Arabella’s golf course keeps raking in awards The Arabella Golf Course in Kleinmond has been named among South Africa’s top three golf courses by the independent international golfing website Top 100 Golf Courses.

The website’s mission is to “connect passionate golfers with the world’s greatest golf clubs”.

Last month the course was once again ranked as one of South Africa’s Top 5 courses and Number 1 in the Western Cape in South African Golf Digest’s biennial and much anticipated list of the country’s best golf courses.

The golf course is part of the 5-star Arabella Hotel and Spa (which forms part of the luxury African Pride Hotels collection) and has just undergone a R10 million upgrade that includes a redesign of 7 holes, and the installation of a state of the art irrigation system.

Keep your home cosy without breaking the bank During the colder months households generally tend to use a lot more energy and resources trying to stay warm and there are often associated costs.

Whether homeowners are hoping to ease some of their impact on the environment or just want to save some money, there are ways that they can reduce their energy usage while still keeping the elements at bay, says Adrian Goslett, chief executive officer of RE/MAX of Southern Africa.

He notes that, essentially, saving on energy means cutting down on electricity usage.

“Finding ways of conserving electricity will lower the winter monthly expenses. This may require an initial marginal investment on the homeowner’s part in improving the home’s energy efficiency, however the financial benefits will far outweigh the initial cost in the long-term.”

Goslett provides homeowners with the following energy-saving tips: Make sure your home is properly insulated “If homeowners are spending money to warm up their homes, the last thing they need is for the heat to be able to escape and be wasted. While windows that don’t close properly are a problem that should be addressed (because warm air rises) a large portion of the heat escapes through the ceiling. About 50% to 80% of the homes’ heat will dissipate through a poorly insulated ceiling. Proper insulation in the ceiling can reduce heat loss to just 3%,” says Goslett.

He notes that ceiling insulation should be the only insulation required considering our South African climate; however it is still vital to check whether there are other areas in the home that may require some attention.

Use the sun The sun is a great source of free heat and should be the primary focus of temperature control in the home throughout the year.

Goslett says that just keeping curtains open during the day can bring a lot of heat into the home and the best part is that it doesn’t cost a cent. He notes that closing the curtains or blinds when the sun goes down will help keep the heat inside and maintain the warmth.

Geyser regulation There is nothing better than a hot shower or bath during winter, but the geyser is the most energy-hungry appliance in a home. The geyser is responsible for around 40% of a home’s monthly electricity usage.

Goslett says a simple but highly effective way of saving on costs is by turning the geyser off during the day when it is not needed. “The geyser can be switched on for certain hours each day to allow for it to be heated when necessary. Adding a geyser blanket will also help the geyser to retain the heat of the water for far longer so less heating time is required,” he advises.

“If the homeowner is prepared to invest in an automated thermostat, this could also reduce costs by digitally regulating the temperature and controlling how long the geyser stays on for.”

He adds that alternative methods of heating water can be explored such as the instal-

lation of solar panelling – again this may mean an initial outlay, but will save a lot of money over time.

Only heat the rooms in use According to Goslett a lot of energy is wasted on heating areas in the home that are not in use, such as guest rooms.

“Close doors to rooms that are not in use and redirect the heat and the flow of air to the regions of the home that require it. It is far quicker and easier to heat up a smaller space, so energy usage can be vastly reduced by focusing the heat in specific rooms,” says Goslett.

Add an extra layer Possibly the easiest way to stay warm without adding any expense or energy usage is by adding an extra layer of clothing. Goslett says that instead of pulling out the heater or adjusting the home’s heating, why not put on a cosy winter jersey and some winter socks.

A rug will add insulation to the floor and colourful throw blankets on the couch will help keep homeowners warm while adding to their decor.

Also consider investing in winter bedding such as flannel sheets and a warm comforter for the bed before opting for an electric blanket during these cold winter nights.

Energy-efficient light bulbs Most homeowners may have already changed the light bulbs in their houses to compact fluorescent light bulbs (CFL) or

light-emitting diodes (LED) light bulbs – if not then now is time to do it.

Either of these options can reduce costs as they use at least 75% less energy than the traditional incandescent bulb and can last a lot longer.

“Certain energy-efficient light bulbs have been known to last as long as 35 times longer than a regular bulb. This will help homeowners save on energy costs as well as the costs of replacing bulbs more frequently.”

He notes that while the energy-efficient bulbs omit the same amount of light as a regular bulb, they use less wattage to do so, which means they don’t get hot and can stay on for longer periods.

For this reason, they are particularly effective in area where lights are kept on for longer than three hours. Creating less heat also means that energy efficient bulbs reduce the household pollutant output in the environment.

Add moisture to the air During the winter months the air inside a home can often become dry.

Goslett says that moist air not only feels warmer but also retains heat far better as well. “Adding a humidifier to a room can help the occupants feel warmer and more comfortable during the colder months. A collection of house plants is also another way of increasing a home’s humidity, without using any energy at all.”

The rising cost of electricity and worldwide depletion of resources has made many more homeowners conscience of energy efficiency.

Goslett concludes that following these energy-saving tips can assist homeowners to curb their monthly winter costs while also partially eliminating their home’s impact on the environment.

