When to sell your property by auction The common perception is that the auction method is only used to sell properties when a seller is in distress, or when there is a legal deadline that needs to be satisfied as in the case of a deceased estate, or a sale in execution.

While auction is often used in these cases, it has proved a highly successful selling method that the conventional seller should perhaps consider.

In New Zealand and in some Australian states the auction method is the primary selling method used – and it’s extremely effective, to the benefit of the seller.

When selling with the conventional method the seller nominates a listing price, markets the property, and then waits for a purchaser to make an offer. The seller is really at the mercy of the buyer when it comes to the price they offer, but also the terms offered.

Terms such as occupation and transfer dates, fixtures and fittings, occupational rental, and other suspensive conditions - are initially determined by the buyer in the offer they make.

If they don’t suit a seller, then he has to make a counter-offer until a compromise is reached.

However, at auction, the seller determines the terms and these are read aloud as part of the contract which a bidder accepts when bidding. So, if an acceptable price is bid, then a

seller has a sale on terms that work for him.

The key to auction though, is that it should be used as a first selling method, before a property has been listed for sale with a price attached to it. That’s because the auction method is really “no-price marketing”. A potential purchaser is attracted to a property for what it offers. Price is not an obstacle because there is no list price.

The result is that more buyers are attracted to the property, and they bid on the property based on what it offers. That leads to buyer competition – and competition leads to buyers paying their maximum for a property if they want it.

However, if a property is marketed by auction after it has been advertised with a price, then the benefits of the “no-price marketing” are lost, and the property is often labeled as overpriced. In these cases buyers assume the seller is desperate, and then usually low offers are received.

Another benefit of auction is that a selling date is set, and it’s usually in the very near future. So it’s a pro-active way for a seller to attract buyers and achieve a result. A good auctioneer will usually initiate an aggressive marketing plan so that all the buyers are attracted to the property and interest is created.

But the best thing about auction is that the

seller is in total control. If someone makes an offer before the auction on terms and at a price that are acceptable, you are free to accept it and the auction is cancelled. That’s the first phase of auction.

At the auction itself buyers, when competing against each other, will often pay their maximum and, if the highest bid is acceptable, then you sell on terms that work for you. This is known as the second phase of auction.

If the property doesn’t sell at auction, then the third phase commences. Both seller and agent would have received valuable buyer feedback on market value. So a listing price is set, and then conventional “with price” marketing commences. In many cases a buyer who was attracted to the auction actually buys a property in this third phase.

Be sure to use a real estate company that is equipped to achieve a result for you in all of the three phases. All too often a property that is not sold by auction is “dumped” on the market after auction with no plan. Properly handled by the right estate agency, excellent results are achieved in this phase.

A “If you’ve been stuck in the traffic on a sweltering summer day, there’s nothing like a quick dip when you get home.

Pools are also great as an integral part of a stylish outdoor entertainment area, swimming is one of the easiest ways to stay fit and of course your children and all their friends will love it.

“However, you also need to be prepared for the fact that pools take a lot of maintaining,” says Berry Everitt, MD of the Chas Everitt International property group.

“Baskets need to be emptied, the pool needs to be skimmed frequently

with a net to remove debris (which immediately begins to collect again), water needs to be tested and various chemicals need to be bought and regularly applied to keep it clean, sparkling and algae free.

“Pool pumps and cleaners also have to be carefully maintained and, in order to get more use out of your pool, you may also decide to install a heat pump.

“By law, you will also need to put a childproof fence around your pool or a safety cover on it whenever it is not in use.”

Writing in the Property Signposts newsletter, he notes that pools these days come in a huge variety of types, shapes and sizes, and that prices vary as widely, with specials often available in winter and immediately after summer, in March or April.

“A traditional in-ground, concretewalled pool with marbelite finish will probably cost you at least R35 000. Pre-

moulded fibreglass shell pools and above-ground pools may be somewhat cheaper, depending on size, but are usually shallower.”

