ADDED VALUE:LIFESTYLE CENTRE WILL INCREASE INVESTMENT

Kelderhof’s new lifestyle centre Residents of Kelderhof Country Village will have been watching the progress of the construction of the Kelderhof Lifestyle Centre with great excitement.

Situated on Victoria Circus in the Kelderhof Country Village, the lifestyle centre will become the heart of the development and offer residents facilities where they can socialise and entertain on a larger scale. Michael Kornmüller Architecture designed the centre, which will offer recreational facilities including a lounge and dining area, bar, extensive outside entertainment areas, exercise room, two swimming pools, change room, tennis court, and braai facilities. The developers of Kelderhof Country Village, Empire Earth Investments, are thrilled that construction is under way and completion is expected early in 2015. “The lifestyle centre will add significant value to Kelderhof Country Village, and we’re delighted

that residents will get to experience the further benefits of their investment in the estate,” says Mark Tame, representing the developer. Kelderhof Country Village has experienced a significant escalation in sales since Harcourts Platinum took over the marketing of the estate just over three years ago. Principal of Harcourts Platinum, Steve Caradoc-Davies, says: “Properties have escalated in value way above market averages due to the development team providing an exceptional product that represents great value. Property values continue to grow at phenomenal rates, and the completion of the lifestyle centre will increase demand even further.” Properties available include rowhouses from R1 365 000, to spacious family homes from R1 830 000 to R3 000 000, including VAT. Purchasers buy a “turnkey property” where they only pay on completion of their home. The on-site sales office is open 7 days a week.

The Kelderhof Lifestyle Centre is currently under construction.

Seven relocation tips for retirees If you’re contemplating retirement or a second career, and thinking about relocating at the same time, there are several factors you need to take into account before you decide where to move to or whether to move at all. Check to see what cultural and sporting activities your prospective location has to offer. So says Richard Gray, CEO of Harcourts Real Estate, who says the cost of living, for example, is an especially critical issue for retirees, the majority of whom need to make their money go further and last longer. And housing, which accounts for a large part of the cost of living, is almost always cheaper to buy or rent in smaller towns and country areas. Gray says other items such as food, municipal services and transport might be more expensive away from the city, and these locations might also not meet your other needs and preferences, so you will need to weigh things up carefully. Gray shares a few things to consider before making your decision. 1. Family and friends If you have a large network of family and friends where you live now, you should think twice about moving away, and perhaps just concentrate on downsizing to a more secure, manageable home. It is hard to make new friends when you are older and you will probably not see much of your fam-

ily if they have to travel a long way to your new home. 2. Climate Cold and wet weather becomes harder to tolerate as one gets older, but extreme heat can also be tiring. Heating or cooling one’s home in order to regulate the temperature can also be expensive. 3. Access to medical facilities

Older people need to live within easy reach of general practitioners, specialists and a good hospital or clinic, especially if they have any chronic medical conditions. Retirement villages offering different levels of care are worth thinking about if this is your situation. 4. Retirement activities

Check to see what cultural and sporting activities your prospective location has to offer. Music, bridge, drama, book and craft clubs are all good places to meet new people, as are those catering to outdoor interests such as birding, walking, gardening, bowls and golf. 5. Connectivity

If you’re determined to move to the country, you should look for a town that has strong and reliable cell phone signals and offers highspeed, broadband internet connections. These will not only be useful for staying in touch with family and friends, but also for shopping, research, entertainment, online trading, and the ability, if you need it, to communicate and collaborate with people around the world on work projects. 6. Opportunities for part-time or volunteer work If you want or need to keep working to stretch your retirement income, you should live somewhere busy enough that you are likely to be able to secure a part-time job or do locum work. Alternatively, you may be looking for opportunities to help others, and if you already belong to a service organisation like Lions, Rotary or the Round Table, it is worth checking to see if there’s a local branch. 7. Business opportunities If your primary intention is to move from a city to a more peaceful, less stressful living environment, where you are also hoping to launch a second career or buy a new business, be careful – thoroughly do your market research before you move or make any investment. You may find you are better off working from home when it comes to something you already do well. And you should never use your hard-earned retirement savings to fund a new venture.

