Nsw Market Update

Consistent results to report for the Central Tablelands region for both vendors and purchasers. The market is correcting in-line with overall conditions across the state and experiencing less competition than this time 12 months ago.

Off the back of a booming market fuelled by high commodity prices, cheap money, back-to-back years of high rainfall and COVID - despite the correcting taking place all markets remain a prime target for astute investors and well considered buyers.

As always, all quality properties across the region are attracting strong interest and our growing commercial portfolio is experiencing good turnover.

Across the board we are observing vendors’ willingness to accept that the frenzy of COVID has cooled.

Astute buyers are acting with more caution given the ongoing interest rate rises which we hope will stabilise in the latter half of 2023.

Our marketplace given its proximity to Sydney, remains an interest to people and families tree-changing from metro to live rural and work remotely. With strong sales in the West, interest also remains high with farmers and large landholders retiring, downsizing, and investing in the area. This is underpinned by the infrastructure of the two regional hubs of Bathurst and Orange offering a diversity of services and industries across medical, educational, mining, agriculture, lifestyle, and retail segments.

Looking ahead, as the marketplace becomes accustomed to the normalising of interest rates there will continue to be opportunity for both buyers and sellers throughout all markets.