And no matter what your pool costs, Everitt says, estimates are that you will only get a maximum of about 15% of the outlay back in terms of the value added to your home if you decide to sell the property – compared to up to 100% of the outlay on a new garage and up to 300% of what it costs to paint the house inside and out.

“Thus you should be very sure before you build a pool that your family and friends will love it and use it a lot – and that you are going to live in your current home long enough to enjoy it yourself, and justify the building and maintenance expenses.

“You should also, of course, deal only with reputable pool builders and installers who are members of the National Spa and Pool Institute,” Everitt said.

I

once participated in a casual conversation in which it was said that women don’t form an attachment to the cars they drive.

At the time I argued vehemently to the contrary, but upon later reflection I realised that maybe there was some truth in the statement, and that women are far less inclined to lavish the same amount of love, care and attention on their cars as men do. Likewise, I certainly would happily move on from one to the next without regret.

That was until I had the privilege of driving a Lexus GS350 for a week.

My initial reaction was fairly lukewarm. A gorgeous nail-polish red (it’s actually crimson) GS350 was delivered to me – two thumbs up on the colour!

First impressions indicated a decently proportioned luxury sedan sporting Lexus’s new identity with an eye-catching nose (I loved the more aggressive styling in front with that novel spindle grille), an ok rear end (it was rescued by the faux chrome around the twin exhausts, which gave the back a sportier look) and the typical GS topline of chrome-enhanced sweeping lines over the windows and doors.

The interior is roomy and comfortable, and I spent the first few minutes enjoying all 10 ways of the seat adjustment mechanism – thankfully, with three memory settings, I didn’t have to do it again!

The selectable easy-entry and -exit system meant that an elegant slip into the driving seat, even with heels on, was a pleasure. The interior is black leather with white pickstitching to enhance the gorgeous lines; faux wood and metal inserts add emphasis to the dashboard and door panels.

Our test car had optional heated and vented seats too. By far the most impressive feature inside is the MASSIVE 12,6-inch multimedia display. A quick fiddle with Lexus’s remote touch “mouse” had my music sorted (iPod, USB and auxiliary compatibility), my smartphone connected to the Bluetooth, and me

Lexus is Toyota’s luxury brand, and the GS350 is aimed directly at its German rivals. A powerful V6 petrol mill helps keep the owner smiling. ready to get going. Admittedly, a downside to the impressive system is that the navigation is less than intuitive, but by the end of a week I had it pretty much sussed.

And then I started the engine. As the powerful 3,5 L V6 317 hp engine purred to life, a little shiver of anticipation ran down my spine. A bit of homework had prepared me mentally for the impressive performance levels of this car, but I was very pleasantly surprised at the pure driving pleasure that the GS gave me.

To start, a fat leather steering wheel with feather-light steering automatically made my hands happy. The paddle shift is connected to the steering column, which I found inconvenient at times. But I couldn’t fault the speed and swiftness of the six-speed gearbox as it changed smoothly between gears.

My first drive was in torrential Cape rain, and the suspension kept me firmly velcroed to the road despite some pretty hefty puddles.

The car feels light; it’s easy to manoeuvre, super-responsive and, with up to 90% of the 378 Nm peak torque figure being available as

low as 2000 rpm, powerful overtaking can be as leisurely as you wish.

I was fortunate enough to be able to test this fantastic executive vehicle in pretty much most driving conditions – torrential rain (it held its own), heavy traffic on a daily commute (an absolute pleasure, the top-drawer sound system with 12 speakers adding to the enjoyment) and a long drive where we got to test high-speed stability, which is unbelievably good thanks to the excellent suspension and stability program.

We even threw a gravel road at it and the GS handled it fine, with no rattles whatsoever.

On tests, the car outdid its claimed acceleration and went from 0–100km/h in 5,9 seconds with a deep growl (Lexus claim 6,3!). Fuel consumption was reasonable and we averaged 11 to 12 L per 100 km, somewhat higher than Lexus’s claim of 9,4 L per 100 km. Top speed is claimed at 235km/h.