Sales pick up in Stellenbosch

The value of sectional titles in the Stellenbosch area appears to be on a sharply upward trend this year, after a comparatively poor showing in recent years. According to a Lightstone property report, which collects information from all registered sales in the area, there has been 90 sectional title sales in the period of 1 January to date, which brought in an average of R1,2 million, whereas the sale of sectional titles sold in the same area during 2013 only managed an average of R831 250. Meanwhile, according to Propstats.co.za, the statistical data service set up by the Western Cape branch of the Institute of Estate Agents, between January and September in 2012, sectional title sales in Stellenbosch raked in an average of R1 million, while in 2011 the sale of sectional titles sold for an average price of R1,25 million, up from an average of R1,07 million during the same period in 2010. Schools in Stellenbosch come with a long and proud history. The town has one of the country’s top universities and no fewer than 19 primary and secondary schools. Lew Geffen, chairman of Lew Geffen Sotheby’s International Realty, says Stellenbosch University is recognised as one of the top four research universities in South Africa. Stellenbosch has developed into a vibrant university town. “The sectional title sector of the market in Stellenbosch still offers excellent investment potential in the market. For the students, in addition to the buzz of campus life, the

An aerial view of Stellenbosch academic stimulation and the sports facilities surrounded by mountain scenery, there are sidewalk cafés and friendly meet-andeat pubs - all within walking distance,” says Geffen. The last few months of the year tend to be especially busy with parents trying to find suitable accommodation to buy or rent for their children in time for the first term in January the following year. Other buyers in the area include professionals working in the town.

Stephan Maree, sectional title agent for Lew Geffen Sotheby’s International Realty, says there is incredible demand for apartments in Stellenbosch. “We currently have ten apartments for sale in Stellenbosch Central, ranging in price and size from a bachelor or studio right on campus that is going for R750 000, to a three bedroom apartment in historical Dorp Street in the heart of Stellenbosch going for R5,99 million.” “While property prices saw a

steady but gradual decline from 2004 to around 2009, they have picked up and we seem on track to overtake the 2011 record high of R1,25 million with the current average,” says Marelise Visagie, a platinum select agent for Lew Geffen Sotheby’s International Realty, who grew up in Stellenbosch and has a great knowledge of property trends in the area. Maree says student housing tends to be one of the most talked-about type of property in Stellenbosch Central.

“We have to make it clear that investors are not allowed to buy forstudent housing in the residential suburbs, and one occupant of the property has to be a blood relative of the owner.” He says the area of Die Weides is now earmarked primarily for student housing, but there is strong opposition to student housing in all other suburbs. Investors are best advised to look at apartments or townhouse developments slightly outside the town. ,

Minor tweaks can prove priceless for any seller As property inventory shortages and rising prices continue to push the market into the seller’s favour, some may be tempted to sit back and wait for the offers to purchase to come flooding in. However, Adrian Goslett, CEO of RE/MAX of Southern Africa, says even in a market that favours sellers, those who want to achieve the optimum results need to ensure they are prepared and stand out from the competition. “There is no doubt that the conditions in today’s market make it the ideal time to list property. However, sellers still need to focus on showcasing their property and its best features to gain a competitive edge over other homes on offer and realise their home’s true potential. “To sell a home at the best possible price within a reasonable time frame requires not only the right real estate professional, but also some effort on the seller’s part,” he says. Goslett adds that this does not mean that sellers need to completely change the existing property or undergo costly renovations. It simply means that sellers should work on highlighting the home’s prime selling points. “Subtle changes can make a big difference if done correctly. Small, modern updates to areas around the homes can give the entire home a fresh, contemporary look and feel, without costing a lot of money.” He recommends “a fresh coat of paint and ensuring the home is tidy is already an excellent start to ensuring that the home is in show-day condition.” The kitchen: Possibly one of the most important areas, re-

