A JEWEL OF A WINE FARM

Miravel wine estate for sale The Oxford Dictionary describes a jewel as something precious “of fine and enduring value”.

This maxim applies perfectly to Miravel, an exquisite and special wine farm which is exclusively marketed by Leapfrog Gordon’s Bay for R22,5 million. Six percent of the farm’s annual 160 ton crop output is retained to bottle the Miravel brand (6 500–8 000 bottles per annum), while the remaining crop is outsourced to other cellars, wineries and winemakers. Any new owners of Miravel will have the choice of farming themselves or utilising the services of WEM, which supplies all the management and labour activities for the productive operation of the vineyards as no farm workers reside on the property. The farm has abundant water from the Theewaterskloof dam (25% of 80 000 m³), a storage dam (40% of 30 000 m³) and a borehole for domes-

tic use. Almost ninety percent (24 83 ha) of land under vine (21 70 ha) is irrigated, resulting in superb quality grapes and crops. Additional facilities include a pump station with two pumps and sand filters, independent irrigation reticulation, a drill and equipment borehole with supply line and filtration system, Eskom supplied electricity (including step up and down transformers) and cables to the homestead and pump stations. Precedent for rezoning and consent use, granted by the Stellenbosch Municipality, of a portion of the farm as a leisure and venue facility exists and could be renewed should the new owners wish to pur-

sue this option. The elevated portions of the farm have uninterrupted views of the ocean and on a clear day the whole False Bay features as background, completing a kaleidoscope canvas of unprecedented beauty.