The car has excellent lights, a very roomy boot, reverse camera, auto park brake, ABS brakes with EBD and BAS, and an intuitive

VSC stability program. We even played around with the TRC traction control for some rear-wheel drive fun.

Ten airbags ensure driver and passenger safety. Keyless entry and ignition enhance the superior-quality feel.

I think my only gripe is that the claimed five seats would leave the poor fifth person sitting in the back middle with a very hard ride and not much headroom. But this is a small drawback in the bigger scheme of things.

The GS comes with a four-year or 100 000 km maintenance plan and costs R564 900 (excluding optional extras).

My real complaint is about the fact that I had to return this car – I thoroughly enjoyed driving the GS. This is an excellent offering from Lexus. My first impressions warmed very quickly to the fabulous driveability of the car, and indeed this woman just formed a lasting attachment to a car.

I’m ruined as far as cars go – for the foreseeable future at any rate!

CHEVROLET: TRAILBLAZER

Trailblazer pulls its weight – and more QUICKPIC

key feature of the new Chevrolet Trailblazer is its “tow anything, go anywhere” capability, supported by a best-in-class towing capacity.

Toyota’s successful Fortuner might have it best rival to date, with the arrival of the new Trail­ blazer from Chevrolet.

This is attributable to the realisation of the original design brief and body-on-frame construction, which provides the basic foundation for a tough, go-anywhere vehicle designed to make light work of towing assignments on- and off-road. Especially in a recreational environment, that would be impossible, or at best very challenging, for opposition vehicles in its class.

At the top of the list in terms of towing capability is the Trailblazer 2,8LTZ diesel fourwheel drive model, fitted with either fivespeed manual or automatic transmission options. A curb weight of 2 163/2 160 kg and a rated gross vehicle mass (GVM) of 2 750 kg provide for a gross combined mass (GCM) rating of 5 700 kg. This translates into a classleading towing capacity of 2 950 kg.

The Trailblazer 2,8 L 4x2 model has a slightly lower curb mass of 2 084 kg but shares the 2 750 kg GVM and 5 700kg GCM ratings of the 4x4 model, as well as the 2 950 kg towing capability.

This allows the Trailblazer 2,8LTZ diesel automatic 4WD an advantage of 1 180 kg in towing capability over its major competitor in the segment. The Trailblazer 2,8LTZ manual 4WD enjoys an advantage of 875 kg over its major competitor, while the 2WD model has an extra 1 125kg in hand.

Support for this superb towing capacity

comes from the modern and efficient Duramax 2,8 L diesel engine with its highpressure common-rail fuel injection system and charge-cooled turbocharged induction system with variable turbo geometry. Maximum power is 132 kW at 3 800 rpm, with a stump-pulling 440 Nm of torque at 2 000 rpm for the five-speed manual model and an even higher 470 Nm at 2 000 rpm when equipped with the automatic transmission option.

The Trailblazer 2,5 L 2WD model, with its power output of 110 kW at 3 800 rpm and maximum torque of 350 Nm at 2 000 rpm, has a curb mass of 2 003 kg, a GVM of 2 620 kg, and a GCM of 5 120 kg. That provides for a towing capacity of 2 500 kg, better than its major segment competitor by 785 kg.

So much for the diesel-powered models in the Trailblazer range, but then there is also the 3,6 L V6 petrol model with 4x4 transmission. This vehicle has a curb weight of 2 084 kg and a rated GVM of 2 720 kg. The GCM is 5 200 kg for a towing capacity of 2 480 kg, a healthy 580 kg better than its major class competitor. This is supported by maximum power of 176 kW at 6 600 rpm and peak torque of 329 Nm at 3 200 rpm produced by the modern and lightweight V6 engine with variable cam phasing on both inlet and exhaust camshafts.

The superb towing attributes of the Chevrolet Trailblazer combine with excellent ride, handling and stability, as well as a feature-rich specification, to provide a well-rounded and superbly capable medium-sized SUV. This is a vehicle that will without a doubt capture the interest of a burgeoning global 4x4 SUV audience.