By changing your bathroom taps to a more contemporary style or adding a mirror, you can freshen up the look and feel of your bathroom, a focus point for buyers.

ferred to as the heart of the home. As an area that is often the make-or-break deciding factor for many buyers, an updated kitchen can increase the value of the property and will leave a lasting impression. “Refurbishing countertops and cupboards, along with updating large appliances will modernise and reinvent the space completely. “Adding an island is both aesthetically pleasing and functional, giving the room an entirely new dynamic with additional counter space,” Goslett advises. Bathrooms: This is another area in the home that can either attract buyers or have them walking away. “Small updates and changes in the bathroom can have a big impact. Just changing the taps to more contemporary styles or adding a mirror can freshen up the look and create a different feel. Modern lighting can also change the space and breathe fresh life into an outdated area.” Storage and organisation: If the design of the home allows, adding additional cupboards and storage space will add to the home’s selling features. “Often buyers are looking for homes with ample storage capacity, so an extra cupboard, expanding existing cupboards or walk-in pantry canbecomeanextrasellingpoint,”saysGoslett. He adds that built–in shelves or a wall unit in areas with a lot of open wall space can also be a unique feature. These are generally relatively easy to install and will be a functional addition. Flooring: Goslett says having carpets that are in good condition and professionally cleaned will not only make them look good, but will also leave the home smelling great. He notes that if the carpets are not in good repair and the home has wooden flooring underneath the carpets, it could be worthwhile lifting the carpets and refinishing the wood floors. “Wooden floors have always been a timeless feature that are once again becoming trendy with buyers placing a high value on homes with this kind of flooring,” says Goslett. “In the case where the home does not already have wooden floors underneath the carpeting, synthetic alternatives are available that look similar but cost far less. The right flooring option can make a room appear larger and will completely revamp its look and feel.” Outside areas and gardens: Often the first thing a buyer will see as they walk onto the property, if not before, is the garden. This section of the property will be largely responsible for creating the buyer’s first impression of the home. Additions such as decks and patios can impress, however they aren’t always in the budget and are not necessarily needed to make the garden look impressive. “A garden that is neat and well-kept will make an excellent impression with buyers.” Goslett says simple but effective updates to a property before it is listed will ensure that it stands out and achieves the highest possible selling price. While the updates do not have to cost a lot, the impact they can make will be priceless.

As an area that is often the make-or-break deciding factor for many buyers, an updated kitchen can increase the value of the property and will leave a lasting impression.

SMALL CAR: BIG FUN

Hyundai Grand i10 Fluid: the big fun HANJO STIER Today, the Hyundai Grand i10 and I would like to teach you a lesson. Don’t worry; it’s not the hurting kind, rather the opposite – small cars can be fun. The harsh reality is that practicality and price rule when your budget is tighter than two coats of paint but you shouldn’t settle for something cheap ’n nasty. Sure, if we all drove what we desired the roads would be jammed with overheating Ferraris, pink Minis and upturned monster trucks. You could also brave the used car market for an older, bigger, more powerful machine, but its longevity and maintenance may just give you nightmares. Perhaps you’re after a new car that’s not too big, bland or bank-breaking. Starting at R139 900 means the new Hyundai Grand i10 positions itself in one of the most hotly-contested segments of our car market between ultra-compact hatchbacks (think i10, Spark) and regurgitated oldies (Vivo, Figo). There’s nothing terribly wrong with any of these, yet the new Grand i10 appeals on other levels too. Yes, it’s still a small city car, but its dimensions are more generous than baby brother i10. At the same time, it’s R26 000 cheaper than an i20, which sounds vaguely familiar. Yip, you’re looking at the replacement of Hyundai’s beloved Getz. Two of my near and dear ones are proud Getz owners. So proud in fact that one example was lovingly handed

