A JEWEL OF A WINE FARM
Miravel wine estate for sale The Oxford Dictionary describes a jewel as something precious “of fine and enduring value”.
This maxim applies perfectly to Miravel, an exquisite and special wine farm which is exclusively marketed by Leapfrog Gordon’s Bay for R22,5 million. Miravel is a superlative wine farm in the cradle of the Helderberg mountains with sea views from almost every vantage point on its 39,30 hectare domain. The homestead and adjacent Fynbos Cottage (a fully functional and profitable self-catering cottage) offers consummate country living around the swimming pool and manicured garden. Both homes reflect the taste and application to detail of the owners, Maarten and Janine van Beuningen who have developed Miravel into a breathtaking property. The four-bedroom home comprises 450 m² under a double-volume thatch roof, with two en suite bathrooms, huge open plan kitchen, dining room and a separate lounge. An upstairs study and lounge compliments the lounge area which opens to a veranda and large, one hectare garden. A manicured garden surrounds the homestead, with automatic sprinkler system and separate brick garden shed to house garden implements. Adjacent to the main house is the delightful 80 m² Fynbos Cottage
which features a separate entrance for guests arriving for short term rentals. The cottage is as large as a conventional house, featuring two bedrooms with en suite bathroom and a spacious living-dining area with fireplace. Miravel Farm has enjoyed six consecutive seasons of successful wine production, including the farm’s flagship Sauvignon Blanc, Family Blend 1952 and Family Reserve Ella wines. Miravel also produces outstanding Merlot, Pinotage and Petit Verdot wines. The success of the farm’s grape and wine production can be ascribed to the dedication to scientific vineyard practices by owner Maarten van Beuningen, manager Francois Hanekom of Winelands Estate Management (WEM) and viticulturist Paul Wallace. Six percent of the farm’s annual 160 ton crop output is retained to bottle the Miravel brand (6 500–8 000 bottles per annum), while the remaining crop is outsourced to other cellars, wineries and winemakers. Any new owners of Miravel will have the choice of farming themselves or utilising the services of WEM, which supplies all the management and labour activities for the productive operation of the vineyards as no farm workers reside on the property. The farm has abundant water from the Theewaterskloof dam (25% of 80 000 m³), a storage dam (40% of 30 000 m³) and a borehole for domes-

tic use. Almost ninety percent (24 83 ha) of land under vine (21 70 ha) is irrigated, resulting in superb quality grapes and crops. Additional facilities include a pump station with two pumps and sand filters, independent irrigation reticulation, a drill and equipment borehole with supply line and filtration system, Eskom supplied electricity (including step up and down transformers) and cables to the homestead and pump stations. Precedent for rezoning and consent use, granted by the Stellenbosch Municipality, of a portion of the farm as a leisure and venue facility exists and could be renewed should the new owners wish to pur-
sue this option. The elevated portions of the farm have uninterrupted views of the ocean and on a clear day the whole False Bay features as background, completing a kaleidoscope canvas of unprecedented beauty. Leapfrog Gordon’s Bay principal Kevin Wearing believes that Miravel farm will appeal to winemakers who want to produce their own brand of wine or to owners who just want to enjoy retirement and the Stellenbosch winelands experience. “Determining the value of a jewel such as Miravel is not too difficult because it offers everything a new owner could hope for. All the facilities are first-rate, the two houses are
in mint condition and the location is unbeatable. Who wouldn’t want to own a Stellenbosch wine farm like this?” concludes Wearing. A tour of the farm reveals how Miravel estate has benefited from Maarten van Beuningen’s lifetime experience in the farming industry in Zimbabwe and South Africa. The farm focuses on sound viticultural practises which translates into quality grape production and premium wines. It is, in short, a wonderful farm.