AUDI: Q7 3,0TDI QUATTRO

The dream package HANJO STIER

ig SUVs attract quite a bit of criticism for their size and price, usually flavoured with a faint undercurrent of jealousy.

The Audi Q7 is a family­sized SUV that will transport you and all your passengers in the highest levels of comfort and luxury.

No other car represents wasteful extravagance better than a giant and powerful 4x4, especially if the rolling palace only has one occupant.

We could argue over the political (and environmental) correctness of such cars for ages, but I’d like you to consider this: if you had the money and you had the need for a big luxury SUV, wouldn’t you buy one? I would – without thinking about it. The difficult part would be choosing which one.

Your choice may come down to brand loyalty, looks, performance or versatility. Some offer seven seats, others lure punters with beefy power, and all of them are packed with a bevy of entertaining toys. The Audi Q7, much like its other European rivals, attempts to deliver all of those in one neat package.

The Ingolstadt car carries clean and relatively simple lines, its elegant proportions doing their best to disguise its sizable bulk. Parking the Q7 at your local supermarket will fully drive home how big this SUV is but parking sensors will remove most of the manoeuvre’s stress.

Interior space is more than generous, and even allows for a huge boot or two extra collapsible seats.

During our test period we noted a very solid build, high-quality materials, easy controls, comfortable and supportive seats, plus exceptional ride and noise levels.

Teamed with the Q7’s smooth steering and gearbox, the Audi does a sterling job of giving you that high 4x4 driving position but

without the shudders and shakes that used to accompany big offroaders. All my passengers commended the suspension and reasonably little body roll, on or off tarmac.

Audi’s Quattro four-wheel-drive system calls on 60/40 asymmetric torque distribution and a selflocking centre differential to allow mild off-roading – the ESP stability management with off-road mode cutting power when wheel spin is detected.

A bit of sand and mud didn’t stop our Q7, but we eventually did, because of the car’s price.

If you want to carve your own road through African jungle, this isn’t the ideal car. But if you (and passengers) want to explore the countryside in style in comfort, the Q7 will do very nicely. The ABS brakes are outstanding and also feature brake assist, electronic force distribution and anti-skid regulation.

Further safety equipment includes eight airbags, light and rain sensors, luggage cover, double sun visors, alarm and immobiliser, remote central locking and Isofix anchors.

Other luxuries are adjustable multi-function steering wheel, climate and cruise control, six-disc CD shuttle, power windows and power (heated and retractable) exterior mirrors.

But wait – yes, you guessed it – there’s more. Way more. Highlights include a DSP sound system, ambient and exit lighting, leather trim (with beautiful suede leather, wood and metal inserts in the door pockets), as well as the intuitive MMI infotainment system with a crisp seven-inch screen.

The instruments are just as delicate, and split by a superb on-board computer that displays up to five levels of information. Among these were the efforts of our test car’s en-

gine – Audi’s three-litre turbodiesel V6, which provides up to 176 kW (239 hp) or 550 Nm while claiming averages of 7,4 L per 100 km or 195 g CO2 per kilometre.

Power delivery through the eight-speed automatic gearbox is silky smooth with a pleasing V6 growl, and while our consumption hovered around 12 L per 100 km in town, it will instantly plummet when the Q7 sniffs the open road.

Acceleration-wise, 0–100km/h takes 7,9 seconds (we recorded 8,4), and top speed is 215 km/h.

As mentioned, the Q7 belies its size and is quite nimble on its big feet. Sporting intentions are supported by shift paddles and the gearbox’s sport mode.

A selectable start–stop system attempts to bring down fuel consumption, as does the combination of eight gears and that mountain of low-rev torque.

The Q7 range starts with this 3,0TDi at R692 000; the 4,2 V8 TDi costs R854 500 while the petrol 3,0 V6 TFSi retails for R728 000. All Audis are sold with a one-year warranty and five-year or 100 000 km freeway plan. Also, like all Audis, the Q7 options list is as long as it is expensive.