down to a younger family member instead of being traded in while the other owner replies to suggestions of a new car by hissing and frowning vigorously. Why? Because the Getz was a great little car. Nothing special, nor overly exciting. It was easy to drive, very versatile and economical with an inoffensive shape and friendly face. And before I get tethered in more elusive explanations of price or appeal, I’d like to state that the new Hyundai Grand i10 does its ancestor proud. It’s just as good. Next to an i10, the Grand boasts an additional 18 cm length, 65 mm width, 45 mm wheel base, 18 mm ground clearance and 31F boot space. At 256 F, the cargo area is smaller than that of a Getz but the maximum load of 1 200 F is superior to the old Hyundai or i10. Passenger space has also increased. Its interior consists of decent plastics and understated fabric patterns with a few silver highlights and blue displays to liven things up a bit. It’s a pleasant place to be with simple controls and a fuss-free layout. Any Getz owner would approve – if you could get them to calm down, stop hissing and enter a Grand i10. Hyundai South Africa sells this car with two trim levels and a choice of 5-speed manual or 4-speed automatic gearbox. All models have alloy wheels, air-con, central locking, CD radio with USB and Aux inputs, Bluetooth, child lock, ABS brakes with EBD, front power windows and power steering. I found the steering slightly vague and rather insistent on returning to the centre position, but that’s the only

critique I could come up with on our higher-spec Fluid test car. Included in this model are remote access, one touch triple-turn indicators, rear power windows and power exterior mirrors. The Grand i10 is only available with one engine, a 1 248 cc four-cylinder petrol worth 66 kW (90hp) or 120 Nm. Forgive me if I was expecting to hang out with motorised chairs and refrigerated lorries all week, but even against a kerb weight of 1 051 kg, that doesn’t sound very encouraging. How wrong I was. This 1.25L engine is a very happy little mill, eagerly pulling forward in traffic and even donating a sprinkling of fun when annoyed. We measured 0–100 km/h in about 11 seconds. The absence of traction or stability control means screeching starts and under-steer are also possible. The Grand i10 possesses a good chassis and high profile tyres set up for ride comfort, while pedal feel is equally amicable. This little Hyundai is also quite frugal, alleging 5.9 F/100km average fuel use from its 43 F tank. Ours floated around seven with mixed driving, indicated by the multi-mode trip computer. Hyundai includes its 5-year/150 000 km warranty and roadside assistance with each Grand i10. At R149 900 for this Fluid Manual model, you’ll find smaller or cheaper alternatives elsewhere, but I felt that this is a good little car which is also fun to drive. Sounds familiar, doesn’t it? Audi S3 sedan: the focused appeal HANJO STIER Did you know that Audi makes more than 30 different cars? Quite a few of them are bigger or topless versions of existing models but if you’re in the market for, say, a four-door sedan, you can pick between six basic configurations, excluding sporty iterations like the S3 sedan I tested last week. So just to clarify: Audi makes a two or four-door hatchback equivalent of the Volkswagen Golf; called A3. The performance version is an S3 and the lunatic special, an RS3 (currently not available). To offer even more choice to discerning customers, they slapped a boot on the A3 / S3 range and made this sedan. Yes, yes, I know what you’re thinking. A Golf with a boot already exists so this is essentially an Audi Jetta. And before anyone points out the super seller Audi A4, I can vouch for the fact that the A3 / S3 sedan is more compact and has its own character, appeal and design. The front is almost indistinguishable from any other modern Audi while the dashboard is straight out of the A3 hatchback. In my humble opinion, it’s the rear end of the car where things get interesting – the boot doesn’t seem slapped on at all and the car’s lines are just exquisite. Clean, taut, muscular and discreet. This is just my observation but the S3 with its understated go-faster bits just looks so much more focused and well-proportioned than some of its curvy competitors. Bespoke to this model are deeper bumpers,

