Well-informed sellers make good decisions Selling your property comes with a host of important decisions to make. Making poor decisions because of a lack of information could cost you tens, if not hundreds of thousands of Rands. Sadly, many sellers rush ahead without doing the necessary research. Here are some of the critical points to research: ) What is my property worth? How do you find the answer? Call in three estate agents and ask them for a comparative market analysis (CMA). Caution: If an agent doesn’t provide you with the facts – details of similar properties that have recently sold – then they are just guessing. Don’t risk your property on a guess. Get the facts. And remember, an estate agent doesn’t set Market Value – the buyers do. So don’t be fooled by a high valuation in order to “buy” your mandate. ) How will I get the maximum for my property? Every seller wants to get the maximum. You can only get this if you get the exposure to buyers that you need. Great exposure will attract the best buyers, and these buyers

) What should I avoid? Avoid listing with an estate agency that doesn’t guarantee you, in writing, the marketing you need. Many estate agencies only advertise a limited number of properties in print at a time. If the marketing plan isn’t in writing you can’t be certain of the marketing you’re going to get. Also avoid the agency that promises you the earth, but has no track record. Sure, intentions may be good. But what speaks stronger then results? List with a company that can prove they know how to sell property. ) What if I’m already listed, but haven’t sold yet? You do have several options. Many sellers are frustrated that they are stuck in a sole mandate where their estate agency just isn’t providing the service and marketing they promised. This top honour, as voted for by Subaru owners, comes for the second year running in which the brand has achieved this in the influential RamsayMedia Research Solutions SA AutoBrand survey of 2012. Subaru has always enjoyed an intensely strong and loyal support from its owner base, many of whom have owned multiple Subaru’s over the brand’s 20 years of existence in SA, with vehicles passed down through the family tree. With a driving experience second to none and the highest levels of safety on the market, it comes as no surprise that Subaru has emerged as most loved brand for both years of the survey’s existence. The SA AutoBrand survey, which evaluates everything from vehicle satisfaction, dealer professionalism and staff friendliness to courtesy car availability and fixing problems first time, saw Subaru out-perform considerably stronger and larger brands (particularly those from Germany), despite being a smaller brand in South Africa. Audi A4 Allroad: the lifestyle wagon HANJO STIER If you’re a keen motorist and have been to Germany, you will have brought back a few automotive memories. Primarily, these will include stretches of unlimited Autobahn, bewildering road signs, pumping fuel yourself, steering wheels on the wrong side and a station wagon on every corner. The elongated estate versions of regular automobiles enjoy a German popularity which can only be rivalled locally by any and all iterations of the bakkie. Show me a family man or business fleet with Hiluxes and I’ll point you towards a German village full of estate cars. A superb road network, very little off-road activity and half a year of icy weather means that the Fatherland has among the highest percentage of station wagons. Often they are grey, four-wheel-drive and most of them carve through the crisp winter air with four shiny rings on their nose. That’s right, the Audi Avant is king in Deutschland. It has many worthy competitors but it pretty much dominates the market since its first generation popped up in 1996. And for every Audi estate sold overseas, someone in South Africa walks past a station wagon and buys a bakkie or SUV instead. Audi realized this long ago so they skipped quite a few estate versions and only brought in one “Allroad” model a few years back. The A6-based car had Quattro all-wheel-drive, raised ride height, extra cladding and semiSUV trim but only achieved mixed success. With a recent face-lift to their popular fourth A4 series, Audi South Africa decided to scrap the regular Avant (station wagon) version and moved the product to a more niche, lifestyle market. Available in either 2-litre turbo-diesel or turbo-petrol versions, the A4 Allroad fits neatly between Ingolstadt’s Q3 and Q5 SUV’s. Like its forefathers, the Audi A4 Allroad is essentially an A4 Avant with raised ride height (180 mm), Quattro, ESP with off-road
detection and torque vectoring, as well as additional styling bits. Plastic cladding protects paintwork while different bumpers, grills, fog lights, sills and plates give the car some extra presence. Average CO² emissions are just 170 g (petrol) or 156 g (diesel) CO²/km. A standard start/stop system helps to keep consumption down and Audi claims averages of 7,3 and 6 l/100 km. Standard equipment highlights include climate control, 17-inch wheels, colour on-board computer, auto lights and wipers, headlight washers and auto-dimming rear-view mirror. The options list is rather lengthy and affords you the chance to properly customize your Allroad with goodies like MMI 3G navigation, B&O sound system, TV tuner, various parking aids, bigger wheels, sports seats, posh leather, electric tailgate, panoramic roof, adaptive headlights or dynamic steering. Audi South Africa hopes to capture sales from active lifestyle customers to boost its A4 market share without denting any of their own Q-range numbers. The A4 Allroad’s only direct competitors on our market are the Subaru Legacy Outback and Volvo XC70 Cross Country. We drove both models on a launch route which included plenty of high-speed gravel roads, the cars offering sure-footed and comfortable travel at all times. All interiors survived miles of bad roads without rattling and all drivers exited their dirty Allroads with confident smiles.