Tempting your extra cash are, among others, premium speakers, bigger wheels, S Line goodies, upgraded lights, better seating, adaptive cruise control, rear AC, sunroof, lane assist, rear camera, keyless motoring, electric towbar and tailgate, adaptive air suspension, navigation, TV, rear entertainment and Bluetooth.

You could spend an insane amount of money on the abovementioned toys, but the advantage is that the Q7’s competitive pricing means you can purchase one of the best luxury SUVs and, if you like, accessorise it to become your dream SUV. –Galimoto

JAGUAR: XKR

Defeat age with the delicate governor HANJO STIER

I

think I may be getting old. A recent birthday firmly plunged me into middle age, and I’ve decided that I dislike camping, queues, hip hop, clubbing and down-down competitions.

With a growing affection for classical music, scenic walks and reading, help couldn’t arrive soon enough.

The cheerful chaps at Jaguar promptly delivered an XKR and assured me that it would make me feel young again. This luxury coupé could easily be described as the elegant and luxurious territory of an old man, but that “arrgh” in its name means it supercharges its way north of 500 hp.

To lift itself from the sleek metal and plush carpets in your country club parking lot, the five-litre XKR has four exhaust pipes, an almost vertical boot lip, a ridiculously low front apron, gashes and slashes in its body, not to mention blacked-out details and gigantic black rims (part of an optional package).

If the general public is anything to go by, your golf homies will be supremely interested in the car, produce the odd cellphone camera and propose a friendly dice or two. Whereas you are under no obligation to accept such challenges, rest assured that the XKR will make mincemeat out of most opponents.

In fact, this morning it blitzed our GPS results, equalling its XFR sedan sibling (and claimed figure) at 4,8 seconds to 100 km/h while topping the list to 400 m at 12,1 seconds.

Lightweight construction, multiple drive modes and 510 hp can do that for you, and explain why the Jag guys told me to be careful.

Twice.

And they were right – very right. Just like its XF counterpart, the two-door Jag’s power

delivery has an instantaneous savagery to it that can easily catch you out. Even when you’re nearing triple-digit speeds and think the rear end is planted it will happily and quickly snap at you.

To further liven things up you could switch to dynamic mode, dilute the stability control or, to scare yourself and any passenger absolutely senseless, switch it off completely.

Treat the XKR well and its crisp handling reciprocates your inputs. Poke it with a stick and it will poke back… HARD. Which brings me to the XK’s daily behaviour. Low-speed ride quality errs on the side of uncomfortable, but that’s the fault of the gangster wheels and suspension on our test car. Delicate steering made up for this, as did the well-padded sports seats. Mind you, just the front ones – the rear ones are a bit of a joke.

Lofty Mortimer from the club won’t fit in there, but will want to take a jolly good look at the XKR’s interior. It’s a little snug and minimalist, but that surely appeals to the landed gentry. Instrumentation is basic and beautiful, so is most of the centre console, and your teenage nephew will delight in that touchy screen.

As with all modern Jaguars, entry and ignition are keyless, with a pulsating start button.

Press this and (after a short salvo of artillery fire from the rear) the gear selector knob rises up. This adds to the occasion of driving an XK, and also offers you sport mode and manual mode via shift paddles on the steering wheel.

The trip computer displays fun stuff like your range and consumption, which on any given day will hover around 325 km and 18 L per 100 km from the 71 L tank. Achieving Jaguar’s overall average of 12,3 L per 100 km is only possible if you somehow manage to drive only downhill, but the urban cycle claim of

Other spot-on equipment includes the magnificent suede ceiling, delicious B&W sound system, adaptive cruise control (optional), heated and vented front seats, nav and voice guidance, adjustable and heated multifunction steering wheel, xenon headlights (optional, active), CD, MP3, USB, and Bluetooth connectivity.

A rather unique (read: quirky) aspect of the XK is its boot – there isn’t much space and half the back-end opens, essentially making

it a R1 313 400 hatchback or fastback.

