QLD Market Update MARK McNAMEE, QLD REAL ESTATE MANAGER Rural property continues to demonstrate a successful history as a vehicle for wealth building however some key value drivers are set to influence strategy around property management. The debate around climate and possible changes to regulatory requirements remain challenging. On the positive side, strong commodity prices and export demand sees increasing opportunity across various markets. We are seeing a divergence in the market. Interest from large corporate investors looking to acquire property is continuing. Recently we have seen interest in ‘buy and lease back’ arrangements providing vendors with the opportunity to free up capital which may ease the problem of restocking costs for many cattle producers. Strong interest from these two groups means increased opportunities for sellers wishing to maximise the value of any transaction. Right now, the value proposition has never been better for buyers given low interest rates, high commodity prices and an apparent turn in seasonal conditions.
