standstill to 100 km/h takes 12,4 seconds. However, the new ix35 1.7 Premium derivative is not all about its engine – it is wrapped in the same attractive body that reflects the Fluidic Sculpture design theme which is to be found throughout the rest of the ix35 range as well as other Hyundai model ranges. To complement its very attractive exterior, the ix35 boasts a roomy and ergonomically well-planned cabin with a commanding view of the road and one’s surroundings. It is simply a comfortable and very pleasing vehicle to spend time in – whether it is commuting in town or going on a long cross-country trip. The high-tech cockpit comes standard with Hyundai’s signature blue lighting, tilt and telescopic steering wheel to find the most comfortable driving position, steering wheel mounted audio and cruise controls, electrically powered windows and door locks and remote keyless entry. The doors lock automatically at 15 km/h for added security. The ix35 has always been known for its outstanding rear legroom, and second row passengers can also recline their seat backs for even more comfort. The ix35 1.7 Premium’s

seats are covered with a combination of cloth and leather, which creates a cool and comfortable feeling in the hot South African summer climate. The dashboard air vents are finished with a silver-ringed trim, and the windscreen has a shade band, which is a welcome comfort in our harsh sunlight. A trip computer, displayed in the middle of the instrument housing, supplies a host of information – from average fuel consumption to range left with the fuel in the tank, average speed and two trip measurements. The ix35’s athletic shape is complemented with agile handling and impressive body control. The ix35 uses MacPherson strut front and multi-link rear suspension systems for precise wheel control and a smooth ride. All four wheels are controlled by coil springs and gasfilled high-performance dampers for improved ride comfort with more body/wheel control and optimised road surface contact The front suspension has a 24,5 mm hollow stabiliser bar to save weight, while the rear suspension has a 17 mm solid stabiliser bar. Larger stabiliser bars help to keep the vehicle flat during cornering and help provide quick

turn-in response. Due to the suspension geometry and wide track width that enables greater turn angles, the ix35’s turning circle is 10.58 m – an advantage ix35 drivers will appreciate in their daily driving and parking. Vir maksimum gemoedsrus, vir veral SA voertuigeienaars, het die Ranger met sy verskeidenheid van veiligheidsmaatreëls hom onderskei as die eerste bakkie in sy segment wat ’n 5-ster Euro NCAP veiligheidsgra-

Die byna macho-charisma van

die nuwe Ranger val in die klas van die ou Ford-150 modelle en sal veral byval vind in ’n oorwegend manlik-gedomineerde mark. Byna alles aan en van die nuwe Ranger is GROOT. Die enjinkap is wyd en die hoofligte is groot maar met ’n eenvoudige ontwerp terwyl die sierrooster bestaan uit drie breë chroom-panele. Die syspieëls is groot, die deure is groot met diep inhamme aan die sykante. En ja, die Ranger IS werklik groot. Teen 5 247 mm is dit die langste dubbelkajuit tans, 14 mm langer as die Hilux , 20 mm langer as die Amarok en 54 mm langer as die Navara. Tog handhaaf die Ranger ’n goeie balans tussen binneruimte en maneuvreerbaarheid, veral as dit by ondergrondse parkering kom. Ja, die nuwe Ford Ranger IS ook werklik nuut. Die 4x4 modelle het nou meer grondhoogte (237 cm) en sy sleepkapasiteit is ’n yslike 3 350 kg wat saam met sy vragkapasiteit van 1 049 kg hom die leier in sy segment maak. Die nuwe Ranger se enjinkrag van 147 kW en wringkrag van 470 Nm plaas hom ook in ’n leiersposisie in vergelyking met die Hilux, Navara en Amarok. Ford se visepresident, bemarking, verkope en diens het dan ook tereg opgemerk dat alle aspekte van die Ranger vernuwe is en dat net die naam nog dieselfde bly. Natuurlik sal die voornemende bakkiekoper die nuwe Ranger vergelyk met sy vernaamste mededingers soos die Hilux, Navara en die Amarok. In meer as een opsig sal die een fabrikaat beter vertoon as die ander en sal dit hoofsaaklik van die potensiële koper afhang wat sy of haar prioriteite en behoeftes is. Vir die baie aanhangers van die Ranger is dit goed om te weet dat daar meer as 20 verskillende modelle van die 3.2-reeks is om van te kies. Ford se Ranger-reeks het ongekende sukses met sy verkoopsyfers oor die afgelope jaar behaal. Die nuwe stoetbul in die kraal gaan hierdie syfers beslis ’n verdere stewige stoot gee. Die Ford Ranger Wildtrak 3,2 XLT 4x4 Dubbelkajuit was die model wat toetsbestuur is, en sy verkoopprys is R475 351, wat nie BTW insluit nie. Diensintervalle is elke 15 000 km, die waarborg 4 jaar/120 000 km en die diensplan beloop 5 jaar/90 000 km. Ford waarborg sy reeks vir 5 jaar teen roes terwyl padbystand oor 3 jaar strek.