That’s quite a lot of gosh for your dosh, including a five-year or 100 000 km maintenance plan, plus there aren’t too many options left to choose. You could select the cosmetic “Black Pack”, cosmetic and 280 km/h “Speed Black Pack”, or cosmetic, 280 km/h, stiffer and lower suspension “Dynamic Black Pack” as seen here. Personally, I’d skip them all as I prefer the standard car and, as we established in the first paragraph, I’m getting old.

MITSUBISHI: LANCER

Evo’s older brother still holds its own FRANS LE ROUX In the past couple of months the word “Evo” has been thrown around a fair bit by motor journalists and car fanatics alike.

This same word is one that scares most Subaru owners and prompts them to look in their rear-view mirrors more often.

I am of course talking about Mitsubishi’s long overdue Lancer Evo X. After years of waiting and moaning, the ever popular Subaru WRX STI has some direct competition.

But my road test is not about the Evo this time, rather the car it is roughly based on. Enter the standard Lancer 2,0 GLS. For R239 900 you do get a lot of car for your money. Compare that to the price of the Evo X at R699 000.

The Lancer, in its current shape, joined our markets back in 2007. It is powered by a proven and reliable Mivec 2,0 L four-cylinder engine producing a steady 114 kw or 200 Nm. Although the engine is somewhat unrefined and noisy at low speeds, it still gets the job done.

The Lancer pulls strongly from 4 000 rpm towards the redline of 6 500 rpm. Acceleration is brisk, and the Lancer reaches 100 km/h in a respectable 9,1 seconds. Top speed is also not bad at 206 km/h.

It has a five-speed gearbox, which some might find a bit archaic, but I enjoyed having only five cogs to slap around. The gearbox has longer gear ratios, and the revs hover at 3 000 when doing legal highway speeds. Passing

other cars was done with ease, and I never needed to select fourth.

The only issue with not having a sixth gear in today’s day and age is higher fuel consumption. To put it in perspective: I recently drove a small Korean hatch with a tiny 1,4 mated with a six-speed gearbox.

In that car I only found the first four gears useable. Thereafter fifth and sixth gears were just used and needed for open-road driving.

The overall consumption was no train smash, nor did it gulp fuel like a ’70s muscle car. The Lancer’s combined use was around 10 litres per 100 km.

The Lancer’s interior has had a slight upgrade recently. The leather seats (optional extra) are a nice touch to the otherwise safe and well-laid-out cabin.

For once I am not completely baffled and overwhelmed by loads of minute buttons.

The audio controls are nice and large, and they sit comfortably high on the dashboard.

Black leather finishes are lifted by another glossy black veneer strip running the length of the dashboard. On the steering wheel only audio controls are available.

Room inside the Lancer is adequate. Rear legroom is generous, and no complaints with headroom were had. The boot volume is 400 L, and houses a space-saver spare tyre.

Looks on the Lancer are debatable. It doesn’t look as exciting as its Evo X sibling, nor as boring as another Japanese manufacturer. I like the front end more than the rear, and the chrome exhaust tip adds to the

“sporty” appeal Mitsubishi is after.

Sure, the Lancer is in dire need of a replacement and not another facelift. I would however opt for the Evo-look-alike 18-inch wheels (optional extra).

The three main rivals pitted against the Lancer are the ever-popular South African car of the year winner, the Hyundai Elantra 1,8 GLS (R230 000), the Chevrolet Cruze 1,8 LS (R224 000) and the evergreen Toyota Corolla 2,0 (R260 000).

One thing the Lancer has as its trump card among these four is the most power and therefore the best acceleration.

Standard features include ABS, EBD, two airbags and single-zone climate control. It does, however, not have traction control or standard park assist (optional extra).

A three-year or 100 000 km manufacturer’s warranty and a five-year or 100 000 km service plan are included in the purchase price. Service intervals are set at 15 000 km.

Mitsubishi promises trouble-free motoring, and their warranty and service plan shows that.

The Lancer should be a very reliable car, and the complete package is worth a look.

The Lancer is an underrated family car with reasonable looks. It’s 2,0 L engine pulls strongly in each gear, and the leather trim has a sort of upmarket feel.