Even more amazing is the S3 sedan’s power train – a 2-litre TFSi four cylinder turbo-petrol engine (210 kW, 380 Nm) linked to a 7-speed dual-clutch (DSG) automatic gearbox. PHOTO: QUICKPIC skirts, a thin boot spoiler, shiny trim and mirror covers, 18-inch wheels, mean lights and four exhaust pipes. Its seemingly bullet-proof interior spoils you with sports seats and steering wheel (with shift paddles), climate control, more shiny bits, start/stop system, MMI radio with Bluetooth, rain sensor, Audi Drive Select, progressive steering, Xenon Plus headlights, Isofix anchors and

lots of airbags; to name just a few. Our silver test car featured a few optional extras like navigation, parking aids, leather trim and a panoramic sunroof. Everyone loved the big glass ceiling but I have to caution tall folks that this will encroach into the already-snug dimensions and compromise headroom. Boot size is a decent 390 F while the fuel tank holds 55 F. As you would expect, spending

time in this high-quality cabin is an absolute pleasure which is heightened by the pin-sharp displays, top ergonomics and intelligent infotainment system. The navigation won’t just offer to find a filling station if your fuel level hits reserve, it will also warn of low battery status in Bluetooth’d mobile phones. (210 kW, 380 Nm) linked to a 7-speed dual-clutch (DSG) automatic gearbox. Low-speed response can be sluggish, but this is easily remedied by selecting Sport mode or simply increasing the angle of your right foot. The motor is reasonably quiet at idle and at constant cruising speeds but gives off a lovely deep engine growl and boomy exhaust noises (with up-shift pops) when angered. It gets even more vocal when you employ launch control to hit 100 km/h in five seconds (our GPS beat that by 0,2 seconds); top speed is limited to 250 km/h. So then, performance fans will not be disappointed and they also won’t mind the S3 sedan’s very firm ride. It doesn’t crash or rattle over uneven surfaces but I have to tell you that its damping is hard. Needless to say, that goes hand-in-hand with exceptional grip and phenomenal, Quattro-supported, handling. The flat-bottomed steering wheel is usually quite light in its responses but hardens up in Sport mode to offer meatier feedback. And before you think this car is a gas guzzler, Audi claims average consumption of 7 F/100 km. I did see my average drop below eight with careful driving but a realistic average is 10 F/100 km. To sum up, the Audi S3 sedan is a great-looking, well-equipped, slightly hard and compact family sedan which corners like a house fly and goes like the clappers. The privilege of ownership will set you back R529 500 which also includes a 5-year/100 000 km Audi Freeway plan. Galimoto Media

Toyota SA today announced the introduction of a striking new limited edition version of its best-selling Etios hatch, the Etios Sport. Featuring a comprehensive aero kit comprising a front spoiler, body-coloured side skirts, rear bumper spoiler, roof spoiler and distinctive badging, this special model is designed to appeal to a young, sporty audience. 15-inch alloys round off the extrovert exterior package. The Etios Sport is available in four hues: Sparkling Silver Metallic, Midnight Black, Retro Red Metallic and Super Blue Metallic. Complementing the bespoke look, the cabin benefits from an upgraded tech-enhanced, double din audio system similar to the one fitted to the new Etios Cross. This unit comes with USB and AUX-in ports (as per Etios Xs) but adds extra functionality in the form of Bluetooth to facilitate hands-free mobile phone operation. As with all other variants in the Etios range, the Sport is available with the nippy yet frugal 16-valve DOHC 1.5-litre engine pushing out 66 kW of power @ 5600 rpm and 132 Nm of torque @ 3000 rpm. Other standard features it shares with its Xs sibling include niceties such as colour-coded exterior trim (mirrors and door handles), front fog lights, remote central locking, electric windows all round, air conditioning, power steering, headlamp levelling system, seven cupholders, 13 litre-refrigerated glovebox, door-ajar warning, seatbelt warning, dual front airbags, ABS with EBD and an immobiliser. Priced at just R153 500, the Etios Sport is on sale right now and is limited to just 200 examples. “The Etios has striking exterior details which will certainly get you noticed,” says Kerry Roodt, general manager of marketing communications. “With its distinctive styling, comprehensive specification and affordable pricing, I have no doubt it will be a hit with younger customers. Hurry – stocks are limited!”