Supply, not demand is Stellenbosch’s biggest property sales challenge The number of properties sold in Stellenbosch in the first five months of this year is only half of that sold for the same period in 2013, but the problem is a lack of stock rather than buyers.

This is according to Chris Cilliers, principal of Lew Geffen Sotheby’s International Realty in the Winelands, who says agents in the town are battling to source enough stock to service the current demand.

According to Western Cape property sales aggregation website, Propstats, property valued at around R27 million has changed hands in Stellenbosch proper since the begin-

ning of the year. This excludes sales in the rural surrounds.

In the same period last year, sales to the value of some R50 million were concluded.

The average price of the properties sold has increased to R1,47 million in the first five months of this year, from R1,35 million for the same period in 2013.

“While some properties have sold for around R20 000 per square metre (which is on a par with several Cape Town suburbs) many properties have sold for considerably less and the town still provides great value for investors,” says Cilliers.

Lew Geffen, chairman of Lew Geffen Sotheby’s International Realty, says Stellenbosch is an excellent investment location largely because of Stellenbosch University.

“There are more than 25 000 students in this one small town, and only a fraction of them get bunks in residence. The rest have to find private accommodation, more than 95% of which is rented accommodation rather than parents buying apartments as many tend to do in Cape Town.

“Parents often buy flats in close proximity to the University of Cape Town because they use them as holiday homes when their children grad-

uate, or they plan to keep them for retirement.

“The demographic is a little different in Stellenbosch, which means it’s an investor’s dream,” says Geffen.

Cilliers says in Stellenbosch one can buy a bachelor or small one-bedroom flat that can accommodate two students, for R450 000 and upwards.

Bigger two or three-bedroom flats will sell for around R1 million to R1,5 million, depending on their condition and proximity to the campus.

Walking distance is, of course, prime investor real estate.

The rental market for luxury houses is also exceptional in the town, be-

cause several international corporations are headquartered there.

“Most big multinationals rent propertiesfortheirinternationalsenior executives, who spend anything from a few months to a couple of years in South Africa at any one time.

“It means there’s a continually circulating, healthy-sized pool of international clients needing secure, upmarket accommodation.

“Our biggest problem in Stellenbosch at the moment is a lack of sale stock,” says Cilliers.

“We’d like to see the market far more fluid than it is now.”

After a rigorous selection process, the top contenders will be chosen to tackle the extreme challenge of Kaokoland in northern Namibia in a fleet of mighty Ford Rangers during September.

“The Ranger Odyssey gives contestants the chance to experience the adventure of a lifetime,” explains Ford Marketing Manager Gavin Golightly. “The Ranger is built Ford tough, and through this competition we aim to bring together a group of ordinary people with an adventurous spirit to experience the best Africa has to offer.”

Last year, 10 finalists experienced a truly life-changing 22-day trip encompassing six countries and 8 000 km through rugged Africa. They pushed themselves and the vehicles to the limit as they experienced the majesty of Mount Kilimanjaro and the Maasai people of Kenya, the awe inspiring Ngorongoro Crater with its abundant wildlife, and Bagamoyo, Tanzania, the source of East Africa’s slave trade.

This was followed by the beauty of Zambia, the breath-taking Makgadikgadi Pans and Northern Tuli Game Reserve in Botswana, along with the far northern stretches of the Kruger National Park and

Although only one person walked away as overall winner for the 2013 event, each one of the contestants emerged with new-found self-respect, inspiration and the desire to explore more of the great African continent. That the mighty Ford Ranger was the hero of the Odyssey was, of course, beyond dispute.

However, long before the 2014 finalists head off to the far north of Namibia, the process kicks off with

a call to action in July during which aspirant adventurers are invited to submit an online entry via the Ranger Odyssey website (www.rangerodyssey.com). The campaign is supported by adverts on radio and television, as well as in print and social media. Entries close on 20 July.

Once the entry has been registered on the website, the applicants will be asked to visit their local Ford dealership and take a “selfie” with the Odyssey-edition Ford Ranger and post it on the website to qualify

to be selected as part of the final 20.

Although the distinctive Odyssey Rangers are expected to attract plenty of attention on Ford showroom floors across the country, the candidates will be hoping that they attract the attention of the selection panel and are among the 40 who will

be chosen to attend the Ranger Odyssey Boot Camp from 22 to 24 August.

This intensive training and assessment session takes place over three days at De Rust Outdoor near Hartbeespoort Dam, home to Ford’s official off-road driving academy.

All of the candidates will be trained and evaluated on the essential aspects of 4x4 driving, navigation, team work, physical and mental stamina as well as camp craft.

Ultimately just 20 contestants will be chosen for the main event, which takes place in the remote Kaokoland from 7 to 19 September.

The roughly 2 500 km route encompasses some of Namibia’s most spectacular and arduous terrain, including the notorious Van Zyl’s Pass and the famous Purros Loop, renowned for its desert elephants.

Unlike last year where the contestants competed on an individual basis, for the 2014 Ranger Odyssey they will be paired up in teams of two.

The 10 teams will be evaluated and scored throughout the trip by the judges.

Aside from it being a genuinely life-altering adventure, the contestants will also be vying for the main prize.

Each member of the winning team will get to drive an Odyssey Ranger for a year and will receive R5 000 for fuel per month.
