FARMLAND VALUES ROBUST DESPITE TOUGH CONDITIONS Recent challenging conditions, particularly the floods and drought on our east coast, have been devastating for many of our rural communities and primary producers. It is no surprise that ABARES recently forecast a 4% decline in the value of farm production in 2018-2019, given the resulting reduction in food and fibre production. Notwithstanding this, farm profitability is still high relative to the 10 year average, due to favourable economic factors (eg interest rates, AUD, and commodity prices) and production conditions in those areas not impacted by drought. Fundamentally, the industry is still positioned well to grow and prosper, but for any uncontrollable environmental or policy intervention. No doubt, favourable seasonal conditions across the board would result in an explosion of farm production value.

This conclusion is borne out in the robust farmland prices that we are continuing to witness, even in drought impacted regions. Northern Queensland Market update ROBERT MUROLO, RURAL REAL ESTATE AGENT The Central Coast and Highlands has experienced a mixed season to date. The coast line has received good rainfall from Townsville through to just south of Mackay with record falls in the Townsville region. The rainfall in north west Queensland was welcome, but too much in the short time it fell. On a local front, Mackay Sugar is in negotiations with Nordzucker and await the board’s decision to sell an estimated 50% of its assets to the German owned company, pushing ownership off-shore. Current sugar prices are trending around 13 to 14 cents a pound on the US number 11 market and approximately $380 to $420 per tonne raw sugar. Some growers have secured good pricing on the future crop and forward sold for a guaranteed price of $465 per tonne. The property market has held strong in the Mackay/Sarina region with farms selling $12,000 to $15,000 per hectare, market enquiry holding

firm. The Proserpine region is somewhat cheaper with cane farming land averaging $8,000 to $12,000 per hectare. The Burdekin region pricing is a lot higher than the previously mentioned areas with dress circle farms pushing $23,000 per hectare. The grazing market is mixed. Despite being just a 2 hour drive from the coast it is still very dry and graziers are hand feeding daily. Listing volumes are down as vendors elect to wait for more favourable seasonal conditions to present their asset to market. Having said that, buyer inquiry is strong and certainly outweighs stock on market. Prices for those properties transacting are therefore quite strong.
